> Recent technical difficulties rectified & the first ever BA i360 wedding
L
ast week we were making headlines but for all the wrong reasons when the BA i360 had two ride stoppages with passengers on board. The passengers were safe and kept comfortable throughout the time with our crew handing out free drinks. To everyone's amusement, the crew got out our emergency camping toilet and privacy tent facility normally hidden under the floor (the kid’s potty has been in frequent use since we opened and is in a cupboard if your children get caught short!). Someone has wittily set up a Twitter account for the toilet. We are very sorry for the inconvenience caused for all the passengers onboard, for those who had their flights cancelled and that it took so long to resolve. We have rectified the faults, and we are confident they will not occur again. It is to be expected than an innovative new ride will have a few teething issues. We were faced with similar challenges when the London Eye opened 16 years ago. There are undoubtedly some lessons to be learned about how we manage these incidents, including improving our processes to improve the speed of getting the passengers out of the pod and guest communication during an incident. We have had some lovely messages of support during the past week from our customers. We are back in business and we will look forward to welcoming the next 120,000 passengers on board. On a happier note, we hosted our first wedding at British Airways i360 – congratulations to the happy couple! www.britishairwaysi360.com Twitter/Instagram: @ba_i360 Facebook: British Airways i360

> Tile House
P
reston Manor, Rotunda, Whoopsadaisy Pavilion and clock tower have all featured in previous columns but never have I mentioned the most curious of the buildings in and around Preston Park – the Tile House. Its history is given in many different contradicting forms. A councilproduced map suggests that it was bought from the Wembley Exhibition in 1929 (presumably in reference to the British Empire Exhibition of 1924/5 that was held in Wembley). Its designer is usually given as Philip Lockwood. Philip Causton Lockwood (18211908) was the Borough Surveyor of Brighton who was responsible for the remodelling of the Dome in 1867 and the construction of the Birdcage Bandstand in 1884. Although some structures did come to Brighton from the British Empire Exhibition, such as the Tuscan pergola and Doric temple in the Patcham Peace Gardens, I think that it is very unlikely that the Tile House did not. I am confident that the building was by Lockwood in the 1880s, just after Preston Park opened. It has a Victorian rather than 1920s appearance after all. It may well be that the myriad of tiles that clad its exterior are from some sort of exhibition though. They certainly showcase a range of products to tremendous effect. I was lucky enough to recently be shown around by David Moreton who rents the building from Brighton & Hove City Council. He has done lots of research on its history and explained that it began as a ladies’ pavilion. It consists of one large space within which is flooded by light from the hundreds of panes of glass on each of its eight sides. It’s certainly a glorious place to be on a sunny day. www.buildingopinions.com

THE ART OF IT > To the walls
I
don't know much about art but I know what I like." It's a statement that we hear only too often but is there any truth in it? We fear not. In the past one would never have put anything on your walls that did not have significance, a family heirloom or a piece of art or photography that had a personal resonance, something received as a gift or bought out of passion. Not anymore, these days we are covering our walls with all kinds of ephemera sold under the misconceived idea that you are buying art when really what you are buying is overpriced interior decorations that conform to a current trend. Once the marketeers convinced us that it was okay to buy a sofa that was a short lived and disposable fashion statement rather than investing in a piece of furniture that would last for generations, they could move on and persuade us to buy the decorative bits in the same way.

How often do you walk into homes and see the same images on the wall? The white and cobalt blue vista of a Greek island landscape, a wooden pier at the edge of a misty lake, a weirdly familiar image of a pop star in the style of Andy Warhol but a star who achieved fame after Warhol's death… Yes, all too familiar and nearly all of no or little value once you have walked out of the shop with them. So what do we suggest I hear you ask? The answer is simple, if you want to retain individuality avoid the high street and the furnishing superstores. Instead head to smaller galleries or independent design outlets where the things available to hang on the wall will be individually created or come in small limited editions. Only buy things that you really love, if you love it when you buy it will always be worth what you paid. If you are lucky it may even increase in value but that is, in a way, unimportant. There are thousands of talented artists out there making beautiful and exciting work, we suggest that you invest in their talent and retain an air of individuality in your home.

