You can reduce your outgoings, lower utilities and taxes, smaller maintenance issues etc., and make life easier as inevitably you get older. It might be heartbreaking to leave a home that you love but why are you heating 4 bedrooms and mowing an acre of lawn? The kids can pay you rent too and, should they need to move away, you can still let the property providing you clear that with any mortgage lender should you have one. So you get the kids out and reduce your outgoings, help them to get on the property ladder (after all, when you’re gone they usually inherit), it’s a WIN WIN situation. Actually its WIN WIN WIN as doing this releases much needed family homes back into the property market and allows young families to enjoy what you have loved.

INTRODUCING THE FOUNDERS
Follow me: @robert_nemeth ith the recent release of the film ‘Suffragette’, it does make sense to highlight just several of the many links that Brighton has to the suffragette movement. It was a delight to recently meet Elizabeth Dwiar, Karen Antoni and Helen Waddut to be treated to a tour of Brighton’s suffragette landmarks. Karen usually conducts the tour in full suffragette attire but it was freezing that day and, well, I wasn’t exactly a paying customer. We started at the Clock Tower so that we could discuss 8 North Street Quadrant nearby, which has been rebuilt in recent years but was nevertheless once the Brighton office of the WSPU (Women’s Social and Political Union). It was this organisation that was founded in 1903 by Emmeline Pankhurst whose members were dubbed ‘suffragettes’ by the Daily Mail. The name stuck. By 1918, women over the age of 30 who satisfied one of several requirements had the vote. It is to his full credit Mayor Councillor that we are building a world-class attraction Lynda Hyde today. David and Julia continue to be hands on, overseeing the construction and every detail of the design, whilst juggling other projects at their architecture practice. They have invested £6 million into the i360 (money earned when they sold their one third share of the London Eye in John Roberts 2006) and have committed to pay for any additional expenditure if the project comes in over budget. I have worked with David and Julia for the past 15 years, first at the London Eye where I was commercial director 2000 to 2006, and since 2006 on the i360. I too have invested in the project and it is my role as chief executive to ensure we deliver our business plan. Our other shareholders have also got a personal stake in the project and been involved from the start: John Roberts is our chief engineer, a highly respected ex-President of the Institution of Structural Engineers and the London Eye’s principal engineer. PROJECT BRIGHTON PHIL JONES, MANAGING DIRECTOR WIRED SUSSEX Blue skies ahead for Brighton’s Digital Sector... wo pieces of research were released recently, both of which painted a pretty positive picture of Brighton’s economy, and of its creative and digital sector in particular. The updated Brighton Fuse report from the universities of Brighton and Sussex demonstrated that this sector is bigger and more successful than ever, with a total impact on the city’s economy of around £1bn per year. The second report, from the University of Sheffield, compared the Sheffield city region economy with that of the Brighton city region (similar size, student population, etc) and on nearly every metric, Brighton was way ahead. Not that we aren’t without our problems of course. In an article in this very periodical recently, Phil Green of MD Hub suggested one issue was that our local businesses aren’t attractive enough to investors. He said businesses in the city should be “serious” and “focussed” about changing what they do to convince large investment funds to risk Southern Rail and head here for the pickings. This strikes me as a bit of a bizarre argument. It shouldn’t be the purpose of businesses to make themselves ripe fruit for roaming bands of venture capitalists, it’s to make and do things that are useful, needed and wanted. A linked argument to Phil’s is that creative and digital businesses in Brighton lack ambition. By this is meant that not enough of our businesses are aiming to be household names, trying to be the next Google or Amazon. Of course
there are local digital businesses that are incentivised by growth and they should be supported in that. My organisation spends a lot of its time helping them access the skills, workspace and investment they need. And it’s certainly not clear that we have any fewer digital businesses of that type than most other places outside the artificial and state-supported caldron of Silicon Valley. But there are other definitions of ambition that to me are just as legitimate. Surely the ambition to create a business that provides you with a decent lifestyle and gives you the time and energy to spend with your family, to give to the community or to have fun are just as valid as definitions of ambition? Those running these types of businesses (disparagingly called ‘lifestyle’) are surely just as deserving of recognition and support? After all, they still employ and their staff still spend. What seems to annoy some people is that the digital sector in Brighton has grown by not following the rules. And that apparently makes our success illegitimate or suspect. It didn’t grow to be worth £1bn because of a local or national dictate (there was none), nor through massive investment of the type the BBC and others have poured into Manchester. So why is it so successful? Some people say it’s about proximity to London. Sure that plays a part, but if that were it, then Luton would be a Brighton too. hese are challenging times for councils facing further budget cuts as national government continues to slash local authority funding. By 2019, Brighton & Hove City Council’s budget gap will be £100 million, with £25 million cut by Westminster each year, on top of a 30% reduction overall in government grants since 2010. At the same time, the Council owns a substantial land and property portfolio, including agricultural holdings valued at approximately £1.96 billion and commercial assets worth over £220 million. It is the epitome of the axiom “asset-rich but cash-poor”. Local government finance laws prohibit councils from selling off assets to fund ongoing services like refuse collection and social care. Furthermore, a strong argument persists that local authorities should act as public stewards of the land and property they own, holding them for the overall benefit of residents. But could the Council be doing more to maximise its considerable assets? The