Pick up a paintbrush Perhaps the simplest job – but still one of the most effective – is to provide a fresh lick of paint, either in certain rooms or throughout the property if needed. This is relatively cheap if you can do it yourself but guarantees a clean, fresh impression and can make a property more desirable to prospective buyers. Aim for neutral colours to appeal to most tastes. Finish those DIY jobs Buyers are put off by properties that they perceive need work doing. Make sure any of those maintenance jobs you’ve been putting off have been done before people come to view – fix that fence, fill that crack in the wall, put that door handle back on. A property that appears neglected is a major turn off for buyers.

Revamp the bathroom and kitchen You don’t want to spend a lot of money on a home you’re leaving but there are small steps you can take to revamp your kitchen and bathroom to bring it up to buyers’ expectations. Scraping out and renewing the grouting between tiles plus re-sealing around baths and sinks can give your kitchen and bathroom a new lease of life and create a cleaner, crisper finish. A decent kitchen is high on most people’s list of priorities. If your kitchen is old and tired, consider replacing just the worktops, cupboard doors or tiles for a whole new look at a fraction of the price of a new kitchen.
Presentation There’s only so much you can remove from view when you still live there; you still need clothes, appliances, towels and furniture! It is fine for your home to look lived in as long as it’s tidy! Make that bed, hang the towels up, put that paperwork in a drawer. It may sound obvious but we’ve seen more than our fair share of properties looking messy for viewings and it really affects the impression buyers get. Do a test-viewing Ask a friend, preferably a tidy one, to walk around your home and tell you what leaps out at them as untidy or off-putting. It’s difficult
to be objective about your own home and a fresh pair of eyes can be invaluable. Look at the outside Never underestimate the power of the first impression. Taking the time to repaint the front door, tidy up the front garden, clean the driveway or hang a basket of flowers can be all it takes to get that all-important kerb appeal. So many buyers drive past a property they are interested in to see if it’s worth arranging a viewing so don’t allow them to take off before they’ve even walked through your door. Have a good clean Clean your home throughout, from carpets and skirting boards to windows and kitchen units. Make sure it smells as clean as it looks. Insurance Claim Solutions take the pain out of making an insurance claim t's over five years since we last met with Paul Edmonds of Insurance Claim Solutions and in that time much has changed. The world has suffered a major economic crisis, the property market underwent massive change and only now is seeing a recovery and we all live in a world conscious of climate change, international terrorism and political upheaval. So what impact has all this had on the world of insurance and on insurance claims? Back then, insurance companies were focusing on reducing payouts and investigating legitimate claims. Not much changes, and that is still their prime motivation – we still all believe that an insurance company is focused on how not to pay out on your claim. So is that true, and how does one make a claim? Latest Homes met again with Paul Edmonds to find out if things remain the same or if the rules and attitudes have changed. “Property Insurance policies are as easy as ever to purchase but most of us still do not understand that the real value comes when you need to claim,” says Paul. “It is at that point you realise you are on your own.” When you make an insurance claim, typically your insurer will appoint a loss adjuster to act on their behalf and investigate the claim. Their fee is paid by the insurer. The loss adjuster will look at the causes of your claim and the circumstances surrounding it and will consider the exclusions in your policy together with how much you were insured for and the values you have submitted. If necessary, they will engage the services of forensic scientists and other specialists. “By appointing Insurance Claim Solutions to act on your behalf we will pro-actively deal with all insurance company negotiations,” says Paul. “This will protect your interests and maximise your entitlement. “As loss assessors, we represent your interests and act as you the claimant's professional. The loss adjuster will aim to reduce the amount the insurance company pays. To ensure you do not lose out, each claim is dealt with by an experienced loss assessor. Our network of professionally qualified surveyors, engineers and contractors allows us to fully manage your claim from the outset. “Our normal policy is to make a no charge visit to your home or premises to discuss your requirements and make an initial assessment of the claim and damage.” Insurance Claim Solutions’ core team all come from a fully qualified insurance background and are regulated by the Financial Conduct Authority.

