few weeks ago, it was announced that the Palace Pier has been sold to the Eclectic Bar Group, headed up by ex Pizza Express boss Luke Johnson. With 4 million visitors a year, the pier is the only top 10 UK visitor attraction outside London. It is also the most "Instagrammed" place outside London, beating famous landmarks such as Stonehenge and Windsor Castle. This is yet another example where Brighton and Hove punches above its weight. With 11 million visitors a year, Brighton is the most visited destination in the South East and the UK's most popular seaside destination. We look forward to working with the pier's new owners, and it’ll be great to have another forwardthinking organisation championing the city. etter than what’s there now” would apply to almost anything that is built on the longderelict Anston House site on Preston Road beside Brighton’s flagship park. I often hear this description as some sort of acceptable benchmark. In my mind, most detestable of all buildings in Brighton & Hove are those that stir little immediate reaction. The list might include Kingsley Court, Wellend Vilas, the Princes Marine Hotel and Southdown House. They are the dark matter of the architectural world – invisible amongst the obvious good and bad buildings, yet still dragging everything else down silently. The reason that I set the scene like this is to make the point that I now weigh up schemes on developers’ initial intentions. Before pen has even gone to paper, I want to know if they are even bothering to set out to build something of worth. In the case of Anston House, I was assured from day one by architect Paul Zara of Conran that his clients, First Base, had every intention to do things properly. The Anston House site has history. Anston House was built during the 1960s on a stretch of road that was once graced with Victorian villas. It could have been designed by a child and has sat derelict since the 1980s. It was once voted the ugliest building in Sussex. A scheme by Urban Splash was turned down in 2013 after overshadowing issues were raised by those living behind. The fifteenstorey threetower First Base scheme features glazed tiles and has the requisite level of gravitas that I would hope to see on a building around a large park, with landscaped gardens behind rather than solid blocks. We appear to have before us a scheme with integrity and originality, that doesn’t seem to upset the neighbours – a rare combination. www.buildingopinions.com

estled neatly on New Road, the Theatre Royal is one of Brighton's most beloved buildings. Many acting legends have trodden the boards of its hallowed stage, including Sir Laurence Olivier, Vivian Lee and in more recent times, Sir Ian McKellen and Patrick Stewart. The Grade II listed building has certainly stood the test of time and at 208 years old, still sits proudly beside its contemporary counterparts. Theatre Manager, John Baldock, is by his own admission the face of The Theatre Royal, having been at the helm for the last 11 years. He is very quick to credit the people who work along side him, saying: “We have a brilliant team here, who all do their separate tasks but ultimately report to me. I'm the one who's out talking to people in the city about what we're doing and things that have been planned. I'm the face that people associate with representing the venue”. John is extremely proud to be custodian of such an esteemed building which is steeped in so much history, although he did admit to having the odd sleepless night courtesy of the worry that naturally comes with his role: “We've recently replaced the roof across the entire building, which has cancelled some of the sleepless nights. When it used to be windy, wet and howling a gale, I'd be at home in bed waiting for that phone call saying: 'We need you to come down to the theatre, something's blown off!'. But now that we're water tight it's a bit easier to sleep at night”. The Theatre is one of a few in the country able to boast that it has never fallen foul of the dreaded 'Bingo Hall' curse, always remaining true to its thespian beginnings. John attributes this to Henry and Ellen Nye Chart, who took over the building in the late 1800's. Prior to that the theatre had become a disreputable play house. The Nye Charts ensured its longevity and financial success, by gaining a respected reputation for the venue. When Henry died in 1876, wife Ellen took over and was one of the first female Theatre Managers. She further built upon the success and reputation of the theatre, John explained: “Mrs Nye Chart did lots of wonderful things, such as pioneering social inclusion. Every year she invited people from the work house to see a Christmas performance for free. There's a beautiful hand crafted letter from the inmates on the stairs leading up to the Royal Circle, thanking her, saying it was

