5 'm really lucky in having great landlords, yes I rent and I am happy to do so. It's odd that in the UK we are so obsessed with home ownership when across Europe renting is so much more the norm. In the post war period we embraced a real working model for social housing and in the Thatcher era it was destroyed, sadly. No one wants to live in squalor surely? Rogue landlords do exist, but they must be unaware that in neglecting the properties that they have bought to let they are diminishing their investments. Even in a rising property market a slum will not hold its value. Tenants too need to respect the homes that they rent. There's little point bemoaning a withheld deposit if you have broken things and left the place in a mess, that is the bargain that you strike when renting. Landlords and agents too need to recognise a tenant’s basic needs and should they be interrupted see that they are fixed as soon as possible. If we all played nicely together there would be far fewer problems.

aving tenants and lodgers really is a double-edged sword sometimes. On the one hand, my life is rather carefree and often exciting as a result of the money that comes in. On the other, I often find that I’m a sounding board, cleaner and nursemaid and security guard. Last week, I told you about one of my tenants causing the fire brigade to attend due to the fact that she’d cremated her supper while having a bath. Another of my tenants in a separate property has set her flat on fire a couple of times, the last occasion being on the eve of my 50th birthday, which resulted in two fire engines being dispatched. As they blocked the road and the neighbours rubber necked, I nodded and smiled as if all was normal. Although the fire was tiny and caused by my tenant cleverly positioning an extension plug in a tray directly below a dripping boiler, the damage caused by the fire brigade was far more extensive. Their manhandling of the mains stopcock (sounds quite pornographic actually) caused a flood in the basement flat which meant that I had no running water for several hours at my 50th birthday party the following day. Oh, the stress... It's bad enough when stuff happens in flats I own, especially when my deep pockets have to be plundered for expensive repairs. My own home, which is also currently the abode of a couple of lodgers has only been set on fire the once of late, and that was by my friend Miss T with an errant cigarette on the roof terrace a couple of years ago. As far as I remember, topless men and lap dancing were also involved, so I'm not surprised that the evening, or rather the early morning, went up in flames... This time, our flaming bacon was saved by kindly neighbours who now cross the road as I approach. The other day, I was awoken at 5am by the smell of burning pizza. Not only did I know that it was a burning pizza, I also immediately knew the brand name and the flavour, as The Big Son used to have a propensity for cremating the very same flavour after an evening doing Lord knows what in the bars of our fair city. Crucially, he would be snoring loudly on the sofa, toilet or floor, whichever came first, as Romana burned. I have lost count of the shrunken, carbonised discs I've found in the oven the morning after. That was before he became old and boring. Anyway, my nose must have an ingrained sense for this sort of thing and when I was awoken at 5am, it was to find that my lodger, who is slightly younger than my son, had repeated the drunken pizza offense, then buggered off upstairs to bed. I was mildly pleased to discover that I'd been correct about the brand and the flavour... sad really. Then, to top it all off, my other lodger was taken very ill the other night and I had to call an ambulance. I was just on my way to the pub as well, yet sat watching her vomit until the ambulance arrived. Cue more rubber necking neighbours. She really was in state, but the ambulance crew did not take kindly to being called out for what was essentially a vomiting bug and were quite unpleasant. More unpleasant than the vomiting in fact, and my lodger was very relieved that she didn't have to go with them. Meanwhile, my pizza-burning lodger has promised to use Burger King to sate his early morning cravings in future, so hopefully no more Blues and Twos for a while... his week I am self promoting... but in the interests of the readership it falls in line with the very loose brief I am given when composing my weekly historical and educating column, so here goes. Brighton and Hove Stuff and Step Back in Time (Robert Jeeves The Postcard Man) are holding our first auction of the year on Tuesday 22 March at 7.30pm at St Leonard's Church Hall Glebe Villas Hove. We will be auctioning 229 lots of anything and everything to do with Brighton, Hove and Sussex including postcards, photos, books and ephemera. I have included some photographic examples which include a 1962 tourist brochure with an estimate of £10, some 1950's and 1960's Brighton Hippodrome adverts estimated at £20, and finally a rare postcard looking down Hampton Place Brighton circa 1900 which could be bought for around £25. We hold these auctions every two months and last year we had over 1,000 items offered for sale with in excess of a 93 per cent success rate. question we are often asked is: “what was the inspiration for British Airways i360?”. Our story began in 2000 when the London Eye opened to huge critical acclaim and quickly became the UK’s most visited paid-for visitor attraction; a record it still holds 16 years later. Its architects, husband and wife team David Marks and Julia Barfield from Marks Barfield Architects, were approached by countless cities who wanted an ‘Eye’ but found that a similar wheel design would not be financially viable without a suitable site and

n-between ‘Subtropical Swimming Paradise’ expeditions, climbing competitions and archery lessons, I did find time to look at both the architecture of the new Woburn Forest Center Parcs – essentially a brand new village of comparable size to Toad’s Hole Valley in Hove. The Woburn Forest site consists of two huge leisure complexes surrounded by 625 identical chalets by Jackson Design Associates in 375 acres of coniferous woodland. The largest buildings have been placed at low points in the site, and the chalets are set amongst the trees around them.

