Rents rise just 1% in a year, says ONS
I
n any market, the conversation often revolves around the likely future of house prices. Will they go up, will they go down, will they remain stable? Even the most credible authorities tend to disagree on the direction of property prices and sales volume, so where does that leave the humble consumer? Baffled! The problem is the source of data that is used to make assumptions about the market is fickle. For example, you could look at the latest Land Registry figures. These record the volumes and prices of sales that completed up to about four months after the sale was arranged. But a lot can happen in four months – and 120 days of media influence can make a vast difference to buyer sentiment. You could look at the figures supplied by property portals such as Rightmove. These can be a more accurate reflection of the current situation because they interpret the relationship between the changes in the number of properties on the market and average asking prices, and the number of buyers registering within the previous month. Of course, asking prices are no reflection of sale prices! Then there are the figures provided by various estate agency chains. However, some of these can be biased because that agency might only specialise in a specific sector. As estate agents, we have to be acutely aware of what is happening in the Brighton and Hove market at a given point in time. Ultimately, we find that the most reliable indicators lie in our ability to interpret the needs and comments of our buyers at local level. he value of property owned by buy-to-let landlords will break the £1 trillion barrier by the middle of next year. The prediction has come from lender Kent Reliance. Its analysis of current market trends suggests that the value of buy-to-let property has grown by £109.5bn in the last year to reach £930.7bn. Longer term, the value of landlords’ property is now three and a half times its level at the start of 2001, when Kent Reliance put its value at £262.1bn. Most of the current value of buy-to-let residential property (41%) is in London. Power to the Dolmus….

’m aware that I’m banging on somewhat about how marvellous Turkey is, but there are many things that are so much better there than they are here. For a start, the local market every Saturday is what one could genuinely call a ‘farmers’ market’. Rows of delicious, yet often oddly-shaped fruit and vegetables at bargain prices, is surely what a farmers market is meant to be. All the goods are totally seasonal too, so you can forget about cooking cauliflower cheese in the middle of summer... As well as a respectful admiration of mutant root vegetables, I have developed a great fondness for the Turkish public transport system. The Dolmus is the small mini-bus that runs half-hourly between my village and the town three miles away. Dolmuses run all over Turkey, efficiently transporting all manner of villagers to the town and back, gnarled mutant carrots safely secured in their shopping trollies. Due to an initial bewilderment with the timetable, I would often brave the half-hour walk into town, which, with hindsight, was a very heroic endeavour indeed. It is, in fact, optimistic to imagine that on foot, you will reach town at all, given the propensity of the average Turkish motorist to try to mow you down, no matter how far into the hedgerow you try to squash yourself. The man astride a tractor with no lights and a trailer-load of unwieldy fir tree cuttings is danger enough. However, the maniac in the lump of rusty metal ill-advisedly overtaking the tractor on a blind bend is an added bonus. The Dolmus is one of my favourite things about having a home in Turkey. It is uncomplicated, reliable, and certainly reaches parts that would become isolated without it. Often, in the summer, I have been the only person waiting at the tiny, silent bus stop in my village, to catch the last midnight Dolmus to a late night party in town. The Dolmus is without prejudice. It keeps the very lifeblood – not to mention ugly root vegetables – of Turkey circulating. I love the Dolmus so much I can happily ignore the fact it absolutely never arrives at the bus stop at the time it says on the timetable, but without exception, arrives precisely seven minutes late, hence my initial bewilderment with the timetable. The Dolmus driver is to be equally praised for his devotion to public service. He will happily stop for a passenger who is not waiting at an official bus stop. This is most fortunate, as most locals seem to be at best reluctant or at worst violently opposed to standing at official bus stops. From what I can determine, they seem to prefer to position themselves in the most dangerous roadside position they can find in order to hail the Dolmus. Here in the UK, home of ‘Stepford’ vegetables and over cautious ‘health and safety’ measures, the average person would not dare stand anywhere other than the official bus stop. You consider yourself lucky to be allowed on to the bus even at an official stop and woe-betide should you arrive at the stop half a second after they’ve closed the doors. Especially if you resemble a root vegetable …

