aving just been elected onto Brighton & Hove City Council as Councillor for Wish Ward in Hove, it seems only appropriate that I focus on Stoneham Park in my patch.

What began as Portland Road Recreation Ground in 1913 was later called Stoneham Recreation Ground. It is now called Stoneham Park, officially, having been reopened in 2001 by the then Mayor of Brighton & Hove, Cllr Harry Steer. The land that became the park initially served Hove as a gravel pit. It was gifted to the town by the Duke of Portland in 1906. For a while, it housed a captured German gun. Pigeon-feeders were the menace during the 1990s, and vandals during the 2000s. It is now both delightful and thriving. To the west of Stoneham Park is Mainstone Road which takes its name from Frank Mainstone, the Duke of Portland’s bailiff. Mainstone kept pigs on the land that became the park. To the north, Stoneham Road has a longstanding association with the baking of bread which continues to this day. A sign on the rear of two houses backing onto the park mentions Clark’s Bread (“THE MOST NUTRITIOUS”) which operated during the first third of the twentieth century. The background of parks locally is interesting. Wish Park opened in 1900, Victoria Park in 1902 and Hove Park in 1906. It was a golden era for public areas, against a backdrop of the green spaces of Hove and Brighton’s squares and crescents originally being private and exclusive. My favourite bit of Stoneham Park is a granite memorial plaque in a grotto-like flint surround on the south-east corner which Judy Middleton describes as ‘a haven for local snails’ in her Encyclopaedia of Hove and Portslade. Judy counted fourteen snails on her visit in 1994. I was disappointed to see only one.

ctor, writer, comedian and TV presenter Robert Llewellyn plans to dispel once and for all myths about electric vehicles at this year’s Eco Technology Show. Taking place at the Amex stadium on the outskirts of Brighton on June 11 and 12, the Show and all the talks and panel sessions, including Robert’s are completely free to attend. Best known for playing the android Kryten in the longrunning BBC sci-fi sitcom Red Dwarf, Robert is also a ‘petrolhead’ who has become serious about the business of changing over to electric vehicles (EVs). He is now probably the UK’s most prominent advocate of EVs and has been notably critical of BBC Top Gear’s position on EVs. Among the myths that Robert seeks to put to rest are that EVs take forever to charge, are liable to run out of power miles

Instead, he will argue at The Eco Technology Show, we need to shelve our prejudices and doubts and think seriously about electric vehicles. Robert is far from alone in his enthusiasm. Nissan Motor GB Limited Managing Director, James Wright, recently announced the results of a survey of the 6500-plus Nissan LEAF owners in the UK. More than half said they definitely would not go back to a conventionally-powered car, and more than a third stated that they do not have to plan journeys in advance any more than they did before owning an electric car, especially as 89% of them charge up their LEAF overnight at home. Nine in 10 now use the EV as their main family car.

RENTAL YIELDS ARE LIKELY TO MAKE UP A GREATER PROPORTION OF TOTAL RETURNS FOR LANDLORDS IN 2015

R

eturns from buy to let investments fall into one of two categories: Income from rent paid to the landlord by tenants and capital appreciation from growing house prices. Adding these two together gives the total return for any given year. While these figures are gross, so don’t account for landlords’ costs, they provide a useful way to understand how landlord returns are made up and how they will likely change in future years. 2014 saw average total returns increase to 12 per cent, from 9.3 per cent in 2013. The increase was driven by accelerating house price inflation, prices in 2014 grew by 6.7 per cent across England and Wales versus 4.3 per cent in 2013. Gross yields on the other hand fell slightly as house price growth outpaced rental growth. Average gross yields in 2014 were 5.3 per cent versus 5.7 per cent in 2013. Given total returns were driven by price growth in 2014, the areas which saw the most price growth saw the highest total returns. Despite yields in London being lower than any other region, at 4.7 per cent, total returns were highest reaching nearly 20 per cent. Total returns were lowest in the North West, 8.5 per cent, the area with the second highest yields. is forecast to be roughly equivalent, which means yields should remain stable over the next two years. Total returns in 2015 are forecast to average 9.3 per cent, down from 12 per cent in 2014. With lower house price inflation forecast, income generated from the rental, will make up a much greater proportion of total returns in 2015 and 2016, shifting from less than half of the total return to nearly two thirds. This means managing income by keeping voids and arrears low will be particularly important areas of focus for landlords over the next two years.
