Out of both need and fascination and I am always amused at the reasons that people give when being shown a potential new home for dismissing a property. I can understand too small and too big. I can see that a location might be wrong, of course I can, these are real reasons. The ones that make me roar with laughter are the ones where the buyers declare that they See beyond could not live in a home the orange where they do not like the colour of the walls, the emulsion paint carpets or the wallpaper. and swirly I suppose that my art carpets school training makes it easier for me to see beyond the orange emulsion paint and swirly carpets – but really, is it that difficult? I was delighted the other day when a PR company sent me a letter about a new phone app. Yes another phone app that I think might help home buyers. This one comes from paint manufacturers Valspar and is called Pick-a-Paint. I downloaded it and gave it a test and I was impressed. You can take a picture using your phone’s camera and then simply change the colours of a room and get a quick impression of what it could look like with a lick of paint. The palette of colours is based of course on the Valspar range but is pretty comprehensive. This app was no doubt created to aid people in choosing colours for their own home but I immediately saw the potential for home buyers and of course for estate agents who want to help people see beyond the lime green tiles and purple feature walls – and it’s free so what’s to lose. Simply type Valspar into the App Store on the iPhone and download

Is it the lack of new homes which is causing the log jam or is it that people have just stopped moving for the time being and are staying put, perhaps busy building extensions or digging basements to provide more space instead of buying somewhere larger? For now it is hard to know the true position. “It is also difficult to work out what any long-anticipated interest rate increases will do to the property market should they be introduced, or what might happen if the UK heads for the Brexit following the European referendum. Even if there is a vote to remain in the European Union the uncertainty may spook the property market for a few months – if the last general election and the Scottish referendum are anything to go by. “So 2016 will certainly not be without its challenges in the property market. But we are used to handling challenges for our clients. Our advice, as always, is purchase carefully within your means – and this includes your means if mortgage interest rates rise. This year will not be a perfect one for property speculation without the greatest prudence and care. “Welcome to 2016 and a new era in property. It promises to be an eventful year. The way has already been prepared for a change in April when higher Stamp Duty rates are applied to properties bought for buy-to-let or second home purposes. So expect a busy time for the next few months as buyers rush to complete purchases before the axe falls. Already buy-to-let purchases are near their pre-crisis levels and the Chancellor may well tighten up lending criteria to stave off any potential problems down the line – 2015 saw buy-to-let borrowing at £38 billion compared with £45.7 billion in 2007. Mr Osborne will further affect landlords as from April as when they will also lose higher-rate tax relief on mortgage interest payments. “And what is happening with the ripple effect – the radiating waves of consequence that the London property market has on housing elsewhere in the UK? London now seems more disconnected than ever from the rest of Britain, as prices have spiraled from highly expensive to largely unaffordable over the past few years. “So what about those who do not want to buy a holiday home or investment property – those people who merely want a roof over their heads? Well 2016 may be eventful for them also, including a possible lift in house prices of between five and eight per cent. But it will be a slow and frustrating start. 2015 saw ten straight months of selling instruction decline. The stock of unsold properties is currently the lowest ever recorded. The law of supply and demand suggests this should have a positive effect on prices in many parts of the UK. Like

ne question we are frequently asked is: How will we manage all the potential extra cars coming to Brighton and Hove to visit the British Airways i360? What may surprise readers is that there has been a shift over the past decade with tourists increasingly travelling to Brighton by train. In the last survey by VisitBrighton, train was the most popular mode of transport with 40% coming by train and 37% by car; this compares to 15% by train and 56% by car in 2001. Surprisingly too, traffic volumes on the Kings Road have not increased in the past decade, although the number of tourists has risen from 8 to 11 million during this time. Good rail services are therefore a priority and a second Brighton mainline seems common sense to ensure we have enough capacity and a second route when the line goes down. Inevitably some visitors will come by car. Luckily tourists tend to travel ‘car share’ in family groups. In total we expect our opening to result in an extra 450 cars per day coming to the seafront (that is

