HELP TO BUY: HOW CAN IT HELP YOU GET ON THE PROPERTY LADDER? t is no secret that getting on the property ladder is more difficult than it once was, so making use of schemes such as Help to Buy makes great sense to thousands of first-time buyers. The latest Rent Check report, produced by BDRC Continental and Allsop LLP, outlines what is believed to lie in store for the property market over the next five years. Kevin Shaw, national sales director at Leaders, is one advocate of the government’s flagship housing policy, which is designed to assist people who have a relatively small deposit in proceeding with their plans to buy a property. “Help to Buy has provided vital support to thousands of people who might otherwise struggle to secure the finance required to buy a property,” he explains. “It works by allowing buyers to either top up their deposit with a government-

funded loan or take out a mortgage with a government guarantee attached.” Mr Shaw has highlighted some of the key facts about Help to Buy to help prospective buyers work out whether the scheme is right for them: · The first phase of Help to Buy launched in April 2013 and is open to first-time buyers with a five per cent deposit who wish to buy a new-build property worth up to £600,000 ·It offers applicants the chance to secure a loan that allows them to purchase a newly-built property ·To date, about 50,000 people have benefited ·Alternatively, first-time buyers who want to buy a second-hand property can instead obtain a government guarantee that commits Westminster to covering a portion of the losses in the event of foreclosure · This guarantee encourages
lenders to offer good mortgage terms to first-time buyers, as they can be sure of recovering some of their losses from the government should a borrower default on their mortgage The latest phase of the government scheme will come into effect on 1st December 2015 when the Help to Buy ISA launches, providing first-time buyers with a new and incentivised way to save. Mr Shaw has looked ahead to the ISA and summarised its key features: ·People will be able to save up to £200 each month in the Help to Buy ISA, with the government adding an extra 25 per cent · So every individual who puts away £200 will benefit from an additional £50 in their fund each month ·Savers can deposit an additional £1,000 when opening their ISA, allowing them to save £1,200 in the first month - plus the government’s top-up of £300 ·The maximum government contribution is £3,000, which will be reached when people have saved £12,000 · Users can put their money towards any type of mortgage or
opt to make an early withdrawal, providing the government bonus totals at least £400 · £12 billion has been set aside to support Help to Buy ISA account holders, which could lead to £130 billion worth of mortgages being taken out “If you are worried about a small deposit and the position this puts you in as a first-time buyer, Help to Buy could be your route to owning a home on reasonable terms,” Mr Shaw stated. SURVEY REVEALS MILLENNIALS LACK HOUSING MARKET KNOWLEDGE t is commonly reported in the news that many individuals aged 22 – 30 believe that they are stuck in ‘generation rent’ and that they will not be able to afford to purchase their first home in the near future. However, a recent survey conducted by NatWest revealed that millennials may not be as pessimistic towards the UK housing market as is commonly reported. The survey, which questioned 1,500 UK respondents aged 22 – 30, was conducted to identify how millennials view the UK housing market and whether they understand different areas of the home buying process. The results highlighted that millennials appear to show optimism towards the issue of ‘generation rent’, with 53 per cent of the respondents stating that they did not ‘agree’ with the fact

that they are experiencing this. It was also noted that 44 per cent of millennials believed that they will have a deposit for a mortgage by the age of 30. However, this optimistic outlook may, in part, have been down to a lack of knowledge of the UK housing market. Over 40 per cent of the 1,500 respondents who took part in the survey stated that they did not know how much money they would need to save for a deposit on their first home. The data also highlighted that 22 per cent of millennials believed that they could save for a deposit in less than 2 years. However, looking into the stats further, the data showed that on a monthly basis, 25 per cent saved less than a fifth of their salary and a further 20 per cent did not put any money aside for saving at all. Lloyd Cochrane, Head of
Mortgages at RBS and NatWest, commented on the results of the survey and said: “This survey backs up what we see when we speak to many of our customers in their twenties. They are often not sure exactly how much money they need to have when they start to look at mortgages that will help

he i360 is one of the biggest engineering projects to happen in the UK in recent years and we are hoping to inspire a future generation of architects and engineers. Before we even started building we brought in our filming partner, Latest TV, who along with our two official photographers have been working with us for the past year to capture every stage of the construction. Latest has created a series of fascinating short films, each lasting a couple of minutes documenting the build.They include films on the concrete pour, both beach landings and the fitting of the first steel can. There is also behind the scenes footage and interviews from the people working on the project. These videos are brilliant for people who perhaps can’t make it down to the site, have missed any of the work or who want to get a different perspective on the work we are doing. It is great to have the team from Latest TV documenting the build. The building of the i360 is a historic time for Brighton and it is fantastic to have it being recorded at every stage by a local TV crew who have been able to pop down to the site whenever something momentous has happened. It is great to see these films coming together. You can now watch these on our You Tube Channel or our website. As well as the Latest short films, we have also uploaded some fantastic drone footage and some TV news pieces. We had the BBC on site last week. They were lucky enough to climb up to the top of the jacking tower to see how it works. This week the project reached another major milestone as we lifted our first can into place using the jacking tower. esterday, I chanced upon the delightful and disturbing Albanian port town of Sarande. Sarande is something of a shabby Monaco but has a heart that beats like the engines of the machines on building sites all around its curved bay. And in a manner that sterile places such as Dubai could never understand. There is a proud history here and, on the whole, it is being embraced. The new buildings are by no means befitting to the historic setting and wouldn’t look out of place on a British resort in Spain (complete with retrofitted air-conditioning units). But Sarande does not have a Regency Society or local branch of the RIBA to keep things in check. Brighton & Hove should know better yet we are still churning out alien white-rendered boxes with decorative planks. Tourist amenities at the fortress town of Butrint, a UNESCO World Heritage Town, are as good as any National Trust property, and those at the Syri i Kalter (a bewildering well from which a whole river pours) are getting there. The cruise ships in Sarande are getting bigger and this is what disturbs when considering what Brighton & Hove has squandered in recent years. Despite hearts in the right places, the New England Quarter has proved to be Brighton’s biggest wasted opportunity, perhaps ever. But taking so long to get development sites moving and shadowy figures at the council fighting a 50m pool for the King Alfred will have profound implications in the future. The i360 offers hope if it inspires not just regeneration around it, but a renewed appreciation of the seafront generally. www.buildingopinions.com

