Kieran Takes The Reins At Cubitt & West, Brighton

ieran James has been appointed manager of the Lewes branch of multiple award-winning estate agents Cubitt & West. With a total of 13 years’ experience in the property market across East Sussex and Surrey, it’s a case of history repeating itself for Kieran, who previously worked for Cubitt before leaving in 2007 to work with other agencies across the region. He is delighted to be back again. “In all the time I’ve spent in the property business, I’ve always been impressed by Cubitt & West’s professionalism, which stems from a commitment to training that is second to none in the industry,” he says. “Not only are they very effective in achieving sales, but they are also totally focused on delivering exemplary customer service. Robert Nemeth: Ordnance Survey bench marks
hen my mother died several years ago, she left her estate to be equally split between me and the three children. No one was allowed their share of the estate until they turned 25, which clearly I did a long, long time ago. Two of ‘The Children’, on a good night with a fair wind behind them, have their knees tucked firmly under the kitchen table of adulthood. The Big Daughter is happily ensconced in a velvetlined womb of domestic bliss with her boyfriend in Hove. Reports seem to indicate that she is STILL the messiest and laziest person of all time and I have to admit to a sneaking admiration of her lack of regard for domestic duties, while I still scurry around after my sloppy lodgers like an angry and vengeful Mrs Mopp, poised to stab someone in the eye with their own unwashed fork. I do however also have to admit to being very grateful that she is no longer exercising her vehement domestic carnage in my house. The Big Son is still living at home but has domestic manners that would set off gaydars all over town. He even uses ‘Shake and Vac’ when he cleans his bedroom, the residual odours of which fill my own bedroom with a not entirely classy haze when I’m vacuuming, taking me back to a very low point in my life somewhere in the mid-eighties ... The Shake and Vac is probably the only downside of living with The Big Son, who is otherwise a model housemate. In spite of us getting along rather well, The Big Son is ambitious and keen to move out – he will be 25 next summer and we recently had a family pow-wow, during which it was decided that we will sell my mum’s house and divide the money. This is an exciting concept, until you realise that the proceeds of said house, when divided between four people, will barely stump up the funds for a beach hut in Hove. I have informed the executor of the will of our plans and h ope – for The Big Son’s sake – that all goes smoothly. Meanwhile, The Big Daughter and I are deliberating what to do with this unexpected windfall, and The Small Daughter will have to wait another 12 years for hers, which is not a bad thing ...

I scurry around like a vengeful Mrs Mopp
ROBERT NEMETH he conventional logic when it comes to appreciating the built environment around us is that we should all be looking up more. It’s so easy to miss Regency or Art Deco details above local shops after all. But looking down has its benefits too. Pavements and low walls are full of interesting features including old street signs, boundary plaques and coal chute covers. The letters ‘FH’ and ‘H’ on walls and small posts denote fire hydrants. ‘HCS’ and ‘HC’ cut into granite kerbstones once indicated hackney carriage stops. Much more subtle though is a series of small symbols that consist of a horizontal line with an arrow pointing towards it from below. They are Ordnance Survey bench marks. One example is that on the front wall of 56 New Church Road in Hove. It was carved into the yellow brick many years ago. Another sits below a crown on an iron post in front of the Withdean Grange telephone exchange on Preston Road in Brighton. Others exist, according to Ordnance Survey’s database, on Harrington Road, Preston Drove, Balfour Road, Lowther Road and Beaconsfield Villas nearby. They are certainly not rare. The network of symbols was put in place as a reference frame for heights above Ordnance Datum (mean sea level). Numbers on corresponding maps give heights at each point. Although the network is no longer maintained, around 500,000 of these so-called ‘lower order’ bench marks still exist. They are being destroyed though when, for example, walls are demolished or pavements are widened. Ordnance Survey’s list states that the bench mark on New Church Road is a cut mark at 0.7m above the ground and 12.067m above mean sea level (presumably different to that of today). Once again, Soundhouse have delivered a superb loft conversion that has left a whole family with smiles on their faces

ere at Latest Homes we always regard a trip to see a Soundhouse project with excitement. Soundhouse have been featuring the work that they do in Latest Homes for almost ten years now, and over those years we have visited some amazing projects and met a great many very happy customers. In fact you could sum up the response to Soundhouse as very happy indeed. We have seen building projects on every scale; large scale extensions, small scale adaptations, and when you start talking loft conversions – well the sky is quite simply the limit. The word has spread too. You can almost link up their jobs like a dot to dot game – friends and neighbours, having seen the work they do, book them. They are indeed very popular and

