The Landlady The Landlady seals the deal for her Turkish home

I

can barely believe that I’m now in possession of a holiday home in Turkey. It all seems like a bit of a dream, now that I’m back in a slightly chillier and much damper UK. I feel a little guilty, as I only told my holiday companion Miss T that I was buying a house on the way over on the plane, having plucked up the courage thanks to a few pints of lager and a couple of bottles of wine. I hadn’t told any of my friends because I didn’t want to jinx the deal, having banged on and on about buying foreign property before. This time, my caution seems to have worked. During the holiday, Miss T and I seemed unable to be able to go to bed much before 3am, no matter how hard we tried and ‘one for the ditch’ became the mantra for the holiday, which is not good when you have to get up early the following morning in order to complete important paperwork regarding your house purchase. On the morning that I had to rise the earliest in order to have my photo taken for the deeds and sign over my worldly goods at the notary’s office with the people I was buying from, I had gone to bed at the spectacularly ridiculous time of 5.30am. Although my photo doesn’t look too bad, all things considered, I struggled to stay awake in the heat and hustle of the notary’s office. Unusually – and some would say alarmingly – the notary’s office was in the kitchen of a first floor apartment. Someone appeared to have plonked an old desk and some even more ancient computers in the middle of the kitchen where the dining table should have been. A “Agreeing a price and translator was brought in to translate a copy completing the sale has of my passport and the deeds of the house, but taken no more than it all went over my befuddled head, apart seven weeks” from the fact that it stated that my land was 55 square metres. It’s a good job the people I was buying off were upstanding, honest and thorough, as I really didn’t have a clue what I was doing and was putty in their hands. After a snooze by the pool on a sunbed, it was back to the notary’s ‘kitchen’ to sign more incomprehensible items and the deed was done. I have worked out that from agreeing a price to completing the sale has taken no more than seven weeks. I suspect that this rapidity is largely due to the fact that no solicitors were involved in the process, which can, as anyone who has bought a property will know, add another few months to a purchase. Mind you, I would have welcomed the intervention of a solicitor on the morning when I got in at 5.30am. At least I might have managed to get eight hours sleep...

ocally sourced food and drink was the theme for the launch party of Parker Kitchens at Seven Dials on Friday 20 September. Mark Kinzel, formerly of Sam’s of Brighton, prepared a range of tasty canapés to demonstrate the new kitchen appliances on display at the brand new showroom at 64 Dyke Road. It was a double celebration, since this year is the 30th anniversary of business for the Parker family who have enjoyed success with Parker Bathrooms, Firestores and the Magic Lighting Company. A new showroom offering the best in kitchens was a natural extension for their expertise in home improvements. Mark offered oysters, steak, spicy sausages and mini burgers as well as cheeses and chutneys from Sussex from the High Weald Dairy including a veined cheese aptly called Brighton Blue. The invited guests included many long-standing as well as new clients; all agreed that the food was delicious. Jack Parker, the business owner showed the high quality kitchen cabinetry and appliances that have all been sourced in the UK and Germany and that are all fitted bespoke to the customers’ requirements. Guests were also treated a demonstration of how Parker Kitchens can present a CAD design to see exactly how your new kitchen will look and feel. ver the years I have been asked to visit a number of properties in Brighton that have undergone work, improvements and extensions, undertaken by a company called Soundhouse. At the start, the company specialised in loft conversions, but over the years they have spread their wings and now do all manner of building works. I have seen extensions, new rooms in lofts, whole suites of rooms in lofts to be honest, and all of them done to the very highest standards. When I look at an extension upward Into loft space what impresses me most is a seamless transition from the existing to the new. I want to see skirting boards that match, newel posts, bannisters and rails all in-keeping with those below – and this is one of the things Soundhouse always manages to do. ideas that will not work or might prove to be excessively expensive. I have found that the best way to find out about Soundhouse is to go out and meet one of their clients and see a project. This time, I went to meet Alice who lives in a large, late Victorian villa just off Old Shoreham Road. Alice and husband, Ryan, have two young daughters and were considering moving to a larger house with more garden space, but the

