his week I was pleased to welcome all of our operations colleagues to the team. We went overnight from being a tiny start up business based in a Portakabin to becoming a small business with 70 employees. Our new team includes our in flight crew, security officers, guest services, retail and box office sales assistants, housekeeping staff and technicians. The new recruits are now undertaking an intense training programme covering everything from customer service skills, our brand and vision and product training, team building activities, as well as externally accredited qualifications such as SIA security and first aid. I have been impressed by their energy and enthusiasm. Progress on site is going well: we are a long way through the internal fit out of the building and external landscaping. We had a slight setback for the new Belle Vue restaurant when the roof in the kitchen leaked during heavy rains before it had been made watertight. The floor has now dried out and work has resumed including installing a beautiful circular bar (good news as we have now received our alcohol license!). Luckily no other part of the building was affected. Meanwhile the pod tests are going well and we are still on track to open this summer during school holidays. > Adelaide Mews: understanding its surroundings
A
delaide Mews, at the foot of Hove Street in Hove, is a rare example of an imitation building style actually working. It looks just like a converted mews should do and is totally befitting of its setting. The stable block was built on the site in 1870 to serve an older adjacent pub building. As happened on many similar sites, petrol was sold from there from the 1930s. It became a mechanic’s workshop during the 1950s or 60s and was actually sold by mechanic Dave Manser, who had owned it since the 1980s, to developer John Robinson a couple of years back. The stable block was in a sorry state at that time. Half the roof had blown off in the storm of 1987 at which point the slate was all sold, only to be replaced with the dreaded Redland concrete tiles. As it turned out, much of the original building had to go but there was certainly no scrimping on the rebuild. Gorgeous new voussoir brick lintels replace the old ones. Zinc downpipes are in place of horrific plastic. The roof is back to slate. Exposed internal brick has been sandblasted and sealed. As is the case with most building projects, this one wasn’t without its hitches. One buried petrol tank was expected but a second hidden tank was found by the builder (Philip Blount of BCM City) which added thousands to the build cost. The overall result is impressive. Architect Jon Turner must be commended for this attractive energyefficient composition that understands its surroundings perfectly. was shocked to hear last week that the average amount of time spent viewing a property that is for sale is little more than five minutes. Five minutes! That's a very short time for what may well be the most important, and let's not forget, the most expensive financial investment you will ever make. Most of us will spend more time trying on a jacket or a pair of shoes, we will spend more time test driving a car, let's face it we often spend more time choosing dinner from a menu in a restaurant. Why is this? Is it that an estate agent wants to hurry you through? I doubt that, after all, any agent will want you to seriously consider making that purchase. Is it the vendor? Of course not, they too will want you to see

the home that they want to sell properly and in the best possible way. No, it's probably the buyer and why? Well maybe we are too British, too polite to take a close look, too frightened of intruding on someone else's personal space. How ridiculous! Take the time you need, look closely at every room and think carefully about not only how it looks but also how it could look with your furniture, your choice of decor, your taste. Consider the light, are you viewing it in the morning or in the afternoon? Remember how great a decision this will be and give it your best attention.

t is not easy being a landlady, especially when you have to share a house with your tenants. I often find it hard to strike a balance between saying nothing at all about the things they do and screaming at them like a lunatic. Last week, for example, I came in from a nightclub at 4am to the delightful aroma of burning. Further investigation revealed an unopened, defrosted pizza box in the kitchen and a smouldering, much overheated oven with nothing inside. Meanwhile, my lodger was snoring away blissfully unaware on the sofa next door, clearly not quite hungry enough to stay awake. In this instance, I chose to say nothing at all to him, as clearly he was so away with the fairies that burning pizzas accompanied by whirling dervishes and my screaming would not have stirred him. Even the next day I was loath to say anything and hoped that the unopened, defrosted pizza would be sufficient to jog his memory enough to induce just a little shame. Meanwhile, another of my lodgers has a personal heater and seems to think it's OK to leave it on all day in the manner of a selfish tourist leaving the air conditioning on in their hotel room when they're not there. This happens about once a week, in spite of the fact that I've asked her very politely not to do it several times. More annoying is the fact that it's now July, and only a mad person would seek to use a heater in my sweltering upstairs quarters. I am currently in Cuba with the Cuban Boyfriend, where sweltering doesn't even come close to describing the heat here. Where I stay, with my friends Yusi and Marta, they take out the fuse of the air con if tourists leave it running. This is a tactic that I may employ on my return to Brighton tomorrow. That is, if they haven't burnt down the house in my absence...

