HAMPTONS CHARITY CYCLE

D

arren Middleton, Senior Branch Manager at Hamptons International’s Haywards Heath office, is taking on the mammoth challenge of cycling from London to Paris. The challenge will take place over four days from 2 September and will total over 300 miles. Darren has taken on this epic challenge to raise funds for the Martlets Hospice in Hove. It is a cause very close to Darren’s heart, as his Dad stayed there in August last year before sadly passing away. Darren commented; “The hospice cares for people with cancer in what can be their final days or weeks. The amazing staff there enabled my family and I to spend quality time with my dad and their compassion and respect made the last few weeks full of dignity, laughter and incomparable care. The ride is a huge challenge for me and one that I am determined to complete, to make my Dad proud and to show as much appreciation as I can to these wonderful people.” The training is already well underway – Darren can be spotted in and around Sussex sporting his cycling kit, which has been very kindly sponsored by MW Solicitors, with offices in Brighton, Hove and Worthing. I

n a world of rock bottom interest rates, the high yields of UK commercial property have captured the attention of income-starved investors. But with initial yields (annualised rents expressed as a percentage of property value) now below 5.5% and possibly falling further, has the asset class had its day in the sun? We at Coutts remain positive on UK commercial property – though it might be more realistic to expect rental growth to play a bigger part than initial yields in determining total returns. And asset selection will be even more important in 2015. History suggests that we’re not far off the bottom of the yield cycle for commercial property. Yet in an unprecedented era of prolonged low interest rates the paucity of alternatives mean investors in search of yield are likely to consider commercial real estate assets. Against such a backdrop, who can say that initial yields won’t slide lower still? But while yields may play less of a role in determining total returns, we believe rental growth will take up the slack. As economic growth in the UK spreads – underpinned by rising wage growth – we expect to see prime office rents rise across regional city centers this year. In our view, a lack of supply at the prime end of the market will add further upward pressure on rental growth. And unlike residential property leases, commercial property has traditionally contained clauses dictating that rent reviews are ‘upward only’ or at least linked to an inflation index. B&HEAA’S CALENDAR OF SOCIAL EVENTS

ulie Frith, President of the Brighton & Hove Estate Agents Association, has started her year in office by planning a series of social events. “The Association’s Annual Dinner was fantastic,” says Julie, “and I want to continue the fun throughout the year.” The first big event will be a Quiz Night, a highly popular evening with industry professionals, and the B&HEAA expect it to be enthusiastically welcomed. Following on swiftly will be a Party Night in May, a Volleyball contest in July, a Stool Ball competition in August and a Go-Karting event in September or October. “The property industry in Brighton and Hove is buzzing at the moment,” says Julie, “and I am determined to deliver some top quality social events for us all to enjoy, while raising some money for local charities. Please keep an eye out on our website (www.bheaa.co.uk) and our Facebook page (www.facebook.com/BHEAA1886).” Julie is also keen to promote the role of the B&HEAA in the city. “The more members the B&HEAA has, the more effective and influential it will be, so I would like to actively encourage more membership,” says Julie. One of the practical roles the B&HEAA can play is in offering industry feedback, and Brighton council has requested a response to the proposed new HMO areas. “The increasing levels of student occupancy and properties in multi-occupation in the city are a concern for both local residents and for Brighton & Hove council,” says Julie, “so this is just one way in which the B&HEAA is in a perfect position to offer a city-wide industry view and hopefully help shape the council’s policy.” To join the B&HEAA, please email secretary@bheaa.co.uk

Barrie and Vicky Alderton talk property sales and lettings, and why this family company is so proud of reaching 25 years in the city’s property industry

We met up on a chill February morning at their smart new Hanover premises, a place that we have visited many times before – and the change is very striking. The building was in need of work, and upon starting they realised that it was time for a major refurbishment and more cohesive look. The work proved to be extensive with a total replaster, new floor and rewiring. “It meant that we had to all relocate to the London Road office, and what was meant to take a month turned into two. Fortunately our builders were on site to reassure our clients that business was still going