In Brighton & Hove, there are a number of Center Parcs examples of identical maintain houses being built. In their identical the case of the 1930s and 1950s local chalets authority meticulously developments, whole estates such as Mile Oak, Moulsecoomb and Bevendean feature the same style of house again and again. Constructing in this manner was clearly quick and cost-effective. On the other hand, the historic compositions such as Brunswick Town and Kemp Town feature the same facades for serious dramatic effect. It bothers me that once uniform streets deteriorate over time, it then detracts from an overall effect. The attraction of a uniform scheme is the repetition of features such as garden walls, roof lines and window styles. Center Parcs maintain their identical chalets meticulously but, in the real world outside, as individual owners modify their homes, uniformity is eroded. But the opposite is true on streets where development was by individual plot such as Tongdean Avenue, Withdean Road or Roedean Crescent (or, indeed, any street in the Lanes) where there is at least the potential for improvement as the new replaces the old. My second objection is the way in which building streets and streets of identical structures squeeze out smaller building firms and architectural practices – and ultimately prevent people from being able to build their dream homes. Something like 700 homes are proposed for Toad’s Hole Valley but initial drawings suggest that they will all be the same. Building in such an unimaginative manner would really be a wasted opportunity. www.buildingopinions.com

So the architects went back to the drawing board and designed the BA i360, which replicates the same gradual flight experience rising to a great height. The BA i360 uses incredibly innovative engineering: it will be the world’s first vertical cable car where passengers can walk around freely inside the moving viewing pod. We think the experience will be even better than the London Eye as the glass viewing pod is 10 times the size of a London Eye capsule with a Sky Bar making it a fantastic shared group experience. The design also means we can have a large building at the base of the tower with dining, hospitality, exhibition and children’s play facilities, making the British Airways i360 much more than just a viewing tower. I too have been part of this story from the outset, as I have worked with David and Julia since 2000, first at the London Eye and since 2006 on the BA i360 when we applied for our planning consent. The arts are part of how humanity will survive ’ve always felt Brighton is a place of opportunity, a place of possibility, where we can dare to think on a different scale and sometimes in a crazier, more imaginative way than in many other places. That’s because of so many things – because of the bedrock of artistic talent that’s here, the creativity that’s alive in the city already, the openness of people to that creativity and a general willingness to engage with it. All of that presents this fantastic sense of opportunity about the place. What we’ve got to do if we want to make Brighton greater is grab that opportunity and turn it into something real and lasting, rather than just a string of more or less realised projects. For me that’s about really properly connecting things up – for example, working more intensely and more intentionally across the whole city, not just in our existing silos. It’s exciting that Our Future City, a project which seeks to create a new civic alliance and already includes The University of Brighton alongside a wide range of cultural and educational organisations, businesses and the health sector, is gaining such traction. A 10-year transformation programme that

Following the news last month that the joint vision between Brighton Dome & Brighton Festival, Brighton & Hove City Council, and Royal Pavilion & Museums to revitalise the Royal Pavilion Estate has been awarded nearly £5 million from the Heritage Lottery Fund, we’re on the cusp of something truly great. We know that the Royal Pavilion Estate isn’t something that just exists without really active and careful stewardship, and it also has the potential – at the heart of our city geographically – to be a place where people and ideas can come together. I can think of nowhere else that has the combination of heritage, collections, gallery space and performance arts spaces in such richness. The Estate has the potential to become an engine room for artistic and cultural creativity for everyone; from artists at the height of their careers to young people and members of our community who want to explore what artists do and how heritage can come alive. The prospect of that happening here, in the middle of Brighton and Hove will have a massive impact on the city in all of the ways we know arts and culture can. Are the arts really that important though? When much-loved poet and polymath Michael Rosen became our Guest Director for Brighton Festival 2013, I remember him answering this question in his typically memorable way: “Some people think that the Arts can be a sort of add-on – frippery, a puff-pie pastry sort of thing! – to what really does matter. That’s a complete misunderstanding. The arts are part of how humanity will survive. They are essential.” This is an idea I completely agree with. The arts are a way for all of us to explore feelings and emotions. They open up in our lives the space for reflection and create an opportunity for conversation about some of our deepest and most fulfilling experiences. I believe that art and culture has a vital role to play in our individual and collective wellbeing. In art and culture we find explanations for who we are, why we feel the way we do and we are allowed to dream, imagine and work through alternative futures and possibilities. Add to all this

Follow me: @SamerbagaeenH ack in 2014, a Guardian headline read: ‘Reading and Brighton net biggest increases for buy-to-let investors as young professionals are being forced out and priced out of our city.’ Universities are losing the battle to lure global talent and staff and professional person’s mobility is taking hit after hit. That the UK is in the midst of a growing housing shortage crisis is something that no longer surprises us. In Brighton and Hove, business bosses have recently written to Brighton and Hove City Council in support of plans by the Hyde housing association to build a block of 98 flats on Hove seafront, the Sackville Hotel site. This is a high-rise development that has had many detractors but should bring much-needed homes to the city. They may go to overseas investors but as another recent headline screamed: ‘Brighton is becoming a buy to let city for young professionals.’ The Council is doing what it has always done – they are committed to doing everything they can to tackle the housing crisis and build as many new, highquality, affordable homes as we can to help those in housing need. Those in housing need certainly need help finding suitable housing, but the city leadership also needs to look at those professionals who, if not yet, will begin to leave the city in droves. A recent piece in Modus, the monthly magazine of the Royal Institution of Chartered Surveyors, ended by noting that this is not just a London problem: “For cities and towns to remain attractive places for businesses to invest and The grow, housing the workforce that council makes the economy work must be a high priority for policymakers at all is doing levels, because the free market will what it not always provide the right solution”. Dubai already recognises that rising rents and the high cost of living, if not addressed, will discourage future companies from relocating here. Brighton and Hove will have to look at Dubai’s experience and learn if the city wants to keep its pool of talent. Building affordable homes in Whitehawk in standalone blocks will provide homes for those who need them most, it will not solve the city’s other problems, nor will it create communities. www.samerbagaeen.com

The data shows that in 2015, MTM had more rental properties listed than any other agent, beating the second place agent by a substantial margin.
