> A sensational week as the BA i360 hosts 30,000 people’s first flight
W
hat an incredible first week! British Airways i360 opened to the public on the afternoon of 4th August and we have already welcomed around 30,000 people on board. There is an air of celebration in the pod with bottles of Nyetimber sparkling wine popping and regular rounds of happy birthday being sung. We have already had at least three engagements (and hope we will welcome the happy couple back for their wedding!). It seems that we have become the venue of choice to celebrate! During Pride I was lucky enough to take a flight during the Parade. What a great vantage point for a bird’s eye view! We turned the tower rainbow coloured, which was stunning and rainbow flags flew on our toll booths. There was an absolutely brilliant atmosphere on site. I have personally been working in the operation, welcoming guests at the gate and making sure everything is running smoothly. t’s no secret that Brighton & Hove City Council’s Planning Department falls somewhat short of the mark. The problem is essentially that there is no cando attitude – the default position is to confuse and refuse, rather than negotiate and approve. 26 Fourth Avenue, the home of Peter and Edward, is a case in point. The first planning approval for Nos. 24 and 26 seems to have been by E. J. Love for D. S. Barclay in 1926 for a pair of semidetached houses. In the event, two matching detached redbrick houses were built, over what was previously the bowling green of the beautiful Hove Club nextdoor. No. 26 was turned into two flats with separate entranceways in 1962, then converted back in 2002. Many features remain including huge storage cupboards in the massive attic. Peter and Edward moved in in 2005, and were once asked by the daughter of a previous resident if her mother’s fur coats were still in the loft. They clearly love their home and have submitted a series of applications over the years for various sympathetic improvements including gates, a fence and a porch with a view to matching original features. Fees were paid yet the service just wasn’t there. One application was refused for curious reasons. There is a distinct lack of similar applications from other residents of the street who have modified their homes in various unsympathetic ways. Given the historic nature setting, one might think that the Council would welcome planning applications that have the potential to enhance the street. It is within the glorious Avenues Conservation Area after all. This week we received new research that has been carried out by contemporary wallpaper specialists Inspired Wallpaper and highlights the 10 things that are most likely to prevent homeowners from getting the maximum asking price when selling their property. We are delighted to say that they seem to echo the topics that we have covered. The company asked 1,500 people in the UK what their biggest turnoffs were when viewing a property. They came up with the following list…

Bad layouts and poorlyexecuted DIY jobs were also high on the list, closely followed by poor or outdated fixtures and fittings, and clutter. The survey also confirmed that as many as 13% of Britons were mostly deterred by garish décor when viewing a property. Head of Design at Inspired Wallpaper, Christine Westcott, said that while you should never be afraid to stamp your personality on your home, it’s worth keeping one eye on how your choices might impact the future resale value. 3) Offer the use of your driveway If you are taking your car to the airport or using it to travel within the UK, why not ask a friend or relative to use your driveway while you are away? It will give the impression that your house is still being lived in.
1) Avoid publicising your holiday on Facebook The quickest way to alert burglars to your impending departure is to announce on Facebook or other social media platforms that you are going away. It is important to remember your posts can be seen by more people than just your friends and you can never be sure of intentions of people you do not know.
4) Cancel milk, newspaper and online shopping deliveries One of the clearest signs you are on holiday is bottles of milk piled up on your doorstep or a stack of newspapers in the letterbox. So make sure you cancel any deliveries before you go away.
2) Make use of timer gadgets There is a good range of timer lamps, security lights and radios that can be set to activate at certain points throughout the day and night, helping to give the impression that somebody is at home. Investing in these before you depart can go some way towards encouraging burglars to leave your home alone.
5) Secure outdoor valuables Many people leave expensive items in their gardens or in unsecured sheds or garages. Thieves will not turn down the chance to swipe a bike, barbecue or lawnmower if it is on show, so make sure these items are adequately secured. www.leaders.co.uk

t's been a busy time at Landlady Towers. While I was in Havana in June trying to sort out the car crash that my property purchase has become, I invited an English friend who lives in Havana to come and stay with me in Brighton. He was coming to the UK on the way to India, where he was apparently going to destress in a tea plantation after living in Havana for three years. Having spent many months in Havana, I know where he's coming from and think that it'll take more than a few 'ohms' on an isolated mountain top to sort it out. Although the week began in a fairly sedate fashion, it slowly descended into a chaos that could give Havana a run for its money. By Wednesday, all was lost, my friend got a parking ticket (in spite of having a perfectly valid, yet badly executed, visitor’s permit) and we had a dinner party that ended in such debauchery that we were still partying at 9am the following morning, in good time to see The Small Daughter off to summer school and The Big Son off to work. Alas it was also the day that one of my (terribly straight) lodgers moved out – at 8am no less – and I had to give her the deposit back in cash. No wonder, after seeing the state of us, she hightailed it down the stairs as if Hoogstraten were after her... At 9am, I had to show a potential new lodger a room. I then gratefully retired to bed until a shameful 4pm that afternoon. Luckily for my sanity, my friend left a couple of days ago and is now on his way to India. In the meantime, I'm bracing myself for another openended visit from The Cuban Boyfriend, who will be attempting to arrive at my house from Gatwick this Saturday morning. Meanwhile, the upshot of my debauched Wednesday, apart from the parking fine, is that the person who came to see the room is moving in tomorrow... must've been my winning smile.