ou would think, wouldn’t you, that with four lodgers, it would be impossible to get locked out of my house. Not so, as this morning, I spent two hours outside my house trying to get in. My own silly fault, for going running and forgetting my keys. I exhaustively rang the bell of my tenant who lives on the ground floor, but although her TV was blaring away, she must have either popped out, or been in the shower. I decided that I would go running anyway and hope she was still there when I got back. While on my running route, it occurred to me that I could run to St Aubyn’s and ring the bell of Mr B, who is currently decorating my house and therefore has the spare key. Although his car was parked directly outside his flat, there was no reply there either…. curses! Knowing his partiality to a morning pastry, I checked the bakery at the bottom of the road to no avail. Running (literally) out of ideas, I wracked my brain to try to remember The Big Daughter’s phone number, which is the only one I can remember by heart. Well, it was the only one I could remember by heart, but now I can only recall the last 6 digits, which are as much use as a chocolate teapot. Back outside my house once more, I rang the bell, noticing that the ground floor tenant’s TV had been switched off and the flat was in silence. As a last resort, I legged it to The Supermarket, where my colleague G was working and definitely had decorator Mr B’s number in his iPhone. B was duly called and a message was left. He called back while G was on the toilet, so I had to call back AGAIN and explain my dilemma. Mr B had indeed been in the bakery when I’d called round, but in the one at the top of the road. He was happy to meet me half way along the seafront with my spare key, which pretty much saved my day, although I was an hour late opening the shop on the Pier...

ext week on Tuesday 27th is the next auction of all things Brighton, Hove and Sussex and with Robert Jeeves (the postcard man in Queens Road) we have tried over the last two years to sell the usual postcards, books and photos – but also the odd, strange and unusual. Although we include rare and oneoff items, nothing is silly money (unless of course two people bid against each other with neither giving in). The examples this week include an autograph of the late great music hall comedian and local resident Max Miller, who was the best paid act in the country during the 1930s. When appearing in a London Theatre he would have it written in his contract that his act would finish in time to get the last train back to Brighton from Victoria. I'm sure there are quite a few surviving autographs but for around £10 it's a nice thing to own and 'there will never be another' Max Miller. The second photo is a great example of 1930s advertising and is a programme from the Savoy Cinema in 1935, which has loads of local adverts in it and the films that were to be shown that month. The Savoy is now the Casino and various other clubs and restaurants, which has entrances in East Street and Kings Road and is a prime candidate for the 'look up' saying when walking around the town – as it is a great example of 1930s design and architecture. So if you want a bargain the auction is at St Leonard's Church Hall, Glebe Villas, Hove, BN3 4ED. Viewing from 6.30pm, starting at 8pm. PROJECT BRIGHTON > Eeva Paasiaro on The Anston House Project
A
nston House, otherwise known as the “ugliest building in Sussex” has been untouched for over three decades. Many of us have seen Anston House as we travel into Brighton on the train or by car or as we spend time in the beautiful Preston Park. Websites have been set up by people asking why this “ugly” building remains and why can’t it be used for something more meaningful? That’s where we come in. As a business, we have spent the past 14 years transforming forgotten parts of cities and delivering new places that local people can be proud of once again. We see a fantastic opportunity to transform Anston House into a new space that will respond to the need for homes and workspace in Brighton; and make a significant contribution to Brighton’s economy. We acquired the Anston House site in 2014 and have spent the past two years listening to local residents and businesses to understand needs and aspirations. We heard loud and clear the need for more homes: especially affordable homes. We also heard the need for modern workspace to accommodate the growth of small businesses in Brighton which we know are growing quickly – “Brighton has a business startup rate of 67.24 (per 10,000 population) 2014
and the 4th highest rate in the UK for new jobs”. (Centre for Cities Economic Report 2015). That is why we will utilise this opportunity at Anston House to bring 229 new homes; with a mix of one, two and three bedroom for singles, couples and families. These homes will be for local people and this will be reflected in their price; and the affordable homes will be aimed at people on average incomes who want to buy their own home (usually households with both adults earning less than £60,000 combined). The workspace planned will be a new coworking hub to accommodate up to 162 individuals, with the potential for an additional 125 on a casual, social basis. The plans will also include event space for the use of members, local businesses, schools, universities and a café operated by a local business to encourage collaboration and bring nonmembers in. The buildings will be taller than the existing Anston House, to ensure that we can accommodate the much needed homes and workspace and it’s welcoming to see our plans supported by local residents and businesses such as Brighton and Hove Chamber of Commerce, University of Sussex, Entrepreneurial Spark and Wired Sussex. The buildings will respect their local surroundings and the designs by local practice, Conran and Partners ensures this; especially making sure that there is no detriment to Preston Park.

