ANDREW KAY THE ISSUE ight now there is a real buzz about a book by Marie Kondo called The LifeChanging Magic Of Tidying Up: The Japanese Art Of Decluttering And Organizing. I have not read it but hope that it is so much more than a simple de-clutter guide. When it comes to selling your home decluttering has been a buzz word for as long as I can remember. It’s not rocket science, tidy up, clear surfaces, maximise on Declutering the space and light – it all has been a makes perfect sense and I suspect that Marie Kondo buzz word for has much more to say on as long as I can the matter. Maybe her remember tidying up is not just your home but your life as well. A minimal clutter-free world might suit some people but not me. I find it too clinical and impersonal. Some of her ideas are about storage and I applaud that, I wish I had more but I also know that storage is only a short step away from hoarding. I question that things stored might simply be things that one no longer needs. I recently tackled a few boxes of things that I had “stored”. It was a cathartic process, the boxes held useless paperwork, old electrical leads and devices that no longer worked or had been replaced with a better model and an odd assortment of china, not of any aesthetic or practical value. I may well write a book myself; Andrew Kay, The Life-Changing Magic Of Learning To Chuck Stuff In the Bin When It No Longer Serves Any Purpose. If you can find a home for it elsewhere then by all means re-cycle or up-cycle. If not then send it to clutter hell and make your home a junk-free heaven. Now, where did I put those heavy duty bin liners?

culminating two weeks ago in the run itself, undertaken with the help and support of his Cubitt & West colleagues who had refreshments standing by at all the offices he called in at en route. What was the worst bit? “When I was running back along the seafront from Southwick towards Kemptown, I had to battle all the way with the wind against me, and with Before setting out – a selfie with Marina Argyrou, Manager of Cubitt & West’s Saltdean office rain and even sleet all mixed in,” says Jordan. “It was appalling!” Despite the dreadful conditions however, he completed the 24 miles in just 3 hours 49 minutes, the remarkable solo effort raising a total of over £600 from colleagues, vendors and buyers. The money will be shared between Martlets Hospice and national children’s charity Action Medical Research. Would he do it again? “Emphatically no!” says Jordan. “I’m glad I completed it, and I’m delighted that we managed to raise so much for such good causes – but the truth is, I could hardly walk for three days afterwards!” cubittandwest.co.uk
casual suggestion made during a recent training session at leading Brighton estate agents Cubitt & West led to one member of staff successfully completing a 24-mile solo run round the city and its environs to raise much-needed funds for children’s charities. “It was during one of our regular brainstorming sessions on things we can do for the community that we came up with the idea,” says 29-year-old Jordan Hopkins, Marketing Consultant at Cubitts’ Saltdean office. “Since we are the only estate agents with nine offices right across the Brighton area from Peacehaven to Southwick, we

appy New Year! After years of planning, British Airways i360 is opening THIS YEAR! We started 2015 in the ground diverting a Victorian sewer and pouring our foundations, and ended the year 162 metres into the sky having built Sussex’s tallest structure! In 2016, we continue skywards as our first “flights” will take off this summer!
he recent first birthday on 12th December of the Bevendean Community Pub provided just the opportunity that I needed to visit and find out more. The ‘Bevy’ at 50 Hillside in Brighton began as the Bevendean Hotel and was built by Portsmouth & Brighton United Breweries to the designs of architect Stavers Hessell Tiltman in 1936. Tiltman designed and modified a number of pubs for this particular brewery company including the Tudorstyle Downs Hotel in Woodingdean in 1938. His masterpiece though was the Modernist terminal building at Shoreham Airport that was completed in 1935. The Bevendean Hotel was closed on police advice in 2010 and put up for sale. The building was bought for £250,000 by East Brighton Trust, a local It is the first community interest communitycompany that provides grants to worthy causes owned pub on a in the area. It was at this council estate in point that a number of the country residents, including Warren Carter whom I have mentioned previously as the driving force behind the nearby Moulsecoomb Forest Garden, set up a new pub as a co-operative with assistance from the Plunkett Foundation. One of the most memorable days of 2015 was 11th June when the steel cans arrived on Brighton beach. My day started at 5am on the beach watching the barge arrive. £100,000. Then – in an incredible feat of engineering – Hollandia bolted the 17 cans together and completed the tower in just 10 weeks. The tower can now even be seen from airplanes landing at Gatwick! Another high point (literally and metaphorically) was going up on to the top of the 60 metre high jacking tower. The view was absolutely incredible stretching out along the Sussex coastline, over to the downs and the city. The other major achievement was announcing our partnership with British Airways. I was delighted to secure such a prestigious sponsor and major regional employer at Gatwick, which is already promoting the i360 around the world. We have already paid £850,000 to the city and this is being reinvested into the seafront with two new public piazzas being created. We announced half price tickets for local residents and free entry for children attending a state school in the city. We were thrilled to announce that Steven Edwards (MasterChef: the Professionals winner) will be the Executive Chef in our brasserie and will create food that has been grown, reared and caught in the 26 miles you can see from the BA i360. In marketing, we launched our new website and gift vouchers, and had a successful World Travel Market securing international business and media coverage. Our Facebook likes topped 7,600 and Twitter followers 5,000. The countdown is well and truly on until launch this summer! www.britishairwaysi360.com Twitter/Instagram: @ba_i360 Facebook: British Airways i360 Copyright for image is Gary Eastwood watch on

