W

ith the futuristic ‘space ship’ pod regularly flying up to 138 metres, we are at the start of a real change happening on the seafront. Once British Airways i360 is complete this summer, council redevelopment will continue near our site with the development of two new public piazzas planned over the winter, and the continuation of the Shelter Hall works. Further along to the east, I was pleased to see the £4 million funding bid made to kick start the regeneration of the Madeira Terraces. I regularly run past this beautiful Grade 2 structure that is sadly fenced off from public use. I hope that an eventual use is found to drive footfall there, such as a destination new arts centre to rival Turner Contemporary in Margate. Other interesting plans for the eastern seafront include an open air 50­metre pool at the derelict Peter Pan’s Playground, £1.85m improvements to the Volk’s Railway and a proposed zip­wire attraction at the site of the Brighton Wheel. > Ginger Pig upper floors hotel conversion

I

t is certainly difficult to imagine Hove in its original form, which simply consisted of Hove Street and farmland. The road is thought to have contained a pub since 1578. The Ship Inn was built (or re­built for that matter) in 1702 but was partially destroyed in 1794 in a gunpowder accident which led to the landlord’s son losing an eye. Other gruesome acts over the years have included bull­baiting and cock­fighting. The Ship Inn of today was built in 1915, further back than the previous building, following the widening of Hove Street. It consists of an extensive ground floor with two floors above and a basement below. It was once operated by local character David Day of the Golden Lion Group but has been run by Pam and Ben Mckellar in recent years as the hugely popular Ginger Pig. Twenty or so abandoned rooms line the upstairs corridors which have been somewhat neglected in recent years. Following the purchase of the building by Pam and Ben from pub chain Enterprise Inns, their exciting plans to turn the upper floors back to hotel use have been unveiled. James Thomson, who manages the Pig, recently showed me around the building and described what is in store for the upper parts. The numerous rooms do not suit the requirements of a modern hotel so architect Martin Landivar has been brought in to remodel the chaotic layout. The principle of hotel use is something that I very much support, as is the expansion of a successful Hove business. I’m fully in support. I hope to see some of the extensive basement areas brought into usage at some point and, on a related point, will be writing about the stable area behind in next week’s column – which has recently been turned into three houses. www.buildingopinions.com

> A personal reflection on the result of the EU referendum

Y

ou probably can’t grow up on the South Coast of England without having a slightly different relationship to the European continent than perhaps someone who grew up in Wales or Yorkshire. You can’t see mainland Europe from the Sussex coast but you know it’s there, over the horizon, just a short ferry ride from Newhaven. I was only five years old when Britain joined what was then the EEC. Unlike the frequent power cuts of the first miners’ strike, and Education Secretary Margaret Thatcher’s axeing of school milk (and my job as a milk monitor), it didn’t register with me. Why would it? School trips and family holidays to France and other European destinations were part of my childhood, as were the occasional spells with language students renting the spare room in my parents house. At around the time my sister moved to France to work, my family bought a barn nearby for a while; my aunt and uncle stayed and whilst my sister eventually came home, my niece and nephew are half­French. A late­found enthusiasm for the language led me to study French for a year at university, then moving on to a politics course that took in what was then called European Community Studies. Even after a four year break I was still proficient enough to spend the best part of a year working near Paris with a holiday company, which led to what was meant to be a part­time call centre job when I came back. That turned into a five­year stint managing the phone inquiry service for the French Government Tourist Office. I’m not a big traveller, but in the years since leaving that job I’ve been lucky enough to have had a few summer holidays in Greece and Portugal, and a couple of trips to Prague and Budapest, seeing the places where my partner’s parents grew up. Like millions of people, my partner’s family have made a life in Spain where their young daughter is just as much Spanish as English. They are worried about the implications of last week’s decision to leave the European Union. So is my friend, a special needs teacher originally from Germany, and one of my councillor colleagues who is also German. Of course, in the long run their fears may be unfounded, just as the immediate and longer term economic effects may not turn out to be as catastrophic as some reports suggest. The

legal, constitutional and financial negotiations will be lengthy and complex. For anyone perceived as not “British” though, the open and public actions of an ugly minority in recent weeks across the country is frightening. It should be for all of us. At the heart of it I can’t seem to shake off a feeling based on something I had never considered during the long run­up to the vote, during the many debates about the EU as an institution and the effects of free movement on our society. It isn’t something that is in any way meant to be critical of those who argued to leave, including colleagues I respect. It’s a feeling, not a practical complaint, as I know those occasional trips to a Greek island will of course still be possible, and things in terms of friends and family things won’t change. Like it or not we have no choice but to be part of Europe geographically and culturally, albeit one separated by a thin channel of water. I will no doubt be sad to see Scotland go independent as seems likely, but having only visited there once I don’t feel the same connection. If Ireland and Wales go the same way we will all have to revisit what it means to be British or English in light of the 400 year old United Kingdom ceasing to exist. I hadn’t realised how much my European citizenship means to me, and what it means to lose it. I will have to come to terms with the fact that I have, and that things will never be quite the same as they have been for the majority of my life. There are undoubtedly more important immediate and practical things to worry about. We need to accept the situation as it is. W

hat will Brexit mean for landlords in the future?In my last Brexit article I noted that the decision to leave the EU will immediately usher in a period of great uncertainty. This represents a far from ideal situation for any investor – and this is particularly the case for landlords. In this article I’d like to map out the areas that will be most critical for landlords in the future. I will visualise what the vote to Brexit may mean for you.

The wings of a butterfly But first, I’d like to go from the solidity of bricks and mortar to the fragility of a butterfly’s wings. The rental sector in the UK is dependent on many different influences: house prices, house supply, migration, mortgage rates, employment, legislation, and so on. Small changes in any of these can have knock­on effects on any other. This is known as the butterfly effect. A small cause somewhere can have large effects elsewhere. The flaps of a wing of a butterfly may eventually affect the location and severity of a hurricane somewhere else. It is this butterfly effect that makes making predictions so hard. But, here goes. The economy Experts on both sides of the debate mostly agree that Brexit will have a negative impact on the economy, at least until the dust settles in a few years’ time. • Uncertainty over the UK’s relationship with the EU and wider world will discourage investment, especially foreign investment • Maintaining full access to the single market will not be easy • Restrictions on immigration could hurt competitiveness • Positively, a lower Pound could boost exports Brexit is likely to negatively impact the economy, at least for a few years: this will lead to rent arrears and limit potential rent increases.

The property market Brexit will have a negative impact on the property market – as those share prices immediately revealed. This is bad news for the rental sector overall, but it may offer some tempting purchase opportunities. What will Brexit mean for you? And what can you do about it? In the short­term (five to ten years) it looks like there may be troubles ahead. But will you be able to face the music and dance? I have identified the main challenge to the rental sector coming from the performance of the economy, but you can expect butterfly wing flaps from the other areas to contribute to the unfolding events.
