A case of the accidental landlord >NEW PROPSPECTIVE LANDORDS AT
HIGHEST LEVEL FOR MORE THAN A YEAR Things are looking more positive for tenants, with the supply of rental property likely to improve over the course of this year. In Brighton and Hove Leaders lettings agency are seeing a lot of interest from potential buy-to-let investors who recognise that tenant demand is likely to remain strong and that they can achieve an attractive return on their investment if they buy the right type of property in the right location. “Many are looking for one- or two-bedroom properties, which are most in demand. This ties in with a recent report based on a survey conducted in the first two weeks of January of over 10,000 landlords. It found that the proportion of first-time investors looking to buy their first buy-to-let property is at its highest level for more than a year, while 74 per cent of existing landlords are set to make further investments.” It also found that even some ‘accidental’ landlords are taking the decision to extend their investment in the private rented sector. According to the research, accidental landlords make up around 30 per cent of all private landlords and one in eight are considering buying an additional investment property this year, which would transform them from ‘accidental’ landlord to active buy-to-let investor. “With interest in investing in buy-to-let high, we expect that tenants will benefit from a better choice of property. oing into hospital can be a daunting prospect but you will feel less anxious if you know what to expect. Make sure you understand what you’re going into hospital for. This might sound obvious, but understanding exactly what the procedure is and how you can expect to feel after surgery will give you a head start on the road to recovery. Ask for up-to-date written or diagrammatic information about the treatment. The Landlady The Landlady takes a turn as tenant in Africa
T
his week, I’m still in a shack next to the roaring ocean, but this time I’m in Africa, where the 34 degree average daily temperature is a great improvement on the minus 12 degrees that the North Norfolk coast had to offer. The shack where the Boyfriend and I are staying has had a bit of a tart-up since we were last here just before Christmas, and has a new ornately carved set of bedroom furniture. The old wardrobe, which was big enough to house my entire family, has been removed to reveal a previously undiscovered window with a picture-perfect view of the tireless Atlantic Ocean. Alas the improvements have not reached as far as the tiny kitchen, which is basic to say the least. The cooker has only one functioning gas ring which flutters in and out of life according to the mood of the squat, angry-looking gas canister at its side. The only improvement in the kitchen has been the addition of some very nice curtains, which fall exactly in line with the gas ring when lit, meaning you have to tie up the curtains before you start cooking, or you will be likely to cook more than just the food. The oven is another thing entirely and should bear a health warning as it is the oven version of Beachy Head and it would be quite easy to kill oneself with its assistance, even if you weren’t intending to do so. When trying to light the oven the other night, I gave up having spent about half an hour on my knees slipping in and out of consciousness. In spite of the lack of facilities, we have managed well and cooked one of the most delicious goat and sweet potato stews I have ever eaten, using only the flickering gas ring. On the downside, it took so long to cook – goat not being renowned for its tenderness – that we didn’t eat until 3.30am, having started cooking at 8pm, but “The oven is another at least it gave us the thing entirely and should chance to pop out for a few drinks in the interim. bear a health warning” Looming tax bills and lack of money have dictated that we cook our own food whenever possible and I have in fact got a goat curry on the stove now. While waiting for it to cook – three hours and counting – I’m sitting in the pitch black on our little front porch writing this, as the electricity has just gone off. In a mad fit of enthusiasm, we invited friends round for dinner on my last night, which will require using the odious stove once more in an attempt to impress the natives with our culinary prowess. Well, if it all goes horribly wrong, at least I can stick my head in the oven.

A
photograph from the 1870s shows numbers 65 and 66 Marine Parade as two separate slim townhouses. They are long gone. A large single dwelling replaced the two of them, and a house on Wyndham Street behind, in 1932. Bright stucco made way for red bricks in an area that is nationally-renowned for its white and cream facades. I was intrigued to look around this most unique building. The owners, Bruce Gibson and Nasir Badshah, completed a major renovation of the building around five years ago that included restoration and reinvention in equal measures. “The layout is quirky The clay-tiled roof, and its ornate terracotta finials, are new. The double- as the rooms wrap glazed sash windows (which replaced inappropriate aluminium around an open replacements) and their Bath Stone central staircase” sills are new. The guttering (which has been uprated to zinc) and downpipes are new. A whole new house has even been added to the rear, fronting onto Wyndham Street, which works well as it fills what was an unwelcome gap. The generous front garden is where the sun is anyway. The front door is on the side of the building and is reached via a short flight of terrazzo steps with chequered inserts (similar to those throughout the Sussex Masonic Centre of 1928 on Queen’s Road). The layout is quirky as the rooms essentially wrap around an open central staircase. The ground and first floors lend themselves well to entertaining spaces. There is even a fullyventilated smoking room. The second floor has bedrooms and an office. Best of all is the immense basement which features a massive bedroom, along with a luxurious travertine-clad sauna and hot tub complex. The house was the residence of Oliver Dalton who owned the Palace Pier and who was the namesake of Dalton’s Bastion, which is where the Brighton Wheel is located. This is rather fitting as the eye is immediately drawn towards both the Pier and Wheel from most of the windows on the front and side of the building. Solid oak beams, floral fireplaces and mouldings, and medieval-style door furniture suggest Arts & Crafts as the building’s predominant style. Yet geometric brick patterns, a classically-inspired engaged portico with scrolled pediment and pilasters, and an elegant iron balcony suggest Art Deco. Singlepane sashes, of which this building has many, are famously Victorian. 65 Marine Parade is a real mix of styles and it all adds up to one of the finest homes in Brighton & Hove. robert@buildingopinions.com, www.buildingopinions.com
