ANDREW KAY THE ISSUE h how I tire of opening magazines that are telling me that it’s a new year and therefore I should be working on a new me. Okay, I have my faults, but on the whole I think the old me is pretty fit for purpose, well not fit exactly, but… well I think you know what I mean, none of us like to be preached to. So far be it from me to preach to you about moving home. I suspect that most of us will know Set about when it’s time to move and making why we need to move. Statistics claim that 2016 the year moving home is one of the of transparency most stressful things that and truth we will encounter in our lives and I believe that it might be true. I know that some of my moves over the years have been, for a variety of reasons, very stressful indeed. Moving home is a long winded and expensive process. Over my years here at Latest Homes there have been odd occasions when we have heard of people who, using cash, have bought a property and moved in within seven days – but these are rare occurrences and certainly not the norm. So for 2016 my advice is to be realistic about your expectations when it comes to a house move. Get everything in place at your end of any deal so that you are not the cause of any delay and pray that the people surrounding your deal are doing the same. Be open and honest with everyone involved, agents, solicitors, mortgage lenders and banks, buyers and vendors – if we all set about making 2016 the year of transparency and truth things stand a chance of being a lot better and running a lot more smoothly.

e have reached an exciting stage of our construction as we have completed the pod floor, with the underside of the pod made of mirrored glass. I cannot wait to see the reflections of the city and all the people waiting to board their flight below, as the pod rises or descends. It will be truly stunning – like an Anish Kapoor sculpture! We have now started adding the sides and roof of the pod. This is made up of 24 delicate glass pie-shaped ‘superstructure’ sectors, which give the pod its recognisable 'oblate ellipsoid' (chocolate

Such information might include the name of a specialist contractor, paint colours (the window frames are RAL 7031 in case you are interested) and detailed floor plans. Buildings are poorly maintained as a result. The only other local buildings that I can think of which have their own websites are Sussex Heights in Brighton (tallest building in Sussex) and Park Gate in Hove (an under-appreciated development of quite special architectural interest). Other decent blocks where residents take an interest in their surroundings – such as Furze Croft, 4 Grand Avenue, Marine Gate and the Varndean Park Estate – should all consider setting up such a resource. www.buildingopinions.com Twitter: @robert_nemeth

Despite the delicate appearance, the superstructure sectors are incredibly robust, weighing almost double the weight of the floor sectors. This is because they are constructed from four layers of glass including two laminated double-curved sheets glued together with an interlayer and separated by a sealed air gap between them. The glass was made by specialist glass maker Sunglass in Italy and the pod (a vertical cable car 'cabin') is made by cable car and ski lift manufacturer, Poma from France. We worked with both companies on the London Eye but in the intervening 16 years technology has improved and whilst the London Eye is single glazed, the BA i360 has four layers of toughened glass. Another improvement from the London Eye is that the external glass surface of the BA i360 incorporates a permanent self-cleaning treatment, which means rain water will not stick, but rather it will run off making sure our visitors get clear views even on rainy days. The pod is fully air-conditioned, which also means it won't steam up when the weather is wet, and won't feel like a green house in the summer (along with those 4 layers of glass!). There is seating in the centre and a sky bar. We are already taking bookings for people to hire out the sky pod for events. Why networking is a fundamental business practice righton Chamber offers a voice for Brighton and Hove's businesses. It provides a platform to help its members build successful businesses by connecting, training, and supporting the business community. With its unique programme of regular networking and bite-sized learning events, the Chamber always has something new on offer to meet the needs of a growing membership. This week in Project Brighton, Sarah Springford, the Director of Brighton & Hove Chamber of Commerce discusses why networking is still important. Sarah has notched up seven years as director: “There is never a dull moment at the Chamber and things are always changing, it’s a challenging job but very enjoyable! “Most of our Chamber member businesses do not have a shop front. This means they need to get out to be seen and to remind contacts, many of whom have taken time to develop, that they are great to do business with. Networking is as important as ever because it introduces businesses to each other in an informal yet constructive way.

