HAMPTONS BRING THE COUNTRY TO THE CAPITAL

L

eading residential estate agent Hamptons International has announced it will be hosting a high profile Roadshow in the capital on Saturday 14 March 2015, between 10am and 2pm, in the company’s Chiswick, Blackheath, Battersea and Muswell Hill branches. The Roadshow comes as recent research from Hamptons International discovered that in the last 12 months, 58,000 Londoners made the decision to buy homes outside the captial; 50% more than in 2013 and the highest number on record since 2007. The Hamptons International Roadshow will provide those living in London with invaluable insight into the best places to move outside the capital and showcase an array of houses available to buy in prime areas of the commuter belt and countryside. The hosting London branches will have property experts from various country locations on hand to offer a comprehensive view of the area as well

as providing key information on the top performing schools, commuter times and property values. Marc Goldberg, Head of Sales at Hamptons International, says; “Last year, Londoners accounted for 18% of sales in the Home Counties in the last quarter of 2014 alone, and sellers leaving London spent over £21 billion on homes outside the capital during the whole of 2014. The flow of Londoners moving out of the capital is a trend which looks set to continue with buyers seeking better value and space. “As a result, the Roadshow is designed to provide our clients and potential customers with market-leading insight into where to buy outside the capital. Making the decision to move out of London can sometimes be daunting, but with the right advice it doesn’t have to be. am currently on my way to my little house in Turkey, which during the winter months involves various forms of transport. I started out at 6.15 this morning in the car with the lovely son-inlaw who, bless him, arrived ten minutes early. Within an hour of getting up, I was through security and sitting in Pret at Gatwick with coffee and a bacon roll. On landing in Dalaman, I am taking a

transfer to Marmaris, then the public bus, which drops me at the edge of my little village. I shall stop to buy eggs at the local shop from Mehmet 'the socialist' (so called because of the Che Guevara pictures on his wall) and will hopefully be settled in my little house by 6pm. My neighbours B and T have invited me for dinner, so I'm hoping that all goes according to plan. The Boyfriend has to work, so I've left him in charge of Landlady Towers where he will no doubt do a sterling job, as he's quite OCD where domestic chores are concerned. Ladies, I'm sure you will be green with envy when I tell you that The Boyfriend subscribes to the ‘reshape while damp’ method of hanging washing on the airer, which is unusual in the male of the species. Sexist I know, but sadly very true, and even The Big Daughter who has the best boyfriend in the entire world says her heart sinks if she comes home to find that he’s hung out the washing. I am ostensibly going to Turkey in order to install air conditioning in my house, as temperatures reach over 40 degrees in the summer and I'm planning to rent it out to fussy Turks for the whole of July and August. Heating, or over-heating has been a perennial problem for people during my years of renting properties, and some tenants are a constant source of annoyance as only heat of sauna-like proportions will satisfy them. This is why I didn't get on with Airbnb, as I found the clients to be way too fussy, demanding constant heating and cooling. My friend B recently rented an Airbnb room to a man who complained that he couldn't sleep because she refused to have the heating on all night. I have to say, if a client carried on about the heating in my house, the only 'bang for their buck' (what an awful expression) they'd be getting is my front door slamming behind them. Good job I gave it up, really ...

ith the annual Artists Open Houses event fast approaching, I just wanted to mention an artist whose recent work highlighting local architecture has impressed me immensely. I met architect Amalia Sanchez de la Blanca through my friends Dan and Coralie at the Claremont Hotel on Second Avenue in Hove. As a relative newcomer to Brighton (she lived in Dulwich until a year back), Amalia has got to grips with our best local historic buildings and structures surprisingly quickly. Amalia’s style is distinct. She uses the CAD program Vectorworks and limits colours to a palette of dark/mid/light grey, yellow and mustard with black outlines. After starting with the seafront shelters, the collection now includes the Palace Pier, Birdcage Bandstand, Royal Pavilion, Dome and Corn Exchange. There is a distinct Modernist theme running throughout Amalia’s work. Of Brighton’s finest seafront buildings, Embassy Court, Al Fresco and Saltdean Lido are featured. The wider collection includes London’s Isokon Building, Royal Festival Hall and Barbican. As regular readers might expect, I have requested more pictures of Hove. Other than several houses that have been drawn as commissions (I am particularly tempted to commission a drawing of my Osborne Villas property by the way), Hove receives little attention. Eagle-eyed history buffs may spot that the only piece of Hove that has been included is an Embassy Court chimney – it actually belongs to 1 Brunswick Terrace! Future work is likely to include a full frontal rendering of the Royal Pavilion with a cross-section that is based on Nash’s original drawings. Amalia is currently exhibiting at the Claremont Hotel and will soon be holding a solo event from 23 to 29 March at the Friese-Greene House Gallery on Middle Street in Brighton. ‘GENERATION RENT’ GIVES UP ON THE HOUSING LADDER

A

head of May’s General Election, Flatsharing site Weroom (weroom.co.uk) has released research showing a growing demand for regulation of the UK rental market from voters, as renting increasingly becomes the norm. With over 4.5 million renters now in the UK, 55% of 1,000 respondents polled by One Poll claimed they would be happy to give up on the dream of home ownership and never buy a property if renting offered secure tenancies, and controlled rents that were affordable within their salary bracket. When asked which of the political parties was best placed to satisfy the needs of ‘Generation Rent’, the research puts Labour policies firmly in the minds of voters, yet the party is still failing to connect, getting little recognition for its policies. Two of Labour’s proposals to solve the UK’s housing crisis ranked in the top three policies most people want to see introduced in the UK housing market. Over a third (37%) of respondents would like to see letting agents’ fees abolished. Meanwhile, 30% of renters said they would like to see predictable rents set and reviewed on an annual basis. Despite having the most desired renting

policies in the coming election, Ed Milliband is struggling to make waves with the electorate, with only 19% of people believing the Labour Party is the most dedicated to improving conditions for renters. The third most popular renting policy came from the Conservatives, with 1 in 4 (25 %) wanting the elected party to create 100,000 discounted new homes for first-time buyers. Proving that the Conservatives might have secured support from young property seekers in the UK, 45% of 18–24 year olds revealed the erection of discounted homes was their top priority when it came to renting policies. However, the poll revealed that all respondents in the 35–55+ category ranked the Labour party policies on housing as the top three measures they would like to see introduced, following the election. An even lower 7% of respondents think the

Conservatives would be the best in improving circumstances through their policy-making. Thomas Villeneuve, CEO of Weroom, comments; “As the General Election comes into view and the top political parties attempt to win over the nation, the growing population that makes up ‘Generation Rent’ is wondering – who is going to help make renting more affordable? And it’s a fantastic question to ask as Britain becomes less a nation obsessed with purchasing properties, but instead, one that looks to flatsharing as a more long term alternative. “While the majority of respondents seem to be in support of the Labour Party when it comes to policies within the property sector, those that are affected by the extortionate rental charges rife within the UK are calling out for the party in power to produce a dedicated renting minister. Indeed, this might be the long term solution that everyone is looking for and the one that could instil a new culture in the UK that sees Brits move away from buying properties and towards the ideal that flatsharing could be something they do for life.”
