Several Marine Gate residents got in touch to say that they already have one. The chance to write about Marine Gate was too good an opportunity to miss so I visited my old Regency Society friends John and Mary McKean for a tour.

here are very few cities that are an adjective, but you frequently hear people say something is very “Brighton”. This expression is used to sum up the quirky, creative, antiestablishment, fun and culturally diverse essence that flows through the city. We are a city of creatives and entrepreneurs: Brighton has the fourth highest rate of start up businesses per capita of any city in the UK and according to the latest Tech Nation report, Brighton has the highest density of digital companies in the UK. Leading contemporary historian, Sir Anthony Seldon said “Brighton and Hove is like no other city or seaside town in Britain or northern Europe.... When it has been bold and imaginative it has been successful. When it has been safe and inward looking it has failed.” British Airways i360 is certainly bold and daring. It pushes the boundaries of architecture and engineering: this week we received a Guinness World Record as the The ‘i’ in BA world’s most i360 stands slender tower. It is also the world's first for independence and innovation vertical cable car and the world's tallest moving observation tower. This follows in a great tradition of boundary pushing both in Brighton and Sussex and creating unique attractions: the Volks Railway was the first public electric railway when it opened in 1883 and is still popular today. The aquarium (now SEA LIFE) designed by Eugenius Birch who was the architect of the West Pier housed a hundred-foot tank holding 110,000 gallons, which was the largest display tank in the world at that time. Rather fittingly, Devil's Dyke was home to Britain's first cable car, which operated from 1894 to 1909. British Airways i360 has also been described by critics as a “bonkers oversized flag pole”; and what better symbol for the city's creativity and quirkiness than a slightly bonkers new piece of architecture. It fits in well with the city's other most famous landmark, the Royal Pavilion – a flamboyant, slightly bonkers looking pleasure palace. And our company – rather appropriately – is a small start up run by a group of entrepreneurs. The ‘i’ in i360 stands for independence and innovation. Marine Gate was built on a new cliff-top road from Brighton to Rottingdean in 1939 to the designs of architects Wimperis, Simpson & Guthrie, a London-based firm that specialised in much more traditional buildings. It featured 120 flats (let on 3.5- and 7-year leases) with three grand The original entrances and sales spectacular views out to sea and across the brochure shows Downs. It at least fared better than the nearby 1930s lido at Black Rock, also featured in the brochure, that was demolished in 1978, though sadly lost its glorious yellow-brick finish in favour of white paint. Just as caring residents of Embassy Court and 4 Grand Avenue had to battle to buy their freeholds and start improving their buildings, a dedicated team is on top of things at Marine Gate. his week has been a ‘good news, bad news’ sort of a week. First the good news, which is that for the second year running, I have a tax rebate on its way to me as I paid too much tax again last year. I suspected as much, as for the past three years, the Revenue have been helping themselves to a large proportion of my Supermarket wages every month and always take too much. This is fine by me, as the rebate will go halfway to paying a return flight to Cuba in a couple of weeks. I am determined to sell a property in Hastings next year and purchase a flat in Havana, so need to start looking for suitable properties. The bad news is that in order to purchase a flat in Havana, I have to track down the guy with whom I co-own the property in Hastings. Although I have emailed him about various things over the past few years, he never ever gets back to me, which is quite frustrating. Perhaps if I remove all the money from our joint account I might get a response... More bad news is that I have not heard from my ‘Cuban in Europe’, with whom I am having an affair, for two whole days... Because I don’t know him that well (yet), I don’t know if this is normal or not and, much as I’m trying to get on with life as normal, it has cast a perceptible pall of gloom on my daily travails. I’m sure he mentioned something about going away fishing to somewhere with no internet, but my Spanish is far from perfect, especially when I’m mainly dumbstruck during our lengthy Skype conversations. Ridiculous that, at the age of 50 I still retain the ability to mope around like a I am lovesick teenager, determined to waiting for emails or Skype ‘missed call’ sell a property in notifications. I have Hastings next to admit, it’s quite depressing when you year see you have a message from Skype and eagerly open it to find that it’s a contact request from an octogenarian American in a military uniform with an eye patch. At least there’s more good news, which is that our government are finally beginning to tackle the ‘buy-to-let’ bubble, by raising the Stamp Duty rate for landlords by 3 per cent. About time, is what I say. Maybe they should go a stage further and, like in Cuba (there I go again!) restrict property ownership to one per person. Now there’s a thought... I had to look up the word 'Rapacious' as it’s not a regular part of my limited vocabulary and amusingly the first example for its use does actually have the word ‘Landlord’ after it, so the other synonyms are also landlordesque. 