work). This is a serious achievement. I visited in December with my friend Nigel McMillan, the Brightonbased architect whose designs for the building have proved to be a complete success. Opening up the ground floor as a flexible space makes complete sense, as does adding three flats upstairs to provide the income that ultimately underpins this project and others. Architecturally, the Bevendean Hotel shares many features with the other local 1930s suburban pubs such as the Nevill, Grenadier, Long Man and Ladies Mile. Their pitched roofs, multi-paned windows and maintenance-free red bricks have certainly stood the test of time. www.buildingopinions.com Twitter: @robert_nemeth 7

LEADERS RAISE £45,000 FOR TOGETHER FOR SHORT LIVES AND LOCAL CHILDREN’S HOSPICES
rides, head shaves and much more. Together For Short Lives is the UK’s leading charity for children with life-threatening and life-limiting conditions. They help to ensure that every child and young person unlikely to reach adulthood, and their family, gets the best possible care and support whenever and wherever they need it. Through the partnership, each Leaders branch has been linked with its nearest children’s hospice to support seriously ill children and their families locally. The money raised by Leaders’ branches in Sussex will go towards supporting the work of Chestnut Tree House which cares for 300 children and young adults from Sussex with progressive life-shortening conditions. Clare Tobin, Leaders’ chief operating officer, said: “We are absolutely delighted to be able to present this fantastic amount of money to Together For Short Lives. We know that it will make a big difference in the work they do to help children and families when they need it most and in supporting the amazing work done by children’s hospices. “We are so grateful to our staff, customers, business associates and the public for their generosity and enthusiasm in helping us to reach this figure, which is almost double our original fundraising target of £25,000. We are also very pleased to be partnering with Together For Short Lives again next year so we can continue our support.” In addition to fundraising, many Leaders staff elected to do voluntary work for their local children’s hospices, donating their time and efforts to help with gardening and maintenance work, marshalling and working in charity shops. Staff were given time off work to volunteer or a day off in lieu if they volunteered in their own time. Leaders’ clients were also generous in their support, with many opting to donate a day’s rent during children’s hospice week which took place in May, raising almost £7,000.

PROJECT BRIGHTON ANDREW MOSLEY, THE GRAND GENERAL MANAGER
Follow me: @GrandBrighton
The Grand supports local businesses – Samantha Harman finds out more n terms of business in the city and what I believe would make Brighton even greater, I will just filter it down to my business and my industry – not just at The Grand, but business as the tourism industry as a whole. Clearly it is of massive importance, the stats from VisitBrighton show the turnover of tourism, the millions it brings to the local economy and the thousands of people it employs. This highlights the importance of tourism to peripheral business within the city, so when tourists arrive, it's not just about the hotel and catering businesses they're using, it's also about all of the other facilities as well – from car parks to all of the other iconic attractions. There are so many things that are intrinsically linked into bringing tourism here. The worry I have is that tourism is falling off the agenda through the necessary cuts in funding. It has been widely reported what these cuts look like and while I am the first to accept that cuts will The happen, I believe that in the worry I spirit of fairness they need to have is that be applied to all sectors. The concern that I have if these tourism is cuts take place and this falling off the could be as soon as 2020 – is agenda that it's going to leave us in a very difficult place to promote Brighton as a tourism industry. At The Grand we will continue to do our bit as a private business to not only promote our establishment, but also to promote Brighton as a destination. There is some trepidation going forward that this money is being so significantly reduced that the opportunity and the ability to promote Brighton as a destination is diminishing.

