SEA LIFE Brighton is planning Halloween fun with a pumpkin hunt, a Yucky Dip and spooky fact finding from Saturday 15th October to Monday 31st October. For a breath of sea air, families can take to the streets and hunt down the 44 giant dog sculptures as part of the Snowdogs by the Sea interactive art trail, which runs until the end of the November. > Lancing Beach Building revisited

B

ack in 2014, I wrote about a huge unfinished building on the beach in Lancing. The background was curious. Prior to Alex Hole and his father, John, purchasing the building at auction in 2011, plans were being progressed to create a 350­ seat Indian restaurant on the site. That ambitious venture never came to fruition. When I first visited Alex and John, an impressive project was clearly underway but far from completion. The building is now pretty much finished and home to Perch, an immensely popular restaurant/cafe with 160 seats and 42 members of staff, that is run by Alex. The interior features power­floated concrete floors, lots of old scaffolding planks, and exposed electrical conduits. Alex did much of the design work himself but had a little help from Paul Nicholson at Chalk Architecture. Much of the rest of the design was the brainchild of renowned eco­architect Bill Dunster of ZEDFactory. I particularly like that the original sea wall was incorporated, and a pebble­filled gabion wall added. Unsurprisingly, the building is packed with green features such as a zinc roof, triple­glazing, under­floor heating and solar panels. Indeed, my visit in 2014 was down to that year's Eco Open Houses event. Above Perch, and the gym next­door, are three whopping flats with unhindered views of the English Channel. There's also a mini­hotel area but this is empty currently and may well end up as something entirely different. I'm delighted that Alex and John persevered. Not only is Perch popular with Lancing locals and visitors alike, the building is just right for its seafront location; in a not dissimilar manner to Shoreham Harbour Lifeboat Station and some of the more tasteful houses on Shoreham Beach nearby. eading back over this column it strikes us that at times it can be a little prescriptive. We have set down what might seem like hard and fast rules. The intention of course was to be helpful and never dictatorial, offering simple guides of how to achieve the best with your home and especially when you are taking your home to market. But maybe we should have stressed another element about creating that ideal home, and that is to allow your creativity to shine through. Some of the most exciting homes that we have seen over the last 15 years have been the ones where true creativity has reigned and created a sense of individuality. We are all individuals after all and we all have our personal likes and dislikes. We also all come with memories and family history and often this will come in the form of family photographs and

M

y kitchen is truly knackered. Well, it did cost me £902 from Wickes about 20 years ago, so I guess it’s served its purpose. Last year, I was fortunate enough to make friends with a superb wood­worker – W – who I met in The Pub (where else?) and he’s going to hand­make me a new kitchen. This will apparently cost me little more than buying bog­ standard rubbish from a retailer, so I can barely contain my excitement, as you may imagine. The trouble is that W is now very busy for the foreseeable future, which coincides exactly with a time when I am enjoying a bit of extra money, which would enable me to pay him. I have yet again let greed get the better of me and I am letting the ex­bedroom of The Big Son, hence the extra money and a life without much privacy. But I don’t care, because I’M GOING TO HAVE A DREAM KITCHEN. Ironically, earlier this year when I was strapped for cash, W was almost suicidal with lack of work, so it’s annoying that now I’ve got the money, he has no time. Last night in the pub, we were gloomily discussing the future of the planet and I joked that W’s handbuilt kitchen would probably outlast life as we know it and would certainly outlast me. We then had a vision of my youthful and beautiful kitchen being my equivalent of a painting of a youthful yours truly in the attic. If the kitchen ever comes to fruition, I shall instruct my lodgers to keep it sparkling and immaculate and not burn any unwanted holes in the surfaces, lest they burn my very soul. My friend W joked that my heart would be a can of tuna in the corner of one of the cupboards which must never be opened. Clearly we are having theoretical fun with all this, but for now my dream kitchen must remain just that… a dream.

> Fab aerial photography highlights change

L

ately I have noticed lots of fab pictures from the BAi360 all looking down on the city and as much as I admire their style and finish and artistic element... nothing in my opinion compares to the great selection of proper aerial photos that I have in the shop. My reason? Well these were taken from planes with complicated equipment that was expensive to do but they still managed to capture everything that was happening at that moment. The right­hand picture is the Brighton and Hove boundary in the 1960s with Embassy Court and Brunswick Terrace hogging the limelight and stretching back towards Lansdowne Road and Montpelier Road. When looking at these photos it's great to spot the buildings that aren't there anymore and see how the landscape has changed. The top photo is much earlier, possibly the early part of the 1920s and showing the beach and the bottom of West Street and you can just see the bathing huts that were still in use lined up for people to change in. So as much as it's fun to look down on the City now, I find it more fun to look back and pick out all the changes and lost buildings. Come and see the variety of shots I have in the shop. C

an you remember a time on a foreign holiday finding it hard to ask for things and even harder to understand when the answer was too fast? Did things take a little longer, like counting change, getting on the right bus, or finding your way to somewhere new? In a world where everyone appears to be texting, calling, or busy running to their next appointment, it’s often hard to catch someone’s eye to ask for the time or directions. It’s even harder if you may have some communication difficulties. In busy, bustling, high energy Brighton, we want to make the fun everyday activities more accessible to people who may need just a little extra time to do things. Grace Eyre Friendship Group is working to link up people with a learning disability with others with similar interests to get ‘out and about’ more. We play sports, go to the theatre, have a coffee, take a walk, or visit Brighton sewers! We have a planning meeting each month where all suggestions are put on the table. The group offers the chance for people to come together and plan what they would like to do with the support of a co­ ordinator. It meets a need among people to explore new opportunities and do different things. It helps provide a chance to meet new people. We benefit from Albion in the Community, who work with local businesses and attractions 8 | LATEST HOMES

and offer concessions to different venues. In times of extensive reductions in funding for Adult Social Care, pulling together in the community helps. We have a full monthly calendar with two or three activities a week, usually at a low cost, and we also support people who would like to link up with a few others for those spontaneous occasions.

