Buying was the domain of the middle and upper classes whilst for those in the seemingly lower orders, renting was the only option. It has been so for many years in the UK, but not so on the continent where renting was the normal option. In the 1960s, just as we were all encouraged to go to university, so too were we encouraged to buy a home. Not owning your own home carried a stigma, the tories sold off swathes of council properties and we all got mortgages – well not all, but a great many.

Now renting is once again a respectable option and rightly so. There is however a backlash against private landlords and buy to let mortgagees. Why so? Many people have decided to invest their savings into a second property for the purpose of creating several things. In some cases this is income, in some that income merely covers the cost of buying the property and maintaining it. In a more long term view it can be seen as a pension, income for later. Of course like all things this carries an element of risk. As we all know only too well, the property market is a volatile one, and whilst prices can rise, they can also fall. Private landlords take that risk at their own expense. What they do though, which has to be far more important, is bring homes to the rental market. Not all landlords are rogues and without the private rental market homelessness would be a far more worrying issue. Renting is not a sign of fecklessness nor is buying to let a sign of greed, both have a validity in modern society and we should all do what we need to or can afford to do.

SEAFRONT REGENERATION
GRANTHAM ROAD Follow me: @robert_nemeth Grantham Road, the first private dwelling in Brighton to achieve Code Level 5 status, was the perfect property for me to visit to discuss this year’s Eco Open Houses event. It was two years ago that designers Malcolm and Linda Kemp sold their large Victorian home of 20 years at 177 Ditchling Road. It was originally the home of the builder, Mr Over, who was responsible for a number of the adjoining properties. Unsurprisingly, it was built wider and deeper than the neighbouring houses, with a much longer garden. By regularising the size of the garden, and making use of rear access through an adjoining mews area, the Kemps were able to create a new plot for their dream home. Deacon & Richardson were instructed as architects and R & R Building Services as lead contractor. The project was completed in May. The last house, at the top of Grantham Road is No. 55. A long narrow alley (the width of a Transit van with the wingmirrors folded in, says Malcolm) leads to a reconstructed stable building surrounded by garages. No. 57 is tucked away behind. Concrete had to be pumped up by pipe during the build. The house is upside-down insofar that the lounge, kitchen and terrace are upstairs, and bedrooms below. The third bedroom acts as a studio and overlooks a wildlife pond. Materials include black bricks, white render, flint and larch. There are many eco features such as a wood burner, solar thermal and photovoltaic panels, an air source heat pump, FSC timber, Velfac windows, and bird and bat boxes. I love it. Eco Open Houses takes place on 24th/25th October and is a cracking event. Other good visits include 201 Portland Road, Yew Tree House, 40 Varndean Gardens, 1a Whichelo Place and the Earthship. his week the Council unveiled exciting plans for the seafront, which will create a distinctive destination for visitors and residents alike; all thanks to money from the i360. The area either side of the i360 will be transformed to create two brand new beautifully landscaped public spaces including a celebration of West Pier heritage and a flexible new event space. Brighton & Hove City Council is proposing to borrow £1.4m from the government’s PWLB (Public Works Loan Board), and earnings from the Brighton i360 will fund this. Few people realise that the Council has already earned over £1 million from the i360 in financing fees before we have even opened and will continue to earn over £1m a year in revenue from the i360. This money will be reinvested back into the city, providing a very welcome source of funding at a time of cuts. So what is planned? The piazza to the west of the Brighton i360 (next to the newly opened West Pier arches) will become a fantastic flexible event space, all year round. This will provide a unique backdrop to events like no other on Brighton seafront. Imagine taking a dance class or eating popcorn at a deckchair cinema on the seafront. Or perhaps attending an intimate concert or play where the sea and beach provide the set and scenery. The piazza on the East side of the i360 site will become a heritage area, designed to reflect the history of the West Pier. It will provide seating and a new setting for the West Pier columns and magnificent West Pier Octagonal Kiosk once it has been restored. These plans unite Brighton’s history together with its future and are designed to elegantly complement the i360 making this part of Brighton seafront an area that can be enjoyed for many many years to come. Once approved, the works are due to take place from February 2016 in time for the i360 opening in Summer 2016. This project is just the beginning of the regeneration possible from the i360 funds and I look forward to seeing many more plans in future.
