Agents come in for an awful lot of flack, they are the butt of many a joke and, it is true, that over the years there have been some that have let the side down. As they say though, one bad apple... There are a few key factors to consider though. I would recommend choosing an agent with specific local knowledge, one with a track record in your given area and one that not only suggests a sensible selling price but will achieve it. Add to this that a good agent will have a strong online presence, a regular marketing presence in local media (that’s us of course, both in print and on TV when possible), great promotional ideas, friendly and approachable staff who really do keep you well informed and a high street presence. Online is brilliant but the better agents nearly all have offices that you can visit. A good website is a good sign too and you will often find testimonials from satisfied clients. Finally, choose someone you like, first impressions can make all the difference.

e are feeling festive in our office, as we have started selling online gift vouchers. lans for a new block of flats with a Co-op store below have just been unveiled for the old Texaco service station site on Kingsway in Hove – the latest event in a surge of activity centred on the town’s western seafront. The site in question abuts St Aubyns South, opposite the bottom of St Aubyns, to the west of the St Aubyn’s Hotel (AKA The Alibi), and north of St Aubyn’s Mansions. It looks towards the trampoline area of the King Alfred but this is set to change if plans for a new sports centre go ahead as planned in 2017. I hope that the proposed block takes on a St Aubyns-inspired name in due course. The area was once a collection of gardens, cottages and mews. During the 1920s, a site was cleared so that a motor garage and showroom with associated petrol pumps could be installed. Like the old Caffyns site further along the Kingsway, the scheme featured an attractive façade which hid an ugly corrugated warehouse behind. In turn, this site was derelict by the 1970s, at which point the petrol station of today was constructed. The Texaco garage suddenly closed last year. It turns out that its owner, Co-op, had done a deal with Rocco Homes who recently purchased the Alibi. PROJECT BRIGHTON TRACEY ALLEN, FOUNDER & DIRECTOR OF SEA PR & GIVING TIMES The city of social passion... hat would my ideal city be like in terms of planning for the future? At first I thought “I already love this city so much” but when I started to think about it, I realised it all comes down to one thing. Communication. When I set up my business SEA PR in 2012, I wanted to create a service which charities and social enterprises could use to help them get their message out into the wider domain. Nearly four years on we have now also just launched Giving Times – a news platform to further support social action messaging, which includes private sector business social action news too. Whilst we knew there was a lot of activity going on in
didn’t know and what we are learning day by day is how many businesses invest time, money and commitment into this community – because they care and because they know the importance of supporting social initiatives. It’s clear to see that civic leadership stretches across the whole of Brighton and Hove, whether it is co-ordinated third sector activity or private enterprises investing in the community they serve. What we are also learning is that there is so much going on in addition to what the public sector offers. BUT where would we be if we didn’t have these passionate individuals giving up their time? Where would the gaps be and anyway, do we really know what gaps aren’t being filled and desperately need our help? I don’t think we really do. And then there is the time and effort that goes into misplaced philanthropy, and how do you tell someone that their efforts are fruitless? When too many people collected clothes for the refugees crisis, we ended up with lorry loads of jumpers with nowhere for them all to go. When a business issued iPads for a school to give to children in a less disadvantaged area did anyone consider the effect

this would have on the siblings and other classes... possibly not. Who was there to ask? Who knew the answer? So my question today as I watch all of this extraordinary work go on is, “how do we keep encouraging more people to get involved in charitable aims but do it in a way that is co-ordinated, has a measurable outcome and mutual benefit to all those who give up their time?” Or, should we just let those who want to give to something they believe in carry on regardless and hope (and pray) that others will follow in their footsteps when they are all given out? For me I would like to see some co-ordinated championing of different causes across the city which different organisations can own and support. It could be a DIY SOS style shopping list of social issues which need addressing, such as campaigns for the development of more homeless feeding stations or shelters. Or more focus on supporting the current befriending activities that help end loneliness and isolation in the elderly. Or let’s raise the roof on our support for

this beloved city of ours we did not know just how much social passion there really was and the deeper we dug the more grains of gold we unfurled. We learn each day of amazing charitable support that goes on, such as the stationers supporting one child with cerebral palsy for over 10 years, Anne Bickmore creating Christmas hampers for families in her spare bedroom or the Time2Give Ball that was launched as part of a study project and is now turning into an annual event. We knew there were nearly 2000 charities and community groups in the city all doing amazing work, and that the volunteer hours donated equated to over £45 million (based on the living wage) – but what we watch on

