> Book your flight now to be one of the first on the record breaking tower

T

his week we put an end to all the speculation and announced that the opening date for British Airways i360 will be Thursday 4th August! It is just over two years since we "broke ground" and started construction. Opening will be a momentous day for the city and an incredible day for me personally as I have been working on the project for ten years. We have an exciting series of launch events planned to celebrate the opening – more details to be revealed soon! Rather fittingly we are opening on the anniversary of the Volks Railway, which opened on 4 August 1883! We are also opening in the same year as the 150th anniversary of the opening of the West Pier. Visitors will be invited to “walk on air” and gain a new perspective of the city, just as the West Pier invited Victorian society to “walk on water”. Tickets are now on sale. “Flights” are 20 minutes during the day and 30 minutes after 6.00pm when it transforms into the Nyetimber Sky Bar serving the finest drinks from the region. Tickets cost from £13.50 for adults and from £6.75 for children, with under 4’s free. Tickets can be booked at BritishAirwaysi360.com or by calling 03337 720 360 (a £2 surcharge will be added to bookings made by telephone). Local residents will be able to sign up to become members at our ticket office from 4 August to enjoy half price entry (peak date exclusions will apply). britishairwaysi360.com Twitter/Instagram: @ba_i360 Facebook: British Airways i360

> Florence: caring deeply for their city

A

recent trip to Florence was too good an opportunity to miss to examine just why that great Renaissance city is so well maintained when Brighton & Hove is not. The brass nameplates alongside so many of the doorbells of Florence serve as a fitting metaphor for the approach to conservation there generally. Their existence suggests three things. The first is that there is not high turnover in occupiers. The second is a focus on quality materials. The third is an embrace of tradition. The very fact that properties change hands so often in Brighton & Hove, or that tenants change so frequently, is bad news for conservation. Looking after a building properly is a longterm consideration and is much easier to justify financially over longer periods. The material of almost every drainpipe that I saw in Florence was copper. In Brighton & Hove, plastic is still being used in conservation areas. Worse, is that it is still being put on new houses. Plastic and other cheap materials look awful and create maintenance headaches for the future – especially plastic windows. Neither people nor council should put up with it. Our poor weather makes this particularly important. Those maintaining buildings in Florence clearly care deeply for their city. Too many enter the building trade in Brighton & Hove simply because they have nothing else to do. If historic buildings are to be treated properly, passion and professionalism of those actually doing the work must be present. There was talk a year or so back of Brighton & Hove applying to become a World Heritage Site which would be a huge boost to our cultural wellbeing. It never came to much but may well be worth examining in the future – only if Brighton & Hove is prepared to significantly raise its game. www.buildingopinions.com LATEST HOMES | 5

THE ISSUE

House Doctors? savvy being than back then and the very best will give you the very best advice on what you need to do to present your home in the best way to the very discerning modern market. Back then it was all about replacing carpets and updating fixtures and fittings, clearing away clutter and making fresh bread and coffee. The world cottoned on! No amount of wafting bread baking and coffee aromas is going to make a buyer invest in a property if they cannot see what the property has to offer. These days it has to be all about a home’s potential, all about revealing the property and showing what could be done. Clean, bright and well maintained will win out every time over a designer carpet or bathroom, especially if it is not to the buyer’s taste. Trust your judgement and that of your chosen agent.

hen Latest Homes started 15 years ago the property industry was being courted by a new entity, the house doctor. It came from a TV concept where a self styled and self appointed fellow would visit the home of a vendor and advise them on how best to achieve that much needed sale and for the very best possible price. Where are they now? What has happened over those last fifteen years? Well the answer is pretty simple. The modern estate agent is a far more

