F
e have had an incredible first four weeks. We welcomed 110,000 people on board (reaching the milestone of the 100,000th visitor after just over 3 weeks), served 14,000 drinks (all producers from Sussex) in the Nyetimber Sky Bar and signed up over 7,000 members to our local residents’ membership scheme. Media coverage has been extensive nationally and internationally and we have rapidly climbed up the TripAdvisor list of ‘Things to Do in Brighton’ from number 154 to number 14 so far. This week will see the opening of our event spaces. In our first week we have a plethora events taking place from conferences to banquets, an award ceremony, a birthday party and our fist wedding with the couple getting married in the pod and then enjoying a banquet in our beachside hospitality rooms. Did you know that each event room is named after someone famous associated with Brighton? (Richard) Attenborough who filmed Oh What a Lovely War on the West Pier, (Eugenius) Birch who was the architect of the West Pier, (John) Constable who painted the Chain Pier and lived around the corner in Sillwood Street, (Martha) Gunn the famous dipper, (Jane) Austen who set a scene from Pride and Prejudice at Belle Vue Fields (the location of Regency Square next to the BA i360) – Belle Vue is the name of our recently opened restaurant, (John) Nash who was the architect of the Royal Pavilion, and (Magnus) Volk the inventor who built the Volk’s Electric Railway. www.britishairwaysi360.com Twitter/Instagram: @ba_i360 Facebook: British Airways i360

ound two great photos this week, one from the 1960s and one from the 1970s, that reminded me of what great feats of construction the building of churches were in the bygone days. The first picture is of the Church of Emmanuel in Lansdowne Road Hove, demolished in the late ‘60s and replaced with a modern church with parking and ‘70s modern architecture which – surprise surprise – is empty, up for sale and will inevitably be demolished for residential. Not a bad thing but you would have thought that if the old church had been there now they would have converted it and kept a great street scene in place, but no – they built a modern eyesore which no one will be too upset to see disappear from the landscape as we drive pass and wonder what they were thinking back in the day! The second church was demolished in the early 1980s and
“ Keeping the facade and ornate architecture ” was St Saviours in Ditchling Road Brighton, and in its place was built a block of approximately 30 flats with parking. When this church was closed it was probably because of the close proximity with three or four other nearby places of worship, of which one of them – St Augustine's in Stanford Avenue – is now being partially converted but keeping the facade and ornate architecture that looks so great. THE ISSUE
HOW WE BUY > The web will never replace personal service
H
ow are we buying property? In a recent release David Blake, of Which? Mortgage Advisers said: “Despite the rise in online property portals, it seems many of us are still traditionalists when it comes to finding a property.” They had surveyed 2,000 homebuyers to find out how they found their property, and more than half (55%) told them that they had found it through a ‘traditional’ method, like an estate agent, their local paper or an auction. Nearly half (45%) found their property online or through an electronic alert, such as a notification from an app. Of the home buyers they spoke to, they found: • One in five (22%) firsttime buyers found their property through an estate agent. • One in ten (10%) found their property after seeing a for sale sign outside. • Nearly one in ten (9%) found their property through word of mouth. • 6% found their property in their local paper. • 3% found their property by approaching the owner directly, or by leafleting the area. • 1% bought their property at a property auction.
Are we at Latest Homes surprised by this? Not one bit. We have long believed and supported the idea that the traditional means of buying a property, through an estate agent, is the best. We know from our 15 years of working with agents that the service that they offer, and which often comes under attack, is far better than the impersonal online method. A good agent will make sure that they show you properties that suit your needs and fall within your budget. A website will merely show you everything at that price. It's not that we dislike online property portals, far from it, our own www.latesthomes.co.uk has proved to be an important part of our business but also to the local agents who are represented on it. But a property portal is window shopping for homes, excellent as a starting point, but from then on we believe, and this survey seems to confirm, that we all want to deal with a human when making what is probably the biggest financial deal of our life.
“ We all want to
deal with a human ”

RENT BOOK TALES THE LANDLADY
> A bent to rent
I
have to admit to being a bit of a tart as far as letting rooms is concerned. When The Big Son moved out, I decided that in order to preserve my peace and quiet, I was 100 per cent, definitely, absolutely not, and I mean NOT, going to rent his room out, as two lodgers are more than enough. After a month of letting to my two new lodgers, I think I have the measure of them. They are both so tidy that one wouldn't know they are there, a facet that I admire very much in a lodger, having suffered years of various people with little regard for their own hygiene, let alone for those around them who have to suffer their filth. One of my lodgers never uses the kitchen and the other seems to be in there all the bloody time, which is mildly annoying, but nothing I can't handle. I had earmarked The Big Son's room to convert into a dining room. I had even bought a cushion with a flamingo on it to fit in with my intended tropical theme. Then, the day after The Big Son moved out, I came downstairs to discover an angry humming noise in the kitchen. It was the dishwasher, which after very few years of service appears to have decided to throw a fit and stop working. Then, I opened my laptop to see how much a new one would cost to be greeted by a stripey screen, which is the Microsoft equivalent of flatlining on a cardio monitor. To replace both machines – which I cannot do for a while, would be covered by a couple of month's rent, so I've rented The Big Son's room for a couple of months to cover the cost, less than four days after he moved out. I know I'm lucky to have the option, but I'm really not relishing the though of TWO people in the kitchen all the time...

