his week we unveiled an artist’s impression of what our proposed new signage will look like, which has been submitted for approval to Brighton & Hove City Council. When we announced our sponsorship by British Airways last November, it sparked a number of questions: “Would we repaint the tower? (the Spinnaker got repainted when it secured Emirates as its partner)”. No, the tower will always be silver as the perforated aluminum cladding is essential the tower’s ability to cope in high winds. “Would we have a neon, flashing sign in red, white and blue?” Definitely not! I hope you agree that the two proposed signs with our name “British Airways i360” will be an elegant addition to the site. They are made of brushed metal and created by local firm Graffiti. One sign will be installed on the front of our building on Kings Road and the other over the entrance on the beach, so that visitors to the city know who we are. We will also have BA branded parasols, deckchairs and flags flying on top of the 1866 West Pier Toll Booths. ast week, I wrote about Sussex Mansions – a huge block of flats that incorporates both 39 and 40 Sussex Square, each of which was a particularly large building in the first place. There was no way that I could write all that I wanted about the historic connections of the house, and its hidden vaults and tunnel, in one column. To recap, 3940 Sussex Square, which occupies an enviable corner plot on the east side of the historic composition, became the home of Lady Sackville in 1922 following its conversion into a single palatial residence by architect Sir Edwin Lutyens. It became Sussex Mansions upon its conversion into flats soon afterwards. My friend Ewan Stoddart, an architect at Smiths Gore, is working away now on designs for a subterranean home at the rear. There was a time when steps led down from the rear of the building into what was once a low rear yard. At the very back of the yard, a tunnel joined the main house with a very generous ornamental garden on the other side of Bristol Place. Other houses had similar gardens but only that furthest to the north, the Secret Garden, survives. The stairs at Sussex Mansions are actually still in place but now form part of an elaborate underground vaulted structure that covers the yard. In recent times, tonnes of rubble were removed by Ian Barr who owns the block with his sister. Both ends of the tunnel, and presumably the tunnel itself, are still in position, but a block of flats called Langhurst was built over the ornamental garden. The walled ornamental garden itself is a curiosity as it was designed by the influential horticulturist Gertrude Jekyll. Perhaps with their joint work in mind, Lutyens designed a memorial to Jekyll after her death. www.buildingopinions.com

Together they raised a total of £1,155 for the only children's hospice for East and West Sussex and South East Hampshire which cares for 300 children and young adults from 019 years of age with progressive and life shortening conditions. n fifteen years of working on Latest Homes magazine I have seen some amazing things, especially in property pictures. We've had shots of radiators bedecked with underwear, sinks piled with dirty dishes and on one occasion a shot of the rear of a house with a competing agent mooning in the window, that one caused quite a lot of bother. But worst of all is the blight of toys, toys everywhere. Modern toys in their multicoloured joy are the blight of any property pic. They gather in drifts in the corners of sitting rooms, bedrooms, conservatories and gardens (don't get me on the subject of those ugly trampoline affairs that make gardens look like prison exercise yards!). You want to sell your home? Well get the kids to put all that childhood detritus away and give your agent and the photographer a fighting chance to make the place look as good as it possibly can. 6 | LATEST HOMES
Why not have a practice run. Go around your home with your phone and photograph each room. Send the pics to yourself and open them up as large as you can. One by one take a really good look, be really critical and make decisions about what you need to clear away and then clear it away. Be ruthless, be harsh, you might love that picture of great aunty Ethel, but will a potential buyer, your child may love that collection of dollies or lego, but one is an eyesore and the other a trip hazard. Believe me when I say I'm not being rude, I'm merely trying to help. A good photographer will often ask if they can move a piece of furniture, let them, give them license to make the most of your home visually so you can make the most from your home financially.

he Easter holidays are in full swing and when you read this, I will be in Dubai with my friend M and The Small Daughter. For once, I am not going on holiday in order to buy property, travel for hundreds of miles on a filthy bus or get to know the locals, but merely to relax and possibly do a bit of shopping – if I can find some money from somewhere. Luckily, the advent of the Easter holidays signifies that Brighton Pier will be open later, meaning that I have to work for long hours in the shop there. This means that I will earn extra money but also that I have to work 16 hour days for much of the next five months. It is a indeed a doubleedged sword, with which I am sure to be ready to stab myself by the end of August. The Easter holidays have also seen a large influx of foreign students, who, although I no longer billet them in Landlady Towers – thank God – still manage to irritate the hell out of me in both my jobs. In the supermarket, they wander around gormlessly with a list of questions about food given to them by their language school. With no intention at all of purchasing anything, they follow me around when I’m trying to work, asking stupid questions and basically expecting me to do their homework for them. They are even more prevalent on the pier and, having a list of ‘challenges’ from their language schools, have the bare facedcheek to ask to swap something of theirs’ – like a ropey old bit of cardboard – for something ‘free’ from the shop. I’m afraid that, especially on the pier, where I can be as rude as I like to someone who’s taking the p**s, they often find themselves at the sharp end of my doubleedged sword...

