pitched a price for the job, which was accepted, and we have brought it in not only on budget but within the time frame too. We worked to a very strict spec and the only extras that were met along the way were under instruction from the client.” So how does the company work with a client? “It is a very complete service that we can offer. We deal with all of the planning process, from plans and permissions through build and inspections to the final solution. It’s very much a turn-key process. “We have our own team of building professionals that we work with all the time, and we bring in extra specialists to deal with the extraordinary one off jobs that we encounter along the way, like polished plaster and concrete, and of course the stunning insitu cast concrete staircase that we had made for Donkey Mews. There were easier and less expensive solutions but when we showed the client the design ideas he went for it – and it has really paid off, a real highlight in this project.” So are Michael and John busy and enjoying

lthough for the most part, my life is lovely, glamorous and enjoyable, there are times when it stumbles into a nadir which jolts me right back to reality. Saturdays, of all days, are pretty grim for me, especially now that the whiff of spring is in the air, meaning my summer(ish) job on the Pier will begin once more. Saturdays for me normally begin with a run along the seafront at 6am, as I have to start work at The

Supermarket at 7am, where I work until 3pm. Then it’s the Pier from 4pm until 10 or 11 pm. Mathematicians among you will have calculated that this leaves just under an hour on Saturdays for me to do everything I need to do in the house. Today, while I was at The Supermarket, I received a text from one of my lodgers claiming that the downstairs toilet was leaking. I assumed that this was something to do with my changing of the loo seat earlier in the week. Now that The Big Son (who had a propensity for breaking toilet seats in mysterious late night seatwrecking binges) has moved out, I thought I’d treat the lodgers to a spanking new seat, which I installed a few days ago. When I got in for my sliver of an hour at home between jobs, I was alarmed to see that my lodger had been economical with his description of the ‘leak’, which was in fact a fully fledged ‘flood’. Then my downstairs tenant rang, claiming, somewhat predictably, that water was pouring through her bathroom ceiling. Thanking the Lord for my long-ago training as a plumber, I isolated the water supply, then set about checking where the leak was coming from. To my embarrassment, I discovered that one of the wingnuts that connects the cistern to the toilet bowl was missing. There could only be one culprit. ME! While removing the old toilet seat in the week, I’d been cocky enough to chat to one of my lodgers at the same time, and had accidentally unscrewed the wingnut from the cistern instead of the loo seat without noticing. Women and DIY, huh? Not a marriage made in heaven. To make matters worse, I had casually thrown the old wingnut in the bin and, rather than go through the rubbish bag – literally a needle in a stinking haystack – in order to locate it, instead went to Robert Dyas and purchased a shiny new one. So that’s how I spent my hour off last Saturday. Now I’ve just got to paint the downstairs ceiling ...

Robert Nemeth’s Foredown Tower Update

everal themes come together to make a visit to Foredown Tower a fascinating experience. The building began as a water tower for an adjoining isolation hospital. Only a boundary wall survives. The tower was served by a nearby underground reservoir that lives on in the area today. A distinctive beam engine (like that of the Engineerium) beside the reservoir, which is remembered by volunteer Mike Feist, is gone though. The water tower was saved by Hove Borough Council and reopened in 1991 as a

countryside centre with a camera obscura. Everyone should see the camera in action at least once, and many local school children do as a matter of course. The countryside centre is gone which is in itself curious, as the South Downs National Park is famously inaccessible (or, at least, thought of as inaccessible by many local residents). J. Every of Lewes (see their names on drain covers thoughout the city) made the 116 cast iron panels that form the old water tank at the top which, with a raised pitched roof, form a large room. Electric shutters close to allow the camera to operate. An image is projected onto a large disc in the middle of the room. At a glance, it looks like a standard picture. On closer inspection, it can be seen as a live reproduction of what is outside. Seagulls fly across the sky and cars skim across the bypass. Two distinct groups make Foredown Tower work. The first is the volunteers, including gardeners and long-term Foredown Tower champion Mike Feist, who work so hard to make a visit pleasurable for all who come. The second is the nearby Portslade Aldridge Community who use the building as an adult learning centre. LH LETTINGS NEWS WHAT DOES BRIGHTON’S HOUSING CRISIS MEAN FOR LANDLORDS?

A

Brighton has one of the highest average house prices outside London, and high rents are making it difficult for many to find adequate housing – compounded by a situation in which, according to the Committee, a third of the city’s housing stock still remains ‘non-decent’. So this is the crisis: existing social housing that is inadequate, high private rents, prohibitive costs to buy and prohibitive costs to develop new housing.

The scale of the crisis At a recent meeting of Brighton and Hove Council’s Housing Committee, it was stated that an additional 18,038 affordable homes are needed by 2017. That is a tall order indeed, especially as high land values have raised the cost of building, making it difficult to develop profitably.

What does the crisis mean for landlords? It’s certainly not simply boom time for landlords who are enjoying higher rents. The housing crisis is actually a double-edged sword for those who let property. On the one hand the lack of housing, coupled with the prohibitive entry costs of homeownership, have driven more people to rent. This is why the private rented sector has now overtaken the social sector in terms of its share of the housing market. This greater competition from tenants has led to an inevitable increase in rent. Yet, on the other hand, the housing crisis is undoubtedly affecting landlords negatively too. The demand for new housing and rental opportunities is outstripping supply; it’s becoming increasingly hard for landlords to expand their portfolio profitably.
