6 quite often pass by the man the sweeps my street as I walk into town, and he always smiles and passes the time of day. I hope you all do this when you see the guys that attempt to keep the city clean, it must often be a thankless task, especially in autumn or after a storm, or simply after a night filed with drunken revellers who think it is funny to leave empty bottles or can What could everywhere – and often far worse, the results of those be more bottles and cans. important when It is our streets that will marketing your often create that first impression for both visitors home than that but also for property buyers impression on the look out for a new from the street home – so let's talk first impressions. What could be more important when marketing your home than that impression from the street. Should you be waiting for that street cleaner to come along and tidy your frontage? Well I suggest not. Back in the 1960s most householders would make sure that the pavement outside their homes was regularly swept and swilled with water, often with a splash of bleach in it or disinfectant. Who remembers Zoflora? Well maybe it's time too go back to that idea and take charge of the streets and make our city a cleaner and better looking place to live. A few years back I did just this, and within a few weeks the neighbours all started to join in. Before long our stretch of street was really spruced up and created a very good impression. We weren't selling, we were just taking pride in our homes. But if you are selling, the effort will be very worthwhile.

fund home improvements before selling. So now we know what all the sun tanned people are doing with their money – taking the bus and saving for home improvements with the sole intention of putting it on the market and receiving a quick sale to a London buyer who’s quietly choking and desperate to see something blue or green! Needless to say, if you have a family home in Hove, it’s in high demand. Nurseries and schools with outstanding ratings are plentiful in the area and so are the buyers, many of which were left disappointed last year by the lack of property on the market. We’ve seen a surge of buyers this year already – and they are not giving up! We are often asked ‘how much should we spend on improvements’ and it’s very difficult to answer unless we’ve seen it, so call us now to arrange an appointment. hy is it that thousands of Londoners register with agents in Brighton & Hove every year? Could it be because we have some of the most eclectic people, the most stunning views, the choice between an ice-cream by the sea or a roast on the South Downs? Or is it simply because the air quality in London is so full of deadly pollutants? More than likely it’s a combination – it’s hard to refuse listening to the sound of the waves every day or sitting quietly looking out onto a still calm expanse. The sellers in Brighton and Hove are savvy and know only too well that a more amenable lifestyle and these precious experiences are delivered with from both The sellers in expectations seller and buyer. When Brighton and a recent report by Quick Hove are savvy Move Now was released entitled ‘10 Best Places for a Quick House Sale’ it was no surprise to find out that our Hove came 4th, Worthing 3rd and Brighton 10th. In essence it means that home owners in Hove expect to receive an acceptable offer for their property within one month of putting it on the market and it seems that location is more important than property features such as en-suite or conservatory – schools and local amenities hold more weight in the buyer’s mind. Interestingly it appears that family home owners are happier to forfeit buying a new car rather than go without a holiday, in order to