timing was not right. Instead they called in Soundhouse, having had several positive recommendations. They decided to have Nick and the team build a bespoke kitchen for them, along with two new bathrooms and an extension into the loft. Initially they had considered moving into the new loft space themselves but finally decided that their eldest daughter could have that space – and a very lucky girl she is too. It’s a

huge room designed to look like a Wendy house – a witty idea – with a pretty en-suite bathroom. She has been allowed to choose her own décor – and has proved that not all girls of that age want pretty pink, although she is still awaiting the arrival of her mirror ball. The family is delighted with the result and can’t wait to see the whole project finished. Throughout the work they were impressed by

W

e kicked our last column off in jubilant fashion; thrilled with the news that we’d landed our first Permaculture project – destination, Barbados, for what promises to be an exciting, engaging and educational venture; one that we’re honoured to have been chosen for. There are three key factors at the heart of Permaculture development: ‘Earth care’, which is essentially the ethical use of natural resources and maintaining biodiversity; ‘people care’, which is based on the premise that people need to live successfully within the system, and ‘surplus share’, which assesses the amount of time, money and energy needed to achieve the first two.

DESIGN IS THE KEY TO SUCCESS

At the heart of Permaculture should be good design. It’s about substance over style. A Permaculture design is primarily concerned with making the landscape productive, self-reliant and sustainable. For example, you might join a chicken house to a greenhouse to harness the exchange of gas and heat. Factors such as wind, fire, temperature and light are utilised and regulated as part of a good Permaculture design. Through thoughtful placement of paths, buildings, trees and planting we can reduce the affect of hot summer winds and reflect and harness light to warm or cool living spaces. Passive ventilation will be key to a build like this where the primary aim is to keep the building cool. Passive cooling essentially means cooling without power consumption – air conditioning, for example. This is achieved through natural cooling, large overhangs (eg. brise soleil), limiting the use of glass, positioning the building in the right place and by using heavy wall constructions like rammed earth to even out changes in temperature – the Earth Ship is a good example of a form of rammed earth construction. What’s great about Permaculture design is that it’s genuinely unique. The Earth Ship in Brighton adopts different practices to what we’ll plan for Barbados, so even if you’re an expert in Permaculture, each design will bring a new and exciting challenge. For us, the rulebook has already been shelved!

LIVING SPACES

The house, in this case, will be the collector of the sun’s energy, not a consumer of fossil fuels, so the positioning has to be just right. The cost of construction needn’t be excessive, as you can bring nature into the design in a very effective way. Planting can be used to increase energy efficiency, such as ivy growing up the walls of the house. Rainwater harvesting and re-using grey water from sinks and baths could be used, and sewage can be purified naturally by passing through carefully designed reed beds. Properly designed outdoor spaces are as integral to Permaculture living as indoor ones and a key principle of this is ‘zoning’. This essentially means elements that require the most human attention should be placed nearest to the centre of human activity. Much of it is common sense; a vegetable garden is best located in an area easily accessible for householders to allow for more successful cultivation. on’t get too carried away with the thought of purchasing a listed building. Pause a moment, and think ‘am I aware of my obligations’? Listed buildings are laden with restrictions. They are not like your typical run-of-the-mill home. Follow my simple, but fundamental rules, to protect you from any shortcomings and prevent you from despising the property you once admired. Accept the building’s character Adapt to the building, rather than change it to suit your personal needs. If you’re not prepared to accept its architectural merit or become sympathetic with its historic features, then a period property shouldn’t be an option. Establish the building’s listed status Listed buildings are determined by their age, architectural merit, rarity and construction type. Sometimes they are linked to an historic event or a famous person. A Chartered Surveyor will be able to confirm whether the building in question holds listed status, classified under three grades, Grade I, II* and II; dependent upon its architectural interest. Have a full building survey undertaken Hire a chartered surveyor with

There is plenty of red tape surrounding listed buildings, particularly if you are intending to alter, extend or demolish which would affect a listed buildings character in any way. Provide some TLC Buildings, like us, grow old with age; therefore be prepared to offer some tender-loving-care and carry out frequent cyclical maintenance. Finally, don’t get too carried away with the excitement of purchasing a listed building, remember to look before you leap!

