Montefiore Hospital Theatre Department Expansion Since opening its doors 12 months ago, the Montefiore Hospital has grown and developed, welcoming an increasing number of patients every month. As a result, the hospital is in the process of expanding its Theatre Department, providing opportunities for qualified and experienced staff in the following roles; Theatre Scrub Practitioner, Operating Department Practitioner and Recovery Staff Nurse. lans for a detached and Dutch-gabled members’ club resembling Kew Palace were approved on 3rd September 1896. The gentlemen’s club began in 1882 on Grand Avenue as Hove Reading Rooms and had become “In recent times, marble in ‘The Hove Club’ by the time that its new purpose- the hallway was discovered built home opened on beneath modern flooring” Fourth Avenue in 1898. Not dissimilar in style to the old Hove Town Hall of 1882, and even Brighton’s Metropole Hotel of 1890, The Hove Club features red brick from Keymer with Bath stone dressings. Terracotta was considered but ruled out on cost grounds. Unlike other buildings on the Willett Estate, the Hove Club features a large garden to the (south) side. The plot is not deep though as Albany Mews meanders behind. Inside is the quintessential classy retreat – the embodiment of all that Hove should be. The ground floor divides into a series of large, high-ceilinged, function rooms. In recent times, marble in the hallway was discovered beneath modern flooring. What’s missing is the staircase, and this omission is key to the building’s survival. The first floor was annexed during the 1970s and turned into a casino. By renting out the space, The Hove Club is placed on a firm financial footing which secures its longevity. The staircase still exists but is accessed from the casino entrance behind. I noticed straight away that it had been modified to face backwards, rather than forwards, by means of a subtle realignment of the lowest tier of steps. On the other side, back within the club itself, the panelling that covers the staircase entrance actually looks as good as the original. The conversion may well turn out to be a victim of its own success in that it was done so well that any future attempt to reconfigure the building could be prohibitively expensive. The lower parts of the roof are faced with red clay tiles but the upper expanses, I always assumed, are copper. It wasn’t until I began exploring the labyrinthine attic that I found that what I thought was tarnished copper is in fact glass painted green. It was suggested that the ceiling of the first floor once extended all the way up to roof height but exposed masonry in the attic space and hidden original mouldings ruled that out. The purpose of the glass was actually to flood transparent panels in the first floor ceiling with light to serve billiards players below. www.buildingopinions.com robert@buildingopinions.com

In his final column of the series, Grant Crossley dishes the dirt, quite literally, on Brighton’s notorious building material, Bungaroosh

“I

beg your pardon, Bunga-who?” A common reaction. Bungaroosh is a composite building material made from a mixture of ingredients. Imagine this being a cake mix, perhaps, in this case a Rock Cake – excuse the pun. The recipe generally contains broken pieces of brick and flint, sometimes chalk (known as clunch), timber offcuts and any other types of solid rubble available at the time, all thrown into one concoction; temporarily braced by timber planks and bound together with lime mortar. This method of construction was rife in Brighton during the 19th century and often used to build supporting walls; at the time it was cheaper than brick. More often than not, bungaroosh walls make up the rear and party walls of traditional Brighton town houses, whilst the Regency-style front façade is more often masonry; but, it’s not uncommon to find bungaroosh hidden behind. On the outside, the walls were finished with a lime-based render and occasionally lined-out to imitate stone; whilst a spread of plaster, again lime-based, was applied to the internal surface. Then, bungaroosh offered a durable and cost-effective way of building; now, it delivers a range of technical hitches. Too wet, too dry Bungaroosh’s resistance to water is not fantastic. The mixture is very porous; too wet and some ingredients can dissolve, causing the solid materials to move around. Whilst on the other hand, if it gets too dry, the wall can crumble and even collapse. Breeding ground for decay Theoretically, a bungaroosh wall’s best state is a little damp. But when timber is added the permeability of the wall can create the perfect breeding ground for timber decay.

Hard as nails Once set, bungaroosh is rock-hard. Drilling into the material is often difficult. Bits of wood used to be set into the wall as it was erected to create fixing points. These days, timber grounds are concealed, often rotten and set-out to the building’s original layout. The need to breathe Lime-based render lets a bungaroosh wall breathe, allowing inherent moisture to evaporate. Slapping a modern hard-cementbased render onto the surface can seal the wall and trap moisture, which overtime can cause serious damp problems and potentially destroy its structural integrity. DIY repairs Repairing a bungaroosh wall is not simple, and definitely not for an amateur. Don’t ignore any problems; consult a local Chartered Surveyor or Structural Engineer to inspect any defects and report upon the best method of repair. Risky business So, staying true to its name, the haphazard construction technique was ‘bunged’ full of a mix of readily available ingredients, and every ingredient can cause problems. As a result this cake is not for trifling with. So just remember, you won’t be able to have your cake and eat it, if you chose to ignore its pitfalls!

Heavy drapes are great at keeping the outside cold chill at your window panes, but if they fall over a radiator positioned by the window that precious heat is being scooped up and kept safely on your window sill – not in your room. Make sure radiators are clear of fabrics and furniture blocking the heat from reaching out and touching every corner of the room you need – and are paying to be – heated. Finally, make the most of the timer on your boiler. Recent studies have shown that your heating doesn’t have to be on all of the time to get the most from it. You can stay warm and not break the bank whilst doing so. Of course, to make sure you get the most from any measures you take to save energy it pays to consult the professionals, whether it’s for loft insulation, bespoke radiator covers or tailored curtains. The right to light in the UK goes back centuries and light blocking can be classified as a ‘nuisance’ alongside noise and air pollution. Typical offenders would include a new extension, garage, or shed. Even a tall hedge can be a problem. If a new building limits the amount of light coming through a window and the level of light inside falls below the legal minimum, then this constitutes a ‘nuisance’ and legal action can be taken.