CITY PLANNER > Samer Bagaeen MRTPI FRICS Unlocking the housing market
P
icking up where we left off in last week’s column, when I discussed that anybody from anywhere can buy a flat or a house in your city, let’s say in Brighton and Hove, sooner or later, the people who live and work here will not be able to afford to do so for much longer. As we saw last week, rents were becoming difficult and unaffordable. The solution to the housing problem may not be increasing supply. It could be cutting demand. What the country can do, as a temporary measure, to please and appease, is to ban the sale of property to foreigners as they do in Denmark, Switzerland, Norway and Australia. Denmark prohibits the sale of property to nonEU nationals unless they have lived in Denmark for five years. Finland and Malta can also restrict EU citizens from buying second homes. What Brighton and Hove can do, and this may irk a few
“ Denmark prohibits the sale of property to nonEU nationals ” people, is limit the number of property sales by restricting the numbers of buyers coming from outside and the city and from East and West Sussex. We could limit this to stopping those outside the city and county from buying new build properties as investments. We could limit this to new build or by geography i.e. only allow Londoners to buy property in Mile Oak or Whitehawk. This should stop not only the rich investors coming from Malaysia, Singapore, Russia and elsewhere, it should also stop Londoners cashing in on their property value and snapping a house in Brighton and Hove trading down the housing ladder. Londoners cannot trade up most of the time so by trading down they get more for their money. www.samerbagaeen.com LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

BAND OF GOLD > Gold Standard award for Paul Bott & Co.
P
aul Bott & Co. are delighted to announce that their independent family run business based in the heart of Kemp Town has won Gold Standard for 2016 by The British Property Awards, beating all the agents across Brighton & Hove. This is a real honour for them, and based on the high level of service they provide to buyers/vendors. Paul Bott & Co., are certainly flying the flag for the small independents and now also welcome Julian Buckenham Sales/Valuations Manager, to the team, who has expertise in Hove marketplace. The British Property Awards was created by a dedicated team of previous estate agency owners who believe that the industry is unfairly judged by some consumers, due to the shortcomings of some estate agents. They independently assess estate agents against a set of 25 criteria, most of which are often overlooked by the clients and certainly overlooked before they decide to get into a contract with an agent. The British Property Awards panel have taken a forceful step away from the traditional method of relying on
feedback from successful sales as they believe this to be a very narrow and easily influenced viewpoint. They judge agents on a town by town basis, ensuring that only those agents who meet a certain standard are awarded by their team. All agents meet a minimum set of criteria over a number of months to ensure continuity and stability. At The British Property Awards, the mission is to provide a useful award for the consumer on a local level, highlighting excellence within their town, an award that can be trusted and used as part of their decision making process. HAMMERED HOME! > 3.5 million reasons to sell by auction
W
ell actually it’s more like 3,556,500 reasons as this is the exact amount Parsons Son & Basley raised in property values during their auction last week that resulted in a 93 per cent success rate from the 15 lots available. “It was a terrific auction with the results clearly speaking for themselves,” enthuses auctioneer Simon Caplin. “We have had a very good year indeed thus far with Wednesday's success a result of the incredible amount of hard work the team have put in on behalf of our clients, which was the perfect follow up to our June auction that completely sold out. Many of the prices achieved far exceeded expectation and – perhaps more importantly – the reserves we had set, leaving our clients absolutely delighted which of course is the most important thing,” says Simon.
“I know I keep on saying this, however clearly a sale by auction is proving to be both buyers’ and sellers’ preferred method of completing a property transaction as it is immediate, transparent and perhaps more importantly is both chain and mortgage free. “I keep being asked about the affect Brexit and the higher rate SDLT Tax is having on property values so for now my answer is simply this: a 93 per cent success rate and over £3.5 million worth of property sold from one auction, leaving me to believe in the auction world, all is well, very well indeed!” If you have a property you are thinking of selling and would like a free, no obligation valuation please contact the auctions team on 01273 274014 / www.psandb.co.uk

