So many of us have done that because we have been told that it will help sell a house. In many ways it could help, but no amount of home baking or barista skills will disguise a problem smell in your home. We knew what we were doing and we knew that we would have to redecorate throughout if we were to rid the place of the toxic stink. First to go was every thread of carpet, we made it clear that we did not want them but they left them all the same. Then we mopped all the walls, ceilings and floors with a heady mix of bleach and disinfectant. It made the place smell pretty awful but this time in a clean way. Fortunately it was summer and we threw open every window we could and let the breeze do its job. After a few days the place was good as new, a wreck still but no longer a smelly wreck. No amount of baking or coffee or pot pourri or air fresheners or scented candles or fancy fragrance diffusers can beat the efficacy of a good hard clean follwed by lashings of fresh air. Selling? Break out the cleaning stuff and throw open those windows and doors!

ow, the glass pod is finished and it looks incredible, like a futuristic UFO from another galaxy! In an incredible feat of engineering, POMA battled the windy and wet weather and attached all the 24 glass segments in just over a week. The final four segments were added on a beautiful sunny (but freezing cold day) on 13th January. I was lucky enough to be there for

On the same block, on an adjoining site, was the council’s dust-yard where refuse was incinerated from 1886 to 1952 in a facility that was known as a ‘dust destructor’. After its closure, rubbish was buried at Sheepcote Valley and later at Beddingham, until the opening of the Newhaven Incinerator in 2012. The municipal abattoir opened on the site of the kennels in 1894. Dog Kennel Road became Hollingdean Road. The abattoir closed in 1986 after condemnation for poor hygiene. Sorting the recycling requires all manner of machines including an ‘air knife’ for blowing off liquids, a trommel for separating materials by size, and someone with magnetic gloves for pulling out iron cans. Our first test flights are expected to take place at the end of March; initially with sand bags and then members of the project team before members of the public are allowed on this summer. We posted a time lapse film on our web site and Facebook page and you can watch the entire pod assembly in just 60 seconds! If you have watched this film or walked past our site recently, you will see that the first of the two West Pier toll booth’s inner timber frame has been installed. The timber cladding and iron work will be added over the next couple of months. When completed the pair of toll booths will greet our visitors as they did our Victorian forefathers and the view of our site from Regency Square will largely be as it was 150 years ago when the West Pier opened (with the addition of the 4 metre wide spire). y vision for the city is pretty simply really. I want Brighton (which I’m using as a shorthand for Brighton & Hove) to be the best place to live and work in the country. If the climate was different, I might be more ambitious in looking over the Channel and thinking about continental Europe, but ‘best in England’ is probably a good place to start. I’ve lived in Brighton for a decade now and before that was a student at the university. My children are in local primary schools and my wife runs a small business from a shared studio in the city. So, I feel as though I have a stake in Brighton that goes beyond my job at City College. I’ve spent the best part of my professional life working with students in colleges and universities and I’m quite sure that if you want to change things, education is the place to start. Speak to anyone who works in a further education college anywhere in the country and they will be able to talk – often for many If you hours so make sure you’re want to not in a hurry – about the change transformational power of education. Its capacity to lift things people out of their education is circumstances, to open new a good place ideas and possibilities and to to start change lives. As Brighton residents we’re very lucky to have a wealth of excellent schools, colleges and universities consistently delivering that good transformative stuff. It was one of the main reasons I moved back down here from London. But for our city and our residents to grow and prosper educationally, culturally and economically we have more to do. For me, there are at least four things that I will be focusing on to ensure that City College plays its part in meeting the needs of every young person and adult in the city. These priorities are inevitably shaped by my own experiences and I have no doubt that others could add more to the list. Firstly, we must better align the knowledge, skills and understanding of our students with the needs of our local businesses

and the regional economy. To give just two examples, the Creative, Digital and IT (CDIT) cluster in Brighton generates around £1 billion a year for the local economy and yet the biggest barrier to growth is recruiting staff with the right skills. Employer groups estimate that 2,500 new construction jobs will be created in the South East by 2020. So, we need to train more young people in the construction trades and we’re building a state of the art facility opening next year that will do exactly that. Secondly, and in order to ensure that we have a workforce with the skills it needs to get good jobs, lead fulfilling careers and stay in the city region, we need more people to follow high quality vocational routes through education and into employment. I worry that every parent – and most young people - understand the route from GCSE, A-Level and into higher education but very few know how to navigate applied and technical routes into university and employment. This government is going to invest £3 billion in apprenticeships by 2020 and I think we should have more of that investment in Brighton. Remember, an apprenticeship is simply a job with training. Training that government will pay for. What’s not to like? I want to work with partners across the city to better describe and communicate our fantastic vocational pathways so that young people can make informed choices about how they can best achieve their educational and career goals. Thirdly, we must do more to address the gap between the have’s and have not’s in our City. You can see the gulf in equality wherever you go and the key factors that determine deprivation (whether it’s income, employment, health, housing and crime) are often linked with one another and, in particular, with low attainment in education

Very few cities, especially successful cities, have tried to stop growth, and those that have tried have likely created or exacerbated other problems, not the least of which is affordability. Brighton and Hove is potentially one of these cities where a combination of mild success, proximity to London, old housing stock and a vibrant NIMBY culture are together slowly killing the city. People will always come to Brighton and Hove and trying to stop population growth in a successful city that is attracting people, talent and investment, would likely only succeed only in stopping wellplanned growth. People will still come. Linked to this, I’ve been thinking about what to do with the predicament that is Rottingdean, Woodingdean, We Ovingdean and Saltdean. At a recent planning hearing on the Meadow Vale site, what became apparent very quickly was that both residents and councillors in and out of the Deans do not wish for more housing in the villages. How therefore can they help Brighton and Hove grow and if they cannot, should they remain part of the city? If they do not wish to stay then a ‘Brexit’ should be on the table but if they do, then they have to play ball and accept the principle of development east of Wilson Avenue. This may sound a little extreme but the city does need to balance recognition of the continuing pressure exerted by the conurbation on areas not only beyond its administrative boundaries, but, more importantly, within the present boundaries. Otherwise, let’s move the boundary westward and make Wilson Avenue the official administrative eastern boundary of the city of Brighton and Hove. It may be that changes on such a scale could not be justified and that, taken as a whole, the present administrative unit of Brighton and Hove is suitable for securing effective and convenient local government. We won’t know unless we try.