“As the Chamber director, I get invited to many events such as launches, meetings and celebrations but unfortunately I can’t go to them all. But I make sure I pick something from each of my networks on a regular basis – so I get a really good overview of what’s happening in the city. I go to most of the Chamber events to hear the brilliant and inspiring speakers, meet people I know and discover interesting new ones too. “Recently I was at a Chamber Pop-up Breakfast at Terre à Terre in Brighton and heard the wonderful Thomas Lavis from Lick yogurt being interviewed by Steve Bustin. It was a reminder of how many Chamber members are doing business with each other and working together. These relationships develop over time, for sure, but meeting up faceto-face keeps those opportunities open. So what event are you going to book on to next? I am looking forward to our Spotlight Supper in January when Jacky Misson interviews Alan Margetts, founder of The Kitchen Store. “The Chamber has recently moved office to Entrepreneurial Spark. THE CORRELATION BETWEEN DENSITY AND CHARITY ensity is complex and urban density in particular is considered problematic by many. It is, at times, the most contentious topic in urban development. For one thing, there is no standard measure of density. Residential density, one that concerns many in Brighton and Hove, is the ratio of a population to residential land area. Urban intensity is about the potential for endless random and unpredictable interactions between individuals and activities in the city. The fantastic Jane Jacobs in ‘The Death and Life of Great American Cities’ considered a dense concentration of people as one of the main conditions for flourishing city diversity. High-density mixed-use neighbourhoods are important for many reasons. For most people living in cities, shops, bars and restaurants within walking distance are desirable. Moreover, increasing urban density turns on a powerful network effect. As the number of residents per square mile in an area goes up, so does the number of businesses that area can support. In fact, property researchers working for Savills would tell us that each new house in a neighbourhood supports one new job. A larger number of businesses, in return creates still more demand for housing and even higher density, where possible. These are some of the intended effects of Higher density and there are of course other unintended effects. density Successful city planners don't just means more look at the population size, or density simply for the sake of looking money for charities at density. Never switching off, not even for the Christmas break, collected in successful city planners also look at our city how citizens in neighbourhoods and communities work together for the greater good. Charity is one of these. While density shapes how cities look, feel and are experienced, it also determines how much a charitable organisation can collect for charity through a door to door collection. Take for example my Rotary Club’s annual Christmas collection around the streets of Brighton and Hove (www.brightonrotary.co.uk). Every year we collect from the good people of this city around £5,000 that goes towards helping local charities. Our door to door collections take us around areas of the city with varying degrees of urban form: the detached houses of Patcham, Brangwyn Drive and Mayfield Crescent, the bungalows of Patcham, the modern estate and semis of Surrenden Road, the large semi and detached houses of Welbeck Road, Nevill Avenue and Windmill Close, the older terraced houses of Livingston Road, and the larger ones on Westbourne Gardens. Now, while not taking into account family size and income (because what we have found over the years is that the good people of this city give for charity in spite of income and hardship), the link between urban form, density, and daily takings, suggests that the higher density terraced and semi-detached housing areas can contribute 25% more to a daily collection than the lower density areas with bungalows. So there you have it, higher density means more money collected for charities in our city. So why not have higher densities all round? Talk about something you’re working on that’s interesting, and they’ll remember you. “Networking is not just about meeting customers – it’s your route to market. I was talking with a designer and copywriter last week about how they got work. The copywriter Laura Darling told us how she had been skating shakily round the Royal Pavilion Ice Rink at a Chamber event and quite literally bumped in to another member, who, after chatting about what they do, subsequently put her in touch with an agent who now gives her lots of great work. ast year was a funny old year in many ways and I think I finally became an adult. Well, sort of... For a start, I turned 50. Two of my children are now older than I was when I had them. Scary, as I was not the most mature of 20 year olds, spending my nights running a nightclub and most of my days in bed attempting to sleep while my two errant toddlers poked me in the eye and filled the bath with potatoes, or worse. Neither am I the most mature of 50 year olds and my birthday seemed to go on all year. Not all postal missives in 2015 were of the congratulatory variety. Around springtime, I received a terrible letter from the bank informing me that my entire mortgage was due to be paid off by November 5th 2015. The subtext was that there would be fireworks of an unwelcome type if this didn't happen. How did this oversight happen? Well, back in the days when I earned more than the minimum wage, I decided (clearly in a moment of wine-induced psychosis) to shorten the term of my mortgage to 20 years. Then, like many people, I hit leaner times and went on to interest-only payments, which, with low interest rates made my mortgage payments a barely registered £56 per month. I merrily continued on this basis, going on With a fair holiday every five wind behind minutes while the years flew past faster me, less holidays than a transatlantic and more work, I dreamliner. Suddenly, could make the the £46,306 payment payments loomed ahead like an approaching financial tsunami. I immediately called the bank to request the five years of my initial term back, figuring that with a fair wind behind me, less holidays and more work, I could make the payments. The bank seemed happy to agree to this, but for the trifling task of going through a new mortgage application. At the end of the 45 minute application interview, the operative started to audibly quiver a little and had to put me on hold. After a long time on hold, he gingerly returned to deliver the news that I was not eligible to apply for one of their loans, as I no longer 'fitted the criteria'. Beginning to feel like something of a pariah, I asked what kind of criteria could possibly exclude someone who'd never missed a repayment, whose property was worth 20 times their (poxy) mortgage and who had a good income from rental properties. It transpires that the new criteria excludes rental income from being declared as part of someone's income. Rather inconvenient if your income is exclusively from renting property. If only the inland revenue had the same criteria... Left with little other choice, apart from the unthinkable, I worked my butt off over the summer and managed to save almost half the amount, with the sale of my mother's house barely covering the remainder. The 4th of November saw me clawing down the back of the sofa for loose change, which was a new experience for my risk averse self. So, I might be starting 2016 broke, but the bank lost £3,500 in interest payments, which is a brace of long haul flights to me. So cheers Santander. Happy 2016.

