MOULD SOLUTIONS
T
he NHS, the Department of Health and the World Health Organisation all regard exposure to excessive mould as a threat to health. That’s why the Housing Health and Safety Rating System (HHSRS) has classified mould as a Category 1 health hazard. Living with mould can have a detrimental effect on one’s health which is why mould problems should be dealt with quickly and effectively. Paint isn’t your solution As tempting as it may be, heading for the mouldy wall with a bucket of paint and a brush at hand isn’t going to solve the problem. In actual fact, painting over existing mould won’t kill it. Painting over the mould is simply a waste of time and money, as mould will continue to grow, resulting in the continuous dispersion of mould spores. Even the thickest coats of paint won’t mask your mould trouble. Unless you invest in a proper and professional mould removal procedure, the mould will only just continue to grow! Out with the mould! MOULD SOLUTIONS specialise in mould removal, prevention and ventilation solutions. They can identify the cause, treat the mould and give you advice on how to keep you homes healthy and mould free. W
hat an exciting week at British Airways i360! Highlights included a live performance in the pod from Rizzle Kicks, the 150th anniversary celebration of the opening of the West Pier and the UK’s leading sustainability awards! On Wednesday, Jordan ‘Rizzle’ Stephens from Rizzle Kicks performed his new track ‘Whole’ live for the very first time onboard the BA i360 pod for the “#IAMWHOLE” NHS campaign, ahead of the launch of a new anti stigma mental health campaign by the local NHS. The pod was packed with an excited audience of young people, the press, bloggers and the Mayor of Brighton and Hove, Cllr Pete West. On Thursday we wished the Grand Old Lady 150 years old. The event was celebrated by illuminating the West Pier and with a flight on board the BA i360, a ‘vertical pier’ for members of the West Pier Trust. The anniversary will also be marked by a series of talks in our event rooms starting with one by the BA i360 architects, David Marks and Julia Barfield. I was also a speaker that day at the Visitor Attraction conference in London along with Luke Johnston, owner of Brighton Palace Pier. On Friday, we hosted the P.E.A. (People. Environment. Achievement.) Awards, which is the UK’s leading sustainability awards, honouring ‘green heroes’ who are changing the face of our planet. Guests enjoyed a sunset or night flight followed by a vegan banquet and entertainment in our beach building. www.britishairwaysi360.com Twitter/Instagram: @ba_i360 Facebook: British Airways i360

> The Hive
I
’ve written in the past about the Crystal Palace in relation to the Great Exhibition of 1851. More recently, I mentioned Wembley Stadium along with a Tuscan pergola and Doric temple in the Patcham Peace Gardens as products of the British Empire Exhibition of 1924. But I’ve never mentioned any UK pavilions that have been brought back and reused following an Expo abroad. The Hive has returned triumphantly from the 2015 Milan Expo after winning the Gold Award for Architecture and Landscape for our country and it’s in fact the first ever pavilion to be brought back and reused after such an event. As a passionate beekeeper with a huge interest in architecture, I couldn’t wait to see it at its new home in Kew Gardens on a recent excursion with Hove’s Secret Garden Group. Resembling a cartoon whirlwind, the 40tonne aluminium structure strikes quite a pose behind Kew’s double herbaceous borders. Although it takes influence from a beehive, its shimmering form could easily be compared to a hovering bee, or even a swirling swarm of bees. At 17m in height, the Hive is large but certainly not domineering when considered against Kew’s other attractions such as the Palm House or Treetop Towers. Its permeable form makes it both intriguing and welcoming. The inside may be viewed from outside, but makes no sense until experienced. Visitors are treated to a light, sound and touch extravaganza. The whole structure is linked to a nearby beehive. As the bees communicate in various ways, humans in the Hive receive a realtime approximation via pulsating LEDs, speakers and wooden touch sticks. The designer, Wolfgang Buttress, has certainly done the UK proud. Anything to raise awareness of the bees’ plight should be commended. www.buildingopinions.com LATEST HOMES | 5

THE ISSUE 800
> A major anniversary for Latest Homes
H
appy birthday to us, happy birthday to us… well happy anniversary really, as we have reached the monumental status of being 800 issues old. Who would believe it? Well we did all those years ago when we launched Latest Homes into the world of Brighton and Hove's property scene. Back then the competition gave us less than three months to survive, and when we reached three months they extended that to six months, but they were wrong and here we are 15 years on. The truth was that we had created a new forum for property sales that was in full colour. Gone were those dismal property adds showing rows and rows of black and white pictures that made the city's landscape look like a very bleak series of grim terraces, colour was here and here to stay. So too were better prices and in one fell swoop we cut the

