ELEANOR HARRIS AN EYE ON i360
ROBERT NEMETH BUILDING OPINIONS
I
Robert visits Devil’s Dyke Bomb House
f you have been on the seafront over the past couple of weeks, you will have seen that the i360 construction is now well underway and has already reached over 60 metres high. The main question we get asked at the moment is: how are we going to build the tower? Most people imagine that we’ll be lifting the can, can by can up into the sky, but actually the method is quite different from that. For the first six cans we were able to lift the cans into place using our giant yellow crane (nick-named T-rex), but all the remaining 11 cans will now be built from the top down using our jacking tower. The jacking tower is the large 60 metre high square tower and is a clever piece of equipment designed specifically by our engineering team from Hollandia for the i360 construction. The jacking tower is a bit like a vertical factory where a can is rolled into the jacking tower, then all the cans above this new can are jacked up to make space for the new can to be added at the bottom. The new can is bolted into place both inside and outside, and this process is then repeated until the i360 tower is complete. The last lift will be the heaviest and will be an incredible 980 tonnes! We are using a total of 1,386 bolts to secure all the cans in place with the heaviest bolt weighing around 100kg! If you want to learn more about the tower erection, please check out our website. I also often get asked how long the i360 is designed to last. We have signed a 125-year lease and the i360 is designed to last forever. We have some moving parts for the vertical cable car, which will be replaced on a planned maintenance programme. Each January the i360 will shut for around a week for our equivalent of an MOT and annual service to keep it in top condition, and we will be hiring a team of onsite engineers next year who will be responsible for the ongoing maintenance. www.brightoni360.co.uk Twitter: @TheBrightoni360 @Eleanor_Harris Facebook: Brighton-i360, Pinterest: Brightoni360 Pics: Kevin Meredith

A
s ‘Anonymous Dead Soldier’, my role in the latest film by local duo Paul White and Russell Dukes was not exactly testing. But the afternoon up at Devil’s Dyke gave me a good opportunity to investigate the area’s military history – whilst dressed as a World War II combatant. Travelling to the Dyke for fun is by no means a modern exercise. The first hotel on the site was built in 1831 after all. A railway line once left the main line at Aldrington (which explains the curve of Amherst Crescent) but it was fairly short-lived (1887–1938). A steep funicular railway ran to the north (1897–1908), and an aerial cableway across the Dyke itself (1894–1909). There was also a ‘bicycle railway’ (whatever that is). The area’s military history may well have begun with an Iron Age fort which is evidenced today by a series of bunds around the site. My interest though revolved around a small roofless brick structure to the west of the pub, which I assumed to be some form of bunker. I was lucky enough to speak with Martin Snow at the Sussex industrial Archaeological Society who has researched its history in some depth. It was not a bunker. The Dyke was requisitioned by the War Office during the First World War. Towards the end of the conflict, the structure was built so that bomb components could be tested. It was just one building within a compound that included many other structures. Completed bombs were dropped into the Dyke using an aerial ropeway with an electromagnetic release mechanism. Floor level within is somewhat higher than the surrounding ground which can be explained by the fact that the Canadians filled it with earth during the Second World War so that they could shoot at it without if falling down. www.buildingopinions.com