PROJECT BRIGHTON > Welcome to The Freedom Revolution
P
enina Shepherd spoke to Latest Homes about her provocative new book ‘The Freedom Revolution’. There is a revolution happening around us in the business world. It has been happening slowly and most of us haven’t even noticed. Those at the forefront of the revolution not only do extremely well in business, but they also seem to be sailing through it in a state of bliss. This is true both for people setting up their own businesses as well as those who are high flyers in existing businesses. If you want to fly high in business in this freedom era, you have to relinquish all the business preconceptions that weigh you down and join in. The Freedom Revolution book explains how to do just that. There is still time for you to join the revolution and transform your business and career. In the revolution era there was a coup whereby money, the reigning king was overthrown and replaced by something else. The Freedom Revolution shows how in the revolution making money in business is a given but it is no longer the aim and how, precisely because of this, businesses in the revolution enjoy extraordinary financial success. Making money is an outcome achieved along the way, a very important one too, but it is no longer the driver, no longer the goal or the purpose.
Change is also apparent in the way we perceive business people in the business world. Before the revolution, it used to be that it was only the business founders that were highly regarded, but in the revolution era changemakers within existing businesses are taking the business world by storm. Success, in the revolution era, is no longer just about money. So how did this change become possible? It became possible thanks to the changemakers who came on the scene and revolutionised the rules of the business game, creating new business scenery. People in business are now no longer people driven by the pursuit of profit and nothing else, or obsessed with climbing up an invisible corporate ladder, with heads buried solely in spreadsheets and paychecks. Business people in the revolution use their business and career as an extension of themselves to create something meaningful. They are changemakers and they are doing astonishingly well in this revolution. They are people who follow their dream and do something remarkable. Literally, something that is worth remarking on, and they are very successful. They are breaking the business shackles, ridding themselves of all the preconceptions and enjoying the freedom; freedom to pursue their passion, their dream, purpose and to be happy.
“ If you want to fly high in
business in this freedom era, you need to relinquish all business preconceptions ”

Great financial success is not the only natural outcome they enjoy from being free. Almost by chance, or so it seems, a business community is created around them operating as their ‘groupies’. The groupies are their sales force, and they do it of their own accord because they want to join the revolution and spread its message.
“ Changemaking happens when people fall in love with a different of the future (Seth Godin) ” “Changemaking happens when people fall in love with a different version of the future” (Seth Godin). Now more people than ever are falling in love with a new and different version of their business future. They all want to enjoy success in their business combined with that elated sense of freedom. Now more than ever is the time to set yourself free and join the revolution! Whatever you are expecting that sense of freedom to be, however you think it will feel, it won’t be that. It is going to be so much better.

