> 19 Ventnor Villas: a welcome step back in time

A

quite wonderful opportunity to fully restore an entire building in the Avenues Conservation Area in Hove, including its return to use as a house, will be coming before the Council’s Planning Committee shortly. 19 Ventnor Villas became the home of Keren’s great­ grandfather, the Reverend Ambrose Spong in 1875 which was given to him and his new wife by his new father­in­law, and former Mayor Brighton, James Ireland. Spong was Minister at the nearby Cliftonville Congregational Church (now the Central United Reformed Church). The house immediately stands out as special. Unpainted rendered facades (as they should be) are today rare in the Cliftonville district of Hove. The rich green ironwork suggests a bygone era. Work is no doubt required, but few, if any, of the good bits are gone. Inside is a step back in time – not just to Victorian days, but also to the 1960s. Rather than ever being ‘done up’, it has been lovingly repaired and gradually updated over the past century and more. No stranger, nor botching developer for that matter, has been given the opportunity to have a go at it. An original toilet is still in place. Gas fittings poke out of the wall here and there. The basement walls have their original scored block lines still. Heavy­duty blinds grace many of the windows. From Keren’s great­great­grandfather giving the house to her great­grandparents, and her own children and grandchildren spending much time there over the years, seven generations of the family have derived enjoyment over the past 150 years or so. t seems extraordinary that the house key has hardly changed for hundreds of years, maybe longer. There have been improvements of course, more barrels, more pins but the principal remains the same. And locking up is a vital part of home ownership, making your home secure against intruders and ensuring that even if they do get in that your insurance cover is valid. So you have your home secured by lock and key, well done! But what do you do when you misplace those keys? Well of course your first action will be to call the friend or family member who

has that spare set of keys. But what if they are unavailable? What then? Well it's time for a locksmith, the saviours of the locked out. A good move, especially if you fear that your keys have been stolen, you will want to change the locks then. But maybe it's late at night and you want to avoid an expensive out of hours call out charge, what then? There is an answer and it is a simple one. Fit a key safe, a small and inexpensive device that you programme with a combination code that only you should know. Press a few keys and you’re in. You can always change the locks should you need to in normal working hours and avoid that call out charge. It works too if you need to give a trusted friend or even a care worker access to your home. I

t is the beginning of June and I've just returned from a family holiday in Turkey, where the temperature ranged from a cool(ish) 22 degrees to a very pleasing 30 degrees. For the first time since I installed it, I was able to use the air­conditioning in my little house at night, which was pure bliss, although I really ought to have been able to survive without it. Imagine my disgust when on returning to Brighton at 2am, I had to turn on my electric blanket as it was too cold to sleep. It's supposed to be summer! The village in which I bought my house in Turkey three years ago is as quaint as you like. It's almost the Turkish equivalent of Alfriston, and in the summer is overtaken by herds of marauding Turkish tourists jostling at my gate to take a photo of me eating my boiled egg in the front yard. This is why I tend to go before the tourist season begins mid­June. It's bad enough when there are only a few tourists about as there’s not enough water to go round and when the area is full to bursting point, you're lucky to get a daily shower. At first sight, the village, which is a tumble of ancient attractive stone cottages and cobbled streets, garnished with generous sprinkling of bougainvillea, looks like it’s been there forever. A seasoned veteran of three years standing, like myself, knows that the very opposite is true and – with the exception of my little house – much of the village is knocked down and re­built over the winter most years, making it virtually a different village. Like a quick­change theatre set, one year it’s The Merry Wives of Windsor and the next, The Taming Of The Shrew. The village shop is a prime example of this mysterious perambulation and it has moved to three different locations since I first moved there in 2013. Still, I'm not complaining and as long as the temperature never dips to the chilly Brighton summer norm, I'll be happily searching for the village shop for many years to come....

