> A great year for tourism in Brighton & Hove

F

irst reports are that this summer has been a bumper year for tourism in Brighton and Hove despite Southern Rail’s poor service which transports the majority of visitors to the city. This week I attended the Brighton and Hove Tourism Alliance meeting and this positive sentiment was echoed by Jeremy Ogden, chairman of the hotel association, which reported hotel stays being up on last year. The Marina and Brighton Fringe has had a surge in visitor numbers and we beat our budgeted forecast for visitor numbers at British Airways i360 reaching 100,000 visitors in just over three weeks. The fantastic weather has played a strong part, as well as the enormous PR coverage the city has gained nationally and internationally due to the opening of British Airways i360. Tourism provides 17% of all jobs in the city and generates over £1 billion for the city's economy so this is good news for Brighton and Hove. We are now in conference season with the GMB and Liberal Democrats in town this month, as well as countless industry associations and corporations. On a balmy Indian summer evening we hosted BALPPA (the industry association for visitor attractions) for a flight and awards dinner at the BA i360 as part of their annual conference. aybe you’re a vintage 501 wearer?” “Triumph Bonneville rider?” “Restored E­type driver?” The sales brochure for the flats of the redevelopment of the New Sussex Hospital in 2001 was somewhat quirky to say the least. The same can be said for the design, by HP Architects, of the centrepiece of the scheme – a large blue and white extension. The original building, Windlesham House, was built in 1843­ 4 and was home to Windlesham House School, which was founded in the Isle of Wight under a different name a few years beforehand. The school moved to Portslade in 1913 and then on to Washington, West Sussex, in 1934. Windlesham House was transformed into the New Sussex Hospital for Women in 1921 to the designs of local architects Clayton & Black who were also responsible for the Duke of York’s, the King and Queen, and Gwydyr Mansions. “You’re bang in the middle of Brighton’s action” says the sales brochure. In fact, the site straddles the border of Brighton and Hove. Windlesham House is now known as Temple Heights, and its blue and white extension as York Mansions. Temple Heights, which contains seven quality flats, was pebble­dashed at some point. This is unfortunate. It is otherwise in great shape externally. Two residents of Temple Heights – Janet Clough and John Browne – are particularly into its history. John was Director of Nursing Services at the hospital so has a lot of first­hand stories. Janet has kept detailed archives. Their lounge was once the office of the Head Clinician. Their office was the staff study room. One interesting document in Janet’s possession is the original visitor book whose first entry is from 12/9/31. The first three pages are missing though. T

here is no denying that autumn is here and with it comes those ever earlier dark evenings and duller days. We have already discussed the need to show your home in the best light if you are selling and certainly how essential it is for buyers to consider how a home might look at different times of the day and in which direction sunlight will hit that home. But you can do more, of course you can. With time and money any home can be wired so that your side­lighting can be turned on from one central point, walk in and flick a switch and the room lights up. You can certainly set the mood with side­lights but that wiring, well it's expensive and messy. There is a fast and easy solution though and you can fit it in minutes. Remote controlled sockets are an inexpensive solution and we found a set in a high street electrical supplier for under £20 for a set of four. That included four plug in sockets and a remote control.

The control offered the option to turn on the four sockets as a group or individually. It also offered dimmer control for each socket giving the user an incredible range of lighting options. Once installed, simply by plugging the sockets into existing sockets and your lamps into the new units, you are ready to go. The units are small too, hardly noticeable really and what a massive improvement on having to scramble around, often in the dark, to create the best lighting effect for your room. If you are selling and are having viewings then be prepared, turn on all the lights you have that show your home to best effect. Under cupboard lights in the kitchen? Turn them on. Table lamps, up and down lighters? Turn them on. In wardrobe lights? Make sure they are working. Garden lights? Get them on too or at least be ready to turn them on for a touch of drama. Make sure the agent knows where all the switches are too. The message is show your home in the very best light!