THE ONLY WAY IS UP House prices in Brighton & Hove have risen sharply and there are pros and cons affecting residents in the city. Latest Homes would like to hear your views ouse prices in Brighton & Hove have increased more than 11% in the last year. This information is taken from the Land Registry which shows that prices increased 11.1% between June 2014 and June 2015, with average prices now at £278,594. Prices have also risen by 10% in West Sussex and 6.6% in East Sussex over the same time period.

Latest Homes spoke with Phil Graves of Graves Jenkins who says: "The situation in the value of house prices in the city is not surprising. Activity levels are very high and with low interest rates plus a lack of supply hitting the market, prices are necessarily rising. I have two main concerns about this. Prices cannot keep leaping up in the longterm. History tells us that it never happens this way. Many agents believe that house price growth of under 5% is the ideal, because that is more sustainable. We do not want a boom and bust scenario. In addition. the city is struggling for land, with the sea and the Downs limiting the space for new homes. We will need to build up in the future, for both private and affordable homes. We need new housebuilding of all types, and particularly the pressure is on affordable homes. Agents don’t really want to see people from the city outpriced from the market, and would all like to see more affordable homes for our residents including key workers. Overall though, it is good news

that the city is considered a desirable place to live. Across England and Wales, the average house prices have reached a new high of over £181,000, which overtakes the 2007 peak. In London, the average house price is £481,820. But there are expected to be base interest rate rises around the end of the year, moving up from the current 0.5%. Many analysts predict that the cheap mortgage rates will soon rise.

into two types: good looking buildings that are very wellmaintained and attractively decorated inside or those that need considerable renovation (but which are still structurally sound). Perhaps unsurprisingly, buyers also often divide into two categories: those looking for something they can move straight into and those that are looking for what is essentially a shell to then put their mark on. In terms of availability, there aren't lots of these “doer-uppers” in Brighton & Hove, but they do come up. If you can find a gem in need of a radical make-over, there is a real opportunity to create your perfect home. A word of warning to DIY enthusiasts though: Sarah Beeny and co may make it look easy, but a successful refurbishment takes careful planning. It’s vital to be realistic about how long things can take and to meticulously plan your budget to take into account any surprises that you might run into down the road.

Warren, this is one of the key things your administration will be judged on. The housing crisis needs to be solved. And I'm sure there will be cross-party support with Caroline Lucas and Simon Kirby behind any coherent plans to secure more affordable homes for our residents. Let's celebrate Brighton & Hove. We asked Ryan an 18 year old production executive about his aims to get on the property ladder. With property prices going up year after year it makes it hard for anyone to get themselves on the property ladder, let alone the young adults that are living in this city who can barely think about buying/renting property in Brighton. As an 18 year old myself, I have thought and looked at moving out of my parents' home and trying to find property but this is going to be merely a dream until I'm easily into my mid to late 20's as the price of living these days is just too much for me to live on, on my own. The aim for me in the short term would be to flat/house share with at least 3 people so that I cannot only afford to live but be independent as well.
I wouldn’t want to live anywhere else Property prices can obviously be found cheaper outside of Brighton and Hove but living in the outskirts of Brighton and Hove as I have done for 18 years, I have learnt to love Brighton and the surrounding areas. I would not want to live anywhere else and of course family means everything so being closer to them would make living on my own just that bit easier. Brighton is and has always been a very special and unique place and although the prices may put people off buying property here the friendly people and atmosphere should be enough to keep bringing people here to this lovely city. The recruitment process is partly covered by the Equality Act 2010 and the Data Protection Act 1998. Employers should ensure their procedures are compliant. It goes without saying that the organisation’s equal opportunities policy should be followed and applied. Depending upon the nature of a vacancy, a job description should be drawn up, or the current job description should be reviewed. It should focus on and accurately reflect the job in question; and it should state the desired outcome, rather than specifying how the task should be performed. Use an appropriate job title, such as ‘waiting staff’ rather than ‘waitress’. A person specification describes the skills, knowledge, abilities,
experience, qualities and qualifications that are necessary, or in the alternative desirable, for the successful candidate. Make sure they are not restrictive and/or discriminatory. For example, requiring solely UK-based qualifications may lead to discrimination because of race or nationality. Thought needs to be given to whether to advertise internally and/or externally and where. Decide on what basis you will select for interview. Will you invite CVs or require candidates to complete an application form? Once you have the application, how will you short-list? Ideally a panel will agree marking criteria, will individually score the application and then collectively compare scores to make a selection. If possible, information about a candidates’: age; disability; gender
reassignment; marital/civil partnership status; pregnancy/maternity; race; religion/belief; sex; and sexual orientation should be removed. ustin Gray’s most recent auction at Clarendon Villas Church on 16th July was another resounding success raising just shy of £3m. With 19 out of 20 lots sold, this was the perfect way to wrap up for the imminent summer break. Already this year the auctioneers have sold property totalling in excess of £11,000,000.