clear that the policy holder had no idea what they could claim for, or how to present it. It was also clear that the limited advice I was able to provide as a loss adjuster was not enough to enable them to structure and control the claim. They had lives to lead and businesses to run. As my full time job, this made it both easier and harder. “I wanted to create a company that provided a service to the policy holder and focused on their needs,” Paul continues. “As a loss adjuster I was unable to do this as I was working for the other side – on behalf of the insurance company. I wanted to use my professional skills and knowledge to ensure policy holders’ interests were protected and their claims were met.”
Small print Insurance companies are still extremely strict on the small print in the policy. Often, the policy holder’s notification of the claim will be recorded. It is important to appoint a representative who understands the correct presentation of the claim, to secure acceptance of the claim and early interim payments. “Last year we saw lots of flooding and torrential downpours of rain. At that time, we

Victoria Wright of local solicitors Dean Wilson LLP discusses covert recordings of meetings What happens if an employee covertly records a meeting? First of all, you should make it clear under your disciplinary policy that covert recording of a meeting of any nature by the employee or by someone accompanying them is unacceptable and can lead to disciplinary action being taken. You may wish to make arrangements for the meeting to be recorded openly, however this can lead to time-consuming transcription of the sound files or tapes of the meeting. Although a compromise could be to let the employee have a copy of the recording and to make their own transcription if necessary. Employment Tribunals have a wide discretion to decide whether evidence is admissible and generally relevant evidence will
be. The courts have said that whilst the practice of covert recording may be distasteful, this does not necessarily render evidence obtained in that way inadmissible. In one case the Employment Appeal Tribunal held that whilst a covert recording of a disciplinary hearing could be admitted on the grounds of public policy, a recording of the disciplinary panel’s private deliberations could not. In another case the private part of the recording was allowed, as the comments recorded were not part of the deliberations in relation to the matters being considered at the hearing. It was then for the tribunal panel hearing the case to assess that evidence and the impact of it upon the issues which it had to determine. Depending therefore on what is said during private conversations, the recording may be admissible at
a future hearing. It is obviously preferable to avoid having to have this sort of costly and timeconsuming argument at a tribunal or court hearing. There are obvious steps which can be taken to minimise the risk of any recordings being made. Ask for mobile phones to be switched off and left in view on a table – although the problem with this is that there may be other secret recording devices and it is procedure which may cause friction and delay. The most sensible solution is to retire to a different private room for deliberations or for any part of the process which you would not want to be recorded. Alternatively, do not say anything that would embarrass you if it were repeated later on at an Employment Tribunal. Another option is to ask the employee and their companion to leave the room and to take all of their belongings with them. This should be a relatively safe course of action, assuming that there have been no James Bond-style recording gadgets left behind to capture what is said.

St Michael’s – behind the scenes
980s classics such as The Goonies and the Indiana Jones trilogy created a whole generation longing to find hidden tunnels beneath concealed entrances in the floor. I have often stared at the various grates on the floor of St Michael & All Angels Church in Brighton and wondered what exists below. On my latest visit, Fr Mark Lyon and I lifted one. The remains of the original warm-air heating system were instantly recognisable. Large pipes, over one foot in diameter, once transported air around the building. Today, the old network serves as a conduit for the hot water pipes that lead to the large iron radiators that now heat the building. A stone staircase at the rear of the building leads down into the boiler room. Two large square holes, carved into the lintel above its door, were presumably inlets for the original warm-air system. The cavernous room was clearly once home to a large coal stove that heated air for the whole building. Two large gas boilers now heat water for the radiators. An adjoining door provides access to a spiral staircase that leads to a flat roof overlooking Powis Square. The staircase is topped by a circular turret, opposite the heating system’s disguised chimney. A door on the roof leads into a void above the north aisle with views across the nave. Lights in the north aisle can be lowered by rope from here so that bulbs can be changed at ground level. On the way out, I spotted a ladder beneath one of the grates. Peering through the holes, it was clear that the ladder was about 12ft long and set amongst alien machinery – what I can only assume are the windchests of the original organ.
