5 y the time you read this the Christmas season will officially be on us – at least in my world. Some of you out there started mid November and a few in late October (no doubt you will be looking forward to the arrival of hot cross buns very soon). The timing of Christmas complicates the process of buying and selling homes. Should you put it on the market in December or wait until the new year? Find out It is surely true that the exactly last thing you might want is a trail of potential buyers what you can parading through your afford home as you attempt to stuff the turkey and burn the mince pies. Then again, maybe it would be an ideal time. After all, the place will be looking lovely, decked with boughs of holly so to speak. It will smell delicious, festive cooking, pine needles and tangerines and given the probable impending arrival of friends and relatives it will as clean and tidy as it will ever get. Okay, I admit it, I am painting a pretty “Christmas Card” image of the festive season at home, maybe you don’t embrace the holiday with the same fervour that I might, but it is certainly worth a thought. Consider though the week between Christmas and the New Year. Are you working? Possible not, and nor will so many other people. Would that not be a great time for people, and especially busy couples, to view a potential new home, together, in daylight… Truth is that the best time of year to put your home on the market is when you need to move. Don’t sit around, make that move now. Someone out there wants your home.

As one of just a handful of residents nearby with an unobstructed view of the Sackville Hotel site from my home, I was quite taken aback when I first saw the proposal. There are certainly light and shadow implications for those living behind, and it could be argued that the tower would sit acrimoniously amongst existing seafront buildings. The backdrop of course is that the nearby King Alfred scheme is likely to be large, and just one of a number of proposals for dense structures that are deemed necessary to catch up with the rapid rise in Brighton & Hove’s population that we have seen since around 1997. My ideal Hove seafront would not include tall buildings but we find ourselves in a position where we have to build up if we don’t want to build on parks, allotments and the South Downs. In this particular proposal’s favour, serious thought has at least gone into its design. It is not another white-rendered box after all (which a number of yet-to-be-built approvals for the seafront are). I’m not sure that the proportions are currently right. If the building were taller, its current diameter would be appropriate but it’s looking a little barrel-like currently. Perhaps it should be narrower. The attached wings, which have been designed to mitigate the sudden increase in height, detract from the purity of the concept. They should be removed. PROJECT BRIGHTON PHIL GREEN MANAGING DIRECTOR MDHUB Is Brighton and Hove investable? DHUB is the premier peer-to-peer business growth network for Managing Directors and their senior board members. Their main objective is to solve problems and alleviate the pressure on MDs by finding ways through the blocks in order to grow business. Their core service is a fully facilitated “workgroup” where carefully selected MDs meet to discuss their issues. This confidential environment and the support from other like-minded entrepreneurial Managing Directors has proved invaluable to members. Some of these groups have been meeting four to six times a year for nearly 10 years. MDHUB’s strategy and development sessions also help on the growth path, all in all MDs and senior directors spent over 6,400 hours with MDHUB last year. This week in Project Brighton MDHUB'S Director, Phil Green discusses his thoughts and observations on how investable Brighton and Hove is in terms of new business ventures in the city... I have made a number of calls to potential investors and Venture Capitalists (VCs) on behalf of some of our fast-growing MDHUB members recently. There is definitely some interest and more importantly a lot of investment available out there, but among some
common responses about sector fit, size of investment (normally too small for VCs) and risk I received one interesting response. This basically went along the lines of “Naah – I’d rather get on a plane to Berlin than the train to Brighton”. When I asked for a few more details behind that slightly shocking assertion, the response was that Brighton made a lot of noise but wasn’t really the place to get hold of serious growth businesses. Naturally I begged to differ and we left the conversation at that, but with a promise to re-visit it at a later date if I could prove him wrong. We do make a lot of noise, Brighton and Hove has always been good at that but is that all we do? Intrigued I spoke to a contact who runs a Business Angel Network and asked about her view of the city and the answer surprised me. She travels from East Sussex to Hants and Surrey to attend her Angel Network sessions and although also involved in Brighton and Hove to a small extent, her problem was limited time on her part and limited deal flow out of the city. She recognised the creativity in many of the opportunities she saw, but felt she didn’t see enough businesses with a revenue track record and an ability to really scale and was prepared to travel elsewhere for opportunities.

