> Meet Brighton Belle, promoting our famous landmarks at Victoria Station
Y
ou cannot fail to notice the giant Snowdog statues that have sprung up around Brighton and Hove, raising money for Martlets Hospice. It’s really worth picking up one of the maps (available at our ticket office or to download on our web site) to follow the public art trail to see the 45 dogs, which are installed in the city until 27th November. I was lucky enough to be invited to the official launch of the trail at Brighton Marina along with famous local crime writer Peter James, DJ Norman Cook and other organisations such as Sussex Police, the Brighton and Hove Hotel Association, Moshimo and Donatello who have all sponsored Snowdogs. British Airways has sponsored a Snowdog called “Brighton Belle”, which is located beneath the escalators at London Victoria Station to promote the trail and to welcome passengers on to the Brighton train. The statue features famous Brighton landmarks including the Royal Pavilion, Brighton Palace Pier and its newest attraction, British Airways i360. We named her ‘Brighton Belle’ in honour of the London to Brighton Pullman train which once connected the capital with the coast. Stationusers taking a selfie with Brighton Belle and sharing it with us @BA_i360 on Twitter or @BA_i360 with the hashtag #helloBrightonBelle on Instagram, will be entered into a weekly competition to win a pair of tickets for British Airways i360. www.britishairwaysi360.com Twitter/Instagram: @ba_i360 Facebook: British Airways i360

> The Tile House
P
reston Manor, Rotunda, Whoopsadaisy Pavilion and clock tower have all featured in previous columns but never have I mentioned the most curious of the buildings in and around Preston Park – the Tile House. Although I have been vaguely aware of its presence, I had never looked at this peculiar structure upclose until recently. Its history is given in many different contradicting forms. A councilproduced map suggests that it was bought from the Wembley Exhibition in 1929 (presumably in reference to the British Empire Exhibition of 1924/5 that was held in Wembley). Its designer is usually given as Philip Lockwood. Philip Causton Lockwood (18211908) was the Borough Surveyor of Brighton who was responsible for the remodelling of the Dome in 1867 and the construction of the Birdcage Bandstand in 1884. Although some structures did come to Brighton from the British Empire Exhibition, such as the Tuscan pergola and Doric temple in the Patcham Peace Gardens, I think that it is very unlikely that the Tile House did not. I am confident that the building was by Lockwood in the 1880s, just after Preston Park opened. It has a Victorian rather than 1920s appearance after all. It may well be that the myriad of tiles that clad its exterior are from some sort of exhibition though. They certainly showcase a range of products to tremendous effect. I was lucky enough to recently be shown around by David Moreton who rents the building from Brighton & Hove City Council. He has done lots of research on its history and explained that it began as a ladies’ pavilion. It consists of one large space within which is flooded by light from the hundreds of panes of glass on each of its eight sides. It’s certainly a glorious place to be on a sunny day. www.buildingopinions.com LATEST HOMES | 5

THE ISSUE
BRIGHTEN BRIGHTON > Colour blocking
I
t might have been a clothes fashion idea for some time but the concept of using black or bold colours in your home is now equally fashionable. But how do you go about getting it right? We all know about the pitfalls of huge and scary statements in home interiors and any number of estate agents will tell you to avoid them if you want an easy sale. The agent’s mantra is always stick to neutral tones, and on the whole it is good advice, excellent advice in fact – except of course if you hate beige and abhor magnolia. So what then? Well colour blocking is all about statements, but those statements need not be of a permanent nature, far from it. So start with that neutral background and then add those big