OPEN THE GATES! ou have to give it to Brighton and Hove to supply a wonderful story to drive this week’s column. It appears that the lack of public toilets on The Level is the culprit behind an increase in antisocial behaviour on the park, and that nearby residents at Hanover Crescent are considering installing gates to keep the public out. It also appears that the lack of toilets in the new park is forcing people to use the gardens at the Crescent either a toilet or a private place to take drugs. University academics spend years and millions of public money to prove this kind of causal relationship so hats off to the Crescent residents to solving the riddle so speedily. Armed with this knowledge, the Hanover Crescent Committee has applied for planning permission to install vehicle and pedestrian gates in addition to spiked railings along the perimeter wall. The £40,000 cost of installing the gates and railings would of course have to be met by residents so kudos to them. Now, having already published two books on gated communities, gated neighbourhoods are somewhat of a hobby and an obsession. In today’s security-oriented urbanism, gated communities and neighbourhoods are a core component of our towns and cities. In fact, along with their sister, the private management of our public spaces, they are probably part of a broad trend of transfer and contracting-out of managerial responsibilities of both private and public spaces to organisations outside the public sector, whether in the shape of community or private trusts, tenants organisations, or even Business Improvement Districts where certain rules apply and some behaviours forbidden. This particular discussion in turn has been taken up by Londoners looking at the privatisation of public space in the capital offering an examination of openness and accessibility issues such as rights of access and use, and degrees of exclusion. Now, gated communities and neighbourhoods have always existed and there are broad historic associations to contemporary gated communities. Historically, they were enclosures usually governed by legal and social frameworks that form the statutory conditions that residents have to comply with. Gated communities have also been described as the apotheosis of the life style of laissez-faire consumer capitalism. Wealth has always conferred privilege and the wealthy have ever sought to secure and preserve the unequal advantages they have gained, at times through gates and walls. One can therefore not approach gating lightly as one attempts to create a defensible space and fence one in. Societies in general, and particularly ones like ours in particular, marked as they are by increasing levels of inequality have plenty to fear from internal social tensions such as the ones that drive individual members of society to use the Crescent gardens as a public toilet. How then do we find physical and social security? Many have argued that real security is provided by empowering the poor and the marginalised and opening the gates of gated communities. ou might not know what a heat pump is, but it could save your business some serious money. If you run a business or school and don't use all your rooms all day, every day, then you could be missing a money-saving trick if you haven’t got a heat pump installed. For those who don’t know how a heat pump works, picture a fridge. Refrigerant gases are used to cool down the inside while heat is given off at the back of the fridge. A heat pump works in a similar fashion by taking heat from the air, increasing its temperature and then pumping it round the room. It can also be reversed to cool down rooms in the warm summer months. Why should you bother with a heat pump rather than the usual central heating system of water-filled radiators? Well, it's room specific – in other words, it only heats up the room it is in. So, if you have a little-used meeting room, a heat pump would be a good choice as then the room won't be heated up needlessly just because the rest of the building needs to be warm. It also heats up (or cools down) rooms instantly, whereas a wet system takes time to take the chill off a room, and will never be able to cool it down.

AUCTIONS ON THE RISE FOR PS&B s the year draws to a close, 2015 has proven to be a financially rewarding time for many of our clients, for whom we have achieved unparalleled and outstanding prices during our auctions. The most popular lot of the year came to prominence during our September auction whereupon on the day, a derelict former workers cottage in Patcham Village was sold for £176,000 in front of a standing room only, packed sale at the Sussex County Cricket Ground in Hove. No less than 116 buyers had registered their interest in the property whilst the sale price was achieved from a guide price of £60-£80,000! Following very closely behind were 25 garages and a store room at Streete Court, Bognor Regis. The garages, which were all let on licences created a tremendous amount of interest, again in front of a full house whereupon our auctioneer was kept busy by a telephone bidder, a proxy bidder as well as two buyers in the room. With all parties ‘locking horns’ against each other and in front of our client who was present, from a guide price of £110-£130,000 we took the property to the heady heights of £191,000 whereupon, the gavel went

down for the third and final time. Over in Seaside Road, Eastbourne and from a guide of £450-£500,000, a freehold investment & flat conversion was sold prior to auction for an amount in excess of £500,000, to the delight of our client.