hen I have a quiet moment in the shop, I scan through the various old local newspapers I have with my rubber finger on, as licking one’s own finger and touching old paper and print does not leave a pleasant taste in the mouth! It still amazes me how Brighton and Hove are on a constant news cycle that seems to repeat itself. This is illustrated in this week’s first news clipping. There is a slight twist on the current Library/Hove Museum issue which also Third time incorporates the awful lucky to save 'Skyscraper' word. In 1962 Hove library this word was just as likely to incite a campaign as it is now! The slight difference in the proposal in the clipping to now, is that the library was going to be demolished to make way for a new combined library and museum or "Libruem" (my word) in Church Road, with a Skyscraping block of flats in New Church Road. As we know the proposal never got off the ground and hopefully neither will the 2015 version of the Library closure. I would like the posters to be changed to: 'Third time lucky to Save Hove Library!' or 'The bananas proposal for 17 storeys on Hove Seafront.' The second picture reveals another 1962 announcement that proposes that rather than spend £6,000 on demolition and a further £10,000 on landscaping, it would be more advisable to spend £100,000 refurbishing the Saltdean Lido by adding a library (bit of a theme this week) and a community centre. My favourite comment in this piece from the council says that: “The Parks Committee don't do Entertainment, that's the Entertainment Committees job!” The saying "Too many Chiefs and not enough Indians” springs to mind, and as we know in this wonderful Town/City of ours: "Some things never change!". MAINTENANCE AND CLEANING hen you have hardwood floors installed, you’ll want to keep them as clean and fresh looking as the day they were laid. Hardwood flooring requires sensible maintenance, so it's vital you know how these floors are best looked after: Quick Tips 1 Place a good quality mat at the entrance door (but not rubber or foam backed plastic mats as they may cause discolouration and trap humidity) 2 Sweep daily 3 Use minimal amounts of water when cleaning 4 Immediately wipe up all spillages with a damp sponge or a neutral, gentle detergent 5 Avoid aggressive detergents, ammonia products, scouring agents or silicone 6 Place selfadhesive felt-pads Make sure that on the bottom of all you use a dry furniture

Cleaning & Maintaining We would recommend using a fine, soft bristled broom to sweep your floors as stiff bristled brooms may scratch. Vacuum once or twice a week, but make sure that the brushes on the bottom of the vacuum are not marking the floor. If you have any rugs it is recommended you vacuum them more often, i.e. every other day, this will help prevent any dirt on the rugs filtering through the weave and scratching the floor underneath. Liquid is a hardwood floors worst nightmare, so if there are spillages wipe them up immediately using a wet/dry vacuum or soft towel. If you need to mop your hardwood floor, make sure that you use a dry damp mop and not a soaking wet one. Reason being is that excess water can get into the seams and ruin the floor. Accidental staining is always a risk so it is imperative that if you spill coffee, juice, wine, or ink, pick it up with a damp rag or damp paper towel, be careful when wiping it up you are not accidentally scrubbing it into the floor. If you notice there is a stain left once you have wiped it up, you can rub the area gently, not forcibly, with a nylon scrubber, this nylon scrubber can also help get rid of scuff marks. Make sure after removing any stains, you rinse the area thoroughly with a damp cloth and dry completely. It is possible that after some time (approximately 2 years depending on traffic) your hardwood floor might look a little dull, but a quick wax and buff of the floor using a specialist machine will soon have it looking good as new. It's easier to revive a real wood floor than laminate – if the finish becomes worn beyond a quick wax and buff, you can always sand it back and re-oil or lacquer. BUSINESS AID RIGHT TO BE ACCOMPANIED TO A DISCIPLINARY OR GRIEVANCE HEARING nder section 10 of the Employment Relations Act 1999 a worker has the right to be accompanied to a disciplinary or grievance hearing. The person accompanying the worker can be either a fellow worker or an official or employee of a Trade Union (the worker need not be a member of the union nor does the union have to be recognised). If the worker is not allowed to exercise his right, or is subjected to a detriment or dismissed, a remedy can be sought in the employment tribunal. There is no right to be accompanied to other kinds of meetings, such as a redundancy meeting; although of course an employer can always agree to the worker bringing a companion. It had been thought that the choice of companion had to be reasonable – what if the worker chose a companion who was already in dispute with the employer to create conflict and bad feeling; or, information would be revealed at the meeting which would be of benefit to the companion and which they wouldn’t otherwise be aware of? The right is in fact an absolute one for a worker to choose a companion and is not interlinked with the statutory requirement for the request to be accompanied itself to be reasonable. A recent case held that it was a breach of trust and confidence to not allow a worker to be accompanied by someone who fell outside of the statutory criteria. The subject matter of the disciplinary