egular readers will know that for the past six months I have been trying to buy a flat in Central Havana. Due to a bit of a domino effect set in motion by bloody Brexit and Bremain, I have had to put my plans on hold for now. I’ve no idea why people are panicking so much and blame the press for stirring up the population with trumpedup nonsense. I was actually in the west of Cuba when the vote was decided and had to text The Big Daughter to find out the result. That night, I fashioned a tshirt for The Cuban Boyfriend with a biro, reading ‘See You EU’, which was largely ignored by the majority of Cubans, for whom the EU might as well be on another planet. Due to the Brexit result, the buyer of my flat in Hastings pulled out of the purchase as she thinks that property prices are about to plummet. How anyone can be so sure of such a thing the day after the vote, I find hard to understand. I don’t actually care a fig if property prices plummet as they will struggle to plummet below the price I actually bought mine for. The only thing that bothers me is that I put in a great deal of legwork last month traipsing round Havana in 38 degree heat, looking at all the properties on offer within my pricerange. Hot and occasionally perilous though it was, the exercise proved very interesting for me as I got to see a slice or two of Cuban life not usually available to tourists. There was the woman who lived in a tiny leanto on a spectacular, massive rooftop, accessed by a perilously pitched ladder, then the tailor who made fancydress costumes and had a collection of dried, assorted dogdo on his wraparound (craparound?) balcony… On the last day, en route to the airport in Havana, I received a text from The Big Son asking if I’d survived the Istanbul bombings. I think he’s a little confused with my schedule…

am very grateful to be able to write a column every week under the title of 'Now and Then,' but it seems with the amount of redevelopment going on it should be called 'Then, Then Again and Now!'. Why you may ask? And here again is a very topical answer. The picture above is the building that was knocked down for (depending on your age) Sherrys Dixieland Bar, Pink Coconut... various names that I can't remember as I was too old to frequent such establishments! And more recently Synergy. So let's knock it down again and build something fab and trendy that will attract a better sort to wander and take in the 'Gateway' to the sea! The second photo is not so much about again (although if they do join Churchill Square to the Brighton Centre this will be heavily inconvenienced) is the construction of the design Icon the Kingswest Centre... I jest as whoever designed this in the ‘60s was listening to too much psychedelic music and wearing beer goggles. I'm all for creating new developments and moving forward but please try and get it right this time. Brightonandhovestuff@gmail.com

ON T H G I R B T C E J O R P arren Morgan, Councillor W Labour Party

@warrenmorgan

> To save the party we love

O

ne rainy night almost a quarter of a century ago, two women rang the buzzer on my flat and said they were from The Labour Party. They were looking for people to nominate them for the local council elections in the very Conservative town I was living in at the time. I let them in, gave them a cup of tea and signed their papers. Probably prompted by my copies of Anthony Crosland’s “The Future of Socialism” and a biography of Hugh Gaitskell, they decided I might be a potential recruit. About eighteen months earlier, I’d made a promise to the person who succeeded me as President of the Students Union at Hull University, that I’d join when Labour adopted “one member, one vote”. A book of political quotations he gave me, signed, sat next to the Gaitskell bio. John Smith had just delivered that reform, but sadly was to die shortly after. The candidates who called round didn’t win. I probably never finished Crosland’s book. But I did join the Labour Party. And my successor, the one who gave me the book? Whilst I spent the best part of a decade in call centres, he set out on a path that would lead last year to him becoming Deputy Leader of the Labour Party. So that’s how I came to be here, politically. I joined because of a need to make a difference, because of a century of democratic socialism, of the pursuit of change via the ballot box and parliamentary power. I’ve spent more than a decade trying to win power to deliver that change here in the city I’ve thought of as home all my life. Change for the people who need it most, opportunity for those excluded, fairness for those at a disadvantage. It is hard. It is complicated. It is full of difficult compromises and daily challenges. I don’t have a majority on the Council. I don’t lead a Cabinet and must get everything agreed by committee. The Tory cuts are immense, the desperate financial position made worse by Brexit and the growing pressures of social care. But I would not give this up for the luxury of opposition. Never. A little change is better than no change. Influence better than impotence. A seat at the table better than a protest in the street. I’ve remained silent on the leadership of my Party until now, believing unity to be the best course. I believe politics at its best should be about bringing people together, not taking