Hanover’ and was even featured in popular satirical comedy company The Treason Show’s Hanover The Musical – about having the best beard in Hanover!” Barrie continues; “The Hanover market has over the years remained constant, with similar types of client who really want to live here, young couples and people moving down from London, which is a market that has recently reemerged. Hanover remains probably the best centrally positioned starting point for entering the property market, and is definitely the friendliest. You get to know people here, there is a real sense of community.” So how much has estate agency changed in

those 25 years? “Well of course we had the advent of the internet, and the internet still plays a large part in what we do; for many it’s the starting point of their property buying journey. But we have always believed that this business is about building a strong face to face relationship with our clients. We can often tell from a face to face meeting what a buyer might like, and in turn we take them to view appropriate properties. But you cannot prejudge totally, you need to work out what people are really looking for – this is very much about finding a person a home and not just selling them a house. “And people like and respect our honesty. On a national scale, we are perhaps not your typical agent. Here in Brighton however we are, and always have been, at the forefront of Brighton's strength, which is not in corporate agency but in independents. I was the first agent to ditch the suit and it has never harmed the business. If anything it has helped.” The company opened their London Road office four years ago. “That was a great move and has helped us expand our lettings portfolio,” says Vicky, “and we have a very strong presence in London Road, currently the only agent there. We have always been strong in the student market, but also young professionals, and there is a massive swing

toward renting as getting on the property ladder has been so hard, added to which people do not think there is a stigma in renting any more. “People are certainly looking more favourably at areas that were once less fashionable and London Road is such a case.” How is the sales market right now? Barrie replies; “There is still a shortage of properties for sale, which of course makes it a good time to sell as there are a lot of people looking to buy and to rent – and particularly in the areas where we focus and where getting on the property ladder is perhaps easier.” Has Hanover changed much in the last 25 years? “Yes, 25 years ago the area was mainly made up of two-up two-down terraces that had changed little since they had been built. Now most have been refurbished and extended – both up into the roof spaces and backwards into the small gardens. If one of the few undeveloped properties comes to the market then there is a fight to buy; people still like to take on that full refurbishment project. We recently had over ten offers on one such property, all offering way above the asking price for an unrefurbished house.” Both Barrie and Vicky have been Presidents of the Brighton & Hove Estate Agents Association, once again keeping it in the family, and Vicky’s son Luke has expressed an interest in joining the family business and one day being President of the association. Community is always close to their hearts, and the team have long supported the Chestnut Tree House, generally raising money, but also donating £25 from every sale made across 2015 and adding an element from their lettings business. “We want to raise as much as we can and will also be joining in with some of the charity’s own fundraising activities. We also plan to organise a golf day later in the year – if anyone is interested, get in touch!” It’s always a pleasure to meet the Aldertons and their staff. It’s a happy team, focused and hard working for all of their clients but never at the expense of being warm, friendly and very approachable. TREATING VARICOSE VEINS Mr Karim El Sakka, Consultant Vascular Surgeon at the Montefiore Hospital in Hove, discusses the options available

aricose veins are swollen or twisted veins, often dark purple or blue in colour, which usually occur in the legs. The internal structure of veins comprises of one way valves that help prevent blood from flowing backwards. If these valves become weakened, blood can start to pool in the veins making them enlarged and swollen. “There are a number of ways of treating varicose veins. Discussion surrounding the suitability of each method, the expected outcome and the procedure risks, takes place at consultation. Firstly there is surgical removal, known as ‘litigation’ or ‘stripping’ and this involves tying off and removing the vein. This is performed in theatre under a general anaesthetic, usually as a day case, though full recovery may take a couple of weeks. Nowadays surgery tends to be avoided where possible, favouring methods that can be performed in clinic with a local anaesthetic. These methods include radiofrequency ablation and foam sclerotherapy. “Radiofrequency ablation uses a heat source to seal the affected vein. A narrow catheter is inserted by a small incision and moved along the vein with guided ultrasound, sealing it at regular intervals. This is carried out with a local anaesthetic and takes approximately 30

minutes. Patients are generally able to walk out following the treatment and can return to work the same day. For those with especially twisted veins this method is less suitable as the catheter cannot be fully inserted. “Foam sclerotherapy is particularly good for recurring varicose veins and for those not suitable for radiofrequency ablation. A foam mixture is injected into the vein using ultrasound guidance. This works by forcing the blood out of the varicose vein and making the walls of the vein ‘sticky’ so that the vein closes off. Over a period of a few weeks the treated varicose veins tend to shrivel up and disappear. Depending on how many veins are affected, this may require another two or three sessions. This is performed as an outpatient procedure with a local anaesthetic and does not require any cut or incision to be made to the leg. Most patients can return to work the next day. “Recovery time varies depending on procedure and individual. In some cases bruising and swelling can be expected and your consultant may recommend elasticated support stockings. “For those who don’t wish to undergo surgery, there are a number of self-help methods. These include avoiding prolonged sitting or standing and making efforts to raise

