> Lewes Road Bus Garage

I

t was in 1939 that trams stopped running in Brighton and that same year that Brighton Corporation formed its own bus service. The old depot of Brighton Corporation Tramways on Lewes Road became the home of the Corporation’s buses. The history of buses in Brighton & Hove is rich and we are where we are today following a series of mergers and acquisitions, along with both nationalisation and deregulation. The Lewes Road Bus Garage is one of three garages that is now used by the city’s largest operator, Brighton & Hove Buses. The site consists of an open yard, a glass­roofed shed, an adjacent cobbled alley, an unremarkable modern office building and the glorious tramways building. I met up with Patrick Warner, Business development manager at Brighton & Hove Buses, to explore. The shed is remarkable for its sheer unexpected size in this densely­populated area. Its length cannot be appreciated from the main road. I was particularly interested in the network of nine pits which allow mechanics to work beneath buses without having to jack them up. There are surprisingly few pigeons within the structure which, I am told, is down to a regular visit from a man and his hawk. Many of the old doors around the building are painted dark blue; particularly those which can be seen along the cobbled alley between the shed and tramways building. It is the same dark blue that once graced the Corporation buses. The alley is a forgotten space and reminded me of a track alongside an industrial canal. Every night, one hundred or so buses are stored on the site, including the city’s bendy buses. W

hen I read that Brian Wilson would be performing the groundbreaking ‘Pet Sounds’ collection of Beach Boys songs in Preston Park later this summer I was excited. Later it reminded me, as my cat shouted for her dinner, that pet sounds are the least of a home owner’s problems. It's pet smells that cause the problems. I experienced this when I recently adopted my lovely new cat. She doesn't smell, far from it, she is a very clean little beast. No, it was the local tomcats, who

attracted by the new queen on the block would visit and, well let's say, leave their calling cards. It was horrible and I did question how much I really wanted a cat. The feline suitors were of course letting themselves in through the cat flap, a necessary device for cat owners but one that permits two way traffic. Or so I thought… A quick search online and I found an amazing cat flap that is customised to only open for your cat, or cats. The electronic device learns to read your cat's electronic chip and once programmed it will only let that cat in or out. I only have the one cat but it does allow for multiple moggy access too. Within days I managed to eradicate the smell, train the cat to use the new flap and be happy once again. If you are a cat owner with a property for sale I cannot recommend this course of action more strongly.

he older I get, the less likely I am to confront people directly. After all, why put yourself through an unpleasant confrontation, when a perfectly fine note will do. At Landlady Towers, where my lodgers and I see each other less than nocturnal passing ships, notes have become a necessary evil. Because my children think my notes are hilarious and unnecessary, I tried a direct confrontation with one of my lodgers last week. He had not taken his recycling out for three weeks, leaving it out to fester in the corner of the kitchen, clearly expecting some other fool – i.e. me – to dispose of it on his behalf. When I very politely asked him to remove it, he reacted as if I'd suggested that he murder his own grandmother, not just deposit a few filthy plastic receptacles in the bin at the end of the road. He even looked through it all to make sure it was his... sad... None of the lodgers EVER empty the bin or the dishwasher, although they are happy to fill both, badly, in the case of the dishwasher, which without the intervention of myself or The Big Son, looks as if it's been filled by a two­year­old. There is a permanent, very battered note attached to the dishwasher asking people not to open it while it's in mid cycle, which should be obvious to even the stupidest of people. Pre­ note my lodgers were happy to open it and leave it for weeks mid­ cycle with filthy, stinking water, especially if I was away. The Big Son, who as a teenager was the CEO of Messy Incorporated, is a born­again neat freak. But ultimately, all one can do is accept that some people just don't want to tidy up after themselves, note or no note, and if tidying up after them is all I have to do in order to sustain my lifestyle, then I think I can suffer for a little while longer. It is tempting to leave this column open next to the overflowing bin next to a note saying 'please read'...

ast week we had a very successful auction of all things Brighton, Hove and Sussex and with a 92 per cent sold rate it seems there is a thirst for all types of historic items, no matter of what age or importance. This is great news for me as a collector and a seller as there is a constant flow of unseen material out there with a waiting audience. The photo this week follows on from a previous photo I printed of Edward Street as it is showing the construction of the Brighton Police Station in John Street in 1964, taken from the flats opposite in Carlton Hill. As I have learnt over the years, it's not always about the central focal point of the photo but what can be picked out of the background. With this in mind, check out the houses to the left which were demolished for what became the Job Centre and American Express. As I try to be topical, if you took this same view today you will see scaffolding back up in the police station as they are refurbishing and adding to the building that was built as per the photo. n this week's Project Brighton, Warren Morgan, leader of Brighton and Hove City Council, discusses the work implemented by the Labour Party since they were elected to serve our city one year ago. He also outlines the party’s vision for a better future, in terms of coping with central government cuts, the proposed threat of academisation, building affordable housing and creating new jobs. A year ago Labour won the largest number of seats on Brighton and Hove City Council, for the first time since 2003, and took office, bringing to an end four years of Green Party leadership in the city. We immediately set about restoring faith in the council, focusing on delivering the basics and tackling the big challenges the city faces: housing and jobs, poverty and inequality, growth and infrastructure. Within a hundred days I was pleased to report some excellent progress. This has continued at a pace. New council homes are under

