> A stunning fireworks celebration and positive feedback round off a great first month

T

he sound and light show to mark the opening of British Airways i360, rounded off by fireworks against a backdrop of the West Pier and a full moon, were spectacular. I was lucky enough to be on our boarding deck during the show and particularly enjoyed the ‘Close Encounters’ space themed music (we do think the pod looks like a space ship!). We are continuing to have an amazing first month and are packed every day since opening. The feedback from customers has been Credit: BA overwhelmingly positive: they are i360 / Gary loving the views, the onboard Eastwood Nyetimber Sky Bar (serving the finest drinks from Sussex) and the smooth ride! Local residents are snapping up membership every few minutes! This week the Belle Vue restaurant will be opening for a soft launch quickly followed by the West Pier Tea Room. I've been lucky enough to test the menus and enjoy delicious food created using superb local ingredients. I'm looking forward to bringing my kids to try out the kids menus with a ‘make your own’ ice cream sundae activity, which will be a surefire winner with families. The views from the restaurant are incredible – it is a lovely relaxing spot to while away some time. Why Belle Vue? > South Downs Lodges

T

he recent failure by the South Downs National Park Authority to stop the destruction of Pondtail Wood in Albourne was inexcusable. It was back in April this year that work started on the removal of thirteen acres of protected woodland not far from the Ginger Fox restaurant. It wasn’t until long after the trees had been burnt and rubble dumped in their place that the Park Authority got involved. I’m desperately in need of a good news story to restore my faith in the organisation’s ability to deal with planning matters. One such example might be South Downs Lodges which is tucked between South Downs Nurseries, Hassocks Football Club, the railway line, Bonny’s Wood and the Brighton Road. Had it not been for the Tates family, the site may well have ended up densely packed with 43 caravans. As owners of South Downs Nurseries next­door, it made sense for the family to purchase the site. The proposed caravan park made no sense at all so the family put forward new plans for five attractive cedar­clad lodges with views towards Ditchling Beacon. There is also a restored barn and French gypsy caravan. Given the over­populated nature of this part of the country, development within the National Park is pretty much inevitable. How it is handled is key. The lodges are attractive in this location and do feel traditional. Each is packed with eco features such as a timber frame, wooden windows, floor­to­ ceiling glass to let in plenty of light, and galvanised guttering and drainpipes. As one would expect, the landscaping is tasteful and features photinias, formiums, mahonias and many other plants that grow well in Sussex. The lodges are let out through Blue Chip Holidays and achieve an occupancy that is only just shy of 100%. I can certainly see why. www.buildingopinions.com LATEST HOMES | 5

> The blind leading the blind?

I

f you walk through our city you could be forgiven for thinking that it's curtains for curtains. The number of properties that have chosen wooden blinds, or their fashionable friends plantation shutters, as window dressings is incredible. Whole streets seem to have adopted them as an alternative to drapes and the fashion seems in no way to be in decline. So why? Well as a blind user I can certainly point out the main assets. Firstly blinds are tidy, they always look neat. A quality curtain with the right amount of fabric used to make them look good will also take up more space. They come forward off your windows if they are not recessed and need clearance if they are to fall properly and look good. Blinds are easy to keep clean too, a quick going over with a nozzle on your vacuum will do the trick every now and then. Unlike curtains they do not hang on to odours either and whereas with curtains to clean them you have to take them down and even send them away to be dry cleaned, often for quite a long time, blinds can be cleaned in place.

Blinds can offer the combination of light and privacy too. If you don't have a front garden and the pavement is busy, a blind will certainly cut down on the number of people who idly gaze into your home, and let's face it we all do that. A blind can be tilted to an angle that will let in light and not let in those prying eyes. It could be said that the blind has seen the end of the net curtain. Blinds have a smart and contemporary feel and have had for many years, it would seem that this is a fashion that is here to stay. So are there any down sides to fitting blinds? The only one that we can think of is that in combination with a solid floor a room can have a distinct echo. This is easily remedied by using rugs and soft furnishings to soften the sound but other than that blinds are a blindingly good solution for windows.

D

oes this column make you feel old? Depends how long you've been reading it, I suppose. If I said I'd been writing it every week for the past 15 years, would it make you feel old then? It doesn't exactly make me feel old, just a little alarmed that my lifestyle has not yet been sufficiently curtailed for me to have nothing to say. Surely I should have my feet up with the feminine equivalent of pipe and slippers by now? The reason I'm reminiscing slightly is because last week, when hoovering the new carpet he'd just fitted in one of my letting rooms, the carpet­fitter accidentally smashed the electric socket clean off the wall. I had to seriously restrain myself from slapping him, as I already had an ambitious (and possibly totally unachievable) schedule to complete before the new tenant arrived the following afternoon. There was the broken Velux blackout blind that the old tenant had kindly left me to repair. Has anyone ever tried to repair a snarled­up Velux blind? I should imagine there's some kind of masters degree in it. If YouTube is anything to go by, it's a universal pain in the a*** and there is no hard and fast solution. Anyway, I digress. As I had neither the time nor the inclination to replace the socket, I called my trusty electrician, whom I've known since he was 19. Because I was at work, The Small Daughter, who was drinking cider with her friends, had to go and let the electrician into the house. When he called to tell me that the new socket was fitted and working, he sheepishly admitted that he felt really old, seeing the tall version of The Small Daughter, as he'd first seen her when she was one week old. Perhaps you'll feel old too, when I tell you I had then just bought a 3 bed flat for £100,000. Those were the days...