ritain’s rail system is in urgent need of help. And there is apparently money to be spent. It just won’t be going on the most overcrowded lines. Unless you live on another planet, you will have heard that the government is planning to build a new high speed rail line from London to Birmingham and further north. The route will take the trains through the Chilterns Area of Outstanding Natural Beauty. Simon Jenkins has said that the ‘most extravagant infrastructure project in British history’ is not needed, yet the idea of it continues to gain traction. The Spectator has called it the ‘mysterious vanity project that refuses to go away’ The line is budgeted at £55bn, although late last year its cost was widely reported to be closer to £70bn. HS2 is one of three major infrastructure projects being thrown around by government at the moment.
“ Can the government please then look at capacity on the Brighton Mainline? ” The others are Hinkley Point power station (£20bn), a third runway at Heathrow (or a second at Gatwick) (£18bn) and London’s Crossrail 2 (£32bn). With Parliament due back this week – and the Cabinet meeting last week at Chequers bringing ministers to touching distance of the HS2 route, this seems like a good time to talk a little about the high speed rail link that Brightonians want but others are getting. Those getting it are angry about it and claim that the line will ruin their communities and devalue house prices and say alternative routes should be considered. Chris Grayling now claims that HS2 is ‘a capacity project’ rather than one to promote speed. ON THE WATERFRONT > H2O Homes do like to be beside the seaside with a wide range of homes for sale and to let
B
righton Marina is buzzing, there is no doubt that it is currently seeing a huge increase in popularity, not only with visitors, but with the new developments. People want to live there! Of course people have always wanted to live there, it offers so many attractive reasons to, but number one is – and always has been – living by the water. This is something that business partners Linda Davis and Mark Philpot have known for around 16 years and this has become their specialism in the property sale and rental market. In fact Linda's experience has all been gained in the unique environment of Brighton Marina, and Mark has operated there for the last ten years.
“ People love living by water and there is now evidence that doing so is good for your wellbeing ” Taking their joint experience it seemed like the right time for them to maximise on that and launch their own business, H2O Homes at the heart of the marina's thriving retail village. That was in June of this year and already they are feeling good about the future. "Obviously as a new business we have budgets and targets and we are excited that we have already exceeded them and our expectations are now very high". So what is it that attracts people to buy at Brighton Marina? Linda explains; "I think a lot of people might think that the marina living appeals to boat owners, but the truth is that very few property owners here are boat owners. The appeal is very much the waterside home, people love living by water and there is now evidence that doing so is good for your wellbeing. I know that at the end of a day here, I love to go and relax by the water before heading home. It has such a calming effect. 10 | LATEST HOMES
"Many of the properties that we sell are sold to people who are looking for a second home, a holiday property and one that can be easily reached. I would say that the majority of our buyers come from a catchment area of a two hour drive, principally the home counties. And yes, I am sure that once they have that waterside home, a few of them will go on to buy a boat. But the real draw is the quality of the properties, the light, the ease of access and the ever improving amenities. You can quite easily come to the marina and not need to leave – restaurants, shops, bars, cinema, gym… even a casino. “That said it is pretty easy to get into the city centre and all that Brighton has to offer is very close at hand. The bus service is excellent too, and although most of the original developments that we have properties to offer in come with allocated parking, the bus is definitely a great alternative. "Right now I have a wide range of beautiful homes for sale, ranging from a one bed apartment at £182,500 and rising. At the lower end of the market there are the iconic yellow and white studios on the marina concourses which sell for around £100,000, whilst at the top you could be looking at paying from £500,000 to over £1,000,000 for a top end townhouse with spectacular views. And of course when the new blocks are all completed there will no doubt be properties that exceed that." So are all of H2O's properties in Brighton Marina? "No, we have waterside homes for sale and to let from Shoreham by Sea along the coast to Seaford. A wide range of homes and prices too". H2O Homes of course are both a sales and letting agents and Mark is the man when it comes to letting a home in Brighton Marina. We asked him what the current market was like and appropriately for a waterside home he described it as buoyant. "At the moment we have properties to let ranging from £925 pcm for a one bedroom apartment and rising to a three bedroom apartment at £2,300 pcm. properties that we have offer water views, either of the marina or out to sea but there are some that do not. Even they benefit from being at the marina and all of the great new facilities that it has to offer however. “We are also seeing a lot of existing clients who are taking financial advice and investing in a second property to let as a better investment than a bank – which right now might not offer a decent return. Linda has already explained how easy it is to get in and out of the city but access in and out of the marina is really excellent, and you can easily get to all of the major roads leading to and from the city without having to drive through the busy city centre. I would also like to thank all of our customers who have come to us in our first five weeks, some who have said they were simply waiting for us to open." So how would they sum up their unique business? "We will always arrange viewings to suit clients, with weekend and evening viewings. And whilst we are not in the business of offering financial services, we do have contacts should anyone need help and the same with legal services with three experienced solicitors who are fully conversant with marine property contracts. Above all we are selling a lifestyle, not just a property. We offer a very personal service and we aim to be refreshingly transparent – as refreshing as living by water!" 34 Waterfront, Brighton Marina, Brighton, East Sussex, BN2 5WA 01273 688448, www.h2ohomes.co.uk Open seven days a week during the summer months

Contemporary Town Centre Living Guide Price of £800,000 Number Eight or “The Old Granary ” as the property is also known, is a substantial contemporary town house nestled in the very heart of historic Shoreham by Sea. Internal styling and features are stylish contemporary and include oak doors throughout, high quality Laufen and Clearwater bathroom fittings and a striking contemporary kitchen that includes a four oven gas AGA. The property is arranged over three floors, which are accessed by a large stone centrepiece spiral staircase and include a master bedroom suite with walk-in wardrobe and ensuite bathroom with mood lighting, shower and airbath. There are also three further bedrooms, a guest bath/shower room, a large utility room, a study, downstairs shower room and a conservatory dining room. The property is almost unique for town centre living as it benefits from both an enclosed “London” style garden and gated parking for one/two cars. A number of high tech features such as the central vacuum, heatmiser zonal temperature control system, heat recovery ventilation system and “Quooker ” boiling water tap all help to complete this very contemporary living space set within both a historic building and town. Shoreham Train Station is within walking distance of the property, only 0.4 miles away, providing excellent train links direct into Brighton in 20 minutes, London Victoria in 70 minutes and London Bridge in 90 minutes.
