ANDREW KAY THE ISSUE saw a post from a friend on Facebook this week. She was messaging her mother and begging her for advice on what to do to make her home look great when potential buyers came to view it. It’s not a new question but it is one that needs some careful thought. Years ago I bought a house that on viewing was only a few pegs up from being condemned. Of course I am exaggerating, it was simply a wreck, tatty, unloved and not very clean, a house full of chain smokers, including the kids, and an incontinent spaniel had not helped. There were things so wrong that it might have put the sturdiest of buyers off – but not me. I saw beyond the grim present to the potential the property had, and it

had a lot going for it in terms of space. I often collapse in fits of laughter when watching TV property shows where potential buyers walk into a house and dismiss it because they don’t like the colour of the walls or the carpet – madness. What I saw was a chance to buy a house for a price that did not include the cost of someone else’s terrible taste in interior decor. It was a blank if grubby canvas. A sensible buyer should look beyond someone else’s taste and try to see how it could look when they have had a chance to make their own mark. That said the very best advice I can offer is to do two very simple things. Firstly clear away as much clutter as you can, maximise on the space you have so that a buyer can see clearly the potential. Secondly, make sure that it is clean, really clean! A clean and fresh home is always appealing and welcoming. You can make fresh coffee and bake bread all day long, and yes it will smell good – if you like coffee and bread. But the truth is that a clean home will smell of soap, polish and above all love.

e will be welcoming the world to Brighton next year. My team and I had a busy week exhibiting at World Travel Market in London where we were promoting the i360 and Brighton to the travel media, trade buyers and bloggers from the UK and overseas. More than 50,000 travel industry professionals attend the annual event and with a constant stream of enquiries, our sales team Pippa and Sophie felt they'd met thousands! We were the only organisation representing Brighton so we played an important role in promoting the city. Most international visitors stay in London but do day trips out of London. Traditionally this has been a well worn path to Stonehenge, Windsor Castle, Oxford and Stratford-uponAvon and more recently the Harry Potter studio tour. We believe a day out

o celebrate my 500th column, I revisited 33 Palmeira Mansions with my friend Jackie Marsh-Hobbs whose local tours around the building are legendary. Palmeira Mansions is formed of the two terraces of townhouses to the north of Hove’s famous Floral Clock gardens (the development’s original private enclosure in fact). The architect and developer were Henry Jones Lanchester and Jabez Reynolds respectively. Upon its completion in 1884, it would have been seen as the height of luxury but Arthur William Mason bought No. 33 in 1889, removed the interior of his new house and then started again. ‘Facta Non Verba’ (Deeds Not Words) was the motto of the Mason family (and, later, the Suffragettes) and it certainly rang true in the case of 33 Palmeira Mansions. The motto is found emblazoned alongside a selfstyled coat of arms in stained glass on the ground floor of the building. The ceiling of that floor’s dining room is the most ornate in any townhouse in the city and can be seen through the front window – but it’s not quite as impressive as the marble and alabaster throughout the hallways. Arthur William Mason was one of three brothers who inherited a fortune after their father’s ink business was floated on the Stock Exchange. He lived like a Victorian during the Victorian era, and all the way up until his death in 1940, with servants, cluttered rooms and a dark décor. The building became a nursing home and then a language school. The English Language Centre opened in 1962 and has remained in place ever since. I was delighted to see that an ugly fire-rated screen across the upstairs landing has been removed since I last visited. Tours with Jackie are held on the first Sunday of each month at 11am. in Brighton – just one hour by train from Central London – is an attractive alternative. Luckily the feedback we had is that the industry sees the opening of the i360 as an exciting addition. The kudos of the i360 being the world's first vertical cable car and world's tallest observation tower created by the London Eye architects is compelling. For the international market, we will have a multimedia tour in 10 different languages and it helps that many countries have had a stake in building the i360 including Holland, France, Italy, Germany, Spain, Austria and Australia. One major trade partner can deliver tens of thousands of visitors so this is an important aspect of how we will deliver our business plan. My favourite event at World Travel Market was a speed networking event with bloggers. I met around 20 family bloggers who review days out in the UK and were really excited about bringing their kids to Brighton. My colleague Anna met bloggers specialising in LGBT travel, luxury travel and food; many of which have more followers than the traditional media. One for example has around 740,000 followers on Instagram and another has 157,000 followers on Twitter. All the new tourists we bring to Brighton will spend money in the city’s shops, restaurants, and hotels, generating more income and jobs for the city. THE PLOT LISTED BUILDINGS elcome to our first column for Latest Homes looking at design and building in the City from an Architect’s View. With so many listed buildings in Brighton and Hove there are always flats and houses on the market that enjoy this special protection but it’s not that often that such a large complete building such as this one in Hanover Crescent being marketed by Graves Jenkins comes on to the market. So what actually does the ‘listing’ mean and what restrictions are there on a ‘listed’ buildings? Simply put, we call these ‘listed buildings’ because they are on a list, complied by the Government, of all the structures, not just buildings, that they consider of special architectural and historic interest and wish to see protected as part of our culture and national heritage. Of the three listing categories, grade I, grade II*, and grade II you are most likely to come across grade II, of which there are about 1,200 in the city, (only about 70 grade II and 24 grade I). When the building is listed a short description of notable features is included in the list. You can see this at the Council’s Customer Service Centre or access a summary from the website with lots of useful advice. Don’t be mistaken that this very short description is the