I

am writing this column on a brand new computer that I purchased with the extra money I have made by ill­advisedly renting out The Big Son’s room since his departure. I say ill­ advisedly because four lodgers are definitely one too many. It is difficult to find a free gap in the busy kitchen schedule, where at least three of the lodgers seem to assemble complex and fairly stinky meals at least three times a day. The Small Daughter and I have had to resort to take­aways and watching TV in my bedroom like stroppy teenagers (although The Small Daughter actually IS a teenager and therefore has the right to be so). Today, when speaking to one of my lodgers, who seems to work almost as much as I do, I was horrified to discover that he is friendly with a man who used to rent a flat off me in The Dark Ages. It was at least ten years ago when he and his girlfriend rented off me, but it appears that he still reads this column and has told my new lodger about it. This means that I shall have to mind my Ps and Qs when writing about the people who live in my house, although I have asked him not to tell the other lodgers my guilty secret. Meanwhile, The Big Son is exceedingly happy to be away from the Mad House although both The Big Daughter and I agree that the new, testosterone­fuelled apartment needs a woman’s touch. On Sunday, The Big Son asked me to wait in for his new sofa to be delivered, which I happily did as I was feeling rather tired, having spent the previous night on an aborted hen night (long story) with The Big Daughter and her friends. When the sofa finally arrived, it only just about fitted in the room as it is the most enormous sofa I’ve ever seen and I can easily envisage The Big Son and his flatmate G at either end watching the Dave Channel in the style of Joey and Chandler... I wonder if they have a spare room?

PROJECT BRIGHTON >First Base Brighton Elms Project

D

eveloper First Base, has partnered with The Friends of Pavilion Gardens Café, The University of Brighton, The Brighton & Lewes Downs UNESCO World Biosphere Region and VisitBrighton, to create a unique new illustrated visitor map for Brighton dedicated to its National Elm Collection. First Base has commissioned three design students from Brighton University to create the maps. Illustration student Gustav Freij and Graphic Design students Jessica Keene and Jennifer Whitworth, who have spent the last few months working on the Elm maps, which will feature beautifully drawn illustrations designed to educate and inform visitors about the National Collection. The students explained: “It has been a fantastic experience to work on this project with the Pavilion Garden Cafe and VisitBrighton. Not only has it given us the opportunity to work on a live project, but it's also a great cause: which is to protect and preserve Brighton's historic Elm tree collection. We've learnt a great deal both about our discipline and the wildlife within Brighton, and we are grateful for being given this chance to design for our local community.” Eeva Paasiaro, Development Manager for First Base said, “We are pleased to partner up with Friends of Pavilion Gardens Café, The University of Brighton, The Brighton and

Lewes Downs UNESCO World Biosphere Region and Visit Brighton on this project. “The importance of Elm trees in Brighton and Hove should be understood by all. That is why we will bring as many new Elm trees as possible to our Anston House site and encourage local residents and visitors to learn more about them and their history in this city via this newly created map.” Gavin Ambrose, Senior Lecturer, Graphic Design, University of Brighton said, “The project is an ideal combination of design experience for our students and an opportunity to make a significant cultural and environmental impact on the community by encouraging and fostering an interest in our rich living resource.” David Sewell from Friends of Pavilion Gardens said: “Elms in Brighton & Hove are part of the National Collection and it is really important they get the recognition they deserve. If this map can help in any small way that will be good.” Brighton and Hove was granted National Collection status for its Elm collection in 1998. The city has more diversity of Elm types than any other city in the world. The current population is estimated between 25 – 30,000 mature Elm trees and as many Elm saplings. Brighton and Hove is internationally renowned for its work managing Dutch Elm disease. The trees were originally planted in large numbers by the Victorians and Edwardians (with some of the trees dating back

before Queen Victoria’s reign) due to their tolerance to chalky soil and salty wind. They became increasingly rare after the 1970s due to Dutch Elm disease – a fungus carried by beetles that decimated the Elm population in the UK. Brighton’s unique position between the South Downs and the sea formed natural defences, which helps to keep the city free from disease.