GREAT EXPECTATIONS > Fall in buytolet mortgage rates to boost returns for landlords
S
ignificant reductions in mortgage rates have made the buy tolet sector more attractive than ever to investors. New statistics from Moneyfacts.co.uk show an average five year fixed rate mortgage for a 75 per cent loantovalue deal has dropped to 3.96 per cent, the first time it has fallen below four per cent. It means the rate on this type of mortgage – popular with many buytolet investors – is now 0.49 per cent lower than it was six months ago. Allison Thompson, managing director at property specialist Leaders, says: “The cost of borrowing for investors has fallen considerably in recent months, meaning many landlords will be able to enjoy a much greater return from their property portfolio. “With lower mortgage costs and the trend for longer tenancies, buytolet remains not only the bestperforming investment type in the UK, but also a secure longterm option. “Of course, there are other costs to consider when investing 6 | LATEST HOMES
statements in the form of furnishings and accessories. If you really hate beige and magnolia then head for the pale greys and whites, the pure whites and not those ridiculously "tinged" with "apple" or "mango", they can lead to all manner of clashing colours in a very sneaky and underhand way. Add your colour with bravery, a bold pink rug, a bright orange throw, maybe a statement armchair in a vibrant print. You can also do it with curtains and blinds to create a real impact when you walk in the room. If you do want to be bold and paint a wall in a statement colour, then paint one wall and not the whole room. In this way it will really stand out and, for the less adventurous, it is easily changed back to something less exciting. Right now the showrooms are full of bright primary coloured ceramic tiles and glass splash backs for kitchens and bathrooms, but think hard before committing to an expensive statement like that and consider creating that impact with towels and accessories instead. Above all be brave with colour, enjoy it, but be sensible too. in property such as agent fees, stamp duty and ongoing maintenance but mortgage repayments will be the primary expense for many investors, so such sizeable reductions in rates is extremely good news.” The research found buytolet mortgages with all loanto value ratios have reached their lowest point in history in the last month. An average fiveyear fixed rate of just 3.48 per cent is available to those with a loantovalue of 60 per cent, down from 3.61 per cent in August and 3.73 per cent in March. Allison adds: “Current mortgage rates have created a golden opportunity for investors looking to enter the buytolet market and benefit from a return that far exceeds those delivered by other investment options such as stocks and shares. “However, it is still important to seek expert advice on what to buy, where to buy and the likely rental return of a property. This will help investors to do all the sums required in advance to work out exactly what they stand to gain by buying to let.” For more information or advice on the buytolet market, contact your local Leaders branch or visit leaders.co.uk. I
haven’t had much luck with keys lately. The other week I was locked out of my house for two hours as I forgot my keys when I went out running. This week, I went to Hastings in order to execute my monthly task of cleaning the communal hallway of the flats I own there. I arrived at around 5pm to discover that my key no longer appeared to work in the front door lock. I attempted to buzz a couple of the flats on the intercom system, then realised that this wasn’t working either. No matter, it was a gorgeous September afternoon as summer gave a final hurrah, so I was happy to perch on the doorstep for a while with my Hoover as, with eight flats in the building, surely one of the tenants would be along soon to let me in. I idly watched a very irritating woman and her child trying to keep a parking space in front of the building. Eventually, a car pulled up and took the space, much to the woman’s anger and indignation and, hurrah, out popped the Polish couple who occupy one of my flats. I know them, as I’ve seen them before on previous cleaning forays. I politely explained that I was there to clean, but my key no longer appeared to work. The man took my key and inserted it into the lock, where it worked first time… how embarrassing. I must have been having a blonde moment. They then proceeded to explain that the intercom hadn’t worked since they’d moved in, which was a problem as they lived on the third floor and had a small child. They asked if I could inform the management company and ask them to repair it. I am the management company, but clearly they assumed I was the cleaner, which is actually quite a good thing as, had they realised that I was actually their landlady, they might have reeled off a catalogue of problems in the flat. I will be reading the riot act to the Intercom Engineer first thing Monday morning…

am writing this after an extremely busy night jointly hosting the September Auction of all things Brighton, Hove and Sussex. The attendance was good with new buyers, which is always a bonus as one of the aims of the sale is to attract more people to share the obvious passion that is out there for local history. As I have said in previous columns, the price range suits all and the cheapest buy was a £1 and the most expensive was £160 – so it's always worth a look at our sales catalogue, with the next one being 22nd November. Email me if you need any more info or think you have something interesting for the sale. A couple of examples from the sale are pictured here, with the huge church that was on the corner of Dyke Road and Compton Avenue just down from the old children's hospital and up from the Seven Dials circa 1960s. It is now a large block of retirement flats! The picture sold for £25. The other photo is of the Preston Barracks in Lewes Road taken only in the early 1980s just before they partially demolished it and built B&Q etc. I'd love to know what time of day this was taken as there are no – and I mean no – cars in sight! This sold for £14. You can always pop in the shop on Tuesdays, Thursdays or Saturdays at 28 Western Road Hove if you want any more info. Brightonandhovestuff@gmail.com LATEST HOMES | 7