ustin Gray’s auction department held another highly successful auction at their Clarendon Villas saleroom on 8th September. The last lot of the day certainly raised some gasps of amazement from the packed saleroom when it sold for £1,170,000 against the preauction estimate of £700,000 £750,000.
the top of the guide price, but we recommended to our client to reject this offer and take it to the room. They were absolutely delighted that they took our advice.” This was the auctioneer’s sixth auction of the year and with two more to come, they are confident of a record breaking year. The next auction on 20th October is shaping up to be their biggest and best of the year so far with many excellent properties already consigned for sale. For more information, go to www.auctionhouse.co.uk
“ They were absolutely delighted that they took our advice ” Auctioneer Nick Muston FRICS said; “It was an interesting mixed use investment which was viewed by about 40 people. On the day, some of the biggest and most respected buyers in the city fought it out, with most dropping out at around £800,000, but it carried on with the bids faltering just shy of £1 million. At this point another hand shot up and a battle ensued until the gavel came down on the final, eye watering figure.” This was yet another example of how effective a public auction can be when open competitive bidding ensues. Nick explains “Prior to the auction we were offered well in excess of

HOUSE WINS > Auction House sells this year’s 2,000th property in a busy August
A
uction House, which has a branch in Sussex, is reporting a busy and profitable August, with a success rate of 82 per cent – a full five percentage points ahead of 2015’s figure of 77 per cent – and a month which included the sale of the group’s 2,000th property this year. The awardwinning property auctioneer held seven sales across the country during what is traditionally a quiet period for the sector, selling 113 lots from 137 offered, and raising a total of £12m. Cumulative results are also ahead of last year; sales in the first eight months of 2016 totalled 2,044 lots, at a cumulative success rate of 78 per cent, raising over £275m. Commenting on the group’s performance, Nick Muston FRICS said: “This is another set of excellent figures during a challenging time for the industry – what with the uncertainty of Brexit and the continuing concern over the previous Chancellor’s additional 3 per cent Stamp Duty for landlords and