PROPERTY MARKET SET FOR STRONG AND STEADY GROWTH IN 2016 he new year looks set to mark the start of an extremely busy period for the property market, with both landlords and sellers having plenty of reasons for optimism. Local property specialist Leaders believes consistent growth, high demand and remarkably quick sales and lets will be features of the sector throughout 2016. Andy Hovey, branch manager at Leaders in Brighton, says: “2015 was a year of exceptionally strong demand in the property market and, having got off to a very busy start in January, we expect more of the same in 2016. “Tenant demand is sure to remain extremely high, with renting a home always a popular option among those who either cannot afford to buy or simply value the flexibility it offers. This will help landlords to achieve a good return on their property and encourage more investors to the market.” A spike in buy-to-let activity is also forecast for the early months of the new year, following confirmation of a three per cent stamp duty on investment properties in the government’s recent Autumn Statement. Andy explains: “The additional stamp duty will be charged from April 1st, so there is sure to be a rush in investors pushing through property purchases ahead of this date in order to avoid the levy. “Regardless of the stamp duty changes, we are confident the buyto-let market will remain strong and appealing in the long term, as

investors know it still delivers a very attractive return in comparison with other types of investment. “We are already working with a number of investors looking to expand their property portfolios ahead of the stamp duty changes and we are delighted to offer a bespoke property selection and purchase service to other people aiming to do the same.” Andy is similarly optimistic about the sales market’s prospects for the next 12 months. “The sales sector looks set to be extremely busy in 2016, with pent-up demand likely to transform into a rise in activity over the coming months. We believe a shortage of properties to buy during 2015 discouraged some people from moving last year, but many will use the new year as a chance to get their plans back on track,” he explains. “High demand will always push prices up, and right now demand is booming. I expect house prices to continue to rise over the coming months, albeit at a slower pace than they did last year. It means people who opt to sell in 2016 can expect to achieve a great price for their home.” The new year is the ideal time for anybody thinking of selling or letting a property to do so as it provides an invaluable opportunity to take advantage of a surge in demand. ince I’ve been a landlady – some 20 odd years and counting now – I have taken my responsibilities very seriously. Being a landlord or landlady means that you are essentially responsible for the happiness of others whose home is your investment. Having suffered at the hands of irresponsible and often greedy landlords during my formative years in London, I was struck by the kindness and generosity of my very last landlord in Crystal Palace

in the mid nineties. He'd become a landlord by happy accident as his family outgrew his initial property and considered himself very lucky to be a property owner, meaning he was quick to react when something went wrong. My Crystal Palace landlord treated me like a princess and in return I made his property My Crystal into a palace. After this happy rental Palace period, I bought my landlord treated first property in Brighton and never me like a princess had to deal with a landlord again. My last landlord must have stuck in my mind as a benchmark for landladying, as I've always tried to treat my tenants with as much generosity as I can possibly muster. The same cannot be said of other landlords I’ve heard about recently, who do not give a fan about their tenants as long as they pay the rent. Unhappily, I often deal with these types of landlords as I look after a few freeholds and regretfully have to collect money from them. It would be easier to extract blood from a stone for the most part and I spend months chasing overdue money. Conversely, when something goes wrong with their property, these people suddenly appear to have fixed their ‘internet issues’ and send endless emails asking me to sort their problems. Last month for example, a tenant of mine was moving into another flat in the same building, the owner of which lives in Italy. Tuscany, I should imagine. I had another tenant ready to move in and we emailed the guy to suggest a date when my old tenant could move to his flat and the new one into mine. He didn’t reply for one whole month, despite our constant badgering. When he finally deigned to respond, it was to inform us that the date was not suitable, which stuffed us all right up. His excuse for not being in touch was that his laptop had been struck by lightning. Not long after afterwards, I received a text from the same guy claiming that my window was leaking into his flat (it isn’t). Moreover, he asked if I could call him to discuss it as it was expensive for him to call me from his Italian mobile. Dare I say he has more chance of being struck by lightning.

I have a comprehensive collection of Brighton and Hove street directories which were introduced in the 1780s and were produced almost annually until 1974. These were very much like telephone directories and listed every street in the town and the names of the people who lived in almost every house. They are full of Have a look information and adverts on those for the town and could bookshelves just always be found in estate agents offices, as any in case you have time a prospective vendor a little gem rang for a valuation the sitting there directory would give you the information as to where the house was positioned in the road and also confirmed the occupiers name. (I just realised this was the paper version of Google Earth maps and a land registry check all in one place!) The earliest one I have is 1823 and I have them all since the Second World War. At one of my Brighton Hove and Sussex Auctions, which I jointly hold with the postcard man Robert Jeeves from Step Back In Time and the Sussex Post Card Club, we have sold directories from the 1850s for in excess of £400 and from the 1930s for £100 (subject to condition etc.) so have a look on those bookshelves just in case you have a little gem sitting there!