PROJECT BRIGHTON > Rachel Clark, Chief Executive of West Pier Trust highlights upcoming events to celebrate its 150 year anniversary
W
hen the West Pier opened in 1866, who would have thought that exactly 150 years later a new ‘vertical’ pier would open on the very same spot? Since its launch in August, the British Airways i360, has ‘flown’ over a hundred thousand delighted visitors to a height of 150 metres above the site of the old pier to experience spectacular birdseye views of Brighton, The Downs and the Sussex coast. And in this one hundred and fiftieth anniversary year, what better way to celebrate the magnificent engineering and design standards set by Eugenius Birch’s masterpiece, than
with stateoftheart architecture from the designers of the London Eye? To further mark the anniversary the West Pier Trust, as landlords of the BAi360 and custodians of the West Pier heritage, is also hosting a series of West Pier related talks and screenings. Starting on Monday 10th October at 6.30pm at the BAi360 beach building, architects David Marks and Julia Barfield, in a talk entitled ‘Breathing New Life into the West Pier Site’, will describe their 11 year journey to bring the British Airways
“ In this one hundred and fiftieth year, what better way to celebrate the magnificent engineering than with stateofthe art architecture? ” i360 to fruition. The evening is to be chaired by the Trust’s historian Professor Fred Gray. This will be followed on Wednesday 23rd November, at 7.30pm at The Attenborough Centre, Sussex University, with a showing of Richard Attenborough’s famous antiwar film ‘Oh! What A Lovely War’. Made on location in Brighton in 1968 and using the West Pier for many of its sequences, it offers a challenging and provocative representation of the First World

There is also on Thursday 6th October, the precise date of the opening of the West Pier in 1866, an exclusive complimentary flight on the BAi360 for West Pier Trust members, hosted by its creator David Marks Speakers for 2017 include Brighton’s very own international bestselling novelist Peter James. David Fisher, author of CinemabySea, the history of film and cinema in Brighton and Hove since 1896, will discuss and illustrate how the West Pier has been portrayed on film. And Joan Bakewell, who in her perhaps less wellknown role as president of the National Pier Society will share her passion for piers. Dates, times and venues for these 2017 events are yet to be announced. It’s possible that the Trust’s new, highprofile base in the refurbished arches to the east of the BAi360 might be available. CITY PLANNER > Take risks on housing schemes
B
righton and Hove City Council was going to borrow £52.7 million from the Public Works Loan Board to fund the joint venture between the city and Hyde Housing, to build 1000 homes. To the dismay of the Labour administration, Councillors refused to vote for the scheme and it has been put on hold for now. The funding itself is highly commended as the city needs to think outside the box to build the homes the city desperately needs. Oxford and Cambridge, both of which have problems similar to Brighton in terms of housing provision and affordability, outside London, have come up with their own innovative solutions. Oxford has gone for the joint venture model and Cambridge is developing land owned by the city and by the university. In Brighton, both universities are struggling to get their own schemes off the ground, so it is up to the city to think innovatively.
“ The council should borrow against its vast land holdings ” The scheme is risky and Brighton and Hove councillors need to take calculated risks. What’s gone on before is not good enough anymore. So how can we move the scheme forward? Putting the project out to tender to ensure it gets best value for money is a good idea. While Hyde may be investing widely in the city, we should do more to seduce other housing associations and other developers to come and invest in Brighton and Hove. The council should borrow against its vast land holdings and therefore avoid the possibility of the project hitting council services if the costs of the scheme rise. We need bold councillors and I’m afraid what we have is not good enough. www.samerbagaeen.com/@samerbagaeen

H2O OPENS WITH A SPLASH! > New specialist property agency launches Brighton Marina’s newest property agency H2O Homes opened its doors with a splash on Friday 23rd September, by inviting prospective clients and old marina friends alike to an official opening party. Director Mark Philpot welcomed guests by saying how pleased both he and fellow director Linda Davis were to be back in the marina once again after a short absence. Having been selling and managing property in Brighton Marina for the past 15 years they are thrilled to be opening their own agency and eagerly welcome the chance to offer their extensive
“ A marina location is attractive to young professional buyers ” experience of the marina to buyers, sellers and landlords alike. Both Linda and Mark fully appreciate the unique location of waterfront homes and how, being eagerly sought after, they command a premium both to buy and rent. At the same time marina properties have consistently proved a worthwhile long term investment for purchasers, whether as a permanent home, holiday property or buytolet. Always a favourite destination for buyers from outside the area, Brighton Marina is set to remain so with further huge investment agreed, including an iconic 40 storey residential tower, groundwork on which has already started. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
While the majority of homeowners don’t own a boat and are content to watch others sail by, other leisure pursuits are not forgotten with the marina offering a wide range of activities from the David Lloyd Leisure centre, multiplex cinema, ten pin bowling, casino and an incredible selection of trendy restaurants and bars. The city centre itself with all its attractions is just a short bus or taxi ride away. A marina location is also attractive to young professional buyers, either London based or working from home, an important plus being the good connections to London’s main airports and the security offered in the marina village. Many owners live abroad for a good part of the year and the ability to “lock up and go” is highly rated. The marina also attracts a high volume of corporate tenants, and this has helps maintain a strong residential letting market. It is estimated approximately one third of the marina apartments are investment purchases. All these factors have ensured a steady demand for marina properties. H2O Homes are based in the Octagon at Brighton Marina and Mark and Linda welcome all enquiries 7 days a week. 01273 688448, brighton@h2ohomes.co.uk