charge was very technical; it was held to be appropriate to allow the worker to be accompanied by someone who was not within the definition of a companion, but had the skill or expertise to assist the worker. For example, language difficulties may mean it would be reasonable to allow the worker to be accompanied by someone who can translate for them. As ever with employment law ‘reasonableness’ is the key. For the Allsop family, their dreams were made true by DMB Solutions

M

itsie and Marc Allsop moved into their Hove home five years ago. Their search for a new home had proved to be a long journey. They had looked at over 40 properties before being shown their current home, and on first glance they were ready to reject it along with the others. Mitsie tells the story: “From the front it looked so tiny, a new build in a very traditional cottage style. To be honest we were about to dismiss it, despite it ticking so many of the boxes that we wanted ticked, especially the lovely secluded location that was still so close to the city centre. When we walked inside though, we knew right away that this would be our new home. With four bedrooms, a garage and vast amounts of really unexpected living space it was perfect for us all. “We have lived here for about five years now, and happy as we were with the property we had always thought about expanding the living area in a quite dramatic way. “The property already had a conservatory across the back but that was not really what we wanted – we had a vision of a large open space that retained the height and opened our home right up onto our garden. The conservatory we realised wasn’t functional, but we were also aware that as the property is in a conservation area there would be both restrictions and challenges. But that said, we had our hearts set on getting rid of the conservatory and having that one big, open space.” Having decided exactly what they wanted, and with a clear vision and a determination to get exactly that, they set about finding a builder who could do the work for them in the way that they watch on

wanted it done, and to their exacting standards. It proved to be a difficult task. “We saw a string of builders but the answer was always the same. What we wanted was not

going to be possible, the engineering was impossible, the steels required would be too big; all in all, they sought to offer us a compromise.” Compromise was not, however, part of the Allsop vocabulary, and they continued to search. Eventually, Marc found DMB Solutions by looking at websites for local building companies. “We met with James Powell of DMB and immediately knew that he could see the potential that we could see. He came out and looked at the space and did a proper survey, he got an engineer involved and very soon they said that they could achieve what we wanted and for a better budget and offering far better value. We saw that James has a great sense of how a space can work and excellent design ideas. He managed to find a way to retain the height of the space by modifying the structural engineering – in simple terms, he managed to find a way to give us what we wanted and make that dream come true.” So did DMB undertake the whole process? “They did all of the structural work, plastering, flooring and the decor. We already had people that we wanted to use for the garden decking outside and the built-in furniture, and to their credit DMB worked with those companies very openly and very well, to get the very best result for us. I'm not sure that you would get that kind of co-operation from most builders. They made the whole process as seamless as possible. “In terms of schedule, there were one or two hold ups, but even with Christmas on the horizon they pulled out all the stops to make sure that we had a comfortable living space in which to enjoy the holidays.

“Up until then of course we basically had to live upstairs, as the works were on such a large scale, with the giant steels having to be lifted by crane over our roof and into the garden behind. “They were excellent, too, at keeping us updated weekly with progress reports, and sent an email schedule and plans for the upcoming days. They were very open in those progress reports and never hid away any possible delays. “Most impressively, everything came in absolutely on budget and we were blown away by that. You always have a contingency plan but the fact that we didn’t need to use it meant that we could really have what we wanted when it came to the built-in furniture and the quality decking. “We had seen testimonials and pictures of work DMB Solutions had done on their website and we were impressed by that – but now having had them work in our home we are more than impressed. It’s a great team and you need that as you have to live with them, every day, for months. They were respectful of our privacy and our home, they worked cleanly and we really felt that we could trust every one of them. “The moment we got word that they could start we also got the news that our youngest son could have some much needed surgery. They were wonderful with him, and given the needs of a three and a half year old who had just had both legs in full plaster casts and could not walk, they were so lovely with him, and we were so glad that we did not postpone the work – or the surgery. “All in all we are thrilled with the result. James Powell and his team of professionals at DMB Solutions have delivered our vision to a standard,

a budget and a time scale that is truly impressive.” Impressive it is, too. The work has clearly been executed to a very high standard with no compromises to that clean lined vision.
