new community in Hurstpierpoint is creating a buzz with local wildlife as well as homebuyers. David Wilson Homes has made its Spireswood Grange development bee­ friendly as part of its pledge to support British wildlife. The sales arena and show home garden at Spireswood Grange feature bee­friendly plants and shrubs, such as Skimmia Japonica, Hebe and Cotoneaster, in a bid to help the area’s population of honey bees. In addition the herbaceous perennial planting and climbers at the new community, such as Bergenias and Clematis, help to give pollinators a food source throughout the summer months. Prunus trees also provide an early blossom for bees, helping to support them on warm spring days. rrespective of the UK’s transcendence from the financial crisis, leisure property specialist Fleurets report that the ‘staycation’ option is still popular, indicated by the activity in the hotel property market. Properties in coastal regions prove particularly popular, and Brighton seems to sit atop this pile. With its close proximity to London, flourishing arts and tourism industries as well as the quaint offerings such as the ‘Lanes’, Brighton hotels generate high levels of interest and quick sales. nyone driving past our site cannot fail to have noticed the pair of West Pier toll booths flanking the tower, which are returning as a pair for the first time since the 1970s. Designed by Eugenius Birch in 1866, the square ‘Italianate’ toll houses were far grander than any other pier to date and marked the West Pier out as ambitious and innovative. Recreating the toll booths has been a labour of love using traditional British craftsmanship. When the last remaining toll booth (the Rock Shop) was removed in 2006, each piece was carefully dismantled and numbered to salvage for the new structures. Last year, the Swan Foundry cleaned 150 years’ worth of rust and paint off the pieces but discovered that unfortunately none of the salvaged structure could be reused. Instead their skilled pattern­makers had to ‘reverse engineer’ the 28 salvaged pieces, first measuring them accurately to create moulds to pour perfect cast iron pieces, which is exactly how the original toll booths were built in the 1860s. ’ve often wondered about the Eastern Road entrance to Sussex Mansions in Brighton, which is clearly a late addition to 40 Sussex Square, but little did I know the connection with both Lady Sackville and Edwin Lutyens. It was in 1918 that Lady Sackville bought 39­40 Sussex Square. She spent £250,000 – millions in today’s money – converting them into a single palatial residence to the designs of her friend the great architect Edwin Lutyens. Lady Sackville moved in in 1922, but left the following year. Not long afterwards, 39­ 40 Sussex Square became Sussex Mansions upon its conversion into flats. The pilastered side entrance of today was added at this time, seemingly to the designs of local architect F. Andrews LRIBA of Ocean Chambers, 20 West Street. So much is known about the history of the building because the current owners possess an extensive collection of drawings by both Andrews and Lutyens. I met with Ian Barr, who owns the building with his sister, to look through some of the drawings. There is evidence all around the building of its past use as a single residence. One example is an alcove in Ian’s bathroom that proudly displays a toilet. This alcove, and three others, once served a huge open staircase in the same location. I will soon be writing about the hidden vaults and tunnel at the rear of the building that are currently undergoing study by architect Ewan Stoddart of Smiths Gore who has designed a whole new subterranean living area. www.buildingopinions.com

here are moments when my email inbox goes ping and a press release drops in that saddens me. Today it was the news that as a nation we no longer dine at the table but eat TV dinners on our knees. Surely not? With television schedules filled with cookery programmes we have to be a nation of fancy and aspirational diners. The dining table is traditionally the place where the family gathers at least once a day and talks over a shared meal. It doesn't have to be gourmet, even I sit down to fish fingers from time to time, but it does give a focus to family life.

Modern fashions for open plan living seem to me to always include a family dining space and three cheers for that. Dinner parties are more popular than ever and whilst open plan is good, what can beat a lovely dining room. Eating on your knee, well inevitably there will be spillages, peas lodged in your soft furnishing, gravy on your cushions and sticky, greasy fingers everywhere. Get to the table I say and show how it's properly done, a home needs a table, a place to congregate and share. Let's bring back that dining experience and say no to TV dinners.

ife has suddenly become very busy in Landlady Towers. I spent the afternoon engaged in the charming task of sweeping up the bones and rubbish that the seagulls had dropped in my rooftop gutter. There was even part of what appeared to be a rusting bucket up there, which clearly the seagulls had tried and failed to eat. They really aren't fussy these days... After I'd completed this rather hazardous task, which involved teetering precariously on the precipice with a dust pan and brush, surrounded by angry, barking seagulls, I set about repairing the ceiling in my lodger's room, which was suffering from a serious case of collapsing wallpaper. I rushed to answer a Skype call from my Norwegian Cuban, then realized later that I had a head and face full of paint flakes and wallpaper glue... not very attractive. I'm also trying to work out how to send a large amount of money to Cuba to buy a flat, without being totally ripped off by the banks who are waiting with open swag bags at both ends of the transaction. No wonder I've taken my eye off the ball a bit as far as The Small Daughter is concerned. She has asked to have a 15th birthday party at Landlady Towers, and somewhat foolishly, I said yes. I had a similar devil­may­care attitude with The Big Son and Daughter who are now officially old and boring, so can't say no to The Small one. Rather worryingly, she now opens every conversation with phrases like “I've Googled the best way to clean up vomit” and “Do you think I should get a bouncer?”. And it's not until June... help!