answer is undoubtedly yes. Successive years of savage cuts have prompted some local authorities to adopt a more commercial approach to their land and property assets in a bid to generate extra revenue. Earlier this year, the London Borough of Croydon formed a development company to deliver hundreds of new homes across 80 Council-owned sites. Additionally, Croydon recently used Compulsory Purchase powers to bring together land to enable a £1 billion retail and leisure regeneration scheme, which will also provide muchneeded housing. In September, Cambridgeshire County Council established a development company to build housing for market sale and rent on part of the authority’s farmland. The first phase will deliver 1,200 homes, with construction funded by the Public Works Loans Board. The sale and rental income from the new homes will go towards providing frontline council services. Private developers generally need to show a 20% profit on any proposed scheme in order to secure the finance necessary for construction. But councils can borrow at greatly reduced rates over a longer loan period, provided they can demonstrate that the project is in the public interest. With 30,000 new homes needed in Brighton & Hove by 2030, it’s clear that a Council-led development company could serve residents’ interests by building housing. And while every construction project is subject to financial risk, the Council’s access to low-cost funding mitigates this somewhat. Aversion to risk is understandable within the uncertain political arena of a Council under no overall control since 2003. Yet the 2011 formation of Seaside Community Homes – a Council-partnered notfor-profit foundation which refurbishes and re-lets vacant council properties – garnered cross-party support, demonstrating some political consensus around addressing the city’s housing needs. With substantial assets and access to favourable borrowing rates, a Brighton & Hove City Council Development Corporation could deliver much more than any private sector counterpart. As further cuts loom, and with a spiralling housing crisis, the Council owes it to residents to take the initiative and meet both challenges head-on by exploring the possibilities of commercial development. downs, the Georgian buildings, the North Laine – but mostly it’s what we as people do with them. What kind of culture we all create with those physical assets is what makes a place.
A place that is fun, supportive and challenging of conventional wisdoms, which does stuff that makes people say “only in Brighton”, that is the keystone to our creative and digital sector. In that respect, for our current digital success we shouldn’t forget to thank the community campaign that stopped the North Laine being bulldozed for a motorway in the 1970s, The Sussex Gay Liberation Front who started Pride in the city, and of course The Prince Regent who created that perfect barmy, barking symbol of Brighton, the Pavilion. In business terms, our digital cluster is as much the legacy of people with vision like Stomp and The Body Shop as it is of digital pioneers Victoria Real (the Brighton-based creators of the original Big Brother website). And when you look at current digital successes like Propellernet, MakerClub and The Skiff you can see the parallels with other local challenger businesses like supermarket HiSBe. Yes of course we have challenges – giving people the right skills for the jobs and protecting the city’s workspaces, to name but two. But we should build on what we are doing right, not genuflect to some ideologically driven notion of what the one true route to business heaven is. From the person you meet in a pub with a wild and wonderful backstory (everyone in Brighton has a backstory), to that new stone circle in the New England Quarter to the annual digital festival, this is a city that inspires. henever I plan a trip away, although the days around my trip seem to be free of commitments when I book the flight, as the departure date looms near, the preceding days seem to have stealthily filled up with deadlines and events behind my back, some of them nicer than others. I just took a look at my calendar and on most days, I appear to sometimes have two nice things to do, which unfortunately seem to clash with each other meaning that I can only do one of them. Dammit! The horrible things I have to do, like work and bloody tiling are all evenly spaced like small pockets of torture, meaning that I actually have time to do all of them, with no viable excuses. The week before I go away is filled with tenants moving in and out, repairs to be done, inventories to be checked, walls to be painted, cupboards to be mended and meters to be checked. That’s on top of having to cook the staff Christmas luncheon at The Supermarket no less than seven times over three days. Unfortunately, this is also the only day that I can do my Christmas shopping in London and will not have time to do both as I’m working in Brighton in the morning and cutting it very fine already. I like Christmas shopping, as I only have to buy for my children, who I know well and love dearly, thus making it a pleasant task. I’ve decided to attend the lunch and have delegated the task of doing my Christmas shopping to my best friend Katy in London, with whom I have left my credit card. Armed with a list, she will whizz around the West End doing my bidding, then come to the restaurant where I’m lunching (and where I shall quite probably be under the table by then) and drop off the gifts. Foolproof, right? There are many things that can go wrong with this plan, which is reliant on my leaving work on time, Southern Rail not having some sort of catastrophe, me not being too drunk, Katy not being at all drunk... the list goes on. Thank God I’m going to Cuba at the end of it all... Merry Christmas everyone!!!!

t was interesting to see that the old St Benedicts Convent has been renovated and converted into housing (as advertised on the front page of last week’s Latest Homes). As you can see from the photo it was a beautiful villa style property. Its appearance jogged my memory and as you can see by the 1952 ordnance map, it wasn't the only substantial house in Manor Road. In April 1964, Robindene, 2 Manor Road, was offered for auction by Geo Who are White & Co – this week’s estate agent history question is: Who are they now they now and what connection do and what they have to Brighton & Hove connection is Council? This was a huge house by anyone's standards but now has sadly been replaced by Georgian style town houses which are somewhere in the region of £400,000 to buy and £1600 to rent.