IS TIME RUNNING OUT FOR SLUM LANDLORDS?

he private rented sector is currently the fastest growing element in the UK residential property arena. However, when you couple an affordability crisis with the withdrawal of the Code for Sustainable Homes, you might concede that there is a growing requirement for more comprehensive regulation of private landlords. This shouldn’t alarm most private landlords; for as a sector, they hold a strong reputation for providing good quality housing that the market demands. There is however a minority within this group, known to many as the irresponsible ‘slum landlord’, often undermining the reputation of others. A well-known statement said amongst landlords is ‘would I live in this property?’ Clearly, you won’t ideally be living in a one bedroom flat or studio with say, a family of four, but I believe the true meaning of the statement seeks to ask, ‘is it morally appropriate to expect someone to live in this property?’ Many of us will have viewed properties; often HMOs (not to stereotype) that have us concluding that the living conditions leave much to be desired. Governments of the past have been reticent to address these issues in the private sector due to the hypocrisy it would cause with council housing. Also, of course, because the private rented sector was never so much of a significant segment of the housing market. But earlier in January this year, Laura Sandys MP (Conservative, South Thanet 2010-2015) presented the Private Rented Sector (Decent Homes Standards) Bill 2014-15 to Parliament, which proposed to set the basis (and raise the bar) for regulation of private landlords. New standards would require landlords to keep a more responsible state of repair, meet the current statutory minimum standard for local authority housing stock, retain modern facilities and services and also provide a reasonable degree of thermal comfort. Despite the Bill not progressing through the Commons, the proposals signalled a change in attitude. Moreover, this Bill was not alone, for as you read this, the ‘Homes (Fitness for Human Habitation)’ and the ‘Housing and Planning’ Bill’s (2015-16) make their way through the legislative process, adding pressure to the private sector and recent reports such as ‘Safe and Decent Homes: Solutions for a better private rented sector’, supported by Shelter and British Gas, offering recommendations on improving local authorities’ enforcement powers and bringing private landlords to account, more effectively. To add to this (!), the Energy Act 2011 includes provisions that will outlaw EPC Rating F & G in commercial and residential properties from 1st April 2018, subject to limited exceptions. It’s not all bad. As long as landlords in the private sector are responsible and proactive, setting appropriate timetabled repair programmes with their portfolios, all of the above should not negatively impact on returns; it will actually improve neighbourhoods and communities and in turn, the capital values. But those that are irresponsible and fail to act, such as the ‘slum landlords’, will likely find that the squeeze on their investments has only just started! www.haydon-consulting.com

These growth businesses provide the skilled employment opportunities

that the city, with its two universities, can support. There have always been one or two businesses cracking on at an amazing pace at any time in the city, and I’m pleased to say that we have that situation right now. We also have a vital and thriving freelance population, some excellent business support and some great example of businesses that have done well and whose original entrepreneurs are still involved locally. But in a city where, historically, less than 15% of businesses employ more than 10 staff could we do more? Chatting to a few of our faster growing members their feeling was that not enough business owners in the city were truly entrepreneurs. Their definition of entrepreneurs being beyond just that of someone who starts a business and more that of someone who builds a truly scalable business and focuses absolutely on growth. Why doesn’t it happen here more often? We have above average business start-up statistics, and I applaud everyone who takes that step, also there are plenty of smaller, successful and profitable businesses in the city. There are also many business owners who work exceptionally hard, love their businesses but perhaps end up earning less than they would if they were employed elsewhere. I won’t be giving you an answer (yet) but I do know that we have companies fighting over scarce people resources in the city resources that head up to London on a daily basis, we have companies doing the same or very similar things who could perhaps merge and be more powerful and also perhaps we need to heed the call from one of our speakers at our Leaders event: “Get some money in, take the risk and really go for it – I am”. I want a good reason to phone that VC up and hear him say that he would rather tell a Berlin entrepreneur that he would love to see him but unfortunately he was getting on that train down to Brighton & Hove to see another great prospect. watch on

SAVE MONEY WITH WATER TREATMENT ast month Andrea Sutcliffe, the Care Quality Commission’s chief inspector for adult social care, warned in The Telegraph that four in ten care homes in the UK are below standard. She added: “In this climate, it is critical that responses from local services to financial pressures do not increase risks to people’s health, safety and wellbeing.” Care home managers are under ever more pressure to cut costs without reducing the levels of care. It may seem an impossible task, but Andy Tugwell, managing director of Hove-based TSS Facilities, has some helpful advice for them as well as any other businesses looking to keep a tight rein on spending. “People will have boilers serviced regularly, but many don't consider the quality of the water within the heating system,” he comments. “The quality of the water can have a huge impact on the life of boilers because of corrosion and limescale build-up – and of course, you will be using more energy to heat the water.” Regular water treatment and monitoring is not, however, just about prolonging the life of the heating system and reducing monthly bills, explains Andy. “We recently installed a chlorine dioxide system in a care home. It’s particularly important in buildings where there is a vulnerable population to ensure that the water is disinfected by systems such as this. The system allowed us to safely lower the temperature of the hot water to prevent scalding, without compromising on water hygiene. This also reduced their costs as it meant thermostatic valves were not required.”