Sustainability matters As Shoreham Harbour's visionary PortZED development is given a new lease of life, Latest Homes hears from Colin Brace of BohoGreen to find out more

T

he Brighton and Hove City Plan goes in front of the Planning Inspector this autumn which highlights the city’s urgent need for new housing. A reasonable proportion of this could be built in Shoreham Port provided that the planners approve schemes of sufficient height and density to meet our housing target. Sustainable developers BohoGreen have designed a scheme that takes an unloved strip of urban wasteland and warehousing in the north east corner of Shoreham Port and turns it into a vibrant modern and sustainable development to be known as ‘PortZED’. “PortZED will provide homes and community facilities while achieving zero carbon status and raising the profile of the city when it comes to quality architectural ventures and eco-friendly building projects,” says Colin Brace of BohoGreen. “As part of the Shoreham Port Masterplan, this section of the port is considered as having the greatest potential for change and being suitable for mixed use residential and commercial development creating a ‘waterfront’ destination including restaurants, café, bars and other commercial uses as part of its Eco Quarter concept. In the short term, the unsightly area of wasteland will vanish and be replaced by PortZED, a fully sustainable, zero carbon development acting as the forerunner and gateway to the proposed Shoreham Port Eco Quarter.” Working with top architects APZED; a partnership between two award-winning practices Alan Phillips Architects (APA) and world renowned zero carbon designer Bill Dunster of ZED Factory, the proposed PortZED development is a project born of a passion for environmental issues and for great design and also the need for new homes. Should it get the support and permissions needed to go ahead it will transform a slice of our coastal border from derelict wasteland to stylish residential district with massive appeal. Following the refusal of the first PortZED planning application back in 2012, the BohoGreen project team have listened carefully to local residents’ concerns. “We have removed the helical wind turbines from the scheme and varied the height of the six buildings thus rising from three storeys on either end to five storeys in the middle providing a ‘wave’ effect accentuating its seafront location,” says Colin. “The new PortZED design still manages to achieve its zero carbon status through the inclusion of photovoltaics, solar thermal, ground and air source heat pumps and natural ventilation throughout. The proposal responds to the seafront and portside location with the form and positioning of

The proposed development at Kingsway in Hove now comprises 52 apartments (reduced from 67) both private and affordable, built over a mix of retail, offices, food and drink outlets and cycle storage, linked together by a recreational landscaped deck and arranged as a terrace of six aerodynamically shaped buildings

separated by eight-metre-wide voids providing views to the sea. “Beneath this deck at Basin Road North level will be a car park, cycle workshop and further retail unit,” Colin continues. “An increase in employment will go hand in hand with the construction of such a pioneering scheme by way of local construction jobs, building management and fulfilling the commercial employment opportunities available within the completed scheme.” The Shoreham Harbour Regeneration Partnership recently commissioned an independent study by the Building Research Establishment (BRE) which concluded that the PortZED site is able to accommodate a taller set of buildings than early research had suggested “...provided that there are gaps between the new buildings to promote views... and a sense of openness... the new buildings could be five to six storeys above Kingsway allowing the residential buildings on the north side of Kingsway to receive enough sunlight provided the height guidance above are met.” “PortZED will make a positive contribution to the urban context of this neglected part of the city and act as a catalyst for the future redevelopment of the Port,” says Colin. “By raising the profile of sustainable technologies through the use of visible building integrated renewable apparatus within the scheme, PortZED will go a lot further in terms of its ambitions and longevity than any other sustainable development built in recent years thus becoming a building for life. PortZED will demonstrate how our city can live within its environmental limits whilst achieving much needed housing density.” PortZED is due to be heard at the planning committee at the end of October and the challenge will be whether its committee members will promote the interests of the city and future residents above local opposition to the scheme. But let-to-buy is an excellent “chain-breaker” and can be an entry route to building a profitable portfolio of investment properties, which many people are currently incorporating into their pension planning.