f you thought St James Street was a tight squeeze for cars and buses now take a look at this 1908 postcard. It was recently sold for £120 confirming the popularity of collecting them and the benefit of possessing an unusual view of the town. As you can see, there is a bus coming down the road and it would have been coming up as well. Note the Brighton policeman patrolling the flow of traffic and on hand for any incidents that may have occurred in the vicinity (if only that were true of today as I'm sure just an obvious presence would be enough!). As it is now, St James Street was a very busy thoroughfare and had an excellent array of local shops. As I have said before, it’s always good to look up at some of the buildings, as on the left of the picture you can just make out the attractive canopied bays which still exist today. W

ith the EU referendum drawing ever closer, this week's Project Brighton features an interview from Latest TV's 'The Vote', hosted by Frank Le Duc. Two local politicians with opposing views, debate the Brexit issue. Councillor Steve Bell, President of the National Conservative Convention, is in the leave camp, while Lloyd Russell­Moyle, Chair of Brighton and Hove District Labour Party, wishes to remain. Lets start with you Steve, why should we leave the EU? My main reason is to do Steve Bell with sovereignty. Slowly but surely over the last 43 years, our powers to control our own parliament and the laws in our courts, have all been made by Brussels and not by the United Kingdom. We have a general election in this country, where we elect a parliament to conduct our laws and these laws are fine, unless the EU decides they don't like them and make changes. The other side of the argument is around security, we don't have the power to stop someone coming in or to deport them, if we feel they are a threat to our nationhood and to the lives of our people.

If we left, we would not only have to start from scratch with the EU, but with every other nation around the world too, which would put us back at this fragile time, where our economy would really suffer. Steve, we would still be talking to the EU if we were not a member, surely? Or would we have a weaker voice? We would have a weaker voice, but we would certainly speak to our neighbours. We spoke to them before 1973. We had great discussions with the countries in Europe, which would continue. We have a fantastic relationship in regards to receiving intelligence as we do with the rest of the world and that would also continue.

Lloyd, what are your thoughts? I believe that the UK has a very strong tradition of not walking away, not just standing by, but making sure that we get stuck in to improve things. The EU is not perfect, neither is Westminster, no system is perfect. But what we can do is get in there and ensure that the rules are written in our favour. The alternative being that we're out of Europe, we can ask them, even beg them, but we would have no veto and no say. We would have no MEP's that would actually be able to amend the legislation and that would be a crying shame.

Lloyd, I take it you disagree? Although I respect Steve, I think that everything he has just said is not the case. Sovereignty is one of those things that grows the more you use it. You can be like North Korea, and cut yourself off, and say: “we hold all of our sovereignty ourselves” and let the rest of the world bully you around. Or you can get out there and be around the table. I believe very much that we need to be around that table influencing the things that affect our lives. It's the same with security, we can either try and cut our borders off, or we can actually cooperate with police Lloyd Russell­Moyle forces who have European arrest warrants to make sure that Europe as a continent is safer. Then of course there's the economic argument, jobs and supporting Britain as a trading nation, not just with the EU, but with the rest of the world. 8 | LATEST HOMES

Steve do you think that's a fair point about the MEPs? Not really, because we are a greater nation. I believe we can have a influence in the same way that America does. You have to remember that we are the fifth largest economy , we are the fourth military might, we're not a small player, the EU try to play us down. We are one of two contributors to the EU budget. The reason why they want us to stay, is for our money and our influence. They understand that Europe is stronger by keeping us. We as a nation are weaker by remaining. I believe we can have a greater voice on the world stage and that's something we need to realise. When Obama visited the UK and made his infamous statement about us being at the back of the queue, 43 years later we still do not have a trading deal between the EU and the USA, I believe if we left, we could do that in two years.

Is it the case that there are benefits to leaving and benefits to staying Lloyd? Of course, there will always be pros and cons on either side. Some of the pros around leaving are based on the sovereignty side, which I think is a bit of a red herring. Some of them are around potential change, and in change you have risk but also opportunity. I think we have to recognise this, we don't know what opportunity will come in the very long term, but at this moment in the economic cycle, when the economy is still very fragile, do we all of a sudden want to create that enormous change? A

s a newby in the world of commuting, I thought I’d dedicate this one to the trains. Take the simple case of Friday, June, 3rd, 2016, when Govia Thameslink Railway (GTR) was responsible for almost two thirds of all cancelled or very late services across the whole of the country. Of the 2,561 GTR services that were run on that Friday, less than two thirds arrived on time. There have been some, but not very vocal calls, for the Government to step in and replace the failing company. The silly rail minster obviously believed the hype when she said that although she understood passengers’ frustrations, she said improvements to the service would take time. Government intervention in the case of GTR would not be a first. Back in 2009, the National Express East Coast franchise was nationalised. This was the first time the Government returned as a long distance train operator since privatisation in the mid­90s. It is not that GTR’s decline has been sudden. It has in fact been systemic and ingrained in the company and its predecessors. In January of this year, Thameslink, Southeastern trains, and Southern rail were voted worst in Britain by passengers. Thameslink came bottom, with 73 per cent for passenger satisfaction, followed by Southeastern on 75 per cent and Southern on 78 per cent, according to figures from the National Rail Passenger Survey. All three firms are part of parent company Go­Ahead, which reported profits from its rail business rising 30.5 per cent to £25.7 million in the year to June 2015. Its chief executive David Brown saw his pay package rise to £2.1 million last year. So where does that leave commuters? Nowhere, really. www.samerbagaeen.com