LEADERS
WINKWORTH
JOHN HOOLE
Originally from Devon, Leanne Collins moved to Brighton three years ago. “I have worked in the property industry for 12 years and have worked for Leaders for 2½ years. The majority of my career has been working as a Sales Negotiator. However, I started out with Leaders in Lettings. When the chance arose for me to join the sales department I jumped at the opportunity and becoming the Senior Sales Negotiator for Brighton & Hove. Over the past year our sales department has gone from strength to strength. I am proud of our customer service and honesty. Our customers are extremely important to us and we ensure they have an enjoyable and stress free experience.” Leaders 119/120 Western Road, Brighton, BN1 2AD 01273 720714. www.leaders.co.uk
Our hugely valued office manager Imogen joined Winkworth after graduating from Brighton University. Her impressive and diverse skills are absolutely essential in the apt running of our busy and challenging office environment. With the friendliest tone and outgoing approach, Imogen is extremely helpful and easy to communicate with. Her honed people skills and truly motivated nature are just two of the many qualities that warrant the greatly positive feedback from our customers and business links. With a very professional and driven attitude, Imogen adores baking in her spare time to wind down, and she often enjoys sharing her own creations with the whole team. Winkworth, 32 Church Road, Hove BN3 2FN 01273 772175, www.winkworth.co.uk
“After just under 10 successful years, we have grown to become a firm favourite amongst sellers and buyers in this area. With Brighton & Hove being one of the most desirable places to live in the UK, the prospects are really looking very good. Work with us in 2015 and you will find a company that is refreshingly professional, reliable and innovative, always striving to exceed expectations every single day. In a recent survey by The Property Ombudsman, 100% of those surveyed would recommend our services to friends and family. As I tell my colleagues, there is still always room for improvement!” John Hoole, 214 Dyke Road, Brighton, BN1 5AA, 01273 555115, www.johnhoole.co.uk

now has divisions that cover all aspects of property from maintenance through to portfolio management. “In creating this company we are in a position to deal with the kinds of properties that other companies might find difficult. Difficult we like and we relish rising to that challenge, finding that right and often very bespoke solution. I started Indigo Lettings back in 2006 and it has been a huge success.” Kevin Thomas comes from a traditional estate agency background and through his career he has had varied experience that covers both sales and lettings and has worked in both the independent sector as well as for large national corporates. His meeting and joining forces with Ian has created a very special kind of agency and they are now delighted to be launching a property sales division to the company. But what is it that makes them different

Kevin Thomas is a property man through and through with a vast wealth of experience, in particular in achieving great results for vendors and finding the perfect home for buyers – whether as a place to live or as an investment. Ian has been so successful that a few years ago, whilst still very young, he was in a position to retire to the Caribbean. An enviable situation you might think, but not if you have the kind of brain that Ian has, and pretty soon he had returned and was back in business. “As an ex city management consultant my job was to help people make the maximum return on their money and investments. I was good at it, but for me the satisfaction did not come from the financial gain alone but more from the satisfaction of doing the job to the

highest possible standards achievable, with a vigorous attention to detail, a strong conscience and with earnestness. “When I returned I quickly built up a very large £8 million portfolio of property. I needed to find a company to look after that portfolio but I was disappointed that something that matched my high standards in all aspects of the service that I required did not seem to exist. Being a creative person I realized that to get what I wanted I would have to start that company myself, and that was how Indigo was born. The group

from any other estate agency? “In my previous roles I was very much responsible for turning round the fortunes of property sales offices, trouble shooting, getting to the root of the problem and turning failures into successes. I even took on the training role in the South East for the largest national estate agency in the UK responsible for the training and development of hundreds of estate agents. My approach to property valuation has always been to find exactly the right buyer for exactly the right prices, a very proactive way of selling that will often mean that we can achieve the very best price possible. Our way of working dictates that we go to market with an air of confidence, that is a key factor in this game. Marketing in the right way is key to the process too and we take full advantage of all marketing opportunities, from the very traditional to the very new. In that way we are very much a hybrid of a modern online

agency format and the very traditional personal approach. Too many businesses have dispensed with the personal touch in favour of online service, we employ both to the very best effect. Computers don’t sell properties, people do. “The main difference between us and other agencies is that we have not adopted the high street shopfront approach. Instead we have invested in a suite of informal and comfortable offices where we can meet our clients and help to find the right solutions for them. We firmly believe that very few people will look for a home by treading the high street and walking into old school agencies. That said we do whole heartedly believe in personal face to face contact wherever possible, getting to know our clients well and building a healthy relationship with them that we believe will lead to strong results and happy clients.” It is clear that both Ian and Kevin share a commitment to these ideals and to doing the job to a very high standard. Jokingly they describe Indigo as being the Apple (the world’s most valuable company) of the property world, and with their smart approach and styling it’s easy to see what they mean. “We offer a full service with no hidden costs or agenda, a clear commitment to giving our very best and offering a bespoke marketing strategy for each client and each property. It’s a visionary approach to property sales that starts with careful marketing plans and is followed by commitment, passion and belief and then finally to completing that sale. For Indigo a successful deal is one where all parties, buyer and vendor are happy.” Both Ian and Kevin are impressive men with an impressive track record and to back them up a strong team of industry professionals. Their Brighton Marina office is refreshingly relaxed, easy to get to and unlike so many places has free parking. The company is taking the very best of the old, embracing the new and moving their vision of a property sales service forward in a way that both respects tradition and builds on experience whilst at the same time seeking out innovation and new standards of excellence.