The interior of the building is cavernous, but by no means empty, as I found out on a recent tour with manager Gary Murray and engineer Mark James. A huge shaft runs along the length of the main barn-like space with everything else subservient to it, whether it be cooling pipes or steam ducts. Brass plaques on the aforementioned turbines give their names as ‘Natascha 1’ and ‘Natasha 2’ (after the team members’ babies that were born closest to their respective first firings). The iconic chimney is constructed from steel and takes away exhaust gases. A much smaller chimney allows the escape of steam which equates to just 3m3 of water per hour. As a comparison, 24,000m3 of water is drawn from the port for cooling. Such is the impact at the point of expulsion into the sea that those in the know deliberately visit for a warmer swimming experience. The roar within Shoreham Power Station is difficult to describe. There is no clanging – instead, a low brain-shaking hum. Ear protection is compulsory within for good reason. Such is the ferocity that a dedicated gas feed from the main line near Devil’s Dyke is required. This means that traffic will be dispersed between the sat-nav routes and our recommended route. We believe that park n’ ride is part of the solution. As members of the Brighton and Hove Tourism Alliance, we have been campaigning for a park n’ ride service. Brighton and Hove is a vibrant, economic hub with more people visiting it than any other seaside town in the UK. Why we need to make Brighton a more accessible tourism destination – Samantha Harman investigates amien Doyle believes that Brighton has a reputation for being an expensive destination to visit and that in order to further improve our tourism prospects, it would be prudent to ensure that we convey the message that our city is accessible to all. In conjunction with this he believes that all local businesses should continue to work on delivering high-quality customer service in order to encourage repeat custom. The ethos at Jurys Inn is: “Exceeding expectations – delivering outstanding results through exceptional people”. This is put into practice through extensive staff training. This was evident when he mentioned the strong relationship his company has with 'The Unison of Disabled Members'. Recently Brighton has had a major focus on accessibility, some of the older hotels are bound by building restrictions and unable to make the necessary changes for wheelchair users. Jurys Inn Brighton are DDA compliant having is a made it a priority to ensure great value that their rooms are wheelchair friendly. He said: “We started our refurbishment programme through guest feedback, they wanted a better quality of bedroom with a good price point that is value for money – and that's what we
focus on delivering. We recently launched our new bedroom product, which has been well received by our existing customer base. Over the last three years we've really seen the city move forward with the amount of investment being spent on hotels, The Grand being one of them and we are inclusive of this. We are under-going an extensive refurbishment programme and considering that the hotel is only seven years old this speaks volumes about how much we value our customer experience.” In terms of their market mix, the hotel does their best to try and appeal to all markets and accommodate everyone. They are not only directed towards a corporate base but also everything else in between – from the leisure guest to the weekend guest, including customers who want to visit during off-peak times where they will receive a more affordable deal. Aside from this they are also making continuous improvements to their food and beverage products. The menus are changed every three months. 45% of the bedrooms have been updated and the public areas are receiving a revamp starting next month to the tune of £500,000. In terms of TripAdvisor statistics they are one of the leading hotels in Brighton. “The message we need to be relaying to customers is that they will get good value if they come and stay here, that Brighton is a great value destination. The city sells itself by reputation as being vibrant and multicultural with lots to do which is why people visit, that coupled with the amount of investment is taking away the stigma that the city is getting tired – the great reviews on sites such as TripAdvisor reflect this and Jurys Inn are just one in addition to the seafront hotels who are pushing that forward. When the associations come in and see that we offer a great standard of bedroom they realise that we can facilitate conferences.” Damien is a supporter of British Airways i360 and thinks it's an asset that will put Brighton on the map: “The fact that British Airways i360 is the first in the world means that it will bring extra people into the city, giving them another reason to visit. It will improve the local economy in terms of retail/hotels/restaurants. Brighton received some criticism in the recent past and conferences were looking at

THE EVOLUTION OF ‘NIMBYS’ THROUGH DEVOLUTION ot In My Back Yard (aka NIMBY) has for many years been the description of the uncompromising and somewhat hypocritical person, who would not raise any objection to development, so long as it’s not in their own proximity or neighbourhood. However, it shouldn’t surprise you that the majority of us will find that we possess elements of this trait, when the situation arises on our own doorstep! This starting position is very much assumed by applicants and the local authority, which is one of the reasons why public consultation and engagement with stakeholders is so important It is only and frankly, why failure to fair to adequately do so will be at any point out that development’s peril. The next step has been devolution of powers (such as the ‘Northern Powerhouse’), with local government accepting the idea that they are likely to be able to run their own show more efficiently than centralised power, in Whitehall. Things aren’t that far behind in Brighton & Hove, with the advancement of the ‘Greater Brighton City Region’, encompassing Adur & Worthing, Brighton & Hove, Lewes and Mid-Sussex. You could conclude that we have achieved Localism, but what defines the finish line? Can we have too much of a good thing? After all, planning for major projects and infrastructure often relates to being in the interest of the ‘greater good’, which of course implies that there will be sacrifice and compromise for the minority that’s in close proximity to that development. Therefore, are we not at risk of moving into a new age of ‘NIMRs’ (‘Not In My Region’) or even, ‘BANANAs’ (‘Build Absolutely Nothing Anywhere Near Anyone!’)? www.haydon-consulting.com

There is an extensive renovation plan with £5.6m being invested. He concluded: “Along with Andrew Mosley, I am part of the hoteliers association and we are all very much geared more than ever towards the customer. They have become much more discerning in recent times, it is now more important than ever that the customers leave happy, as one bad review is all it takes. TripAdvisor is more powerful than ever – businesses are realising the importance of engaging with the customer and taking on board what ever they say, even those who may be more critical than others.” watch on