'Grasping’, ‘greedy’ and ‘extortionate' to name but a few! The only problem with this headline and news piece was, again, the council’s inability to agree on how to deal with the problem came to nothing. And there you have it. Nothing changes and probably won't until issues are talked about with all parties concerned in a common sense way, leaving political arguments at Westminster and doing what’s best for Brighton and Hove nowadays – not constantly bickering about who is right or wrong and ending up with no useful outcome. Brighton 2 Paris Mayor’s Charity Cycle Ride Friday 6th May to Monday 9th May 2016 he Brighton & Hove Property Consortium, supported by The Hyde Group and Colin Brace Properties, is organising the first annual cycling event in aid of the Mayor’s Charities.The Brighton 2 Paris Mayor’s Charity Cycle Ride 2016 will be leaving from the British Airways i360 on Friday 6th May and will arrive at the Eiffel Tower in Paris on Sunday 8th May, to be followed by a reception at the British Embassy. The Mayor of Brighton and Hove, Cllr Lynda Hyde, said “House building and the property industry already does so much for the city’s economy, however, it is fantastic to see the property industry in the city focusing its efforts to raise substantial funding for three very worthwhile charities”. The Mayor actively supports the Martlets Hospice, Argus Appeal and Grace Eyre, all registered charities reliant on fundraising to serve the local community and improving the lives of many local people. Cllr Hyde greeted the cyclists at the Mayor’s Parlour ahead of the formal pre-launch event later this month, and expressed her gratitude for their commitment to this fundraising effort. Colin Brace, Director of a local private landlord and property development company, said “The event is hoping to raise up to £100,000 for these fantastic charities, which do so much amazing work within the city. MAJOR MILESTONE FOR CITY’S PLANNING BLUEPRINT n independent planning inspector has found the city’s long-term plan to provide homes and jobs legally sound and compliant. Government Inspector Laura Graham has published her final report on the City Plan and concludes that, with the recommended modifications consulted on from 2013 to 2015, it satisfies the legal requirements and complies with national planning policy. The City Plan is crucial for the city’s future as it sets the strategic development and land-use priorities to 2030. It underpins the city’s future prosperity and provides a blueprint for building much-needed homes and supporting economic growth. It also provides an important signpost and clear framework for the council to make planning decisions and bring forward development and regeneration in the city. Councillor Gill Mitchell, chair of the city’s environment, transport and sustainability committee, said: “A key milestone has been reached with the City Plan Part one. I am pleased that the Inspector’s report recognises the significant land supply constraints we face in meeting housing needs in full. “The plan has taken time to develop and we have had some demanding challenges along the way. Brighton & Hove’s housing target is 13,200 new homes to 2030. It does not meet the city’s assessed housing need in full, but the Inspector acknowledged it reflects the city’s significant land constraints. The Inspector also recognised that the council has been working with neighbouring councils and other organisations to address housing needs. There is also an identified potential for development on the urban fringe that will strike the right balance between meeting the needs for new housing and retaining open space. The Inspector was satisfied that the council will look at how development could be allocated on individual sites in Part 2 of the City Plan which will go into more detail about housing supply and will involve full public consultation. The Inspector’s report will be considered by councillors at the Policy & Resources Committee on 17th March and they will decide whether to adopt the Plan at a meeting of the full council on 24th March.

For each new home built within the city, around 4.5 full time jobs are supported. Many local companies, jobs and apprenticeships are reliant on the house building industry and this is a big driver for the city’s economy. This together with new council tax revenues, new homes bonus and financial contributions from developers to build new community infrastructure brings a significant benefit to the city at a time of dwindling government funding.
