HOW CAN AN OPEN HOUSE HELP YOU SELL YOUR HOME? pen houses are increasingly being used by agents looking to give you a crucial head start when it comes to selling your property. Kevin Shaw, national sales director at Leaders, has highlighted the rising popularity of open houses as one of the most exciting trends in the modern sales market, explaining they are now gaining ground in all parts of the country. “Setting up an open house event and encouraging as many people as possible to view it within a certain timeframe makes sense for a number of reasons,” Kevin says. “Firstly, getting people through the door is the key to any property sale, as the more viewings we conduct the more likely it is that suitable offers will be made. Secondly, by holding numerous viewings on a single day, prospective buyers know they

need to act fast to beat off the competition and secure your home. “Although an open house is not suitable for every property on the market, in those cases where it works it is not uncommon for us to receive a number of offers within hours of an event being held.” In order to make the most of an open house, sellers are advised to ensure their homes are clean and tidy, that as much light as possible is let in to rooms and there are no cars on the driveway or around the entrance. Open houses can also be extremely convenient for sellers, allowing you to avoid the disruption of regular viewings over a period of days or weeks. Kevin continues: “Some sellers, particularly those with busy lives or young families, find it difficult to keep their home clean and tidy for individual viewings spread over a period of time, while many
feel they should be out while viewings take place, which can be inconvenient. “But with an open house, you only need to vacate your home for two or three hours and dozens of viewings can be completed in your absence.” Once an open house has finished, a good agent will contact attendees to ask for their feedback and to discuss offers with any serious buyers. Kevin says: “Even if your home does not sell at open house, you are sure to learn more about
exactly what is putting buyers off. AVERAGE HOME GAINS £9,000 IN VALUE AS HOUSE PRICES HIT ALL-TIME HIGH he average property in England and Wales is now worth in excess of £9,000 more than it was a year ago. New figures from the Land Registry show the typical value of a home was up to £181,619 in June, an increase of £9,252 in comparison with the same month in 2014. The substantial rise also takes house prices to an all-time high point, ahead of the previous peak of £180,983 recorded in November 2007. Kevin Shaw, National Sales Director at Leaders, says the sharp rise in house prices is evidence of overwhelming demand from buyers and a healthy market. “House prices are the highest they have ever been, with homeowners enjoying average capital appreciation of more than £9,000 in the last 12 months and an extra 1.1 per cent in the last month alone,” he explains. “With the market made up of a higher number of buyers than sellers right now, it is a lucrative time to put a property on the market and sellers can feel extremely confident about getting the best possible price for their home.”

Across England and Wales, house prices grew by 5.4 per cent in the year to June, but in certain areas this rise was particularly steep. For instance, properties in London continue to attract significant price gains, rising by 9.2 per cent over the period in question, while there was an 8.4 per cent surge in the south-east. Kevin adds: “All parts of the country witnessed an increase in house prices over the last year, so no matter where you live, your property could be worth more than you realise. “While the largest rises in property prices have been seen in London and the south-east, the east, south-west and north-west have also enjoyed a boom in recent months, making it a great time to sell in these areas too. “A buoyant market presents an attractive opportunity for sellers to potentially achieve a quick sale at a high price. This can provide you with the funds you need to make your next move up the ladder or to downsize while banking a hefty sum.” People who have lived in their home for a couple of years or