your feet frequently. Also, special compression stockings can be worn to aid circulation. A programme of regular exercise is unlikely to make varicose veins disappear, but may prevent them from appearing in the first place.” Mr Karim El Sakka has weekly clinics at the Spire Montefiore Hospital in Hove. pring is nearly here and all is well at Landlady Towers. Although I have a punishing few days of work ahead of me, I am light-hearted and carefree as I am off to my little bolt hole in Turkey next week. It is true that I am mainly going there to install air conditioning in readiness for the summer season – not personally, I hasten to add – but the majority of my time will be spent

enjoying meals with friends, running in the mountains and reading in bed while the rain hammers down on the roof. Not that I don’t enjoy a similar array of activities here in Brighton (especially the rain on – and sometimes in – the roof bit), but my enjoyment is invariably interrupted by Lodgers and The Small Daughter demanding food, speaking, or merely just being there. In Turkey I am often completely alone, meaning I can do exactly as I please. As the temperatures are currently pretty chilly there, I shall definitely be wearing warm clothes during my visit, although if I am to adhere to Thomas Cook’s paltry cabin baggage allowance, I will probably have to be in the nude for part of the time as 6KGs doesn’t leave much scope for winter clothing ... For the first time in my 14 years of room-letting, I can leave Landlady Towers in the capable hands of my lodgers, who all seem to have been blessed with a touch of OCD, so tidy is the kitchen. In the past, I often returned from my foreign forays to be greeted by a teetering skyscraper of un-emptied recycling, held together with teabags and mouldy food and quease-inducing work surfaces barely visible under mountains of unswept crumbs. Not exactly the scene one wishes to be greeted by when returning from a delightful holiday. I know it’s entirely my fault for going away in the first place and I utterly deserve to spend the day of my return scraping other people’s detritus from the work surfaces, right? Meanwhile, The Big Son, who will be returning from Miami while I am in Turkey, is posting regular 20-second films on Facebook – these short but telling films are full of close-ups of The Big Son in high spirits with a bottle of Belvedere vodka, or, the following day, The Big Son in very low spirits with an empty bottle of Belvedere vodka somewhere close by, like some sad product placement. I taught him well ...

ess than ten miles north of Brighton is the Ridgeview Wine Estate where grapes are grown, and serious awards are won. Ridgeview was founded in 1994 by Mike and Chris Roberts following the sale of their IT business. A site at Ditchling Common was picked which today consists of 17 acres of vines (7.5 acres of Chardonnay, and 9.5 acres of Pinot Noir and Pinot Meunier) surrounding a sophisticated production plant, offices and

a brand new tasting room. Growing partners in and around Sussex account for another 170 acres. There are around 15 permanent members of staff today including family members Simon, Tamara and Mardi Roberts as Head Winemaker, CEO and Sales & Marketing Manager respectively. Currently involved in the creation of the new tasting room are Yelo Architects whose previous work includes the One Hove Park scheme on Hove Park Gardens, and Nutshell Construction who were responsible for a loving refurbishment of Brook Place, a 17th century farmhouse in Cowfold. The tasting room consists of a generous dividable space with dreamy views of the South Downs (as the firm’s name suggests) across rows of vines. On the opposite side of the room, visitors can gaze over the gleaming machinery that ultimately turns grapes into award-winning sparkling wines. Angled panels in Ridgeview’s characteristic burgundy and gold bounce the light around the room in every direction. Downstairs, huge tanks contain the pressed juice of the three different types of grape that are used. The operation began with the production of 25,000 bottles per year. It’s now 250,000. Sparkling wine takes several years to make which means several times that number are stored on site. hmed Khalil of Khalil Properties explains why a new law could make it much more challenging to manage your rented property.

Managing properties is about to get tougher Have you heard about the proposed legal changes that could impact landlords? On 11 February the House of Lords passed amendments to the Deregulation Bill which, if ratified by the Commons and given Royal Ascent, will severely limit landlords in using a Section 21 notice to evict tenants. Why are the changes being made? The proposed amendments have been drafted in reaction to complaints of ‘revenge evictions’ by private landlords – when a landlord responds unfairly to complaints from tenants about the standard of the rented property. What are the proposed changes? Landlords will not be able to evict a tenant using a Section 21 procedure if they have received an improvement or hazard awareness notice in the last six months, or if certain basic requirements have not been met, and the notice period for evictions will be increased to two months. What are the consequences likely to be for landlords?

The changes will make it harder to use a Section 21 notice. Many landlord bodies have argued that the legislation is likely to deter landlords from issuing eviction notices – even for legitimate reasons. There is also the possibility that certain tenants may choose to play a ‘revenge tenancy’ card by submitting requests for repairs in order to avoid eviction.
