aving a hole knocked in my wall is probably one of the most useful birthday presents anyone could have given me. When I'm lying in bed in the height of the Turkish summer without an ill-placed Aircon machine growling away above my head, I shall silently thank Hilti man, my kind neighbour, who knocked a hole in the correct wall, in spite of the best efforts of

the Aircon company to do otherwise, allowing me to have the machine where I wanted it. Anyway, the experience got me thinking of other practical things that friends could do for my fiftieth birthday, rather than more traditional presents ... 1. I would like to be picked up at the airport every time I miss the last train because my plane is delayed. 2. I would like someone to come and Hoover my house once a week with a Hoover that actually works. 3. Could someone please do an 'errant facial hair' watch for me? Perhaps someone who doesn't need reading glasses ... 4. Brighton council could bestow the precious gift of emptying the communal recycling bins a bit more often. There's nothing more annoying than finding it overflowing. As usual. 5. Can someone please take me to IKEA so that I can finally buy the wardrobe I've been coveting for 15 years? And don't listen to me when, faced with the flat pack in aisle 27a, I suddenly declare that I can't be bothered and assure you that my old (teetering and moth eaten) wardrobe is perfectly serviceable. 6. Better still, secretly go to IKEA and install the wardrobe without my knowledge while I'm at work. I'm happy to pay. 7. Could someone please come and spend a very precise six minutes, from 7.05am until 7.11am, preparing The Small Daughter's boiled egg every morning? Be prepared to receive not so much as a grunt of thanks, as aforementioned recipient will be engaged in watching crucial bunkum on the iPad and believes said egg to be self-boiling and delivered on an invisible cirrus cloud which is beneath acknowledgement. 8. Could someone be on call with a loud hailer during the hours between 1am and 4am in order to tell people in the street to shut the **** up? Should be able to also speak Polish and Spanish. Especially Spanish. I know it's a cultural thing, but so loud? Really?! Better than a box of scented candles, eh?

inding a house in single occupation in any of our seafront squares and crescents is a rarity. Finding one in its original configuration is rarer still. For years, I had been dying for a tour of the Marine Square residence of two friends of mine with whom I served on the Regency Society committee for years. It was finally arranged – just a couple of days before they sold their beloved home. Marine Square was built during the 1820s and was awarded Grade II listed status in

1952. Some of the houses are five storeys high; others are six. Facades are either yellow-brick or rendered. Balconies with canopies set the square apart from the other compositions. Most have been converted into flats. Two particularly interesting things stand out about the house that I saw. The first is the detail that English Heritage went into when describing the building for the listing. The second is how little the building has changed over the years. The listing document includes reference to all manner of obscure items that wouldn’t usually be mentioned. Rare paper mache ceiling roses, that are so fragile that they are impossible to restore apparently, are featured. Marks in the walls of the rear courtyard are noted as a potential hen house. Even the coat pegs in the second floor bathroom cupboard are observed. It is certainly true that the building has been updated as the years have passed. A custom modern kitchen now graces the basement (where it should be). Electricity has been introduced, obviously, and the switches have transparent back plates. Curved sash windows on the first floor have been replaced with doors that give balcony access – but very much in the spirit of the original building. LH LETTINGS NEWS WHAT DOES THE ‘RIGHT TO RENT’ MEAN FOR LANDLORDS? hmed Khalil of Khalil Properties wonders whether the ‘right to rent’ legislation is fundamentally wrong.

A

What is a ‘right to rent’? A new law affecting both tenants and landlords is already being trialled in the West Midlands, and it is set to roll out to the rest of the UK in 2015. The Immigration Act requires landlords to check whether prospective tenants are living in the country legally. What’s more, it threatens any landlords who do not carry out these checks with a £3,000 fine. The ‘right to rent’ is strictly available to legal residents in the UK: the burden of enforcing this new decree falls on landlords. Is this right? Several questions are raised by this, and it looks unlikely that they will be answered adequately before the law is applied nationwide. Should it really be the duty of landlords to enforce immigration policies? What effect will this have on a landlord’s selection of prospective tenants? What will it mean for the housing prospects of both legal and illegal

immigrants? How will the landlords’ new duties be communicated? In relation to the final point, the current answer is a helpline and the usual find-ityourself online documentation; the onus is on landlords to find out for themselves. ‘Right to rent’ checks Landlords are used to undertaking checks. Tenant checks can cover areas such as previous accommodation, employment, finance and character. The difference is that you carry these out for your own security. The ‘right to rent’ checks are simply another burden on landlords: there is no carrot here, but just a £3,000 stick. Under the new law, landlords (or their agents) will have to see ‘evidence’ before they grant a tenancy. This applies to all tenants above the age of 18. In addition, records of these checks must be kept during the tenancy and for at least twelve months after it has ended. A recent survey published on Propertywire.com found that in a trial scheme in the West Midlands, nine out of ten landlords didn’t fully understand the immigration checks.
