GUIDE TO GETTING THE MOST FROM YOUR PROPERTY VIEWINGS uying a new home is exciting, but it’s also a huge commitment and you don’t want to get it wrong! After indications from the Governor of the Bank of England that interest rates are likely to increase around the New Year, local estate agency Fox & Sons in Brighton is suggesting that now might be an opportune time to take out a new mortgage or to find a new deal. Unless you have a limitless budget, there’s no such thing as the perfect property, but a little preparation before viewings, and paying the right kind of attention during them, will help you find something that ticks most of your boxes. Drawing on more than 30 years’ experience in connecting people with property, Leaders offers some practical tips for house hunters. Follow these to make finding the right home a little easier:

Know what you want Before you even begin looking, be clear about exactly what you want. Make a complete list of your requirements in advance – no matter how large or small – and grade them either 'must-have'; or ‘would-like’. If compromises have to be made, this will help you to be clear what your priorities are. Before arranging a viewing, ask the agent as many questions as you can think of to make sure the property meets your main criteria; this will help you avoid wasting time viewing unsuitable properties.
What to note on viewings Try to arrange first viewings during daylight hours so you can check out the neighbourhood and the condition of the property, and so you can see how much natural light the property gets. As well as the obvious features, such as number and size of rooms, layout, location and overall condition, look carefully at the following (and take a notebook, tablet or smartphone with you to record the details, especially if you are viewing a number of properties). What are the road, surrounding properties and area like? Is it quiet or noisy, do the neighbouring properties look well kept, where are the nearest shops and transport links? Think carefully about what it would be like to live not only in the house or flat you are viewing but in the area where it is situated. Which way does the property and its different rooms face? The feel of a property, and different rooms within the same property, can vary drastically depending on the time of day and which direction they face. Make sure you know and are happy with the way each room faces, you may not want a north facing living room which is likely to be dark or an east facing bedroom which will get the full early morning sun in the summer. You can take a compass or use a compass app when viewing to check. Storage space Storage space is important but
often overlooked. Think about where you will keep things like your vacuum cleaner, linen and towels, suitcases and boxes. Is there built-in storage or space for shelves or cupboards to be installed? Note the details Take note of the number of power points and where they are situated. Look at the fuse board as this can be a good indicator of the state of the wiring. Try the taps to see what the water pressure is like. Ask how old the boiler is. Note the size and shape of the rooms, thinking about how and where your furniture will fit. Try to look past décor and what’s in the property now and to visualise how it would look if you lived there. Look in the loft If there is a loft check it out to see what condition it’s in, if it’s easy to access and how much storage space it will give you. Could it be converted into extra living space? Is there insulation? Potential If you like the property but it
doesn’t tick all your boxes, think about its potential to be changed to meet your requirements, for example is there space to extend or the possibility to join two rooms by removing a wall? What work could be done to get it how you want it? Additional viewings If everything adds up to the property being right for you, be sure to arrange another viewing so you can check out anything you may have missed the first time. It’s a good idea to do this at a different time of day so you can get a feel for how the area, light, sounds and overall experience of being in the property differs. The agent and seller should be happy to accommodate as many viewings as you need to be sure you are happy to proceed. It is in no one’s interests for a sale to fall through due to doubts that could have been eliminated from the start. N
ehind the café, Yorkstone paths and well-kept rose beds of Dyke Road Park in Hove is a most unexpected structure that I had the pleasure of visiting last week. A house on the site of Dyke Road, The Lawns, was bought in 1852 by two local developers – William Kirkpatrick and George Gallard – who were then in the process of building the Cliftonville area of Hove (George Street takes its name from Gallard in fact). They turned the land into a recreation ground, which came to be sold to Brighton Council in 1914. From a distance, visitors could mistake the curious structure for all sorts of things – a miniature open-cast mine, the visualisation of a thumb print or a newly-landscaped garden awaiting plants. It is in fact Brighton & Hove’s only amphitheatre. When a bowling green on the site was closed by Brighton & Hove City Council, a vision for a stepped open-air theatre was sent out by Adrian Bunting to five close friends. It wasn’t long before a planning application was submitted and approved. The city’s only amphitheatre was soon a reality. The theatre, completed in May this year, consists of eight tiers of railway-sleeper seating which can hold 425 people, wrapped around three sides of a long thrusting stage. It cost £118,000 to build but would have been much more if the various professionals who carried out the project (including Drivepoint Contractors, Acre Landscapes and Graeme Hawkins at Miller Bourne Architects) hadn’t worked either at cost or pro bono. It has to be seen. A special performance of Kemble’s Riot, by Adrian Bunting, will be taking place on 19th/20th September at the theatre. I didn’t have the pleasure of knowing Adrian, who is no longer with us, but I saw immediately that he lives on in so many ways. www.buildingopinions.com
ow that the slender i360 tower has been built, our attention has moved to creating the beach building. We have already completed the concrete base and over the next few weeks you will see the support columns going up, which will give a real sense of the building’s shape and size. It will be a single storey structure, which will largely be hidden below Kings Road on the beach. The main structures that will be visible are two beautifully restored 1866 West Pier toll booths sitting on the ‘roof’; one of which will be our ticket office and the other heritage tea rooms. Customers will board their ride at this upper level and then exit the glass pod at the lower level through our beach building. The beach building will be publicly accessible and open to the general public as well as those people paying to ride on the i360. We have designed the space to create a real hub for residents as well as tourists to enjoy year round. Inside you will be able to pop in to use our toilet or baby changing facilities, have breakfast lunch or dinner in our brasserie, buy a souvenir in our shop, visit our exhibition or else take your kids to play in our indoor play zone. We are lucky enough to have fabulous beach-side hospitality rooms with sea views and a private beach terrace where you can celebrate, get married or hold a conference for between 10 and 1,000 people. The glass pod will also be licensed for weddings. Event enquiries are already pouring in, and we are seeing a trend for conference organisers to book their main conference in one of the larger Brighton venues and hold their party at the i360, and we therefore are collaborating with other venues to win new business for the city. The beach building is therefore an important aspect of our business plan, as it delivers a number of different year-round revenue streams.