a moment of real light in their otherwise dark lives. It's because of her that we’re sitting here today. I suspect that the building would have gone to rack and ruin without her.” Rumour has it that the ghost of Mrs Nye Chart haunts the theatre. There's a seat at the back of the Royal Circle that is regularly in the 'down' position, even after members of staff report that they have put it back into the 'up' position. John is sceptical about the rumour, although perhaps he would like to believe it's true: “Whether that's all of us just maintaining the myth and messing around not telling each other, I don't know. If she is here she's a very warm presence. We'd like to think she'd like what we're doing now”. The Theatre are launching their Summer Season in style at the beginning of May with a production of King Lear, featuring leading Shakespearian actor, Michael Pennington. Brighton actor Pip Donaghy will also be in the performance. Following on from that is a delightful mixed bag of musicals, comedy and drama, with something for everyone. Stewart in Harold Pinter’s 'No Mans Land'. It's not every day you meet someone with an anecdote about such a distinguished pair of actors, but John has: “They are two of the nicest people we've ever had the pleasure of entertaining. We have a welcome drink for the cast on the first night, which we did when they were in 'Waiting for Godot'. Sir Ian came in first and a lot of the front of house staff had gathered around very excitedly. We have a very strict policy here: Say hello, be friendly, but don't bother people! But he made a beeline for them, introduced himself and spent 20 mins chatting to them. Patrick Stewart came in ten minutes later and did exactly the same thing”. Engaging with the local community is of great importance to John and his team. Aside from the amazing stage productions, the Theatre also offers a wide range of other activities, such as Skips After School Club and Matinee Club for senior citizens, John revealed: “We're quite conscious that there's an audience out there who don't want to come and see performances, so offering them something which introduces them to the building and what we do, particularly at an early age, breaks down the barriers associated with the theatre”. This ethos is reminiscent of the social inclusion policy started by Mrs Nye Chart in the 1800s. If she is watching, she will certainly be happy that her legacy is in such safe hands.

I
n the last of three columns looking at differences between Brighton & Hove and Bristol, I will briefly look at the impact that Mayor George Ferguson has had in Bristol. Several commentators, including Robin Hambleton, Professor of City Leadership at the University of the West of England agree that the introduction of a directly elected Mayor in 2012 has given Bristol more visible leadership. In 2012, 24% of citizens thought the city had visible leadership, whereas in 2014 this figure leapt to 69%. Even councillors, many of whom remain opposed to the mayoral model, recognise that the model has increased the visibility of the city leader (56% to 78%). As a result of having a directly elected mayor, Bristol now enjoys more access to influential figures in Central Government. The Mayor has been afforded multiple meetings with the Prime Minister and with other ministers. Additionally, the Mayor has undertaken many international visits which have contributed to Bristol being one of only four European cities to be invited to join the network of 100 Resilient Cities, run by the Rockefeller Foundation in the USA and designated European Green Capital 2015. Academics like Hambleton discovered that the process of direct election can give directly elected Mayors the legitimacy to take tough decisions. There is a lesson here for Brighton and Hove. An ordinary city administration has recently struggled to hold official celebrations marking the Queen’s 90th Birthday. There are far more important challenges ahead and we need responsible and strong leadership that only an elected mayor can provide. www.samerbagaeen.com

here are many things you can do in 90 minutes, such as watching a game of football for example, taking the kids to the park perhaps, or maybe watching a rerun of your favourite film? Well now there is another trend to be added to the list, selling your property! Surely it is not possible to sell any type of property in such a ridiculous short space of time because it usually takes about three months or so of unadulterated aggravation, stress, expense and uncertainty – yes, this is the system we are all used to is it not? o you have green fingers? Can you keep your garden looking fresh and tidy? Can you keep a house plant alive? When it comes to selling your home it's time to be honest and to be ruthless about your horticultural skills. Some of us can grow house plants and make them look good, some of us can barely keep them alive and some of us are green killers. Take a close look at your pot plants and make a decision, does it look beautiful, or is it just a lovely memory? Be honest and if it falls short then get rid of it. Even healthy plants can do with a make over, dust the leaves
or shower them to get them bright and shiny again and make sure that they are not full of spiders and cobwebs. If there is any place a spider will like to live, it is in a house plant. Outside do exactly the same. If it's dead dig it up, mow that lawn, sweep that patio and tidy away the kids’ toys. Personally I hate those huge trampolines that look like prison exercise yards but that's just me. Out front clean your bins, tidy plants and remove any weeds. That first impression is so important. If your fingers are less than green then go the route of fresh cut flowers, a simple bunch of daffodils in season or tulips will add a splash of vibrant colour and some will even perfume the room. And whatever you do, when you have a viewing, change the water and keep that fresh too. Once again, show that you love your home and viewers will see that love and maybe fall in love with it too.

