Cutting edge design and engineering take Brighton’s visitor appeal to new heights

W

e have much to be optimistic about. Figures published last week show that Brighton and Hove had record numbers of tourists in 2014 with 10 million day trippers and 1 million overnight stays. Tourism contributed £1.1 billion to our economy and employed nearly 22,000 people. It is the cornerstone and lifeblood of our economy, vital for the many hotels, shops and restaurants that rely on the tourist trade and simply would not exist without those visitors. Brighton now is the most visited destination in the South East outside London (overtaking Oxford), the most visited seaside destination in the UK (overtaking Blackpool) and the only UK seaside destination in the top ten destinations for international visitors. Brighton Pier is the only top ten UK visitor attraction outside London with 4 million visitors. Since Dr Richard Russell declared the healing benefits of seawater in 1750, Brighton has been a town founded on tourism, cemented by the arrival of the Prince Regent in 1783 who built the flamboyant Royal Pavilion as his seaside pleasure palace. The Victorians took tourism to the masses and built the railway, the grand seafront hotels, the Palace Pier, West Pier and the Chain Pier, the Theatre Royal and Volks Railway. The piers and Volks were all examples of cutting edge engineering and bold architecture of their time. When the West Pier opened it divided opinion amongst local residents, but later became recognised as the finest pier ever built with Grade I listed status. Whilst most seaside towns went into terminal decline after the advent of the package holiday in the 1970s and more recently the low cost airlines, Brighton has not rested on its laurels, but has continued to reinvent itself. We have bucked the trend of the declining seaside town by continuing to develop new offers to keep the tourists coming: we added the Brighton Centre, Churchill Square and the Marina in my lifetime. We also created an exciting calendar of events such as the Festival, Fringe and Pride, which all draw in the crowds by the thousands. The i360 very much follows in this history: like our Victorian forefathers, we are using cutting edge design and engineering to give the tourists an exciting new reason to keep visiting. T

he Keep opened on the Lewes Road as one of the safest places in the county to store historic records. I was lucky enough to get a tour of its most secure areas with County Archivist Elizabeth Hughes. As a user of the Local History Centre in Brighton Museum, I was certainly disappointed when it closed. Its replacement though – a joint venture between Brighton & Hove City Council, East Sussex County Council and the University of Sussex – may be a little out of the way but it is a quite incredible public resource. The Keep opened in 2013 at a cost of £15 million with Atkins as architects /engineers and Kier as contractor. It features yellow brick and white render, and few windows. Three large strong rooms, each chilled, where natural light would ultimately harm cherished documents, contain ten miles of shelves. Six miles have been filled already. The strong rooms contain all manners of documents including old deeds, maps, plans and reports. Of particular interest to me was a series of models of the University of Sussex including a scale model of the Gardner Arts Centre (now called the Attenborough Centre, I believe). Sorting and restoration rooms nearby show just how involved the archiving process can be. Freezing any new item that is suspected of contamination is just one step in the process. One highly secure area is a cold store for photographs, negatives, videos, cassette tapes, CDs and all manner of other items. It was here that I came across scores of photos showing the construction of the Marina. No doubt this is the location of the Regency Society’s popular James Gray Collection of local photographs too. It’s official: student rents are soaring • A recent report by the National Union of Students has highlighted just how much student rents are rising • Housing charity Shelter describes them as “sky-high” • Unipol, a student accommodation charity, compares the 13% rent rise in the general market with a 25% rise in student rents With student numbers continuing to rise, thanks to the removal of the cap on student numbers, this rocketing rent would seem to make the student market especially attractive for landlords. This is especially so in Brighton, where students account for 14% of the population: that’s nearly double the UK average.

Will the student market guarantee you a rental income this year? Things are never that simple, however. Student lets are typically for shorter periods than other types of rentals. This can leave you looking at significant void periods over the year. As first-time renters students can also prove to be more demanding on a landlord’s time and will often require guarantors. There may be a number of changes to those living in the property throughout the tenancy creating additional administrative burden. In addition, there can be rent arrear problems to face. Shelter’s Private Tenant Survey reveals that 50% of students are struggling with rent and 40% of student renters have needed to borrow money to meet their rental payments in the last year. This is a situation that can easily lead to rent arrears.

WAYNE’S WORLD OF WOOD FLOORING Subfloors - Out of sight, out of mind? In the first of a regular column, Wayne Gumbrell from City Wood Floors prepares us for some groundwork in quality flooring

S

ubfloors are essential to the longevity of your wood flooring as much as the final finish or the maintenance. Many problems reported with wood flooring result from poor subfloor preparation and could so easily have been avoided. Although you never see the subfloor under a finished floor covering, they are of vital importance for the overall quality, durability and general aesthetics of all flooring. Correct subfloor preparation is essential for all wood flooring installation. The main conditions you need to check for are any moisture issues as moisture ingress is one of the most common flooring issues, this is caused when moisture in the wood rises by “relative humidity” (the moisture content of the surrounding air and environment). It is therefore imperative to test for moisture content in all subfloors and even walls prior to installation of final finishes, this will prevent cupping or warping of the floor caused by unsuitable fitting conditions. The maximum moisture level in the subfloor does depend on the manufacturer’s recommendations as well as the species of wood and the local climate. For hardwood floors the recommended maximum subfloor moisture levels is typically between 12-13%, but it is in the fitter’s best interests to check with the manufacturer or company the floor was purchased from to prevent any unnecessary errors. If the moisture tests highlight above maximum recommended moisture levels, then the subfloor should be allowed more time to dry out before installing any wood flooring, this will help to prevent cracks, buckling, cupping or crowning of the floor. Moisture content is tested with a hand held metre, these simple and yet vital checks for moisture can save both time and money in the long run and ensure that the wood floor is installed in correct and suitable conditions. The lender found there is a significant difference in the value of properties depending on the first line of their address. And top of the table when it comes to expensive street names is the word ‘lane’, which was revealed to be the most valuable address, with an average house price of £245,906. Lanes were closely followed by ways (£218,742), roads (£212,717), closes (£204,374) and avenues (£192,344). Surprisingly, it seems living on a street means your home could be worth less, with properties in these areas found to have an average value of just £142,374, some 29 per cent below

the national average. Across the country, living in a lane is worth more than £100,000 extra in terms of your house price in comparison with setting up home in a street. In the southeast, this divide is even greater,

Bed-making, in the sense of making every part of a bed! The mattress, covers, base and drawers. We meet a committed team, working in different parts of the workshop in Portland Road, Hove, specialising in handcrafted quality beds.