This issue marries hand-in-hand with the resurgence of some of our competitor destinations, such as Liverpool. In recent years we've seen the city leap forward and this is attracting some of the big association conferences. For instance, some of the party political and the trade union congresses. Manchester is very strong. Birmingham has also improved along with re-emerging centres such as Belfast, which albeit is less accessible because of the flight. Rival seaside town Bournemouth has had £200m invested into it over the last few years, and as it is only 80 miles down the coast, this is a significant threat to Brighton. We need similar funding in order to make sure that we are able to continue attracting business and leisure tourism into the city and that we remain strong. We inevitably have our varied unique selling points – the proximity to London, the quirky bohemian style is always going to appeal and is something we need to maintain. But we need to ensure that the message is getting out there. In my opinion we all need to pull together and do whatever we can to ensure that continues to happen. A number of hotels have really been investing in the last year or so with considerable plans on the table for the next few years, including ourselves. There are exciting times ahead in 2016, from the launch of the British Airways i360 to the seafront regeneration project, which will certainly help attract visitors to Brighton. Beyond the aesthetics of the city, for me it's about everyone having the drive to continue doing their bit – whether it be for the business or leisure visitor. This starts from the moment someone

CITY PLANNER CAROL ALGAR MASTERS DEGREE STUDENT
HOVE STATION NEIGHBOURHOOD FORUM
contingent of Brighton University Planning School students recently attended a meeting of the Hove Station Neighbourhood Forum on Saturday 21st November. It was an opportunity for local residents to join the drop-in public meeting to hear about the latest development proposals for the area, share their opinions and raise questions with key stakeholders, including Rob Fraser, Brighton and Hove City Council Planning Officer and representatives from Matsim Properties and Mountpark Properties, the respective owners/developers for the Conway and Ellen Street redevelopment and Sackville Trading Estate and the Coal Yard. Under the Coalition Government’s steam, the Localism Act 2011 has set about changes to the planning system to reduce regulation, devolving power from central government and enabling local communities to get involved with developing their own neighbourhood development plans. The involvement is voluntary but, under the act, new rights and powers are given to parish councils or designated neighbourhood forums. Although the people that make up the Committee members of such forums are voluntary, they are no less qualified and the Hove Station Neighbourhood Forum is a good example of this, being led by a number of highly experienced professionals, including a local architect and a planning professional. All the committee members are local residents, not only with a vested interest in the development of the area, but a wealth of expertise to enable the designated Hove Station community to actively engage in shaping the neighbourhood plan and future development within the community. Before all the NIMBYists jump up and enrol themselves in their local forum, it should be noted however that neighbourhood development plans are designed to work alongside an area’s local plan – in the case of Brighton and Hove, the City Plan, which is expected to be formally adopted in 2016. The City Plan is the Council’s key planning document and will provide the overall strategic vision for the future of Brighton and Hove to 2030. Neighbourhood Development Plans have to incorporate certain conditions including conforming with national planning policy and strategic policies in the local development plan plus a necessity to meet certain EU obligations. Neighbourhood Development Plans shouldn’t be seen as a way to make development happen or block local development but rather as an opportunity for residents to work with the council, planning professionals and developers to help create thriving and empowered communities and meet identified housing need and employment land requirements. From the information provided at the meeting, the proposals seemed very interesting. Hove Gardens is a mixed use development with 178 flats and business/retail units with 21,500 sq. ft. of grade A office space. Currently a brownfield site, this proposal seems an attractive and well-designed scheme with a considerable amount of office space, helping to meet the employment needs of a growing city population. I’m looking forward to hearing more on how the proposals progress and to what extent the Hove Station Forum has been able to influence development in the area. A makes an internet search for Brighton, from the quality of information that is presented to them to consider us, right the way down to the time that they arrive, including the interaction they have with the people looking after them, be that hoteliers, taxi drivers, restaurateurs and local residents. Everyone has a responsibility to ensure that all visitors have a fantastic experience so that they want to come back. There’s an old business adage: 'Easy business wins'. This comes from repeat custom – keeping your existing customers close and something that The Grand work My very hard at. In the last five or six years since I have been general advice manager we have seen customer would be to satisfaction improve, there has make firstbeen £5-6m invested into the class hotel so far with plans to spend more. The Grand has also become customer much busier. Through generating service a revenue you are in turn generating your ability to spend priority money, meaning that all of the additional revenue doesn't fall straight into profits. As a result of this we are able to spend more on our sales and marketing. Since April 2014 The Grand has been an independent hotel, we therefore have far more ability to choose who we are working with. We are no longer bound by a corporate list of suppliers as we were when De Vere were in charge. It's energising to have been able to start engaging with local businesses. Local supply is not just tagged to food and drink as is a common misconception. We are now working with a local branding agency, interior designer, builders and printers – all of whom are based in Brighton and Hove. I feel that The Grand is setting an excellent example in conjunction with boosting the local economy by employing from within the city walls. The hotel is now two years into the tenure with the new owners, and a large portion of the money spent has been in order to ensure the safe keeping of the property. Behind the scenes issues that did not necessarily affect the day-to-day running of the business have been rectified which illustrates that they care about the longevity of the building – not just about the profits. Other money has also been spent that is customer facing, we've refurbished two of our small business meeting rooms. This sends a strong message to our conference and event guests. De Vere spent £5000 only two years ago doing up those exact same rooms, our new owners have spent £50,000. Only two years ago £100,000 was spent refurbishing the already stunning lounge and we're about to spend another £100,000 – this being one of the most exciting new projects to date. It is expected to be completed mid-February of this year. We also have plans for a new eatery and gym. I am aware that not everyone in the city has millions of pounds at their disposal to invest in their businesses. However, my advice would be to make first-class customer service a priority in order to ensure that each visitor experience is unforgettable. www.grandbrighton.co.uk