there is an inevitable waiting list. But don’t let that put you off. It may be up to five months, but in that period they press ahead with the design elements of the project and seek those appropriate planning permissions and building consents, all vital to ensuring that the final build will go to plan. Common complaints about home conversions are that they run over schedule, over budget and create chaos in your home. Funnily enough those are three points that all of the Soundhouse clients we have interviewed over the years have stressed as being things that have particularly not happened with Soundhouse. This time we went along to a smart Edwardian Villa in Edburton Road, where home owner Tanya Taylor lives with her husband and

four children. It’s a classic house of the period in one of the city’s most popular residential areas. Families love the area because of the great local schools, parks and easy access both in and out of the city. Tanya, Brighton born and bred, is passionate about it, and when they realized that their much loved home was becoming rather cramped as their four children grew up, she was reluctant to move away. A friend had already had a Soundhouse loft conversion that had impressed them, so they got in touch and sought their advice. Much of Five Ways is a conservation area and although in the past people had been allowed to build dorma extensions in their roof spaces, this was no longer allowed. It was going to make any conversion trickier; every available inch of space would have to be cleverly utilized if it were to offer them the solution that they wanted. “From the start we had decided that we wanted the loft to be our grown up en-suite room, and although all of the children really wanted it be their space, we stuck to our plans. Now it has been completed we are delighted. Nick and the team have come up with great ideas to maximize the usable space. Our bed is built into a cosy cocoon-like space that goes under the eaves of the roof, and we love it. The electrician was careful in the planning, so there are switches exactly where we need them and lights and clever niches at our bedside for books and a radio. The bathroom makes similar use of the space to the other side of the loft and we love it, it really is

Our friends had told us to expect a very high standard but they really do deliver what they promise. And they are such nice guys, clean, tidy, friendly and very considerate ... ours, and the children respect that and hardly ever come up here and disturb us. By using the eaves it actually leaves the main area very free, which is ideal as I have plenty of storage for clothes and really it looks more like a dressing room than a bedroom. Despite not being able to have a conventional window, the Velux rooflights are great, providing loads of natural light from both sides and there are built-in blinds too. Not that we have drawn them yet – it really is very private and not overlooked at all. “Every stage of the build has been great, Nick has been brilliant at keeping us up to date and making the

adjustments that were needed as the process evolved. It became obvious that the staircase would be better if we stole a little space from the existing front bedroom and the design that they came up with is brilliant, you hardly notice the lost space and it has given us a lovely light and spacious first floor landing. The stairs are great too, we knew that they prided themselves on matching things, but really, this is seamless. Everything matches perfectly. “It has come in on budget too, which somehow you never expect a builder to do. Any increases were in the fixtures and fittings that we were responsible for sourcing and buying. It was completed on schedule too; again, you never expect that. “Our friends had told us to expect a very high standard but they really do deliver what they promise. And they are such nice guys, clean, tidy, friendly and very considerate. To be honest, when they left I was rather sad, they had become a very welcome part of the day. I even thought that I would be very happy if my own children grew up to be as nice and as well mannered as the Soundhouse team.” It happens every time; honest praise from a Soundhouse customer. ROLLING GREENS Andrew Bullock and Simone Thorogood are scaling the rooftops in the name of eco technology Andrew: I was covering the Eco Technology Show when it came to Brighton over the summer, for Latest News, when I happened upon the Organic Roofs stall at the event. I got chatting to the lovely Dora, who works for the company, and she told me all about this innovative business and precisely what they do for homes around Sussex, and consequently, what they do for the environment. Simone and I were able to shadow Dora on one of her ‘maintenance days’ last month, where we got to see for ourselves exactly what kind of work goes into an organic roof. And that's been the topic of this week's Exceptional Homes – because these properties, with their additional gardens planted into their rooftops, are exceptional indeed.

And it’s so important to note that these projects aren't simply about aesthetic. It's about keeping the planet healthy, too. Over the month of November he's been instructing us, and the viewers at home, about precisely how to maintain your flowers, plants and gardens over the forthcoming winter months.