second home buyers. But we are now getting back to usual volumes, and I can also report that September entries are on a par with last year, at 530 lots”. Nick says that a recent spate of keen guides and realistic reserves are tempting buyers to return to the country’s auction rooms in significant numbers. He explained: “A new norm is being created out there. Although we may not be back to what you might call a regular auctions market yet, we are certainly moving in that direction. More and more people are appreciating that selling property under the hammer is a faster route to a sale. “Whilst some investors remain cautious, others see the current climate as an opportunity, as property continues to be the highest yielding investment on offer to the general public. Demand in our Northern and Midlands sale rooms has remained strong throughout, and we are reporting good success in Scotland too. “All in all, we remain genuinely optimistic and are now focused on getting back to normality as soon as possible”. SEPTEMBER SENSATION > How to ensure your property for sale stands out from the crowd this autumn
A
utumn is a busy time for the property market, so sellers must take adequate steps to ensure their homes stand out from the crowd. Many people pick September as the time to look for a new place to live, often swayed by the opportunity to be in their new home in time for Christmas, providing those looking to sell with a golden opportunity to take advantage of a surge in demand.
“ A sale agreed in September is likely to be completed in plenty of time for the festive season ”
Kevin Shaw, national sales director at property specialist Leaders, explains: “A sale agreed in September is likely to be completed in plenty of time for the festive season, so it is no surprise this is such a popular month to get moving. “But to capture the attention of this expanded pool of buyers, sellers must prepare their homes in a way that highlights their best features and ensures they are bright, clean and tidy.” Kevin has identified three ways homeowners can present their property to stand out from the crowd this autumn: 1) Ask for a second opinion Homeowners are rarely the best judge of where a property requires improvement. After several years of living in a house, LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
people can be blind to the potential pitfalls that will be noticed by a fresh pair of eyes. A good estate agent will be able to advise a seller on the areas in need of attention, while it can also be a good idea to invite a friend or relative to offer an impartial assessment of a property from a buyer’s perspective.
2) Speculate to accumulate While this is not the time for highcost home improvements, investing a small amount of money in sprucing up some of the more unsightly aspects of a property can work wonders. Repainting the garden fence, touching up the paintwork and having the carpets cleaned are relatively cheap, but can have a huge impact on a home. First impressions count for a lot so be prepared to pay out to make a house more attractive. 3) Think about photography Many property searches start online, yet some homeowners still fail to prepare a photogenic scene in many of their rooms. A good estate agents, such as Leaders, can arrange for a professional photographer to capture shots that are sure to impress online viewers, but they rely on a home being bright, clean and free of clutter. Avoid overflowing waste bins, toilet rolls stacked up in the bathroom, piles of clothes on the floor or cars parked in the driveway that obscure snaps of the ground floor. Kevin adds: “Following these simple and costeffective tips will allow homeowners to present a property that grabs the eye of viewers and is snapped up quickly by a quality buyer.” For more information on putting a property on the market or preparing a home for sale, please contact your local Leaders branch or visit leaders.co.uk LATEST HOMES | 19

JUST HOW GUARANTEED IS YOUR RENT? > Ahmed Khalil explains how Khalil Properties can offer rent all year round Guaranteed rent: it sounds too good to be true, doesn’t it? Especially if it is guaranteed with no void periods, no prospect of rent arrears, no commission to pay, no agency setup or renewal fees and no need to deal with tenants or ongoing maintenance. Yet, this is exactly what my Rent Guarantee Scheme offers you. It takes all the insecurity and hassle out of renting your property. Let me explain how it works. • I lease your property for a flexible period of between three and five years. • During this time I guarantee your rent will be paid on time every single month – regardless of whether your property is occupied or not. • I’ll deal with the day to day maintenance of your property and every aspect of tenant relationships. • At the end of the lease you’ll get your property back in the same condition as it was at the start.
It’s that simple. But when I explain the concept to landlords I am often asked just how guaranteed the rent will be. The answer is 100% guaranteed. There really are no fees or hidden costs. The problem is, you see, that there are other schemes with similar names that sound the same but offer something completely different. One such example is the widespread ‘offer’ of guaranteed rent insurance. This is an insurance product that promises to pay out if your tenant does not. Its cover and benefits, though, fall far short of my guarantee. Let’s put them head to head so you can see what I mean. Guaranteed Rent Insurance versus Khalil’s Rent Guarantee Scheme Rent Guarantee Insurance Monthly premiums Covers individual tenancies but not void periods An excess is usually applied Can take up to three months for pay out The landlord retains responsibility for property maintenance Legal compliance and disputes are the responsibility of the landlord Khalil’s Rent Guarantee Scheme No fees Guarantees no void periods Every month’s rent is paid regardless Rent is paid on time every month – and starts as soon as the contract is signed (rather than when the first tenant moves in) Property maintenance, such as electrics, plumbing and handyman work, is covered and carried out at no extra cost Ongoing gas safety checks are covered, as are legal fees and court attendance should eviction be required As you can see not all rent guarantees are the same. If you are looking for a way to rent without risk, and let without loss, then give me a call today and guarantee yourself an income without encumbrances. For more information call Ahmed Khalil on 01273 573960, visit Khalil Properties at 124 Lewes Road, Brighton, BN2 3LG or find us online at www.khalilproperties.co.uk.