CREATIVITY IN THE CITY righton and Hove is widely regarded as a city of creativity, identified as one of Britain’s creative ‘hotspots’ or ‘Super Cities’. It is loved by those who live here as a cultural focus and is a hub of the digital and creative industries. But with escalating house and studio costs and diminishing opportunities for young artists to establish themselves within the city, we could be in danger of losing this identity, as young artists, of necessity, move away to Worthing, Hastings and further along the Kent coast. It would be a tragedy for the city to lose this creative edge, and creating infrastructures enabling continued economic viability for creative people to live and work here is essential. A major aim of the Artists Open Houses festival is to increase the provision of opportunities enabling young artists to both develop their careers and to make a living, so that they can remain in the city contributing to its rich cultural character. The creative industries are also vital to the local economy, adding value to the life of the city and the experience of city living. They contribute both socially and economically by attracting and retaining creative and skilled people and drawing visitors from the UK and beyond. The Artist Open Houses Festival brings a dynamic mix of arts and crafts to the widest possible audience, providing audiences with engaging and inspiring experiences. It is the oldest and largest Open House movement, with roots within the diverse and vibrant artist community of Brighton and Hove. Its audience is attracted by its continued innovation and evolution, reflecting the experience and professionalism as well as the youth and freshness of the city’s artists. The festival regularly receives audiences of over 200,000 a year coming from the city, London, the rest of the South East and beyond. Inclusivity is fundamental for us, and the Artists Open Houses is an open-to-all festival engaging the whole community. Spreading as it does to all areas of the city, including those areas that may generally have less easy access to cultural activities, it offers opportunities to all, either to participate

What restrictions are there on listed buildings?

complete list of everything that your building is protected for. A listing includes the whole property and it may be that the building was listed without anyone even going inside. The Planning (Listed Building & Conservation Areas) Act states that consent is required for anything that affects the character of the building. Contravention is a criminal offence, and as you can imagine, interpretation of what can affect the character can be wide-ranging. If there is a contravention it’s the building owner that has to rectify this, even if they didn’t carry out the work. And, even more alarmingly, unlike most building work, there is no time limitation for Council enforcement against unauthorised work. Gaining listed building consent is separate and does not avoid the requirement for planning permission, for change of use for example, and you may need to negotiate waivers with Building Control to get your listed building consent. Although Hanover Crescent has been carved up into many smaller rooms the original plan could be re-instated to give magnificent rooms of a size almost impossible to find in regular houses. COOK BRIGHTON LIMITED n the 1930s one of the main local building and development companies in Brighton & Hove who were at the forefront of some of the largest developments in the town were Cook Brighton Ltd. The company endures, surviving and still active in business today. This week's copy advert shows that Cooks were a forward thinking company, whose housing was built to last and stand the test of time in 1958. 20 years on from your purchase, you would be able to fly to New York just for the weekend! As with some of the predictions from the film Back To The Future, celebrating last month's anniversary about what came true and what did not, it seems that Cook got it spot on, as the first transatlantic passenger flights

to New York did indeed begin in 1958. I always feel it is a compliment and a legacy when however old the property may be, if it is still referred to by the builders name then quality prevails. Many people who live in the Nevill/Goldstone area of Hove will be aware that a regularly quoted comment or advert for these properties still calls them 'Cook built' properties. On reading further down the advert it is interesting to note a couple of quotes, one of which I have never heard of, is the fact that these houses were “no mere catch penny houses” (Answers on a postcard please) and a very funny un-politically correct quote: “the property contains everything a housewife could want!” Not a line you would see in today's advertising jargon. And just for the record a Nevill Road house will set you back somewhere in the region of £450,000 today, with the £990 it cost you in 1938, just about covering the flights and accommodation for two for a weekend trip to New York. watch on

am on holiday in Ethiopia. Now there’s a sentence I never thought I’d say. I was foolhardy enough to decide to take the bus from Addis Ababa to a place called Gondar in the North of the country, not quite realising what I was letting myself in for. 780 kilometres for the princely sum of £12 seemed like a bargain to me, which it probably is if you’re into extreme sports or rollercoaster rides. Next time you’re thinking of a family day out to Thorpe Park, take a bus ride in Ethiopia instead because it’s much cheaper, far scarier and lasts much, much longer. If the scenery of Ethiopia doesn’t take your breath away, then the style of driving certainly will. However, I have to say that after the sixth hour on the bus, one becomes casually indifferent to the fact that the driver will invariably sit on the arse of every unstable-looking juggernaut until he finally hurtles past him on a blind bend at the edge of a precarious precipice. Unfortunately, I was sitting behind the driver, where I had a front row seat of my life flashing before me approximately six times per hour... Not that I was counting. Now, on top of the driving, there were the ‘comfort stops’ to contend with, which could actually be more accurately described as ‘stops of extreme discomfort’, unless of course you are the type of person who enjoys the theatrical aspect of taking a whizz at 3,000 metres on the side of a mountain in front of a bus-load of men, which I can’t say floats my boat. But needs must when the devil drives and, along with four other women I did the best I could, which was not very well at all. My poor, poor Adidas trainers will never smell quite the same again. Meanwhile, a couple of fancily-braided chicks took selfies with a chorus-line of desperate men peeing off the precipice behind them. Marginally better was the lunchtime comfort stop, when the driver veered onto a road not really designed for buses and stopped in front of a restaurant. At the back of the restaurant was a hole-in-the-ground style lavatory and, as I entered I was handed an old tin can by a gummily-grinning local who then mimed how I should approach my ablutions after I’d finished. Luckily, a fellow traveller called Fanta had enough toilet-roll on her to fashion a papier mache effigy of Haile Selassie and still have enough left over for the next ‘discomfort stop’.