L

andlords have learnt to dread the sight of the Chancellor standing on the doorsteps of 11 Downing Street, holding aloft that battered red briefcase, on the way to announce another series of changes: • What are we going to be clobbered with next? • What new procedures and paperwork are we going to have to negotiate? • And what losses we will have to sustain?

Well, this year’s results are in and I’ve taken a good hard look at what they mean for landlords. Yet, as I calculated the pluses and minuses, I couldn’t help thinking that what landlords really need is to place themselves in control. Wouldn’t it be perfect to not have to worry about how each new government announcement will affect your income, or to struggle as you run just to keep up with the changing demands? If you want a guaranteed, stress­free income from your property then read on, because I can show you how you can reduce your fear of the Big Bad Budget. No matter how hard the Chancellor may huff and puff I can help you ensure he doesn’t blow the income from your houses down. First, let’s look at what the battered red bag of mixed blessings had in it this year.

How can you guarantee your rental income? There were some positive announcements for landlords, yet ARLA still called the Budget a “direct assault on the rental sector’ and noted that it is the third consecutive Budget to penalise landlords. Of course, it is not just Budget changes landlords have to contend with: other legislative changes frequently make our jobs harder, whether it’s changes to how we must register tenants, evict tenants, maintain our properties or comply with ever­changing safety standards. On top of this there are the shifts in the rental market itself that can suddenly reduce demand and our rental income. Sometimes, it feels, like we are running scared. There is, thankfully, an easy way that you can guarantee your income from your property and not have to worry about the swings and arrows of outrageous legislation.

What this year’s Budget means for landlords Stamp Duty A 3% Stamp Duty surcharge on buy to let properties and second homes was confirmed with no exceptions. It will inevitably make investing in properties more expensive but it will also raise rents – and in doing so make saving for a deposit more difficult for those renting. It will hit landlords but it will also hit those it is designed to help. Capital Gains Tax The Chancellor excluded residential property from the reduction in Capital Gains Tax (from 28% to 20% for higher­ rate taxpayers and from 18% to 10% for basic­rate taxpayers). Investment opportunities An additional £700 million was pledged to improve flood defences. CrossRail 2 will improve connections between north and south London. The ongoing development of a northern powerhouse will continue with the High Speed 3 train between Manchester and Leeds being given the green light and a new

taff at Leaders estate agents took part in a variety of fundraising events in support of Children’s Hospice Week, which took place from 23rd to 29th May. From raffles, cake sales, quizzes and sponsored challenges, to lucky dips, tea parties, car washes and fancy dress – their efforts raised over £20,000 nationally for their Charity of the Year, Together For Short Lives. Together For Short Lives is the UK charity that speaks out for all children and young people who are expected to have short lives. Together with the 54 children's hospice services across the UK, they provide care and support to these children and their families, helping them have as fulfilling lives as possible and the very best care at the end of life. Each Leaders branch has been partnered with its nearest children’s hospice so staff and customers can support seriously ill children and their families locally. > Estate agents to tackle Great Sussex Bath Race in support of Chestnut Tree House

our local estate agents are set to take part in the spectacular Great Sussex Bath Race this month in order to raise funds for Chestnut Tree House and Life Centre. Josh Weller and Chloe McAteer from Leaders’ Horsham branch, as well as Ian Colban from the company’s Chichester office and Turner Reynolds from the Littlehampton team, will be competing in the bath tub raft­racing tournament at a private lake near Chichester on Sunday 12th June. The event features a battle to make the Grand Final, an adrenalin­fuelled Demolition Derby and an opportunity for teams to decorate their bath tub. It is designed for the local business community and each team of four is tasked with raising a minimum of £1,000 for Chestnut Tree House children’s hospice in Arundel and Life Centre. S