THE LANDLADY RENT BOOK TALES
NOW & THEN
NEW YEAR REVOLUTION....
TOURIST GUIDE TO HOVE
hese days, people are far too obsessed with making money. In real terms, I gave up making money – or at least trying to – about 12 years ago when it suddenly occurred to me that it was pointless having shed loads of money if, as a result of making said shed loads, you had a crap life full of nothing but trying to make more money. Having made more money during the late nineties than I could have ever imagined, I decided to then set about enjoying it. Of course one has to strike some sort of balance and back in those days when I had youth and good fortune on my side, it would have been easy to sink without a trace. At one time, eyeing my 2 litre glass of beer on a Spanish holiday, The Small Daughter, then three years old, asked if I was 'going up the slippery slope', which if I remember correctly was a distinct possibility at the time, albeit on more of a downward trajectory... So, over the next few years, instead of investing my excess money into even more property, I set about investing it in life experience. After all, I don't see any point in being a rich old person only able to travel beneath the safe and sterile aegis of Caribbean cruise. I can't think of anything Youth and worse. A couple of years good fortune ago, I impulsively on my side, it purchased a tiny house in south west would have been easy to sink Turkey and have never looked back. without a trace Now that my children are more or less grown up, I have a lot more time and much less guilt on my hands and am always looking for ways to spend money which mean something, other than making more money. I've just returned from an amazing trip to Cuba, where the opportunity to buy a tiny apartment arose. When something feels right, I am not one to let the grass grow under my feet, so have decided to go for it. I am not buying as a potential investment in financial terms, but more as an investment in my future fun and well being. Thus far, reactions to my latest ruse have been fairly predictable, with most friends and acquaintances deeming me barking mad and telling me that I'm sure to lose all my money. These are the same people who berated me for mortgaging myself up to the hilt in the late 90s with my eye on the potential future gains. I therefore take great comfort in the fact that the only person who thinks it's a good idea is my best friend Katy, who now has a very nice lifestyle indeed due to similarly 'foolhardy' investments.
ow I am pretty established in the shop it's been great that people now bring things in for me to look at, evaluate and sell. This means that new, and sometimes unseen, items are appearing on a regular basis. I also buy regularly from the local auction houses, and this week I bought a fabulous tourist guide book from 1938/39 just for the town of Hove. The book is very 30s with vivid colouring and style... as Hove has! Inside there is an abundance of local facts and figures and photos and info, just on Hove. Brighton, it seems, may as well have been 100 miles away and not next door since it was not in anyway connected for the well-heeled Hove visitor apart from “The Brighton, Hove and Shoreham Airport" – which I have always felt was almost as bad as London Gatwick!!!! Anyway back to the guide book. The picture that caught my eye, from a property point of view, was the photo of Woodland Drive looking up with the Tudor style houses on the left (valued then at about £9,000), and on the right nothing – as this side was not built on until the 60s. No shops at Woodland Parade, in fact no shops anywhere to be seen until Church Road. The last shot is an aerial view along the Brighton, it Kingsway from the Peace seems, may Statue at the border of as well have been Brighton and Hove with the recently built 100 miles away Courtenay Gate (circa 1934) block of flats which were rented from£180-£400 per year (yes 52 weeks). It benefited from communal central heating and crittall metal windows, which at the time were building innovations but as a lot of us know are actually a living nightmare! More stuff next week. In the meantime, please email any questions to me at Brightonandhovestuff@gmail.com