his week I have mixed in two of my favourite things, pictures of old properties no longer in existence... and seeing live bands. The building above is now where Boots is on the corner of North Street and Queens Road. This picture is from the mid 1970s when the original bank building became a Virgin Records store where you could buy vinyl/cassettes (ask your Dad if you are under 30) and lounge on large cushions listening to the latest releases through headphones with your friends while (if I remember rightly) smoking an honest cigarette! The site was being demolished around this time and was the site of the Regent Cinema, and on the first floor the Regent Ballroom with its sprung dance floor. To a large majority of Brighton and Hove residents over the age of 70 this was where they met their future wives/husbands,dancing to the Syd Dean Dance Band. This closed in 1967 but for a few months in late 1970/ early 1971 a club opened called The Big Apple which attracted some acts that were just beginning the journey to super stardom. Just in January and February 1971 alone the artists that performed included, Status Quo, Mott the Hoople, Free and Eric Burden from the Animals. Apparently the Rolling Stones, T Rex, Emerson Lake & Palmer and Pink Floyd all performed at this venue – once again proving that Brighton has always been a great place for bands to perform as us locals appreciate and accept new talent.

> Keeping Brighton's night time economy safe

ean Irving, Head of Licensing and Public Safety at Sussex Police, speaks to Latest TV's Mike Mendoza on 'The Vote' about keeping Brighton's night time economy safe. Your role is enormous, you cover the whole of Sussex. Yes that's right, my area stretches all the way to Rye, right over to the other side of Chichester and also to Gatwick airport. So yes, it's a very big area. Each of the areas has its own licensing team, with their own structure, but I have the strategic overview of those teams.

We know that there has been an issue with West Street for a long time and there is a proposal for a levy for Brighton's bars and clubs, specifically in the town centre area. Would you be in favour of this? The Police are very much in favour of this, obviously with the cut­backs there is a big issue about things that will be lost, such as The Street Pastors and Taxi Marshalls. There's also a fantastic scheme at the moment called Beach Patrol, where a buggy patrols the seafront in the evening. Its presence has stopped a number of sexual assaults and also prevented people who have had way too much to drink thinking it's a good idea to go swimming! Our concern

would be that all of these vital services will be lost due to budget cuts. Police numbers are also being cut? One example of this is Operation Marble, a scheme we devised where Police and Police Community Support Officers wear high­visibility jackets in city centre hotspots from 8pm. Their numbers are being dramatically reduced.

If a levy came in, how would it be spent? What the police have proposed is that there should be a committee that decide on recommendations as to where the money is be spent. However, there is some controversy, because of the 100% of the amount that is collected, 30% will go to the council and 70% will go to the police. The legislation states that it all goes to the Police Commissioner who can spend it as they wish. However for Brighton and the whole of Sussex, Commissioner Bourne has said that she would only spend the levy where it is collected and she's written to Brighton and Hove Licensing

Committee to make that clear. The Police believe it would be prudent to get a board, consisting of Police, Councillors and Licensees and also someone from the Business Crime Reduction Partnership, in order to make educated recommendations as to where and how this money can be spent. Is there good cooperation between the police and licensees? Yes there is, we work very closely with the majority of licensees. Unfortunately I think that the some of them see this as an additional tax. Alcohol is a controlled substance, something which is accepted in all of the legislation and those people who benefit from selling alcohol really need to pay something towards keeping the city safe. This isn't about propping up the budget cuts, its about the different kinds of things that can be utilised in order to keep the city safe, without it being a burden on residents of the city that never use the centre after dark.