ometimes life can deal a kick to the head, a setback that rocks your world, a potentially life changing incident, the consequences of which we cannot foresee. Estate agent John Dale know this only too well. John started at Fox & Sons back in 2001 then moved around for a few years gaining experience as he went. He returned to the company in 2007 and has been with the company ever since, finally settling in their Lewes Road office. Life was good and he was a driven agent, motivated to succeed. Then came that kick, the life changing incident that rocked his world. "It was in March 2013 that I had the first seizure. I had no idea what to think, I just thought it was a one off and I would get on with it, maybe a side effect of something I had eaten. “I thought I was immortal and didn't even see my GP. Then it started happening twice a week and I realised it was more serious, that it was time to see a GP. But the GP wasn't really that helpful and he didn't have an answer. I Googled what had happened to try and find my own answer, but of course that was never going to offer anything. I went back to the GP and he suggested it might be anxiety – but I wasn't anxious, except about the seizures. He then suggested it definitely wasn't anxiety and sent me for a series of test ECGs which were fine, then cardiology which was also okay. The cardiologist also suggested it might be anxiety but recommended that I went for an MRI scan. That was daunting at first but I found it quite relaxing. "That MRI was the link to neurology, that was in May 2014 and I was called to Worthing Hospital with a cancellation a week later. I was pleased to be able to get some answers and fast. It was then that they told me that I had a non­malignant brain tumour. I think I was numbed by what they told me, my wife was more on the ball and she asked all the questions. It was quite a big growth, over 5cm in diameter and within a few days I was in Hurstfield Park and had the surgery on the sixth of June. Not really any time to think about it, which was probably good at the time, although I did suffer from post event trauma later. "Having been through it has opened my eyes massively. I was quite selfish and pretty one dimensional. If it concerned me I would deal with it, but if not I would ignore it. I realise that I was very lucky that the tumour was benign, but now I am changed and I do as much as I can for cancer research. I do more for other people now. It is also amazing how you realise who are your true friends too. That has helped me open my eyes to the world. Fox & Sons were amazingly supportive, I

didn't expect anything but they were amazing. I was allowed to integrate slowly back into work and I was full steam running, in my mind, by the start of 2015. I was off work for only 4 months which might not seem long but at the time it seemed like forever. I was lucky though that we had just had our first child, Teddy, and I had him with me. We have an amazing bond. "I have been very lucky, and I know that. The tumour was slow growing and could have been there for ten to 15 years. It had to come out and I am glad that it did. I don't really think about whether it was life threatening but it was certainly life changing. In terms of work I am more understanding with the staff and I listen to their problems and try to help. I was too focused on figures before, now I am still figure focused, but I care about their wellbeing too. Understanding their problems makes us a better team and we perform better, we have a great work atmosphere and ethic because we all care. "In April I did the 10k Brighton Marathon for Cancer Research, I am doing the Great South Run in October, ten miles and the half marathon in February next year. I became even more motivated when I discovered that my grandfather had been diagnosed with secondary cancer. "Perhaps everything happens for a reason, the tumour, my son. uction House sales figures in May marked the fifth month in a row of improved fortunes for the group, which has a branch in Sussex. Its five month results from January are currently 8.8% up on 2015, with 1,250 sold at a success rate of 76% and £165m raised. Commenting on the figures, Nick Muston FRICS said: “These results strengthen the case for regional auctions at a time when the residential market is struggling. The combined effect of Stamp Duty changes and reducing tax relief on Buy­to­Let mortgages is coupled with increasing uncertainty ahead of the referendum on Britain’s membership of the EU. Nevertheless, Auction House had another very successful sales month with 221 lots sold – a 7% increase compared to last year.” Nick says that recent auctions included examples which illustrate the importance and value of local stock being sold to local buyers through nearby auction rooms. He explains: “Our most recent sale in Sussex included an assortment of thirteen properties, some of which were in a run­down state or being sold by liquidators. The properties

included a historic building of worship built in the mid­19th century and a 4­bed family home said to have been damaged by a 500lb German bomb in March 1943. Ten of the properties sold, either on or above their guide price, to local investors and homebuyers. “These examples are cases where urgency and opportunity favoured a local auction as the preferred method of sale. Best prices were achieved due to the local knowledge of the auctioneers and extensive database of buyers on their registers, together with effective promotion across the area. “In the coming months, local portfolios and individual lots in other parts of the country will come to market as investor landlords adjust their future plans, and unpredictable circumstances bring about the sale of unmortgageable properties.