cost of advertising so that every agent could afford to show their clients properties to the very best effect. We introduced new formats too, Dream Home and Showcase Property features and we back it all up with enticing editorial, from interiors features to witty columnists. It was in Latest Homes that you first saw the words “Millionaire's Row” applied to that row of seafront properties that became the property magnet for so many of the city's celebrities! Pretty soon it became the place to promote both property sales and lettings and alongside we saw property related services, solicitors, architects builders, surveyors… We also introduced our two sided format, homes one side and arts and entertainment the other. The inclusion of TV listings made us the must pick up journal for our vibrant city and we are as popular as ever, especially now that we are part of a media company that offers so much across our three platforms of print, online and television. Of course all of this would not be possible without the support of three very important groups of people. Firstly a big thank you to all of our loyal readers, new and old, young and not so young. Secondly a massive thank you to all of our loyal advertisers, without whom none of this would have been possible, your contribution to the success is almost immeasurable. Finally a big thank you to the team that puts the magazine together, writers, designers, the sales and production teams and indeed any one who has placed a brick in the wall of success that has made Latest Homes and Latest 7 the iconic success that it has become. Latest Homes have teamed up with N Price Ltd – Brighton and Hove’s leading central heating specialists – to offer our readers a 15% discount on boiler services in October 2016. oilers account for over half of what we spend per year on energy, so it’s well worth making sure yours is ready for winter before you really need it. Not only does a full service help your boiler run as efficiently as possible, saving on heating costs, it also futureproofs your system for the winter ahead. There’s nothing quite as stressful as your heating going wrong when you really need it, and many full blown boiler breakdowns often develop from minor, easily fixable faults. Getting a service increases the chances that small problems are noticed before major damage is done, potentially saving you thousands of pounds…. > Escape to the country
T
he Cuban Boyfriend has now been over four times. I don’t know quite how it’s happened, but he’s already managed to move two and a half bikes, three travel bags, a Tag Heuer watch that I’m terrified of losing and a selection of forgotten shoes and clothes into my house. I fear that, given more time, my house will resemble the stage set from Steptoe and Son. Having years ago suffered the results of a similarly hoarding tenant in Hastings – the man clearly couldn’t walk past a skip without depositing the entire contents in my flat – I am rather worried that The Cuban Boyfriend is going the same way. More perturbing still is that much of his cache was purchased in Hastings. So far though, he manages to balance his more unattractive tendencies with much more agreeable ones, like buying me flowers first thing in the morning, which goes some of the way towards negating my worries of disappearing behind a pile of oxidising bicycles. In an attempt to divert his attention from the multitudinous antique and bricabrac shops of Hastings, I whisked him away for a night in a boutique hotel in Chichester, hoping to do some cycling around the nearby countryside. Alas, I hadn’t figured on such a large amount of secondhand shops scuppering my cunning plan. Our first day was spent in the sunshine, or more accurately, out of the sunshine delving through piles of other people’s discarded rubbish. The next day, I managed to tempt The Cuban off the high street and on a mini cycle ride to the Marina in Chichester. As usual, I was illprepared for the route and we got lost pretty much before we’d started. My terrible mapreading, plus the Boyfriend’s decision to change his clothes halfway back to the station resulted in our missing the train back to Brighton, thus having to pass another hour in the (deep joy) Charity Shops of Chichester. At least someone’s benefiting from my misfortune.

his week, I am diversifying! Big words for me, but even though I am in the 'Homes' section of the magazine, I would like to incorporate the column to also cause some interest from the '7' part of the magazine. So as I am constantly banging on about quirky Brighton and Hove Stuff, I am sharing with you part of the constant and consistently vibrant music scene that has always been part of the city. The top photo is The Ramones’ 1980 single 'Baby I Love You', part written and produced by Phil Spector, reaching No.8 in the UK charts... All very interesting blah blah! But it was the sleeve that attracted me as it listed the Ramones’ 1980 UK tour and lo and behold the first gig of the year is Brighton's Top Rank. For those of you under 40 it’s at the bottom of West Street, now the cinema complex. As good as that is, my favourite find of the week is of the local band The Piranhas and their one and only single produced by Steve Lillywhite for Virgin Records. Although they didn't reach the top 40 with this track, they did go on to top 10 success with ‘Tom Hark’, and not only played at the Top Rank Brighton but also supported The Jam at their last ever gig at The Brighton Centre in 1982. Anyway back to property next week... unless!! You can always pop in the shop on Tuesdays, Thursdays or Saturdays at 28 Western Road Hove if you want any more info. PROJECT BRIGHTON > David Steedman, MD of Bluebird Care, discusses the important issue of loneliness among older people within our community
F
ive and a half years ago when I founded Bluebird Care in Brighton, I could never have imagined the huge number of isolated, lonely people behind the numerous front doors of our city. Lonely for various reasons – social exclusion, old age, bereavement, displaced families, poor mobility, no friends left alive, or neighbours with no idea of their plight. Loneliness is a silent epidemic and we want to ensure we raise the awareness of this sad reality through our ‘Every Visit Counts’ campaign. There are 11.4 million people aged 65 and
over in Britain, research carried out by Age UK, shows that 1.3 million of them spend approximately two months a year alone. In the South East, 14% of older people are spending more than a week alone. A OnePoll survey of 1,000 over 65year olds, found that 11% said they spent five days or more a month without seeing anyone. The poll also found that in the South East, nearly a fifth (17%) spend nearly a month (24 days) a year without seeing anyone. Four in 10 (40%) feel lonely either often or sometimes. A third (31%) would not admit to someone they trust that they are lonely. Four in 10 (42%) say they do not have access to support when they are feeling lonely.
“ Loneliness is a silent epidemic and we want to ensure we raise the awareness of this sad reality through our ‘Every Visit Counts’ campaign ” Women, who on average live longer lives than men, make up 70% of the people over the age of 65 in our country. Older women are twice as likely to spend at least two months a year alone, with 1.1 million older women (14%) spending two months a year alone compared to 200,000 older men (7%). 8 | LATEST HOMES