Door staff and security firms seem to be playing a big role in keeping the city safe, is it right that they take over the role of the police? We see door staff as an extension of the police family as we can't be everywhere, due to there being so many licensed premises. Door staff don’t take over the role of the police, if there was a serious incident, they still call us and we then intervene. The police have rolled out 'vulnerability training' to door and bar staff, we have trained them to keep a look out for vulnerable people. We've had some amazing anecdotes come back to us as a result of this. For example, at one of the big venues, the door staff noticed a young lady leaving who was very drunk with a male who was quite sober. Due to their training, the door staff intervened and asked the couple if they came together that evening. The young lady was unable to respond due to her level of intoxication, but the man said: “Yes we did, we're together” and tried to push past them. The door staff were not comfortable with this, so took the young lady to a taxi, established where she lived and prevented the man from getting into the taxi with her. The man shrugged his shoulders and walked away. Had he been the girl’s boyfriend he would have put up more of a fight! T

he Halfords Birmingham SuperPrix was a motor racing meeting held on a street circuit at the heart of Birmingham from 1986 to 1990. Until 1990 the principal event was a round of the FIA Formula 3000 Championship. The Birmingham SuperPrix circuit was laid down on public roads, just to the south east of Birmingham city centre. Earlier this year, the Sunday Times reported that legislation making it easier for councils to hold high­speed sporting events was set to be put before Parliament. The Department for Transport said ministers want to make it easier for local authorities to manage their own sports events, and legislation would be taken forward ‘in due course’. A Deregulation Bill would allow speed limits to be lifted and roads closed. The proposed move could see roads closed for races – at the moment suspending the Road Traffic Act can take months, or even years. If it goes ahead, it means cities such as London could host a Grand Prix, something which F1 supremo Bernie Ecclestone has suggested would challenge Monaco as the jewel in the sport’s crown. Imagine if Brighton and Hove bids to host its own race! The news from the Sunday Times is not new. Back in July 2014, the Prime Minister announced on a visit to the Williams F1 centre in Oxfordshire that councils will get new powers to stage events on public roads or at special venues such as the Olympic Park. They never did. The government has of course been spurred on by the success of the Tour de France coming to England. However, three weeks of chaos leading up to a four­day event as barriers go up is not something any city could deal with. Or could it? How would Brighton and Hove cope? We have had barriers along the seafront before and are now likely to have them for at least two years. One lane closed along a 100­yard stretch of King’s Road by the bottom of West Street – for about 50 yards each side is not the same as the whole city centre being closed off to traffic. But if Monte Carlo, a seaside resort masquerading as a city, could host a F1 race, then why can’t Brighton and Hove, a city masquerading as a seaside resort? www.samerbagaeen.com

uy­to­let remains a popular investment, according to property specialist Leaders, which reports a significant increase in enquiries from people considering buying a home to let. “Property remains extremely attractive to people looking for an investment that will give them a higher return than savings and more stability than stocks and shares,” says Leaders’ Sussex lettings director, Jane Wilkinson. “Market conditions for landlords are excellent across the UK and, if done properly, buy­to­let will provide a good monthly income along with capital appreciation over time.” So what should you do for the best chance of success? Leaders highlights six key questions all future landlords should ask themselves before investing: What do you want to achieve? Understanding your motivations and goals enables you to make the right decisions from the start. Do you want an investment likely to rise significantly in future value or would you choose a high rental return over capital growth? Both is ideal but this isn’t always possible and choosing one over the other can enable you to maximise your return in the way that best suits your aims. What’s your budget? The amount you have to invest, along with how much you are able or willing to borrow, will influence where and what type of property you can buy. No matter your budget, your rental income must more than cover your mortgage payments and other costs to make a profit, and you should have a contingency fund for unexpected problems or void periods. Where, what and who? Do you have a particular area, property type or tenant in mind? Each one impacts on the others so identify at least one and go from there. For example, if you want to let to students, a house suitable for sharing in an area with high student demand is the obvious choice. If you’d rather young professional tenants, one or two­bedroom apartments in town or city centres with good transport links and employment are best. If you don’t mind who rents your property but want it to be nearby, identify which properties are most in demand locally and give the best returns. Alternatively you may 48 | LATEST HOMES

prefer to choose the location purely on its potential for house price rises or good yields. To identify where, what and who is best for you, consult an independent agent with an in­depth knowledge of rental demand nationally and in areas popular with tenants. Expert guidance on demand, supply, house prices, rental values and potential opportunities or threats will ensure you make the right choices. What will your returns be? By dividing the annual rent by the value of the property you can calculate a property’s rental yield. Average yields are around 4­6 per cent. To calculate net return you need to take into account all costs such as furnishing, maintenance, mortgage repayments, agent and accountant fees, insurance and tax. Then there’s potential capital appreciation. There’s no way of knowing exactly what house prices will do in future but historical prices and plans for the area are good indicators of likely growth. Most property experts agree a 6 per cent annual increase on average is likely. What are your legal obligations? Landlords must comply with a number of rules, regulations and tax obligations or face severe penalties. These are frequently updated so it’s important to stay informed. A good letting agent will advise on what relates to you and help you stay compliant. Do it yourself or use an agent? The answer will depend on how much time and effort you want to devote to your investment and how nearby your property is. Letting agents offer a range of services – from finding and vetting tenants to managing everything for you and guaranteeing the rent. Although they come at a cost, their fees are tax deductible.