hat is the best residential address in Brighton & Hove and how might such a question even be answered?
I
W
An address consists of just words. We give these words out to strangers when we deal with banks or hotels or hire car companies. A stranger will interpret the address in many different ways depending on, not least, their knowledge of local/national geography/history. I have no doubt that we are treated differently depending on our answer. In terms of projecting grandeur, houses with names on grandsounding streets in historic towns project the right image. Really big houses don’t need street names. With that in mind, the best address in Brighton is certainly “Royal Pavilion, Brighton” and that in Hove is “King’s House, Grand Avenue, Hove”. Each of Really big these has residential houses don’t roots but neither is now need street a home. Where there are door names numbers, a lower number is preferable. It occurred to me that the best houses might be built closer to whatever important feature a road night be leading from (such as the sea or a town centre) or that a builder might put the best at the beginning to attract buyers. I also wondered if words such as “square” or “crescent” take precedence over “passage” or “lane”. If there is anything in this, “1 Brunswick Square, Hove” is most certainly the best residential address in the city. It is a whole house on a historic composition just by the sea. The composition takes its name from Queen Caroline of Brunswick. Spread across six floors and restored to the highest standards, it is a dream home. It features twin bays at the front and has a curved front and original sash shutters to suit. Follow me: @StarrTrust
Speaks exclusively to Latest Homes about The King Alfred re-development project en days after the Council announced who had been chosen to build the £400m King Alfred scheme and following a backlash of criticism in the local press, Rob Starr speaks exclusively to Latest Homes and puts the record straight.
T
Why were you not allowed to speak to the press for ten days after the announcement that you had won the King Alfred contract? The losing bidders had a right to appeal, and anything that could have been said within those ten days could have affected the decision the council made, and certainly no one in my team wanted to take that risk. It was a long enough journey as it was to get here without us risking it by saying something that we shouldn't. You have been talking for quite a few years about re-developing the leisure centre. Why has it taken this long for anything to actually happen? People who know me will know that The I started this journey in the summer secret of 2010, a couple of years before the of life is to council even announced the surround regeneration of the King Alfred. I think that if it had been just my yourself design, I would have said let’s crack with the on with it now! The truth is I've learned a lot in the four or five years right people that it's taken us to get to this point – such as what the city does and doesn't want – I've spoken to a lot of people. Sometimes when you rush things through, you don't actually get the right result. Four or five years ago you said that The King Alfred should be a leisure centre – you mentioned the sporting activities you would like to see for the community. Back then did you ever imagine such a huge building with flats? Going back to that period and bearing in mind I've never done anything like this before, I had no expectation of what the King Alfred would be like. I was more interested in what would happen there as opposed to what it would look like. To a great degree what it looks like is important to me, but it's still more important what happens there in terms of how it feels and how it works for the community. I'm
not a developer, but my partners are – the secret in life is to surround yourself with the right people, which I have done. My partners Crest Nicholson are fantastic. Do the new plans include exactly what you wanted? It's got a lot of what I wanted, but there has been some compromise. When I first started my journey it was much more about the arts and the community. The truth is that the King Alfred is a leisure centre and the council quite rightly pushed to put in there what they wanted, which was the swimming, the gyms, the spinning, the gymnastics – which I hadn't actually considered as important. But when I started listening to people – what's going in there is what people wanted, so it is important. It's a different pitch to the one I had, but it's the right one. The Argus headline said: “It has to be more daring – the design for The King Alfred looks pretty mundane – going as far as dire”. How would you respond to this? I am not hurt by these comments. Firstly, whatever we suggested would have been wrong – I think we're all adults and we all know that. The haters hate and the lovers love and then there is the people in between – so that’s absolutely fine. I would respond to that by saying that people need to give us the chance to explain the narrative. When we started looking at the designs we also went Gehry-esque and came to the conclusion that there are two ways that you can develop the site. You can either have a building which says: “Hi! I'm the building look at me!” or you can have the building which says “Look where I am”. We went for the latter. Brighton has some of the best coastline in the south of England, why put up a building that detracts from that? We wanted something that said Brighton. If you walk from The King Alfred all the way down past the British Airways i360 to the pier – then compare what we're putting up as a design, you will see that what we are doing is very in keeping with Brighton. If we’d put up a Frank Gehry-esque building (not that I'm having a go at that design) it wouldn't have said that, it would have said: “look at me I’m a building!”. It's a question of what is right and what is wrong, both have their merits. But we are way more than the 2D pictures you have seen in the paper. When the public consultations start people will have the opportunity to see that and a chance to comment.