am lucky enough to be going to Cuba next week and not to be returning until Christmas Day. At about 10.30am on Christmas Day, myself and my friend B will be touching-down at Gatwick in the style of two very sun-tanned Christmas elves, which leaves it rather late for Christmas shopping, or Christmas anything, come to that. Christmas in Landlady Towers is, in every eventuality a thing to be avoided as it is rather too reliant on my being jolly in the company of people I would quite like to murder under normal circumstances. I have successfully passed the baton of Christmas to the very wonderful Big Daughter, who will be cooking Christmas lunch for the second year running in her flat in Hove. This would be perfect, if it wasn’t for the fact that her father has been invited and we currently cannot be in the same town, let alone the same room together without him hurling insults at me once the double-brandies kick in. But joking aside, I do admire them for so willingly giving up their Christmas Day. I would be doing something similar myself if I wasn’t so much of a curmudgeon over Christmas. I would certainly ruin it for everyone. Besides, every time I go to Cuba I return bereft of most of my clothes and shoes as I give them away to my friends in Havana, in spite of the fact that I always take over a suitcase full of stuff for them. Although 2015 has been a year for great change in Cuba, nothing much has changed for the average Cuban on the street yet and the embargo is still in place, making the acquisition of many items we take for granted very difficult. The window display of a City Centre Cuban department store looks like the leftover, unwanted items at a WI Tombola... I am in receipt of an almost daily email from my friend Yusi in Havana, with yet more items she is desperate for, thus ensuring that I will be fulfilling my 23KG luggage allowance for the first time in years. At least someone will have a Merry Christmas!!

n my shop at the moment I have a four- metre-long, old wooden shop sign for sale, (see photo offers in the region of £350) apologies for the gratuitous plug!

This came from a corner shop in Hove and is approximately 100 years old. It is a lovely hand made sign and a typical example of the period, very similar to the one preserved in Church Road Hove. Gigins Ltd were a family firm of bakers who for the first part of the 20th century had several outlets throughout the town and eventually became part of the 'Clarkes the Bakers' whose bakery was in Fonthill Road next to the Goldstone Ground. My point being is that the amount of corner and local shops that used to exist in the city was unbelievable. By just walking around areas such as Poets When you Corner and walk around Hanover/Southover (see photo of Southover Street these areas even in the early 60s) it always look up seemed that every corner at the walls was a shop selling above the something to the locals (photo of butchers on ground floor corner of Richmond windows Street), meaning you didn't really have to leave the vicinity of your own front doorstep to buy all that you needed to live. My own bit of advice is this: when you walk around these areas always look up at the walls above the ground floor windows, as there is a chance you may see the old embossed adverts still just readable under years of outside painting. A great example of this is in Southover Street where an old butchers shop has the advertising tag line of 'meat only taken from local abattoirs', which although isn't the nicest thought, proves that locally sourced food is not a new concept! can be wrapped up as a lovely Christmas present. Anyone who grew up in Brighton in the 1960s, 70s, 80s and early 90s will have fond memories of the lido. However, between 1997-2012 the lease of the lido was in the hands of a businessman/developer from Buckinghamshire. For those of you who have visited the lido during that period there was a reason it was rubbish – Mr Bad (as he was known locally) didn’t want it to be good. He didn’t want people to come. He had his eye on the big bucks of redevelopment. When he finally unveiled plans to fill in the pool and build flats, the community mobilised determined to save its beloved pool. It took them two years to get rid of Mr Bad. Once he’d been seen off local campaigners then had to persuade Brighton and Hove Council as freeholder to give them the keys. That was at the end of 2013. Since then two years of blood, sweat and tears have passed, but the group are really nearly there. The vision was clear from the start: a brand new 40m outdoor pool with a lovely paddling pool and wet play area for the kids. A grassy area for lounging about. Direct access to the beach so you can mix it up. Heated water for swimming seven months a year with an ice rink in the winter. A place which is suitable for swimmers of all ages. However, the group has recently hit a bit of a roadblock and are now reaching out to lido lovers asking them to help by sponsoring a brick on its Wall of Fame. They need to raise £70,000 to build a new electricity sub-station as there isn’t enough electricity capacity left in Saltdean to power the pools. The group asked Brighton and Hove Council, as freeholder of the site, to cover this unexpected expense. The council offered a loan of just £10,000 despite not contributing any funds to the £8million already raised by the local resident volunteers.