y topical section this week is Madeira Terraces, which seem to be a major talking point as we try to improve the look and image of the popular tourist destination we live in. The first picture shows scores of umbrellas on top of the terrace overlooking the Pier (Palace one!), which is now part of the burger chain entrance. This area was always popular as after its use as a seated area, it became part of the Peter Pan amusement set up where kids could ride in various roundabouts and train rides and stuff themselves with the usual seaside diet of ice cream, candyfloss and rock. It's now very boring and actually has no use to man or beast apart from mass congregation and a huge litter bin... but I must get off my high horse and talk about the other image, now. In 1957 the area was, as it is now, underused and the council at the time were asked to consider a scheme to provide an amusement park to be run by the same people who were in charge of providing the entertainment for 1958's World Fair in Brussels, which was probably a huge occasion and a super opportunity... and of course it never came off. But it once again shows that the city is constantly discussing the same old same old sites, schemes and improvements! his week in Project Brighton, Latest TV’s Frank Le Duc, chats to Daniel Harris, a housing campaigner for vulnerable people in Brighton and Hove. He bravely shares how he became homeless himself due to personal circumstances and what he’s been doing since to help others in a similar situation.
“ I’ve never been
You've been campaigning about how we house some of the most vulnerable people in Brighton and Hove in emergency and temporary accommodation and you've experienced this yourself. How did you end up in emergency housing? I've never been in this situation before in my life. Last year an event happened which caused me to have a mental health breakdown. I tried to commit suicide. I was trying to juggle so many things at once, and I found myself becoming homeless during December 2015. I went to the council and presented myself as homeless. I was working at the time, however I was
in this situation before, last year an event happened which caused me to have a mental breakdown ”

signed off sick so I wasn't physically able to work and I've been in this situation ever since. You were eventually housed in a building in Kemp Town, what problems occurred leading up to that point? Firstly I would like to say that the problem I faced happens to most people. 66% of people that were going through the homelessness procedure were declined last year. They were essentially told that they were not priority need and didn't have a sufficient reason to go into emergency accommodation. That was also the case for myself. I had to go through a legal process in order to be deemed vulnerable and for the council to provide me with a duty of care so that they would assist me.