righton and Hove is full of bright ideas, especially in business innovations and inspired community projects: they are so ingrained in our city we take them granted. We need only think of the many unique cafés and funky bars, Madeira Drive’s fortnightly events and rallies or Spiral Wave Radio’s media centre in Bevendean for adults with challenges. One such fledgling innovation begins this mid­September, quietly in a small restaurant in the afternoon, inviting just nineteen people of enterprise to attend. Blending a pay­it­forward ethos with speed and regular networking, here begins the story of Meet 19’s modest ambition to create a collective hub for commercial and community online resources. It’s a given that networking is an good way to meet other businesses and vie for leads, especially in Brighton and Hove where there are a wide variety of events to choose from. Not only are there annual stallholder conventions and prestige subscription organisations, there are pop­in gatherings and pop­up surgery­style consulting networks in coffee houses and bars. With all these real­life options, plus virtual ones with eh­ hum, the internet, you’d be forgiven for believing there isn’t a new way to link with other associates. But aspiring network group Meet 19 are not only different, they are touting for difference. One of their unique selling points is that Meet 19 aims to have an equal mix of business with those looking for support, advice or opportunities. “It strikes me,” says co­founder Jonny

W

e live in interesting times. We had the fanfare of the launch of the first rides on the British Airways i360. I hope to jump on board soon. We have the ongoing saga that is the rail dispute. GTR, the parent company of Southern trains, is moving forward with modernisation plans after the latest talks at Acas with the RMT ended without agreement. More one week strikes perhaps? There have been further walkouts on Eurostar and Virgin East Coast services. Some in the national press have called for unions to be prosecuted for deliberately shutting down national infrastructure. In the meantime, the Government and its national infrastructure gurus have been silent on these and other disputes. Thinking about other infrastructure, the Airport Commission concluded in July that expanded airport capacity is crucial for the UK’s long­term prosperity. We are still as far away from a decision now as we were when the Commission was set up and the issue is dropping off people’s radar. Exactly what the Government is betting on. Energy policy is no different. Brexit is unlikely to change much, if anything, in our energy relationships with our neighbours. The PM recently put on hold plans to build a nuclear power station, Hinkley Point C. The Government could look into restoring support for wind and solar, and beef up research into marine renewables but there are no indications at all that this could or would happen. Cities, the engine of our economy, are having a blast. Some of them at least. The Newcastle City Futures 2065 set out a fresh methodology for engaging urban communities on long term trends. uction House, the UK’s most successful property auctioneer – which has a branch in Sussex – says that the time is now ripe for first time buyers to enter the auction room. Nick Muston explains: “The introduction of the 3 per cent Stamp Duty surcharge favours those buying for occupation – or what I call ‘buy­to­live’. Auction now provides a real opportunity for first time buyers to get a foot on the property ladder. Together with a plentiful supply of mortgage funds and this month’s drop in the base rate to a record low level, all the ingredients are in place for first time buyers to fare very well. “We are seeing examples of mortgage offers being issued within two weeks of application and there are deals around now where lenders are waiving application fees so there are first time and family buyers in our auction rooms with mortgage offers in place without any upfront spend. “Others are using funds from short term lenders to acquire unmortgageable properties for speedy refurbishment prior to occupying after remortgaging with a conventional lender. This new scenario has broadened the mix of buyers in our regional sale rooms and the good news for our vendors is that those buying to live will usually pay a higher price than investors and traders.” Auction House reported better­than­expected results in July, despite the post­Brexit slowdown which dampened expectations going into the month. The group sold 385 lots from 526 offered, delivering a success rate of 73 per cent and raising a total of £50.5 million.

Commenting on the figures, Nick added: “The Brexit factor led to forecasts of doom and gloom, which in reality we found to be wildly exaggerated. Whilst uncertainty is never helpful, and auctioneers had to be more selective with the stock being offered in their rooms, we still managed to achieve a very successful month of sales. “We now expect an early return to normal trading levels as we move into the autumn. The attraction is that auctions provide certainty for the seller too and with the speed that is often required. I

've been given a page this week so as it’s hot and the seafront is busier than ever, I thought I would share some unusual photos from my collection. The first is of what looks like a workman having a rest while working on possibly Sussex Heights with a view down to Regency Square and along the coast. Not sure I could do that as it’s a long way down and today's health and safety officers might have something to say about it! The photo below (right) is of three Brighton Lifeguards from the early 1960s, and as with today's lifeguards they look fit and raring to go, although slightly overdressed with their trendy slacks on. They are sitting in a Brighton Corporation boat which probably weighed a ton and took ages to drag down the beach, but I'm sure they did a great job just like today's seafront patrol. (PS I would love to drive the buggy across the beach as it looks awesome). The photo directly below is a reminder of how manicured the seafront used to be with an army of corporation gardeners making the areas to the east and – as in the picture – the west of the West Pier look fantastic. It must have been a constant task with the ever­changing weather and the sea salt to keep up the appearance of these areas, and it seems a shame that more greenery can't be present along that strip – especially now the BA i360 is a draw to visitors – as it would be nice to have some colour rather than concrete!