ow as you may... or may not know, I have a large collection of ephemera on Brighton and Hove. Now for those of you who thought this was some sort of chest infection, I am here to inform you that it is actually printed on written matter that was not expected to last, as it is on paper, or from the Greek meaning of 'something not lasting more than a day'. Therefore it is more pleasing to know that people like me like to save such ordinary stuff like the two examples I have included in this week’s column. The first is a letter written on headed notepaper from the Homelands Hotel at the 'sea end' of Montpelier Road, and as you can see what was an imposing building built around 1827/8 by A H Wilds, who was instrumental in so much of Brighton's historic architecture. Now I say ‘was’ as this is now the site of the block of flats known as Osprey House, built in the late ‘60s. The second piece of ephemera made me chuckle as I always thought ‘Harry Dash’ was Cockney rhyming slang for ‘cash’, but no he was an actual person who was the proprietor of Brighton's very own importer of cigars. Although the bill is only from 1957 it was a midsummer account for £17.10 (50p) which must have been a huge amount of puffing as it was the same amount as one month’s rent for the bill payer! If you ever see any old bills from the past, hang on to them as they are great pieces of social history and sometimes miniature works of art. To see more or show me yours please pop in the shop. David’s family were involved in founding Brighton Marina. You and your colleagues came up with an idea several years ago for a monorail in Brighton, which was knocked back by the council of the day, but suddenly everyone is talking about it again. Two or three weeks ago after reading that the King Alfred had been given the go ahead for planning, I looked at the monorail idea again and thought that this is needed now more than ever. The seafront is jammed at the best of times, but now there are the extra 230 apartments at Brighton Marina, the proposal to build the new conference centre at Black Rock, BA i360 and The King Alfred development. There are also 200 new homes proposed for Shoreham Harbour. So my question is, how are we going to move all of these people around the city? The congestion problem is bad enough as it is. Marine Parade has so many events during the year which makes it difficult to manoeuvre in a car. It seems to be the right time to put the monorail proposal back on the table.

In terms of cost am I right in thinking your first proposal had no cost to the council whatsoever and that the whole project was sponsored? We were in partnership with a company called Frazer Nash, who were the developers of the monorail. The other partner was Arup, probably one of the biggest engineering companies in the world, who wrote the presentation. We had a great team and the finance was in place subject to us acquiring an option letter, which was sadly not forthcoming at the time. The first building stage of the monorail from The Marina to The King Alfred, would actually cost less than what the BA i360 has cost. what we discovered is that the people who reside there are actually taking their cars out of their driveways and driving to Cineworld! The mindset is fantastic, I believe that we need to be encouraging these people to leave their cars at home. My concern is that now even more new builds are cropping up at The Marina, where are all these cars going to go? Phase two of the project was going to be to look at how we could eventually go out of Brighton to Braypool, which is a big grassed area, where we could do the same that they did in Regency Square. It is what they call a cut and cover, so a carpark is created underneath – but when you look at it on the surface it's still grass. Then we would have a park and ride scheme which would certainly reduce traffic congestion in the city. People get very frustrated when they come into Brighton because of the huge amount of traffic, so may decide to go somewhere else instead. The minute people have that mindset, the city will lose revenue, which is why a park and ride scheme is essential. The monorail will be a sleek futuristic design, featuring a driverless train, which can be controlled remotely. It will not interfere with the cycle paths, as the structure posts are the same height as lamp posts. Building the system will not involve digging up the road, as there are no cables to be laid, the