Leaders
Baron Estates
Wheelers
Having lived in the Sussex area all my life and worked in the Brighton & Hove property industry for over 4 years I have seen Leaders grow and prosper at a rapid pace and decided that I would very much like to be part of that success. I joined Leaders as part of the large lettings team but recently moved in to the sales department and am currently the Senior Sales Negotiator at the busy Western Road Branch. Over the past six month the sales department has gone from strength to strength and I am looking forward to being involved in what looks set to be a very busy year for Leaders. www.leaders.co.uk

Covering all areas, but mainly known for specialising in sales for the Hanover, Elm Grove, Queens Park and Lewes Road areas of Brighton. Joe Wheeler the Director is very hands on, doing viewings and the valuations and he is very ably assisted by his sales manageress Alison Crawford. Happy to help in any way we can, so please do get in touch. THE BUSINESS SALES
INDEPENDENT SINCE 1825, AND COUNTING… ince 1825 and for the last 191 years (that’s right, one hundred and ninety one years) Parsons Son & Basley have been selling properties by public auction and will, as one of Brighton & Hove’s last remaining truly independent auctioneers, continue to do so. Of course technology has changed immeasurably since they were founded allowing them to offer properties for sale not only locally, but also nationally and internationally, whilst at the same time remaining true to their origins, beliefs and reputation. That foundation and belief is based on being able to offer Parson Son & Basley’s clients the best advice possible whilst providing them with all of the modern technological advances currently available, which will,
S
Bespoke online single property auction, completely tailored to meet client’s unique and individual requirements
“
they are very excited to announce, shortly include their state of the art, bespoke online single property auction, completely tailored to meet client’s unique and individual requirements. Of course online auctions such as this will never be able to replace the buzz, drama and sheer excitement of a crowded auction room and neither should it be allowed to do so, however, Parson Son & Basley do believe that such a product will sit very nicely alongside their tried,
trusted and more traditional method of sale. “In the past, previously established independent firms have decided to either sell out to large corporate entities or indeed become part of a national franchise and perhaps whilst doing so, lose their identity and moreover that personal touch, however this is not something we would wish to consider” said Simon Caplan, auctioneer at Parson Son & Basley. “Simply because we have no need to as we are able to offer a ‘good old fashioned’ customer service to our clients, complimented by a huge twist of modern day ethos and technology that will hopefully see us through the next 191 years!” If you are interested in understanding how the bespoke online auction is able to work for you or you have a property you would like to sell and beat the higher rate Stamp Duty rise, Parson Son & Basley are still currently accepting entries for their February auction. Please contact Simon Caplin on 01273 274010 simoncaplin@psandb.co.uk or Kelly Landers on 01273 274014 kellylanders@psandb.co.uk for further information and some of the aforementioned good old fashioned independent advice.