CITY PLANNER DR SAMER BAGAEEN MRTPI FRICS
THE KING ALFRED Follow me: @SamerbagaeenH s I write these words, Storm Imogen is ravaging the King Alfred Leisure Centre in Hove. The Centre is closed (albeit temporarily) as a result of storm damage. That’s not the only battering the centre’s receiving. It’s been in the news for the past few weeks for another reason altogether. Visitors to the Centre have been complaining for years about everything from the state of the showers to broken lockers and out-of-order toilets. As a result, in 2009, the Council spent some £3m refurbishing the centre. Ever since the doomed Gehry plan for developing the site, several people have come up with ideas for the future of the site. Simon James, a resident of Brighton and Hove, drew up in 2009 his own plans suggesting that the Council should build a new sports arena, including an ice rink and swimming pool on the site. The problem was, at the time, and certainly is so now, that developing The the site without housing is not viable. This means that any new final development will need to be immense designs in scale. The Council recognises that in due for order to secure regeneration of the site for this primary objective (leisure) submission will require the sports facilities to be in January included as part of a mixed 2017, will development (of which housing is need to be likely to be the predominant part) which generates value from the site. of a high A lot has been said about the plans quality recently revealed for the site with opinions ranging from approval, dismay, disappointment or horror. Not much has been said about Freedom Leisure’s track record in running the King Alfred – there are some disturbing comments about the state of the indoor facilities on sites such as TripAdvisor and others. This is perhaps something for another column, one where the actual day-to-day running of both current and future facilities are under scrutiny. Today’s column is about the architecture, or more precisely, the absence of it. That is probably the only spectre haunting the proposed development at this time. The final designs due for submission in January 2017, will, in line with the Council’s requirements, need to be of a high quality, sustainable and positively enhance the seafront and surrounding area. All of the comments, those publicly available at least, suggest that this is where attention is currently focused: “Mundane King Alfred Designs” screamed The Argus a few days ago. The usually outspoken anti-development lobby in Hove were uncharacteristically restrained in their comments. They even suggested that only those who live near the site can voice an opinion on what is, in effect, a project that belongs to every single resident of Brighton and Hove. It was this latter group that suggested that restraint was called for until the Starr/Crest Nicholson partnership release further details. The Leisure Centre had seen worse days. The Royal Navy used it as a training base during the Second World War when the original pools were boarded over, one sports hall used as a mess room and the other as a drill hall. The biggest battle the Centre will face lies ahead. www.samerbagaeen.com
A
Another of the local newspapers said: “Dependable and solid”, like that's a bad thing! I think that dependable and solid is what the city needs right now. By nature I'm not a cautious person, anyone who knows me will tell you, I swim in the sea every day! But we have been cautious with this project, we didn't start out this way. Ultimately what we are doing will compliment the surrounding buildings and represent Brighton and Hove. You are quoted as saying that the design can be subject to change, can you confirm that? Our designs are oddly enough all written on pieces of paper, when the building is built it cannot be I kissed changed, up until then it can be. But do people want a Frank Gehry a few building? There were burning frogs during effigies if I remember rightly when the process, that proposal was initially made. there were a Now it would seem some people are backpeddling! I think the lot of people majority of people are sensible who wanted enough to agree that what they want is a building that delivers all to work with the services that people in the city us need in a very undemanding way. I think that we are causing controversy by being uncontroversial – we are delivering a building that is more than the sum of its parts, it's all about the seafront and what happens there. I believe that is the right approach. Why did you choose to partner up with Crest Nicholson? I was unsure who to choose as I've never done this before, so I went out in search of partners. I kissed a few frogs during the process, there was a lot of people who wanted to work for us. But when I looked them in the eye I knew I wouldn't be able to work with them. Honesty and transparency is uppermost in my life, not only in my business life – but my life in general. When I was introduced to Crest about three years ago they came across as really decent people, they are incredibly competent house builders. If you look at some of their schemes it is very clear that they know what they're doing. Contrary to popular belief they didn't bring us in, we brought them in. We are 50/50 partners, that means that the people of Brighton have got someone who has been in the city all his life representing them and that can only be a good thing. Why did you decide to carry out this project under the Starr Trust name and not your own business? Firstly, I didn't want my name to be the headline name – it's not about me, I don't think it's necessary for the project to be about a person. Starr Trust has been going for eight years now, and we do a lot of good in the community and that's the whole point of the trust. So I thought if we could do it in the trust name, the financial benefit from the development can go into a non-profit organisation as opposed to my pocket, or another person’s pocket. I don't think that could've been so easy to achieve if I had put the project under my name. www.starrtrust.com Written by Samantha Harman