sides. I cannot in all good faith hold that position in this respect any longer. It will come as no surprise that, having backed Liz Kendall last year, I was never going to be a convert to Jeremy Corbyn. It will come as no surprise that I support a change in leadership nationally. It will come as no surprise to me that this will draw a good deal of abuse from largely anonymous critics on Twitter. We should be challenging a divided Conservative Government, one that has driven the economy over a precipice because of its split over Europe, one that is in the midst of its own leadership election. We should be seventeen points ahead. We are seven points behind. Hugh Gaitskell I respect my colleagues and friends of longstanding in the Party who do back Jeremy. I respect those who are inspired by his particular brand of politics. I have less respect for those who were until very recently part of other parties and groupings on the fringes of leftwing politics, standing in elections against us, who now hold positions of authority. People for whom the finer points of political purity are more important than the messy compromises of delivering real change. That century of Labour politics now stands at risk. That opportunity to deliver change could now be slipping away. Those who need us most could see us turn away, towards a kind of politics that indulges itself rather than engages with them. Nearly three thousand people elected me last May for a fourth term on the council. Over one hundred and twenty five thousand votes for Labour candidates and the Labour manifesto secured a Labourrun council for Brighton and Hove. The Labour and Cooperative Group I lead will carry on with the job. But we need a strong, credible, electable Labour Party in Parliament, in the country, ready and able to win. Able to reconnect with voters who feel abandoned and who are at risk of exploitation by extremists. We need change for that to happen. We need a leader who can win us millions of new voters, not just a few thousand new party members. Jeremy’s supporters promised that last summer, they have not materialised. That Gaitskell biography of course recounts his most famous speech as Leader of the Labour Party, where he spoke of his determination to “fight, fight and fight again to save the Party we love.” Now more than ever, we must undertake that task anew. www.warrenmorgan.wordpress.com

CITY PLANNER @Samerbagaeen

> Samer Bagaeen MRTPI FRICS EU directives vs UK regulations

H

ere we are again. The Brighton and Hove City Plan Part Two. What impact could the Brexit vote have on it? First of all, the Plan is subject to several EU directives. The purpose of the Directives, as implemented in the UK, is to ensure that the environmental effects of proposed developments and development policies are taken into account as part of the planning process and are subject to public scrutiny. There are three key directives, namely the Environmental Impact Assessment Directive 2011, the Strategic Environmental Assessment Directive 2001 and the Habitats Directive 1992. These Directives have been transposed into UK legislation primarily by way of the Town and Country Planning (Environmental Impact Assessment) Regulations 2011, the Environmental Assessment of Plans and Programmes Regulations 2004 and the Conservation of Habitats and Species Regulations 2010. The key feature of the EIA Regulations is the requirement for developers to carry out environmental impact assessments as part of the process of applying for planning permission for certain types of developments. In addition, under the Habitats Regulations, the relevant planning authority must carry out an appropriate assessment of any plans or projects (such as Local Plans) which are likely to have a significant effect on certain natural habitats. There is a possibility that the regulations could lapse following Brexit because they were enacted under the European Communities Act 1972, which may be repealed. It is also likely (but who knows!) that the Government will seek to maintain a requirement for environmental assessment as part of the UK planning system. The Government could choose to lighten the burden on developers and local planning authorities by, for instance, raising the thresholds at which an EIA is required. www.samerbagaeen.com

UP IN THE ROOF > When it comes to loft conversions, Soundhouse are on top of things

S

oundhouse are one of the companies that have appeared in the pages of Latest Homes regularly over the years. Each time we go to see a home that they have been working on we cannot fail to be impressed. But it's not only the quality of the work that impresses, it's also the quality of the service that their clients repeatedly tell us about – in detail! This time we went to the home of Natasha and Lee Jasper and their three young sons. It's six years since they moved into their impressive double fronted villa with spectacular views east across the city to the expansive greenery of Preston Park.