he Brighton and Hove City Plan has been approved after several years in the pipeline. The city plan will help shape the future of the city and will play an important role in ensuring that other citywide plans and strategies achieve their objectives. It sets out a vision and objectives for the development and growth of Brighton & Hove up to 2030. That said, how could such plans respond and guide what is a highly dynamic and constantly changing context? In the section on links to neighbouring areas, paragraph 1.6, in the plan refers to 2001 statistics on commuting patterns involving our dynamic neighbor to the north, London. This dynamic overheating neighbor is probably the source of a great deal of Brighton and Hove’s housing pain. In London, more than one in four young Londoners are willing to quit the capital for a better chance of getting on the housing ladder, and they could be eyeing our city as you are reading this. According to the Office for National Statistics, the average house price in London is at an all time high of £551,000 and for first time buyers, the average stands at £432,000. In Brighton and Hove, last year, most property sales in Brighton involved flats which sold for on average £253,560. Terraced properties sold for an average price of £397,392, while semidetached properties fetched £364,892, and detached sold for £517,296, not far off the London average! There is also pressure at the other end of the housing spectrum. Last week, thousands of Londoners were kicked off the waiting lists in one North London borough, giving way to a wave of panic across the capital that other boroughs may also follow. Camden has reduced its list for council homes from 27,000 to just over 5,000. This was an already dire situation. Camden only allocates around 1,000 properties each year. Demand outstrips supply and only those who have very significant housing needs are ever likely to secure council accommodation. In the City of London, about 140 properties become available for letting each year. In Brighton and Hove, there are around 23,000 households on the ‘Homemove’ register wanting to rent a council or housing association home in Brighton & Hove. The city will not cope with an influx of Londoners and many are looking to the city plan for answers. www.samerbagaeen.com

power is all in the train which is very low emission and therefore environmentally friendly. Travel speeds are 3040 mph, meaning that the journey from The Marina to city centre will only take six mins. Because the system is elevated, there would be no danger to pedestrians whatsoever. Building a monorail is not rocket science, it's exactly the same as what they did in London with The Docklands Light Railway, they had to reduce traffic and make it easier for people to move around rapidly and safely, it's plain common sense. It's been a great success in London so we're hoping to repeat that success in Brighton. We're way behind the other major cities, Manchester and Sheffield have trams, London's got an underground. Here we have the buses, which do a fantastic job, plenty of cabs, but we're missing that third link and that's where the monorail comes into play – a rapid transport link is essential if we want to move with the times. he Brighton and Hove buy to let property market has proven itself to be a top UK hotspot, with the fastest growing rental returns for landlords in 2014 – a 13 per cent rise from 2013 – followed by a top 20 yield ranking in 2015 of 5.63 per cent in the annual HSBC rental report. Now in 2016, Brighton and Hove property remains an attractive investment choice with capital growth monthonmonth and the accolade of being a top 10 global travel destination – the only UK city to make the grade – according to TripAdvisor. We Love Brighton, industry professionals and global crowds love Brighton. Now you too can enjoy the bright lights of this cosmopolitan city along the coast. There are several reasons for the rising demand in the city, not least that Brighton has one of the highest concentrations of students in the UK. Around 13 per cent of the population, which is around 35,000, require accommodation. Coupled with this is the ease of commuting to London which is reflected in the unusually high spread of young adults aged 20 – 44 living in the city. This was clearly evidenced in Austin Gray’s February auction where they sold nine flats at or above guide price, in fact, demand from sellers and buyers was so great that they put together another catalogue of 12 flats a week later with all lots to complete on or before 31 March. Out of these lots, a further 10 completed prior to the deadline. So in a period of just three weeks, the

auction department sold £5m worth of property. Auctioneer Nick Muston commented; “March was a frantic but highly successful month of business not only from the point of view of putting out two auction catalogues but also from the increased level of new registered buyers”. There is bound to be a slight lull in the market post 1 April but given the evidence of the continued demand for property in Brighton, it is sure to be shortlived. omeowners in every area of the UK have benefited from rising house prices in the last year, with the average property increasing in value by 7.1 per cent. New figures show the typical price of a home is now £191,812, up from £179,096 12 months ago. Kevin Shaw, national sales director at property specialist Leaders, says: “House prices continue to head upwards, recording consistent and significant growth in the last year. “Many people are unaware of just how much their home is now worth and, as a result, what they stand to gain by selling in a buoyant market. Demand is extremely high and many properties are being sold within a few days of becoming available.” House prices rose in every region in England and Wales, with homeowners in some areas enjoying particularly sizeable increases. For example, properties in London grew in value by 13.9 per cent over the last year, according to the Land Registry statistics. Homes in the South East recorded a 10.7 per cent rise, while there were similarly positive results in the East of England (8.9

per cent), Wales (6.8 per cent), West Midlands (6.6 per cent) and South West (6.2 per cent). As well as location, the type of property in question was found to play a key role in determining its capital growth over the year. Flats performed strongest of all, increasing in value by an average of 8.2 per cent to reach a typical price of £187,160.