Welcoming in Sawyer & Co Director Chris Sawyer as President for 2016, apart from having a lot of fun the night was very special for two notable reasons. After welcoming everyone to the Black Tie event Chris awarded a very stunned and surprised Steve Caiels, owner of Cales & Co, a lifetime achievement award. Established in the 1980’s, Cales & Co are one of the longest running agencies in the area. Highly regarded within the industry for his ethical approach Steve Caiels and it was no surprise Chris Sawyer that Steve received a standing ovation as he made his way to the stage and unbeknown to Steve it had been arranged for his family and friends to be there to share the

moment. Thanks to everyone who managed to keep it a secret! As promised there were “no long speeches” Chris Sawyer, Richard Woodley – Engleharts Solicitors, Bob on Friday Beaken, Lee Cook, James Perry, Nick Daley night and Chris kept it short and to the point when he introduced the work of The Clock Tower Sanctuary. “I was really thrilled that the short film about the work The Clock Tower Sanctuary got such a great reaction. All of the 350 plus people there applauded the film shown on the big screens which told ‘Will’s story’ and his experience of being homeless in our city and getting his life back on track with the help of The Clock Tower,” said Chris. “I had lots of people telling me through the evening that they now understood the value of the work of this brilliant charity and the very positive impact it’s having on our city’s young homeless. “We hope that we have helped to raise the profile and awareness for The Clock Tower as well as much needed funds for them.” After dinner Brighton’s very own Revolver got everyone up on their feet and played to a full dance floor, swiftly followed by DJ Malcolm Scott who carried on where they left off with some great floor fillers. All in all it was a great night with a great atmosphere.

CUBAN EXILE

hen I was in Cuba before Christmas, I made the very unfortunate mistake of falling for someone who was also on holiday there. This was all fine and dandy, because he fell for me too and we had a splendidly romantic time. The good news is, that as well as being Cuban (there’s something about Cubans), he’s a Cuban with a European passport, which is a thing that’s rarer than a banker without a bonus. The bad news, (because life ain’t ever that simple) is that he’s married (hence the European passport). Although he lives a mere minor ocean away from me “on the continent”, as my little-travelled mother would have put it, the chances of us being together are even slimmer than the stretch of water that separates us. I have not had a serious relationship for many years, choosing instead to have fun (although my mother would have probably put that in another way too) with men who were also choosing to “have fun”. I’ve never been on Tinder and only had one internet date in my life, when I hooked up with someone in New York when I was there for the weekend a few years ago. Regular But with The readers might Cuban, an remember that he edge of had to post my earrings back to me, seriousness has due to the “fun” crept in nature of our date, which went on for rather too long, as I recall. I don’t do badly when it comes to “fun”. But with The Cuban, an edge of seriousness has crept in. We spent ten days in Cuba travelling together and, by default, sharing a room. He is the best friend of my Cuban best friend, so comes with a goldplated pedigree. We did not get together until the second to last night, by which time we knew each other very well. It was a bit like a backwards one-night-stand. I came home feeling like I’d been hit by lightening and, if my dodgy Spanish serves me well, the bolt also struck him. For now, I am enjoying the emails and the snatched Skype conversations, a thing that I’d never be able to do with a Cuban who’s trapped in Cuba, as WiFi is almost non-existent. I also sense that I’d be wise not to mess this one up by “having fun” with other people in order to distract myself. Not an easy task in a city like Brighton, where “fun” lurks almost at my front door in the style of a basking shark. I have promised myself a 3 month-long window of good behaviour (which I’m already tempted to reduce to 2 weeks), after which time I will re-evaluate... The Landlady’s book Let the Good Times Raul – travels in Cuba is available on Amazon Kindle right now
n the night of January 9th 1966, fifty years ago the beautiful and original Hove Town Hall was destroyed by fire. Built in 1882 in a terracotta Victorian Gothic style, it was designed by the architect Alfred Waterhouse, who amongst other buildings also designed the Metropole Hotel on the seafront and the Natural History Museum in London. The magnificent building had the benefit of a Great Hall 40ft high, 91 ft long and 60 ft wide which held 2,000 people for big official events. My favourite fact is that the bells in the 100ft tower played several tunes including ‘Sussex By The Sea’ (I would love to hear that pumping out of the British Airways i360!). The cost of this building... £50,000! So fast forward to 1966 I have been finding lots of articles in the press of the time, which in a way mirrors the King Alfred debacle as all sorts of designs coming from all angles were fiercely discussed including a The bells in revamp of the original – a building on stilts! And the 100ft eventually for the tower played princely sum of nearly £3 several tunes million (twice the estimated cost) we got including ‘Sussex what we got, which only by the Sea’ goes to show that anyone who supports 60s architecture needs their bumps felt. So... design, architecture and anything new being built in the city will always cause some type of controversy but as the saying goes: you can't please all of the people all of the time. ith cooler weather on the way, waking up to streaming windows can be a familiar sight for many people – this is usually the first sign of a condensation problem. Over time, other signs such as damp patches on walls and mould might start to appear. These can be accompanied by musty smells, damage to fabrics, and can even affect your health. Fighting condensation can seem like a continuous battle, especially over the winter months. Homes are prone to condensation during this time as there is a great temperature difference between the warm interior of your home and the cooler outdoors. Cold weather usually tempts homeowners to conserve as much heat as possible in order to stay warm, which means that the warm moist air circulating around your home has no way of getting out. Due to poor ventilation, condensation will begin to form on surfaces that are below the dew point of the surrounding air and many properties will suffer from mould growth. Mould appears as pinpoint black spots, usually on Before After the side surfaces of internal walls, window sills and corners and in poorly ventilated spaces. MOULD SOLUTIONS specialise in mould removal, prevention and ventilation. They can identify the cause, treat Before After the mould and give you advice on how to keep your homes healthy. in the thick of it. By the second half of the year, solicitors could be snowed under with clients as investors push to get conveyancing through before the stamp duty rise comes into force. Landlords will be selling off portfolios and buyers will be snapping them up in record time and putting agents and lawyers under pressure. If you are thinking about selling and certainly moving in spring or summer we recommend calling us now for a valuation so that you can make informative decisions about your future. At the very least, call us if you would like some advice. We are knowledgeable, thorough and as many clients say “give outstanding service”. We are ready to help.