“ They were incredibly helpful at

every stage, handling all the planning issues and design work for us ”

Back then the house was oddly divided into two flats and although the couple knew that the logical thing to do when restoring and renovating a house was to start at the top, they made it a priority to start with new bathrooms and a kitchen. Although they were already set on converting the loft space they wanted a comfortable home to live in while that work was undertaken. Once the house was in excellent order, and it is, they set 10 | LATEST HOMES

about finding a building contractor who specialised in loft conversion, being a double fronted property this was going to be a big job. They looked in all of the obvious places and had looked around the city at major loft projects in progress. One name that kept on coming up was Soundhouse. It was the same when they asked around friends, neighbours and colleagues – Soundhouse was on everyones lips. Luckily enough they also knew people who had employed the company before and were able to take a look at the work they had done. Needless to say they were impressed and awarded them the contract. Now the work is done and we have been to meet Natasha to talk through her experience and see the finished work. First impressions are important, and as before they are good. The transition from the existing floors into what was the loft is not only seamless, it looks like it has always been there. The attention to detail is incredible, spills and bannisters are a perfect match, as if they are the same age as the house. On the way up they have added a huge west facing window that fills the space with beautiful light that will be there until the sun goes down every evening. Once at the top of that new flight of stairs the space has been beautifully divided to create not only a stunning master bedroom and bathroom but also a large home office with great views across their garden for Natasha. "When we first started LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

to think about how we wanted the space to be used we had visions of a large bedroom, a dressing room and a massive bathroom. But when it came to the actual design Soundhouse came up with some alternative ideas that we not only liked but also made real sense. Original thoughts would have given us spaces that really would not be utilised, now we have three beautiful rooms that really do use the space to its best advantage as well as looking beautiful." It really does look beautiful, the main bedroom space is L shaped with the bed under two huge windows that give great views across to the park and in the return is a beautifully configured dressing area with large wardrobes that sit perfectly within the period and style of the property and a large window that overlooks the garden. The bathroom is big too with a stylish freestanding bath and a large walk in shower too, and again those stunning views. So was it worth the wait and the disruption? "More than worth it, and as for disruption we hardly had any. Soundhouse are the cleanest builders that we have ever used and we have used many. They are also a really nice bunch of people to have around, so much so that once they had finished and gone we really missed them being around. I was fascinated by the work too, always wanting to put on a hard hat and take a look at the progress, especially the installation of the 16 steels that were required in the construction. And in doing that I was also able to see the quality of the structural work that would eventually be covered up – and it was immaculate, so precise and clean. "They were incredibly helpful at every stage, handling all the planning issues and design work for us, finding and advising us on the fixtures and fittings that we wanted, especially when it came to tiles and tiling. They were brilliant at sourcing exactly what we wanted and the finished result is brilliant." And brilliant it is, really beautiful in both design and finish – but how did they do in terms of timings and budget? "That was brilliant too, the job was completed absolutely on schedule, not a day late. It was the same with the budget too, everything that we had contracted them to do came in bang on price. Any extras that we added at a later time

LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

of course cost a little more, but that was our own decision." So once again we hear that Soundhouse deliver a quality service in every sense of the word and another family is delighted with the work that they have undertaken, the whole process and of course the price. E

state agent Leaders has seen a surge in requests for viewings and property details a week after the Brexit vote, contradicting predictions of a property crash. In the week following the referendum, Leaders saw the number of viewings requested go up by a significant 50 per cent on the previous week and property details viewed online go up by 18 per cent. Leaders has also seen new instructions to sell, sales agreed and exchanges remain at similar levels to before the vote and has seen no increase in sales falling through. Kevin Shaw, national sales director at Leaders, said: “Our stats show that Brexit’s impact on the property market may not be as extreme as many predicted. The picture postBrexit is business as usual. People who had perhaps been delaying plans to move until after the referendum are now starting to look at what’s available. “The UK’s housing market is very resilient and well placed to stand up to the uncertainties surrounding it. This has been LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

proven before, for example, when within 18 months of the financial crisis it began to flourish once again. “Now that the uncertainty of in or out is over, people want to get on with their plans and won’t be willing or able to wait two or more years until the Brexit negotiations have been finalised. People will always need a roof over their head and need to move home, and we expect demand to remain strong. “We will be working very closely with vendors and buyers to ensure this confidence in the market remains.” With reports of the impact of Brexit ongoing and the economy still seeing shock waves it is difficult to say what the future holds, but the news from the people on the ground at the moment is that certainly the property market has yet to see any severe repercussions. leaders.co.uk