BUSINESS AID
Victoria Wright of local solicitors Dean Wilson LLP discusses taking on an employee I’m thinking about taking on an employee for the first time – what do I need to do? The matters a new employer is required to deal with can seem quite intimidating, but you are wise to think them through before employing someone. There are lots of considerations, but to start with, think about the following: You need to satisfy yourself that your prospective employee has the legal right to work in the UK. You should ask all potential employees to provide evidence of their right to work in the UK and you need to see, satisfy yourself they are genuine and copy certain documents so that you can prove you have complied with your obligations. You need to decide on the rate of pay for the job and to ensure
that you pay at least the National Minimum Wage. The current hourly rates are: for workers aged 21 and over £6.50; for workers aged between 18 and 20 - £5.13; for workers aged 16 to 17 - £3.79; or for apprentices - £2.73. The rates are reviewed annually and any increase is applied in October. From June 2015 pension autoenrolment applies. Employers are required from their ‘staging date’ to automatically enrol certain eligible workers, known as ‘jobholders’, into a pension scheme and to pay a minimum level of contributions to the scheme. Non-compliance can result in fines from The Pensions Regulator. If required, you may need to do a Disclosure and Barring Service check (formerly known as a
Criminal Records Bureau/CRB check). You need to have Employers’ Liability insurance as soon as you become an employer - your policy must cover you for at least £5 million and come from an authorised insurer. You need to give your employee a written statement of employment if you are employing someone for more than one month. The statement must be provided within two months of employment starting. The purpose of the statement is to protect the employee (it sets out certain things for them, such as the payment method, holiday and sickness details). It is not designed to protect the employer. Finally, you need to register with HM Revenue and Customs as an employer. You must register before the first payday. It can take up to two weeks to register, however you cannot register more than two months before you start paying your staff.
Victoria Wright qualified as a solicitor in 2000 and has focused on employment law ever since, advising employers and employees. She specialises in reducing risk for clients, and providing straightforward and cost effective advice.

he Eco Technology Show celebrated its fourth year at the American Express Community Stadium on 11–12 June with a record increase in business visitors, making up 75 per cent of the total. With over 120 exhibitors and 70 free talks to choose from, visitors were spoiled for choice. Thousands arrived from across the UK and Europe including businesses, local government representatives, facilities managers, builders and the general public. All came to discover the latest innovations, ideas and expertise to help slash running costs and boost energy efficiency at home and at work. The brand new Innovation Zone proved particularly popular, with never-before-seen products on show including flexible solar panels, sustainable courier services as well as new ways to harvest tidal energy. Recent Government award-winner for best start-up, Q-Bot, showcased robots to assist with underfloor insulation. Upon arrival, visitors were greeted by a line of gleaming electric vehicles including the new BMEi8 parked outside the venue. One of the big draws for the Show was TV star Robert Llewellyn of Red Dwarf and Scrapheap Challenge fame, a huge advocate of electric vehicles who took to the stage to dispel the myths around the use of them. Hove City Council, Warren Morgan, discussed the ways in which the council would bring about low economic growth, in one of his first public outings since taking on his new role. One of the reasons the Eco Technology Show works so well in Brighton is because of the eco conscious population and large majority of green voters. Unsurprisingly therefore, one of the most popular talks was chaired by Caroline Lucas MP, the only Green Party MP in the country. Caroline was joined by Matthew Farrow of the Environmental Industries Commission, Mike Walker of DECC, Christoph Harwood of Marksman Consulting and Alex Hunt of the Green Building Partnership. The panel examined the future of energy efficiency including potential confusion around stop/start government funding. Nicola Gunstone, Show Director of the Eco Technology Show, was