The most notable collection of Elms is in Preston Park, home of the "Preston Twins”, considered the largest and oldest surviving English Elms in the World. Elm is known to be the only species of tree to support the White Hair­Streak Butterfly and it’s known that there are a few locations to support this in Brighton and Hove. First Base has submitted plans to Brighton and Hove Council to transform Anston House on Preston Road into a new co­ working hub for Brighton and Hove which will include modern workspaces that cater for Brighton’s thriving SME’s and 229 much­needed homes for the city. The plans also complement Preston Park with extensive planting of new elm trees and landscaping that can be enjoyed by residents and visitors. here is no doubt that there is a housing crisis in Brighton and Hove. If you are a regular reader of this column, then you will have followed the argument. If you are not, then in all likelihood, you will have felt the impact of the crisis. The average property rent in Brighton these days is £1,437 pcm. Tenants across the city may also note local differences. Like it or not, we are a city of extremes and anything in between. The average property rent for a one bedroom property is £923pcm. It costs £1,348 for a two bedroom property and £1,835 for a three bedroom property. This goes up to £2,590 for a five bedroom property. At any given time, the majority of properties on offer is made up of two bedroom flats. Even the buyers’ market is full of two bedroom flats. You can track this for yourself. Just go to Hove Lawns and run a ‘for sale’ property search. Very few

houses are available. In some parts of the city, workers need to save for 100 years for them to afford to buy a home. This is in part thanks to an influx of London commuters unable to afford homes in the capital and looking for a better quality of life. Brighton and Hove city council says that it is doing what it can to build affordable homes in the city. What good though is an affordable home when you cannot afford a deposit! So if you cannot afford Brighton and Hove, where can you go? If you look east, that leaves Peacehaven and Newhaven. The latter has plenty of homes and plenty of new ones in the pipeline. ome of the employment­related parts of the Immigration Act 2016 began to apply in July. The main points to be aware of are: It is a criminal offence for a person to work when he or she reasonably believes that their immigration status prevents them from doing so. Employers of illegal workers could be convicted if they had reasonable cause to believe that the employee’s immigration status was a bar to them working. This extends the previous offence of knowingly employing an illegal migrant. A maximum prison sentence of five years could be imposed, and a fine. In some circumstances, the business could be closed down for up to 48 hours. So check on an ongoing basis that your workers have the right to work in the UK and keep good records. Make sure that those within your business who are involved in recruitment know what’s expected of them, and that they understand the severity of getting this wrong. The checks to be carried out depend upon the worker’s status and there may be a need to perform follow­up checks, if the permission to work in the UK is time­limited.

The first is a footbridge over Eastern Road from the 1970s, which was used predominantly for Brighton College Junior school pupils to get to the main college building. I found this when an Old Brightonian (inhabitant and college pupil) asked if I remembered the bridge, as he now lived in the

It’s waiting for a serious plan for development to once again bring the site into use and fill the void before the Marina and after the Volks Railway terminus. It’s a shame as so many ideas have been put forward, yet it still remains an eyesore and crying out for the council to deal with.They have mentioned moving the Brighton Centre there but time will tell. MOVING ON UP > Number of home movers and average prices on the rise

he number of people moving home in the first half of 2016 was significantly higher than in the same period last year. New figures from the Lloyds Bank Homemover Review show 174,000 people moved into a new property between January and June, a rise of nine per cent on the corresponding six months in 2015 and almost 50 per cent more than the 2007 low. Such an increase was reported despite some experts claiming the property market was affected by Brexit uncertainty in the second quarter. Kevin Shaw, national sales director at property specialist Leaders, says: “The latest results mark a nine­year high for the property market, with a huge number of people keen to get on with moving up the ladder. “While some industry observers predicted Brexit would have a negative impact on the market, the reality has proven to be quite the opposite. Even after the referendum result, we

witnessed an upturn in the number of sales instructions and the amount of viewings being requested by prospective buyers. “Several key factors have combined to create favourable conditions for sellers and buyers right now, including record low mortgage rates, effective support schemes for first­time buyers and the stamp duty changes announced in December 2014.” The rise in the number of home movers has coincided with a period of sustained growth in house prices, with the Lloyds study revealing the average price paid by buyers grew by 38 per cent ­ from £206,997 to £261,504 ­ between 2011 and June 2016. Kevin adds: “House prices continue to rise at a steady rate, making it a great time to sell.