How did you feel when you were put into temporary accommodation? What I found when I was finally put into emergency accommodation, was that I wasn’t prepared for it. After going through months and months of stress – it was trauma, that's the only way I can describe it. Not knowing where you're going to be sleeping, or if you're going to be on the streets. I remember I had to sleep with four of my friends in a one bedroomed flat, which is severely overcrowded and that's the reality for some people in Brighton and Hove today. We just don't have enough available housing. The place that you were given brought back some very bad memories for you as well I gather? I was sexually abused as a child, unfortunately that did result in the break up of my family. At the age of 12, I was placed in the same place that I'm staying now. Part of the medical condition I suffer with is Complex Post Traumatic Stress Disorder. Essentially I'm living my childhood all over again. In these types of accommodation you have people from all aspects of society, who are vulnerable – they have addictions,or may be in recovery for addictions. There are people who have physical and mental disabilities, families, vulnerable LGBT people, refugees and migrants. So it's quite an unpredictable position to be in and is making my illness worse. You gave the council a ten point plan, you were very well received when you presented your petition, is anything happening? Firstly I'd like to make it clear that 1,600 people also signed that petition. It was for other vulnerable people who are in emergency accommodation too. I was just the person who took the first step and got the ball rolling. The 49 councillors who were present, all voted for a green amendment to my plan. This means that essentially they will take my ten point plan and make it into four or five points. I do know that the council are trying to up the standards in temporary accommodation off the back of my petition. Also people come to me and tell me their individual stories. With their permission I blog these stories in order to educate the public and also to put pressure on the council so that they make the necessary changes. Furthermore, I can confirm that the owners at Percival Terrace, have confirmed that they are doing a refurbishment of the building, which will start from room to room. They are also going to be replacing the roof. In my opinion, the council still need to be doing more. From government money in Brighton and Hove, there is £40 million given every two years that pays private landlords and companies who are housing vulnerable people in emergency and temporary accommodation. None of the emergency or temporary accommodation is owned by the council in this city. T
he Brighton & Hove City Plan Part One was adopted in March 2016. It set out the strategic policy framework to guide the new development required across the city to 2030. The role of the City Plan Part Two (scoping document out for consultation on Council’s website) is to support the implementation and delivery of City Plan Part One. In broad terms, the key objective for the City Plan is to provide people with a choice of decent quality housing to meet their need for a stable home at a cost they can afford. Improving housing supply for key groups in the city such as families and older people and improving the supply of affordable homes are also important. City Plan Part One set a housing provision requirement for at least 13,200 (this is the minimum) new homes to be delivered over the plan period to 2030. The 2014 and 2015 Urban Fringe Assessments identified potential for around 1,000 new homes on 39 of the city’s urban fringe sites (these are controversial). The seafront is also of considerable importance to the city as a much visited recreational resource by both residents and visitors alike. The seafront railings and retaining walls are also priorities for investment in the plan. Although maintaining seafront infrastructure is currently a high priority issue for the council, an agreement has not yet been signed with the development partner for the King Alfred site. Part Two will need to consider the potential for development opportunities that will support the city's visitor and tourist economy in relation to the area of the seafront between Palace Pier (in the document!) and Black Rock. he decision to leave the EU will most likely impact the property market, at least in the short term whilst buyers exercise caution and wait and observe the impact. It is predicted that prices will fall, and also the weak pound may attract more overseas investment in UK property. Buytolet landlords have recently been hard hit with tax changes (increased stamp duty and abolition of tax relief on mortgage interest) and there is hope that with falling house prices yields could increase. If the income generated from a buy to let property covers more of the interest cost, this could make obtaining buy to let mortgages easier. Therefore, buytolet landlords may find it easier to add to their portfolio of properties. However, an increased yield relies on continued demand for rental properties to avoid a drop in rent. If there is to be less immigration, this could impact rental demand. However, given that exiting the EU will be a gradual process over the next few years, it seems unlikely there will be any immediate fall in rental demand. If the period of uncertainty is prolonged, wouldbe buyers may decide to remain in rented property.

Since being on Victoria Terrace, Hove along from the King Alfred it has such a great community spirit from people that live locally to the shop owners along that parade, and everyone looks out for each other which is the way it should be. This has been in the planning for three years now and Kim wanted to create an agency which covers sales, lettings and holiday lets all under one roof. Theory behind this is that whichever service an owner chooses to use with their property/investment they can be advised if at any point if they wish to change to go down another route, may it be from a six month let then turning it into a Holiday let in the summer. Kim, who has been in the property industry in sales and lettings for over 20 years saw an exciting opportunity to combine the holiday market as well as giving people different options. This has proved to become even more popular over the years and is still growing. Kim says this is a city to be proud of, not only a great place to grow up in, live and work in. With all the developments that have taken place and more to come in the future, this gives people even more reason to come here. Kim wanted Westbeach properties to be more diverse to fit in with our Brighton culture, giving this a modern, fresh look and the logo standing out as a pink palm tree. Why not inject a bit of Miami Beach to Brighton and Hove? She also mentioned the fact that if Worthing and Eastbourne have palm trees along their promenades why can’t we?