The brand new Innovation Zone was buzzing and new business was being conducted throughout the Show. In fact, we recorded the highest levels of exhibitor satisfaction this year.” The exhibition floor was buzzing with business being conducted and contracts discussed. What Are the Benefits of Selling by Auction?
F
or many years now and probably since the process of selling property by auction began, there has been a misconception that it is only 'problem properties' that are suitable for selling in this way and that the auction process was often seen as a ‘last resort’! Too a large degree this used to be the case however it has not been uncommon to also see both residential and commercial investment/development properties populating an auction room over recent years and being sold 'under the hammer'. There now appears to be a new requirement from buyers, the straight forward non problematical residential flat, house or bungalow! A strange request you might think? Well the main reason for this change in trends is actually that buying at auction is fast becoming a far more acceptable and often preferred way for purchasers to buy their homes because this particular system offers speed, clarity, certainty and most of all, NO CHAIN! So what are the benefits to you, the seller? • As mentioned, chain free buyers • Mainly cash purchasers • Immediate exchange of contracts on the fall of the hammer • Pre agreed completion dates • Competitive fees • Access to our exclusive database of local, national and international purchasers • 4 weeks of intense pre auction marketing
• A stress free way of selling compared to the current private treaty system • Maximum market prices achieved It seems clear to me that this new breed of 'auction buyer' is not out there just to pick up a bargain but to simply take advantage of an alternative and efficient way of buying their home and by doing so, eliminating many of the stresses, strains and uncertainty associated with 'the other system'! It would seem that no longer is the auction process being deemed a ‘last resort’ to sell property, in fact it is instead fast becoming many people’s first and preferred option! Our next auction is on 9th September and entries are still very much welcome and therefore, if you would like a free, without obligation market appraisal then please contact the auctions team. NEW HOME
LOVE LONGHILL Mishon Welton present this stunning brand new contemporary home in Ovingdean
A
truly stunning, brand new, detached family home, beautifully presented and appointed, with an emphasis on contemporary styling and enjoying fabulous far reaching views across open countryside to the sea, within a small residential cul-de-sac. One of the first impressions you have as you approach this property, is the fact that you would not know it was there unless you were specifically looking for it! Pleasantly tucked away off Longhill Road, in a small residential cul-de-sac, constituting just a few properties, there is a real sense of privacy. The house itself, has an impressive looking, modern, contemporary styled brick facade, with wide, glass and steel balconies at ground and first floor levels and a sun terrace on the ground floor, all enjoying a fabulous, sunny south westerly aspect. On entering the property, the impression of light and space, combined with the quality and luxury of the fittings is all encompassing. The lovely living room, opens out onto one of the wide balconies and takes in a fine view across rolling open

countryside at the front and in turn is flooded with light, through the large sliding doors and windows. The kitchen is beautifully and luxuriously fitted
The space and flexibility offered by the layout of the accommodation cannot be overstated with stylish high gloss units with black granite work surfaces and numerous quality integrated appliances. The space and flexibility offered by the layout of the accommodation cannot be overstated, providing a versatility that few conventional homes can compete with. A wide internal staircase leads to a "garden level" floor, where the accommodation follows the same light and airy theme, yet offers additional living accommodation, including two bedrooms, a comfortable modern bathroom and a utility room which could deputise as a small

kitchen if need be. The floor can be accessed independently of the main front door. It is difficult to imagine a teenager who would not be thrilled at having this sort of space to live in, with the opportunity to come and go, without disturbing the rest of the house! Equally, this floor would work just as well, for those families with elderly live-in parents and the phrase "multi generational living" seems particularly apt when describing the house. On the first floor, there is a superb master suite, which includes a large bedroom, with huge folding doors opening on to the second balcony, with truly breathtaking views towards the sea, and a sumptuous, luxury ensuite bath/shower room. Externally, there is an easily managed lawned rear garden and a driveway leading to a good sized garage with electrically operated doors. Ovingdean Village is all about a bit of peace and tranquility, away from the hustle and bustle of city life, with extensive rural walks on the doorsteps and the coast within walking distance. However, the village is very accessible to Brighton & Hove City centre and

the Brighton Marina, by road or bus, for those that need a dose of the city "buzz" from time to time! All in all, this is a fabulous family home, delightfully located, and offering a smart, luxuriously appointed contemporary property, with considerable flexibility and offers ease of maintenance for the busy professional. An appointment to view is very strongly recommended to appreciate what is on offer.

