I
am currently on one of my bi-annual trips to the North of England to visit some of my surviving friends and relatives, most of them as mad as a box of frogs, in one way or another. Since I have arrived, my old, rather ugly city has been basking in temperatures of 32 degrees, and were it not for all of the ill-placed dual carriageways and derelict pottery factories, one could almost squint and imagine oneself to be in St Tropez. My old village, which was always something of a hidden beauty, is resplendent in its green spaces and award-winning gardens. The trees and vegetation, which were enormous when I left home 30 years ago, are now gargantuan, making the open spaces look like something from Valley Of The Dinosaurs. It is something of a relief that there is a swanky new bus station in Stoke-OnTrent because the old one was a gathering-place for one-eyed people with cans of Tenants Super who passed the time mainly beating the crap out of each-other. I asked my friend Sue, who is a psychiatric nurse in a men’s rehab centre (and thus on first name terms with most of the participants), where all the drunkards had gone and she claimed, not without a hint of irony, that they were probably still at the old bus station round the corner, unaware that there was now a new one. Well, I suppose catching buses was not their main priority. On Friday mornings in Stokeon-Trent, everyone over 70 has their shampoo and set (I am “On Friday mornings reliably informed that this is a nationwide tradition, kept alive in Stoke-on-Trent, by the generation sporting the everyone over 70 has hairdo that we whippersnappers used to refer to as their shampoo and set” ‘mum-hair’). Due to the fact that most of the people I know fall into the categories of being too old to drive, or have had their licences removed, because they are a liability on the tarmac, everyone congregates at my Auntie G’s house at 10am precisely. Then the hairdresser, who is the exgirlfriend of auntie G’s 41year-old son, arrives to do everyone’s ‘mum hair’. By arriving at 11am for a cup of tea, I managed to kill three old people with one stone, and say hi to the 41-year-old son, who I hadn’t seen since he was 11 and therefore momentarily assumed to be his own father... At lunchtime, I went to Auntie M’s house, and she insisted on having a full English breakfast, because she hadn’t yet had her breakfast. The following day, I spent the day with Aunty D, who has short-term memory problems and for whom cooking a meal is always a pantomime accompanied by an orchestra of alarms and timers, none of which she can remember what’s for. As we ate our cooked breakfast on Saturday morning, she claimed that she normally ate it on Friday night, because she didn’t have time on Friday morning because the hairdresser came... I don’t think I can face a cooked breakfast for a while.

eatherboarding and a quirky roofline distinguish 78 St James’s Street from its rendered, parapeted, neighbours. St James’s Street was developed from around 1790 yet most of the buildings at least appear to be Victorian. An oval plaque on the side of No. 78, an insurance mark, gives a date of 1791. An archaeological survey by David Martin and Barbara Martin of the Institute of Archaeology at University College London that was commissioned in 1997 by Forfars Bakers – freeholder of the building and occupier of the ground floor – prompted my interest in this curious structure. A copy was given to me by Bruce Gibson who owns the upstairs flat (and whose wonderful Art Deco home on the seafront nearby was the subject of a recent column). No. 78 James’s Street has a timber (soft-wood) frame and is kept dry by means of weatherboarding. This is in contrast to its neighbours which tend to be of brick (or potentially bungaroosh) construction with lime render to keep the weather at bay. The original entrance was apparently in the middle though which is actually where it is today. The current arrangement of large front windows is clearly a modern intervention. Large panes of glass did not even exist in the 1790s, nor did the type of metal supports that currently hold up the whole façade. Sadly, the basement was not viewed by me nor the archaeologists. It is often the least glamorous areas that give the best information. Dating from 1791 at the latest, 78 St James’s Street was certainly one of the first buildings on the road. A historic home is most appropriate for Forfars, whose owners, the Cuttress family, have milled and baked in Sussex since the 1500s. robert@buildingopinions.com, www.buildingopinions.com

Is the work of surveyors a mystery to you? In a brand new regular column, Grant Crossley lifts the lid on his world & the work that he undertakes
I
’ve wanted to turn my hand to writing for a while now, so finally, after a few pointers from the inimitable Andrew Kay, here I am. I’m a rare breed, a true Brightonian! I started my early career as a craftsman, a chippy, renovating homes for private clients across Sussex and also in London. I eventually decided to go back to University, and finally ended up being retained by local firm, BLB Surveyors. Yes, I’m a chartered building surveyor; oh dear, you’re thinking. But I’m not the dull clip-board carrying anorak type. And I hate pinstripes. And don’t call me Mr. Crossley, Grant is fine. Despite the stereotypes usually attributed to people in the surveying game, I’m cut from a different cloth. I’m full of energy and passion, a people person, for a new generation. Over the next few months I plan to lift the lid on the property and building process, share a few tips, and open the doors on some of our surveying expertise, often dominated by our friends – the architects. For me, inspecting homes is just the tip of a property iceberg, and like icebergs there is so much more beneath the surface. ust as exhibitors are winding down from this year’s Eco Technology Show – held for the second year in Brighton – we’re gearing up again for our next lifestyle show, The National Home Improvement Show, to be held at London Olympia from 27 to 29 September 2013. The Eco Show attracted a really upbeat local audience, ready and willing to ask questions and keep exhibitors on their toes. It’s an opportunity to catch up with old friends, meet new and emerging Brighton-based businesses and be introduced to eco enthusiasts from further afield. The bigger shows (like the HBRS) have a different vibe but are no less enjoyable and equally successful. Interacting face-to-face is what business is about; it helps us understand the individual and their character, which tells us plenty about your attitude and approach to a new design project. Likewise, some of the biggest shows in the UK gives visitors an ‘everything-under-one-roof’ opportunity to be inspired by some great ideas and concepts for their budding projects. ere in Britain, or more specifically here on the coast, we are not known for our predictable weather seasons. As a seller, it is tempting to accept the highest estate agent’s valuation you receive. However, there are sound reasons why you should avoid overpricing your home initially, as overpriced homes often end up selling for less than they otherwise would. First, buyers buy by comparison. Why should they buy your house if it is more expensive than a similar alternative? This simply does not make sense, and your property is unlikely to sell until such time as any competing homes have sold. By that time your house may have suffered overexposure and be “going stale” on the market. Second, buyer activity is highest when the property is new on the market. If your price prevents buyers from seeing the house, you will have missed this opportunity and may have to wait some time before a suitable buyer is found. Competition between buyers drives up your price, whereas time on the market drives it down. Sellers often say “But we can always take an offer!” The problem with this is that if fewer buyers see your house, the chance of an offer being received is significantly reduced. The wrong price also attracts the wrong buyers, who are unlikely to offer in any event. Intense buyer activity in the early days of marketing is key to achieving the highest price for your property.

was enchanted when I first saw ‘Port Hall cottage’. There is nothing quite like the feel of a country cottage in the city centre, with the grand sweeping staircase of the historic ‘Port Hall’ which it once formed part of. It’s a fantastic place to entertain and the kitchen is perfectly sized for it.