construction, our Employment and Skills Taskforce has issued it’s recommendations, and our Fairness Commission is about to do the same, bringing together everything we have at our disposal to tackle poverty and inequality. We have delivered new strategies for dealing with rough sleeping and refuse collection, and we’ve pledged to do more on mental health and ethical social care. We are bringing in a billion pounds worth of investment into our city’s seafront and we have put in place our City Plan to manage growth over the next two decades. We are working on major projects and new schemes which will deliver thousands of new homes, including truly affordable “Living Wage” flats for rent, to make some progress towards putting a home within reach of those who currently cannot afford one. On the first anniversary of taking office, my Labour administration will set out an ambitious program of work for our second year, building on the foundations of the past twelve months. The challenges remain immense. As the government cuts £168 million from our budget, as it threatens us with further measures that mean we may have to sell £28 million worth of our local homes each year, and our schools remain under threat from an ideological academisation project that the Government has not fully withdrawn from, we cannot simply retreat into empty protest as the Greens would have us do. We have to act to support our residents and deliver the jobs, homes and services they need in whatever way we can. Innovation and co­operation based on Labour values will continue to be at the heart of what we do. On Thursday the city voted in the only citywide elections for two years, and the results were good for Labour. In cities around the country, from Liverpool to London to Bristol, Labour took office or strengthened its position, with mayors and councillors winning power on the back of innovative, pragmatic policies with broad appeal. Labour now controls almost every major city in England and Wales, and it is from the cities that the Labour revival will come as we show we are competent and trusted to govern. Unlike those cities, we here in Brighton and Hove have no majority, and no leader and cabinet system to drive through our policy agenda. That makes it harder but also fuels our determination to succeed, not just to secure that majority for Labour in three years time but to deliver the better lives our residents need and the future our city deserves. www.warrenmorgan.wordpress.com

magine if Brighton & Hove were to outlaw the sale of new homes to those who already own elsewhere. Earlier this month, voters in St Ives, Cornwall, backed proposals that will mean new housing developments will only get planning permission if homes there are reserved for full­ time residents. Who would have thought that neighbourhood planning could offer such an exciting outcome? Some 83.2% of voters gave their support to the St Ives Area Neighbourhood Development Plan, with a turnout of 42.7% of the 7,300 people eligible to vote. St Ives could be considered a special case in that the vote came after figures revealed that 48% of homes in the town centre were second homes or holiday lets. Given that our city is besieged with high house prices, and given the city’s long term restricted supply – admitted by the inspector who approved the city plan, it’s only fair to ask how many non­ residents own homes in Brighton and Hove. The St Ives vote has generated some opposition with a judicial review bid being lodged against the council by an architects' firm for allowing the referendum and developers threatened to stop building new homes. Ministers, who did not foresee such a scenario unfolding when they brought in the Localism Act, have also said that they would oppose the decision. The neighbourhood plan referendum asked residents to agree to a ban on building any housing other than principal residences, although would­be second homeowners, will still be able to buy older properties. his year saw a record attendance at the seventh ACUMEN Business Convention, held at The Grand, Brighton, on 10th May. There was a stellar line up of prestigious speakers, fascinating workshops and abundant networking opportunities, with over 250 CEOs, not to mention the flash mob song for the sponsors, dancing zebras, prize for photo bingo (aka Phingo!) or selfie opportunities with a life sized zebra! Guests were greeted by four dancers, in full zebra outfits and spectacular face paintings. As with every year there was plenty of ACUMEN magic this year too!

Kevin Byrne, founder of Checkatrade, gave a sincere, emotional and inspiring talk on building a household brand from nothing and the importance of appreciating your team. The founder of ACUMEN Business Law, Penina Shepherd, also gave a powerful and inspiring talk on ‘The Freedom of Revolution’ (the title of her new book) and how to relinquish your business shackles and shift your business to another dimension. he Youth Advice Centre (YAC) in Brighton, run by YMCA DownsLink Group, helps over 2,500 local young people every year, by offering Support & Advice and Housing Advice drop­ins. The service moved premises in April to a prime location at 11 St George’s Place, near St Peter’s Church. The new drop­in is very central and easy to find with a colourful youth friendly shop­front and layout. YAC Advice Coordinator Cat Dyson said: “We are very excited to relaunch YAC in its new location and to work closely with the local community by continuing to offer much needed support and advice to young people in Brighton & Hove”. Ameer, 24, arrived in Brighton as an asylum seeker from Sudan, having experienced imprisonment and torture. His route to Britain was fraught with difficulty and

danger, and whilst being held in a detention centre he read about Brighton on the internet and fell in love with the city. Once granted asylum he headed for Brighton and slept rough until the council referred him to YAC. They helped him to find temporary accommodation, and offered ongoing support and advice. He is now flat sharing and has a safe base from which to build his new life. YAC has been working in Brighton & Hove for over 22 years providing advice and guidance to local young people on many issues such as employment, mental wellbeing, benefits, sexual health and more. YAC is the first place to go for anyone under 26 who is homeless or at risk of becoming homeless. Landlords’ costs are landlords’ losses A recent annual survey by Access Legal of 2,000 landlords has highlighted just how significant these two concerns remain for landlords. It suggests that the main landlord concerns are increasing upkeep costs and tenants not paying rent arrears, often even after court proceedings. The survey goes on to estimate that: • £9.9 billion is spent on damage, repairs and rent arrears by landlords every year • £4.5 billion is for damage to properties • £900 million is the cost to landlords of covering unpaid rent What this amounts to is that every landlord in the UK is losing an annual £6,600 to cover costs related to these two areas. Guaranteed rent is guaranteed income It was to address these concerns that I set up my Guaranteed Rent Scheme. I understand that landlords often have busy day jobs and just want to let their property and forget their property. They don’t want to keep pace with all the changing demands placed on them. So, I offer to deal with all of them, from tenant checks to day to day maintenance and compliance.