EARNING A GUARANTEED SECOND INCOME AS A LANDLORD HAS NEVER BEEN SO EASY
A
s part of a series of articles offering advice and news for local landlords, Ahmed Khalil of Khalil Properties reveals how becoming a landlord has never been so easy or so attractive. What’s stopping you becoming a landlord? The idea of a second income from property investment is one that many find attractive. It’s the reality of the property purchase, the specialist mortgage requirements, the rigmarole of refurbishing, the ever-changing legal complexities, the finding and managing of tenants, the added hassles of property maintenance and having to deal with all that paperwork that puts so many people off. If that sounds familiar to you, then it’s time to think again. It doesn’t have to be that way. There is a simple way to get your foot on the property investment ladder without the slightest inconvenience. There is a way you can start receiving guaranteed rent on your property from the very day you
Let me organise your mortgage and pay mortgage broker fees for you (subject to contract).
exchange. The perfect rental property for you is out there: and I’ll do all the legwork for you. Let me tell you more. Here’s the easy way to guarantee a second income from property... For the last two decades I’ve helped landlords in Brighton and Hove to make the most of their investments. And now I can make it easy for you to join them. I can take all the stresses and strains out of buy to let investment. I can remove the risk and uncertainty of renting. Not many things in life are guaranteed, but your rental income certainly can be, and you barely need to lift a finger to realise this. Let me find the perfect property for your budget.
Let me lease the property from you – for as little as one year or as long as five years. Let me guarantee your rent regardless of whether the property is occupied or not. Let me start paying you this rent the moment you exchange. Let me handle everything to do with the tenants, the daily maintenance and even, should you wish, any refurbishment that is required. And I can let you enjoy a guaranteed second income from letting without any uncertainty or stress. All you need do is enjoy the money that comes in each month. At the end of our lease agreement I’ll return your property to you in the same condition as it was when you completed your purchase. Of course, you can always arrange to continue renting out your property without risk for
another period. And why wouldn’t you? Want to achieve rent without risk? Khalil’s Premium Rent Guarantee Scheme is open to all, and who doesn’t want to be a landlord without the worry and uncertainty? Life really can be that good! So, if you have ever wondered if you can buy to let without stress, or enjoy rent without risk, why not give us a call to find out just how easy it can be. For more information about achieving rent without risk, or to discuss other rental opportunities around Brighton, call Ahmed Khalil on 01273 573960, visit Khalil Properties at 124 Lewes Road, Brighton BN2 3LG or find us online at www.khalilproperties.co.uk.

ike so many people, I finished university with no clear idea about what I wanted to do next. But I was lucky enough to be given an opportunity to join a small, independent letting agents in Arundel, and it wasn’t long before I was sure that working in the property sector was definitely for me. In time, that agent was acquired by a larger company that also operated branches in Hove and Worthing, where I met the sales, lettings and property management teams before taking up a full-time role in Hove. This was a golden opportunity and after achieving some excellent results, I was promoted to the role of senior negotiator soon after. Three years passed, during which time I studied for and secured by ARLA qualifications, but then it was time for a new challenge. I had noticed Leaders expanding and gaining an even

stronger reputation in the industry and I was keen to be a part of it. When I met branch manager Andy Hovey my mind was made up, and I was ecstatic when he offered me a chance to join the Leaders team in Brighton. I am now looking forward to helping the branch grow in line with the company’s ambitious strategy and broadening my own property industry knowledge.” www.leaders.co.uk