ROBERT NEMETH ’ve enjoyed Littlehampton for years and have always felt a little let down by the rows of Barratt-type developments that line the River Arun, the town’s centre piece. They are by no means offensive, and no doubt make delightful homes, but simply don’t inspire. Riverside Wharf raises the bar somewhat. This modern development replaces a small stretch of Victorian industrial buildings by the town’s footbridge. More accurately, it part-replaces, as some of the best bits of the old buildings’ flint and brick facades have been incorporated into the new glass, zinc and cedar structure. The scheme consists of five three-storey houses (costing £650-700k) that float above a ground-floor shared car park. They were completed this year to the designs of Hampshire-based architect John Pardey who, more locally, has designed a number of key elements at the University of Sussex and also houses on Withdean Road Within Riverside Wharf, there is considerable blurring between interior and exterior spaces. Glass expanses give views across the ever-changing river and balconies jut out in all sorts of different places. The cavities beneath the building’s sawtooth roof have been incorporated into upstairs bedrooms rather than turned into lofts. It would be unfair to say that Brighton and Hove has nothing to offer when it comes to good modern architecture but there are sadly few examples. ‘One Hove Park’ by Yelo Architects and Hyde Housing is at least looking promising. We've looked at stories such as the one about a mother and son who fell out over the deeds to their deceased relative's home, left to both of them in a will without specifying percentages. It destroyed their relationship. It's sad. A couple of weeks ago was the story of the council tenant who illegally sublet his council home, only for him to face prosecution due to the hindrance he caused others in need for state housing. This week we looked at the couple whose house sale fell at the last hurdle due to money launderers finding a loophole in European property law, consequently shattering their dreams of a quiet retirement.

Simone: The news is part of the show that not only informs us, but informs our viewers as well. We do it to keep you guys at home up to date with this ever-altering area of life. Sometimes, something in the property world in Brighton alone will shift whilst we are taping a new episode of Latest Homes Live. It's really fascinating actually. I enjoy the stories of the people who take on exciting design projects and realise a vision that they have always dreamt of. It's very inspirational to see how these people make property history in a particular area of the country. On this week's show, we dissected a story about the pressure to buy before you hit 30. The statistics showed an almost frightening percentage of people who categorise homeowning as just as important as a fruitful career or getting married and having children. This, I suppose, can be seen as both ambitious and admirable, but also a little unfair. It's unfair on YOU to put yourself under that much pressure, if it’s not a realistic goal to have in the foreseeable future. Why do it to yourself if you're not quite there yet? Investing in property should be an exciting moment in your life, that you can enjoy comfortably. Choosing a home that you can wholeheartedly make your own is something I look forward to – especially after all I have learned making Latest Homes Live. But I look forward to doing it when I'm ready. This month, Brighton Accommodation Agency’s company director Dan Lyons discusses students, and the effect they have on Brighton and Hove

It’s well reported within Brighton that the students have changed the demographic irrevocably, destroying the fragile balance that once existed between tenants and residential property owners; that they are the root of all anti-social behaviour and the sole reason we need street cleaners. However, I think that this is a subject that needs a little more investigation. At present, Brighton and Hove has a population of around 275,000, and a student population of around 40,000. This equates to around 14.5% of the city’s population. They also have the bulk of the city’s disposable income, as they have the least amount of responsibilities and financial commitments. Can you imagine Brighton and Hove without this free spending populace? In a period of hard business and recession, can you imagine how many more pubs and clubs, shops and cafés would be shutting down – small businesses that rely whole heartedly on the micro economies that prop up Hanover, Coldean, Lewes Road and the London Road areas? The taxi drivers and bus drivers who rely on ferrying them around, and the suppliers to the various shops and pubs that they frequent? The clothes shops, the music shops, the off licences?
Let’s also now include all the maintenance teams and contractors that work in the student housing sector, and you can see it really is quite important that Brighton and Hove not only keeps the students coming in, but keeps them well housed and entertained as well. In my humble view, Brighton and Hove without

They are high maintenance, opinionated, sometimes a bit precious and forthright – as I’m sure I was at one point as well – but they are also vibrant, interesting, ambitious and exciting young people, people we should be proud have chosen our city over others, people who we hope will go on to do great things.

It’s quite a thing at the moment to look at the negative side of everything, from immigration to the economy, and disregard the positives – the genuine colour and positivity that they bring. The local council have managed to embrace the money making potential of the students by taxing the landlords with various licence schemes whilst simultaneously running down their reputation within the city. Oh, and the parking ... and so we should thank our lucky stars for, at the very least, the economic benefits we all get. Brighton Accommodation Agency has been working very hard this year to make sure that we help with the housing side of things, pushing our landlords to increase the quality of the properties and our overall service, and keeping both landlords and students in line. This year we have, as we always have, increased our managed portfolio of student houses, and let them all at good profitable rents. We are looking to expand on this in the coming year and see 2015 as a year where we can really strive forward and become a leader in this market.