Again, older women are more likely to have spent longer periods alone than older men, with 21% of female respondents saying they have gone a week or longer without speaking to another person compared to 14% of men. The poll was commissioned by us at Bluebird Care, to mark the start of the ‘Every Visit Counts’ campaign to tackle loneliness.
“ We are encouraging everyone in Brighton and Hove to spend some time with anyone who they think may be lonely ” Our team of dedicated carers are fantastic at combatting loneliness. They do so by looking out for people who may be lonely and by encouraging their family and friends to do the same. We are encouraging everyone in Brighton and Hove to spend some time with anyone who they think may be lonely, even a few minutes can make an enormous difference to someone’s day. The aim of the campaign is to highlight the high rate of loneliness among older people in the UK. The campaign brings expert tips and highlights ways that everyone can help to spot and beat loneliness in society. For more info visit www.everyvisit.co.uk
CITY PLANNER
> London Mayor takes on foreign property owners!
I
t’s about time someone took a stand on the scale of gentrification in London and in some of towns and cities in the South East, including Brighton. The news that the Mayor of London, Sadiq Khan, will launch a comprehensive inquiry into the impact of foreign investment on the London property market should encourage other cities like Brighton to do the same. In London, the scale of gentrification in boroughs like Tower Hamlets and in areas in the inner city like Clerkenwell and Shoreditch, is such that action is needed to tackle the scale of the problem and the spiralling housing costs.
“ Brighton suffers as a result of poor city management ”
David Steedman, MD, Bluebird Care LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
Overseas buyers, particularly from China, are increasingly focusing on towns and cities outside London – with Brighton, Manchester, Liverpool and Birmingham all identified as “hotspots” as buyers try to get more for their money while avoiding new stamp duty rules. These are all of course high demand university towns and so will have other pressures from rich overseas students to contend with. Brighton, as this column has argued in the past, suffers as a result of poor city management and well off Londoners looking to move out of the capital to somewhere where they get more for their money. For years, gentrification champions have argued it is the most effective formula for urban regeneration. There have been many upsides. But the consequences of the rate and scale of change, the displacement of poor by rich, the loss of workspace and the hollowing out of neighbourhoods by buy toleave investors, is now frightening even the most ardent promoters of trickledown regeneration. Including the mayor of London. Brighton and Hove too should take note! www.samerbagaeen.com, Twitter: @samerbagaeen LATEST HOMES | 9

JUST HOW GUARANTEED IS YOUR RENT? > Ahmed Khalil explains how Khalil Properties can offer rent all year round Guaranteed rent: it sounds too good to be true, doesn’t it? Especially if it is guaranteed with no void periods, no prospect of rent arrears, no commission to pay, no agency setup or renewal fees and no need to deal with tenants or ongoing maintenance. Yet, this is exactly what my Rent Guarantee Scheme offers you. It takes all the insecurity and hassle out of renting your property. Let me explain how it works. • I lease your property for a flexible period of between three and five years. • During this time I guarantee your rent will be paid on time every single month – regardless of whether your property is occupied or not. • I’ll deal with the day to day maintenance of your property and every aspect of tenant relationships. • At the end of the lease you’ll get your property back in the same condition as it was at the start.
It’s that simple. But when I explain the concept to landlords I am often asked just how guaranteed the rent will be. The answer is 100% guaranteed. There really are no fees or hidden costs. The problem is, you see, that there are other schemes with similar names that sound the same but offer something completely different. One such example is the widespread ‘offer’ of guaranteed rent insurance. This is an insurance product that promises to pay out if your tenant does not. Its cover and benefits, though, fall far short of my guarantee. Let’s put them head to head so you can see what I mean. Guaranteed Rent Insurance versus Khalil’s Rent Guarantee Scheme Rent Guarantee Insurance Monthly premiums Covers individual tenancies but not void periods An excess is usually applied Can take up to three months for pay out The landlord retains responsibility for property maintenance Legal compliance and disputes are the responsibility of the landlord Khalil’s Rent Guarantee Scheme No fees Guarantees no void periods Every month’s rent is paid regardless Rent is paid on time every month – and starts as soon as the contract is signed (rather than when the first tenant moves in) Property maintenance, such as electrics, plumbing and handyman work, is covered and carried out at no extra cost Ongoing gas safety checks are covered, as are legal fees and court attendance should eviction be required As you can see not all rent guarantees are the same. If you are looking for a way to rent without risk, and let without loss, then give me a call today and guarantee yourself an income without encumbrances. For more information call Ahmed Khalil on 01273 573960, visit Khalil Properties at 124 Lewes Road, Brighton, BN2 3LG or find us online at www.khalilproperties.co.uk.