hen you drive along Eastern Road, keep your eyes open for the steam train coming out of the corner of the Gala bingo hall... No, I'm not mad but this week’s photos – albeit not that old – feature firstly Kemp Town Railway Station, which was situated where the industrial estate is behind the bingo, and thankfully (or not) the architects thought it would be fitting to leave a reminder! The freight trains stopped running from the station in 1971 and the photo is from 1962. The line had a huge tunnel (which runs under St Luke's School) and a massive viaduct that spanned across the Lewes Road by Sainsbury’s – and the second photo shows it being demolished in 1976. It still amazes me how we forget so quickly buildings and structures that existed in our lifetime. Conservation conundrum > Are estate agent boards a blight on the streets or a helpful marketing tool?
H
ow do you search for a property? Do you clock the estate agents boards along your preferred streets and find them helpful indicators of what’s for sale and to let? Are they useful or annoying? Residential for sale and to let boards have been brought under planning control within most of the central conservation areas of Brighton & Hove, replacing previous controls which were restricted to a small number of the city’s historic squares. This was confirmed by the Secretary of State, who agreed with the council and local residents that these areas
“ You don’t need to spoil the look of a street in order to find a buyer ” contain good historic architecture, including some of the highest quality, and that such boards do cause significant problems. Brighton & Hove City Council brought in controls (Regulation 7 Direction) which apply to all residential properties in the following conservation areas: The Cliftonville Conservation Area, Denmark Villas Conservation Area, Willett Estate Conservation Area, The Drive Conservation Area, The Avenues Conservation Area, Brunswick Town Conservation Area, Montpelier and Clifton Hill Conservation Area, West Hill Conservation Area, North Laine Conservation Area, East Cliff Conservation Area, College Conservation Area and Kemp Town Conservation Area. In the Regency Square Conservation Area, only Regency Square, Bedford Square and Norfolk Square are included, and in the Valley Gardens Conservation Area, the direction only applies to the area from St Peter’s Place northwards. The direction came into force on 20 September 2010 and is made under the Town and Country Planning (Control of Advertisements) (England) Regulations 2007. The effect of the direction is that no residential sale or letting boards may be displayed on the street frontages of the above properties without express consent. And quite right to I hear you say and it seems that the agents in the City are adhering to this. But when it comes to the areas outside the conservation areas the proliferation of agent’s boards in some parts of the City is certainly making areas look untidy. Marc Cox, sales director at Mishon Mackay says: “You don’t need to spoil the look of a street in order to find a buyer. Too many boards have a negative effect on a neighbourhood and can make it look shabby and rundown” Cox has called for a complete ban on boards and explains LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
why: “It is a contentious issue with some agents who want them and a large percentage of the public who don’t. But there are plenty of other ways to advertise properties these days”. Chris Sawyer of Sawyers Estate Agents and the Vice President of the Brighton & Hove Estate Agents comments “I’m delighted that boards have gone from conservation areas. When you look back now it seems outrageous that boards were everywhere in Brunswick Square and Adelaide Crescent for example. The visual clutter they created amongst such beautiful architecture was a scandal. That said, personally I wouldn’t want to see boards banned completely. For Sale boards can still be an effective form of advertising. Many agents will have sold property directly as a result of a board.” The Brighton & Hove Estate Agents Association, which has many local estate agencies as members, are working closely with the Brighton & Hove City Council to ensure that the regulations are adhered to and in brief these are the board regulations which all agents should adhere to: For residential for sale & to let boards, the board must not exceed 0.5 of a square metre, or a total area of 0.6 of a square metre for two joined boards You may only display ONE for sale/to let board on each premises, a ‘back to back’ for two agents advertising the same property is allowed. If there is more than one property for sale or to let at a premises i.e. on a block of flats, it is illegal to have more than one board up. No advertisement board is allowed to extend outwards from the wall of a building by more than 1 metre and must be removed not later than 14 days after completion of the sale or granting of the tenancy. Sawyer goes on to say “New restricted zones within parts of the city centre may have to be considered. There are many attractive period buildings not within conservation areas. Boards divide opinion. At the most recent B&HEAA Council meeting we discussed balloting our members for their views on this. One thing is for sure. his month, some of the employmentrelated parts of the Immigration Act 2016 begin to apply. The main points to be aware of are that from 12 July: It is a criminal offence for a person to work when he or she reasonably believes that their immigration status prevents them from doing so. Employers of illegal workers could be convicted if they had reasonable cause to believe that the employee’s immigration status was a bar to them working. This extends the previous offence of knowingly employing an illegal migrant. A maximum prison sentence of five years could be imposed, and a fine. In some circumstances, the business could be closed down for up to 48 hours. So check on an ongoing basis that your workers have the right to work in the UK and keep good records. Make sure that those within your business who are involved in recruitment know what’s expected of them, and that they understand the severity of getting this wrong. The checks to be carried out depend upon the worker’s status and there may be a need to perform followup checks, if the permission to work in the UK is timelimited.