JUST HOW GUARANTEED IS YOUR RENT? > Ahmed Khalil explains how Khalil Properties can offer rent all year round Guaranteed rent: it sounds too good to be true, doesn’t it? Especially if it is guaranteed with no void periods, no prospect of rent arrears, no commission to pay, no agency setup or renewal fees and no need to deal with tenants or ongoing maintenance. Yet, this is exactly what my Rent Guarantee Scheme offers you. It takes all the insecurity and hassle out of renting your property. Let me explain how it works. • I lease your property for a flexible period of between three and five years. • During this time I guarantee your rent will be paid on time every single month – regardless of whether your property is occupied or not. • I’ll deal with the day to day maintenance of your property and every aspect of tenant relationships. • At the end of the lease you’ll get your property back in the same condition as it was at the start.
It’s that simple. But when I explain the concept to landlords I am often asked just how guaranteed the rent will be. The answer is 100% guaranteed. There really are no fees or hidden costs. The problem is, you see, that there are other schemes with similar names that sound the same but offer something completely different. One such example is the widespread ‘offer’ of guaranteed rent insurance. This is an insurance product that promises to pay out if your tenant does not. Its cover and benefits, though, fall far short of my guarantee. Let’s put them head to head so you can see what I mean. Guaranteed Rent Insurance versus Khalil’s Rent Guarantee Scheme Rent Guarantee Insurance Monthly premiums Covers individual tenancies but not void periods An excess is usually applied Can take up to three months for pay out The landlord retains responsibility for property maintenance Legal compliance and disputes are the responsibility of the landlord Khalil’s Rent Guarantee Scheme No fees Guarantees no void periods Every month’s rent is paid regardless Rent is paid on time every month – and starts as soon as the contract is signed (rather than when the first tenant moves in) Property maintenance, such as electrics, plumbing and handyman work, is covered and carried out at no extra cost Ongoing gas safety checks are covered, as are legal fees and court attendance should eviction be required As you can see not all rent guarantees are the same. If you are looking for a way to rent without risk, and let without loss, then give me a call today and guarantee yourself an income without encumbrances. For more information call Ahmed Khalil on 01273 573960, visit Khalil Properties at 124 Lewes Road, Brighton, BN2 3LG or find us online at www.khalilproperties.co.uk.

GOING, GOING GONE > 5 reasons to consider selling a property at auction
S
elling a property at auction is becoming more popular, as homeowners are increasingly attracted to the speed, simplicity and security of selling in this way. Estate Agents Leaders has noted a sharp rise in the number of sellers choosing to bring their home to the market via a local auction – and has recently referred a number of properties to its sister company Romans, which operates a specialist auctions department. Kevin Shaw, national sales executive at Leaders, says: “Property auctions offer a variety of benefits to sellers so it is no surprise to find they are busier than ever. “People who choose to sell at auction can set a reserve price, so they know the minimum amount they will receive before their property goes under the hammer. They will also be in a position to achieve a quick sale that is guaranteed not to fall through at any stage. “We are delighted to have been able to help more of our customers achieve their aims by putting them in touch with Romans’ team of auction experts.” Kevin has highlighted five great reasons to sell a property at auction. 1) Speed Once a property is sold at auction, a completion date will usually be set for 20 working days later. Sellers will have the funds in their bank account quicker than they typically would when selling in a traditional manner.

2) A guaranteed sale As soon as the gavel falls, contracts are exchanged. All of the due diligence will have been completed by the buyer prior to this date. It means sellers can rest assured that the sale will not collapse. 3) Reaching the right audience Comprehensive and extensive marketing of a property takes place in the days and weeks leading up to an auction, reaching as many potential buyers as possible. 4) Transparency at every stage Sellers are aware of every offer at every stage of the process, as each bid is made in public. Sellers will also set a minimum reserve price, so there is no risk of a home being sold below market value. 5) The best price Effective marketing is designed to generate maximum interest. By encouraging numerous interested parties to come forward, competitive bidding can develop and ensure the best possible price is achieved. Simon Clayton, auctions director at Romans, explains: “While the final selling price is determined by buyers, sellers retain control of the reserve price, which is agreed in advance. This means every seller achieves their minimum aim, but most enjoy a significantly higher price once their property reaches the auction room. “Auctions work particularly well for homeowners and investors who need a quick sale, executors who are required to settle an estate and those who want the security of a guaranteed sale.” For more information on selling a property at an upcoming auction, please contact Romans’ auction team on 01344 988 728 or visit romans.co.uk/auctions.