pring is in the air. It must be, because my friend who is a gardener and hacks back my own personal jungle at this time each year as a muchneeded birthday gift, is in my garden hacking away as we speak. It is that time of year when everything seems to need divesting of its winter dinge, and I’ve already given my bedroom the Airbnb treatment in preparation for a booking in May. I’ve also, in an attempt at personal springcleaning, bleached my roots and my teeth and feel ten years younger, which is just as well as The Cuban from Scandinavia is threatening to come and see me in a couple of days. As a bit of a sceptic as far as men are concerned – a scepticism borne more from past experience than being a natural sceptic – I will not believe it until I see him walking through arrivals at Gatwick. Still, in an attempt at positive spin I have, sort of, arranged a rough tourism plan of things to do while he’s here. In London, we have been offered two places to stay, one room in my friend Katy’s beautiful Georgian pile a stone’s throw from The Shard, and another in an exboss’s funky pad in Camden. I’m going to whizz him around all the boring old London tourist sites, then into Claridges – where I used to work – for a drink, then on to a book launch in Waterstones Piccadilly where an old friend of mine will be launching his second crime novel. It all seems terribly glamorous, but really my friends are just like me… hapless fools who’ve managed to have fairly successful lives in spite of being hopeless party animals. When we return to Brighton, we’ll be visiting the Pavilion, the Pier, and as many bars and clubs as we can manage. He also wants to go to a fishing tackle shop. Even Cubans have a dull side….

n interesting factual find this week, with an article from the local press in 1936 extolling the first 35 years of 'The Marine Palace Pier', in which a naughty schoolboy type of way begs the question: was there a kerfuffle when the 'Marine' bit ceased to be said, being casually dropped in favour of the shortened Palace Pier? Now don't get me wrong, as a born and bred Brightonian/ Hoverian I always have and always will call it the Palace Pier. Along with the broken one, they should be referred to as Brighton's Palace Pier and Brighton's West Pier and that's the end of that discussion. The picture shows a large gathering of men and women and local dignitaries at the inauguration ceremony for the fixing of the first pile in November 1891 where the Mayor – Sir Joseph Ewart (yes he of Ewart Street) was in full regalia shovelling cement for a millisecond, and was photographed before probably being taken off to a large Civic Lunch in honour of the occasion. So this year marks the 125th anniversary of the start of the building of The Brighton Marine Palace Pier, which took eight years as the official opening was May 1899 and as the article says at the bottom 'Make the Palace Pier your Rendezvous'. Hardly a month goes by when landlords don’t hear of plans for – or the arrival of – new legislation that demands they jump through more administrative hoops to prove they are providing safe and compliant homes for their tenants. Red tape, certificates, assessments and reports There is only one thing constant about the legislative landscape and that’s the certainty that more of it is on the way. Many landlords feel it is becoming harder to keep up with than ever before – and you can’t help but agree. This is shocking Increasingly landlords are failing to keep up with even the basics. A recent survey by Direct Line for Business found that 10% of landlords have no formal tenancy agreement in place at all. What’s more, where contracts are used, many landlords are unwittingly using legal forms that are far from legally compliant. Direct Line also discovered that of the landlords not using a letting agent, 58% rely on tenancy agreements that are unlikely to provide the legal cover they need. Many have adapted outdated contracts and a growing number are placing their blind faith in tenancy agreements they have downloaded for free on the internet.