T
he Brighton i360 tower reached an important milestone last week when it officially became the tallest building in Sussex. Having reached 120 metres high, the i360 is now taller than Shoreham Power Station at 106 metres, which previously was the tallest structure, and Sussex Heights at 102 metres, which was the tallest building in Brighton and Hove, and other famous landmarks from the county such as Chichester Cathedral and the Gatwick Air Traffic Control tower. I was lucky enough to take a trip up to the top of the jacking tower recently with the construction team. We boarded a ‘hoist’ lift and travelled up to 60 metres high. Even at this height, the views of the city, downs, chalk cliffs and sea were absolutely stunning. I cannot wait to see the views from the i360 when it opens next summer and the pod will glide up to 138 metres – more than double the height of the jacking tower. Up close the tower is an incredibly elegant and beautiful piece of architecture soaring up into the sky and it will be wonderful to see the tower revealed in all its glory when the square jacking tower (used to build the tower) is removed next month. I had hoped to see the Pride parade go past the i360 from the top of the jacking tower, but unfortunately the route got diverted at the last minute. Nev Kemp and his team did a great job to keep the Parade going, and the police got the biggest cheer as they walked past. I enjoyed watching the Parade from the Argus/Juice VIP bus on Old Steine. Juice DJ Guy Lloyd had got fully into the spirit of Pride and was dressed up in a unforgettable gold Lurex cat suit with gold spray paint, and gave a commentary to the passing procession. It was my first Pride and what a fantastic festive and celebratory atmosphere in the city. ardens are usually designed in plan form yet they are rarely seen from above. In the case of Regency Square, the opposite is true. Its gardens will soon be seen from the air by over half a million people annually. Regency Square was built from 1818 to 1830 on Belle Vue Field, a plot that was home to thousands of soldiers during the late 1700s. It was vandalised in 1969 when an ugly car park was constructed below. The gently sloping open space became three badly-linked terraces with concrete driveways, vents and steps as decoration. Rather than sit back and put up with the situation, the highly proactive Regency Square Area Society has teamed up with respected international gardener Diarmuid Gavin to produce three proposals; each of which might be paid for using the 1% of i360 ticket revenue which is to be set aside for local causes. The first proposal is called Searchlight and features paths criss-crossing the gardens. The angular spaces between the walkways could be either beds or lawns. The shadow of the i360 would create a sundial-like effect on the ground. The second, Plumage, is based around a series of flouncy bushes in the style of the Prince Regent’s cravat. The third, Bumps, is my favourite. If picked, we would see the creation of bushes, seats, lawns and viewing points in the form of bumps, lumps and humps (and mumps?) – perhaps reminiscent of a lunar landscape. It is wonderful. Trix, Julie, Nigel and the rest of the team at the Regency Square Area Society have taken precisely the right approach in putting their own plans on the table, rather than waiting for something that may never happen. The funding is far from assured, and the Council is not yet involved, but it is a perfect start.

SEQUENCE EMPLOYEES HAVE A BALL RAISING OVER £300 AT GOLF DAY TO SUPPORT CHILDREN AND YOUNG PEOPLE WITH CANCER
A
group of 18 employees from various branches of Sequence (UK) Ltd – the national network of estate agents – took time out of their busy schedules to raise awareness and funds for CLIC Sargent, the UK’s leading cancer charity for children and young people, and their families. Tuesday 21st July saw a group of staff members take to the beautiful British countryside for a game of golf at Pyecombe Golf Club, and raise £346.22. Sequence have been a corporate partner of CLIC Sargent since 2001, and have raised a whopping £360,000 in this time, through various avenues. Drew Bailey, Branch Manager at Fox & Sons Estate Agents, Hove, decided he wanted to organise a Golf Day in order to honour this partnership. He gathered troops from local branches, and got them ready and raring to go golfing! Kitted out with CLIC Sargent badges and wrist bands, the

golfers began their game. Yasmin from the Kemp Town office kept up with the golfers on her buggy, keeping up the energy levels by providing drinks and sweets throughout the day. This was much needed as even the blazing sunshine made an appearance – adding to the enjoyment of the day. Unfortunately for Drew, it wasn’t his team that won, but the Preston Park office. Food was provided after the game, as well as goody bags, filled with all things CLIC Sargent, to be shared with the golfers’ families. A raffle was held with prizes including a Meal for Two at The Salt Room Restaurant and tickets to see Brighton & Hove Albion F.C. at the Amex Stadium. A fantastic day was had by all, with the money raised being vital to help provide clinical, practical and emotional support for young cancer patients and their families, from diagnosis onwards.