THE BUSINESS SALES
HAPPY BIRTHDAY ROWLAND GORRINGE owland Gorringe Estate Agents are celebrating an astonishing 90 years in business this year.
R
In 1926, the same year that A.A Milne released ‘Winnie The Pooh’, John Logie Baird gave his first public demonstration of a television system in London and the average price of a house was a crazy £4,876 (the equivalent of around £60,000 today!), Rowland Gorringe established the first of his four offices in Lewes. Since then, the business has grown from strength to strength and now boasts additional offices in Seaford, Heathfield and Uckfield, as well as a flourishing Lettings department and an extremely successful Land and New Homes department. Commenting on the success of the family business over the past 90 years, Edward Gorringe, the current company chairman says, “Despite ever-changing market conditions and increasing competition from the internet and other directions, we have maintained and are building on our strong independent ability to succeed, combined with a high calibre of staff support.” In order to keep up with the ever-changing industry and remain one of the areas leading Independent Estate Agents, Rowland Gorringe have naturally had to make changes over the years. Some of the most crucial changes include subscribing to key online property portals, Rightmove and OnTheMarket.com, the creation of their own property website, new eye-catching For Sale boards, colourful and informative property particulars and even becoming one of the many users of both Facebook and Twitter. watch on
channel 8,
channel 159 or at thelatest.tv
43
There are, however, a number of key aspects of their business that have not changed over the 90 years, and it is these aspects that both the staff and clients believe are the overriding reasons why Rowland Gorringe have been successfully selling houses for so long. Fraser Brooks, Managing Director, comments: “Whilst the property market and indeed Estate Agency has changed considerably over the last nine decades, our firms’ core principles have remained unaltered. We put the needs of our clients ahead of our own and there is no substitute for good old-fashioned hard work.” With this in mind, the staff at Rowland Gorringe would be delighted to hear from anyone that they have helped move home over the past 90 years. Perhaps you were one of their first clients and you are still living in the same house? Maybe the property you bought needed a great deal of work and you have transformed it? Or perhaps you still have the original sales particulars? Either way, they would love to hear from you. And for those of you who have never experienced the Rowland Gorringe approach to selling property and are thinking of doing so, they invite you to join in their 90th Birthday celebrations and help make 2016 even more special by marketing your property through an Estate Agent that... clearly, must be doing something right! If you would like to get in touch with your local branch of Rowland Gorringe please call: Lewes (01273 474101), Heathfield (01435 864233), Uckfield (01825 762132), Seaford (01323 490680).

THE BUSINESS SALES
SEVEN TOP TIPS TO SELL YOUR HOME QUICKLY FOR THE BEST PRICE
7) The right agent Your home is one of your biggest assets so put it in the hands of an agent you trust. From advertising in the right places and presenting it at its best to negotiating strongly on your behalf and managing the process to completion – the right agent is key to a smooth and successful sale. For advice you can trust on all aspects of buying or selling a property, please contact your local Leaders branch or visit leaders.co.uk.
ith exceptionally strong demand from buyers, now is an excellent time to put your property on the market, but what can you do to make sure your home sells quickly and for the best possible price? Andy Hovey, branch manager at Leaders in Brighton, has these top tips for anyone considering selling their property right now. He says: “The start of the year is always a great time to put a property up for sale; this is when many people make new plans, change jobs, opt to drop their commute or relocate. All of these lead to an uplift in demand for homes to buy, making it a fantastic opportunity for those looking to sell.”
W
1) First impressions count Buyers form an opinion on your home within seconds of walking through the door – and some may even have made up their mind as soon as they set eyes on it from outside. So make sure the areas people will spot first, such as the driveway, flowerbeds and entrance hall, look as good as they can. 2) A warm welcome It’s easy for a property to feel chilly at this time of year, so set your central heating to come on ahead of viewings. Buyers need to feel comfortable in your home – if you have a fireplace, light a fire to add that extra touch of warmth.
SALES • LETTINGS • HOLIDAY APARTMENTS
3) Demonstrate what your home has to offer People buy into a lifestyle as much as a property. Help them see the benefits of living in your home by making key areas look as appealing as possible. Set the table in the dining room for dinner, arrange office furniture neatly in the study and place a table and chairs on the patio and comfy seating in the conservatory. It should be clear what each area of your home is for and that those spaces are just right for their purpose, whatever their size. 4) Clear clutter and have a good clean A home free of clutter feels more spacious and if it is clean buyers will be assured it is well cared for. A major declutter and clean will ensure your home looks, feels and smells its best for viewings. This applies outside too – cut back foliage, clean the patio and cut the grass so that buyers will be able to see the garden as a place to relax rather than a job to be tackled. 5) Add light and space Homes can feel dark and claustrophobic in winter. Adding lighting and mirrors in dark or small places makes rooms feel bigger and lighter. Make sure windows are clean and open blinds or curtains for daytime viewings. Put lights on in every room for evening viewings.

SATURDAY 20 The Voice UK BBC1, 7.15pm It’s the last of the blind auditions, meaning that the judges have that edge of panic that either they’ve only got a few precious spots left – or they have none whatsoever and are jealously eyeing up ‘the ones that got away’. The competition’s gonna be tough, otherwise the judges wouldn’t kick themselves.

SUNDAY 21 The Jump Channel 4, 8pm Although you may think that this is some kind of dark satire on the lengths people will go to in order to retain a glimmer of fame, or to constantly push personal boundaries to *cough!* show how far they can go physically – it’s not. This is sporting entertainment. With a good stock of ‘Get Well’ cards.
Let’s Play Darts For Sports Relief BBC2, 9pm A different kind of sporting behaviour altogether – raising funds for Sports Relief with Gabby Logan at the helm.