I

t appears that Birmingham is the most popular destination for people moving from London, official figures reported by the BBC have shown. It appears that more than 6,000 people left the capital for England's second city last year. The second, third and fourth most popular destinations were all within 50 miles of London – Brighton and Hove, Thurrock and Epping Forest respectively. These figures will include students going to university in Birmingham as well as people moving from London boroughs because they were not able to afford the rising cost of housing in the capital. One authority, Wandsworth, admitted offering grants of up to £7,000 to anyone prepared to move to Birmingham. The statistics comparing London and Birmingham show how big the affordability gap is. Where the average house price in London is £484,716, it is £162,184 in Birmingham. Compare that to the figure for Brighton and Hove reported in this column a few weeks: £350,000. The average monthly rent is not that much better, standing at £1,727 in London and £675 in Birmingham. This information, as it turns out, is also of interest to the more elderly population who own their homes outright in and around Brighton and Hove. Following a recent talk I gave to my Rotary club in the city, it appeared that some of the older club members also shared my concerns for housing numbers. This was the case for those living in Brighton and Hove and those living further out in Mid Sussex, whose local plan was out with the Inspector. It appeared that their concerns were about the housing that their grandchildren were going to be able to afford in the years to come. W

ith more properties than buyers currently coming to market, it is more important than ever to choose a traditional high street agent, rather than one of the new breed of hybrid agents, if you want to be sure of achieving a sale at the best possible price. That’s the message from leading estate agents Cubitt & West, who have 44 offices across Surrey, Sussex and Hampshire.

“ The truth is, there is a lot more to successfully selling a property than simply sticking it on the internet ”

“Hybrid agents claim to combine all the low­cost benefits of the online­only model with local market expertise,” says David Lench, Group Managing Director of Cubitt & West’s parent company, Arun Estates. But that, he adds, is nonsense. “The truth is, there is a lot more to successfully selling a property than simply sticking it on the internet and waiting for buyers to turn up!” As traditional full­service agents, David explains, Cubitt & West take a highly proactive approach to matching buyers to properties. “To start with, we carefully qualify all prospective buyers, to sort the serious prospects from the timewasters, to gain a clear picture of their financial circumstances and their ability to proceed. We also keep a record of their specific 10 | LATEST HOMES

requirements. Finally, each of our offices can use their database to identify special cash buyers and others who are in the best possible position to move, if a quick sale is needed.” This level of detailed market intelligence is critically important – particularly at the present time, when buyers are starting to enjoy a wider choice of properties than in the recent past. And, David emphasises, it’s something that hybrid agents simply have no answer to. “Because they don’t maintain a buyer database that they can proactively exploit in this way, hybrid agents are totally reliant on people searching online.” Cubitt & West’s offices – all of which are in prominent High Street locations – are open from 8am to 8pm, seven days a week. They also have the ability to share instructions between them. “That might sound terribly old fashioned,” says David, “but only last month, new industry research claimed that 41 per cent of buyers start their property search by looking in high street windows – actually slightly more than those who register for alerts from the major websites!” So, one way or another, using a hybrid agent means missing out on an awful lot of prospective buyers. “The simple truth is that we market properties to a far wider range of buyers,” says David. “That inevitably means that we arrange more viewings, which translates into more offers and ultimately produces the highest possible price. Hybrid agents simply cannot do this – with the result that the saving you make on fees is likely to be outweighed several times over by their failure to secure the best price!” And the figures speak for themselves. In the quarter from April to June this year, no fewer than 60.7 per cent of Cubitt & West’s sales were agreed at or above the original asking price – and this during the run­up to the referendum, at a time when the national press were full of doom and gloom about the property market! W

ho are ZST Architects? We are a local award winning Architectural and Interior Design practice who are all very passionate about our city’s continual regeneration. We believe in the power of high quality sustainable design to enrich our shared experiences of public spaces. We also recognise the importance of all interventions being able to be sustained by the communities who use them, requiring design to engage with local people and inspire change. #Bright50 was founded back in April 2016 after we started to identify sites around the city that needed regeneration and noticing an opportunity to offer residence and visitors a platform to share their ideas for change. As supporters of the Brighton Festival we wanted to celebrate its 50th anniversary and invite people to submit ideas via social media on how we can work to make Brighton better using the Bright50 hashtag. The top 50 were then displayed at our end of summer party for our guests to see and comment. We launched the campaign with the aim to continually working with our contacts to try and make these great ideas a reality. As we move away from 2016 and the festival’s 50th anniversary we are launching #Brightfuture to enable us to continue the conversation into the Future of our city. We fully support the Tourism Strategy which hopes to see the city being a destination where the needs of the visitor, the tourism industry, the community and the environment are in complete synchronicity and consequently will make a significant contribution to improving the quality of life for the local people. Our Practice has been established for over three years and we quickly found ourselves deeply involved in the regeneration of the city. the regeneration of sites including Edward Street, The Gasometer & Victoria Gardens, and these have all been identified for potential redevelopment within the council’s Local Plan. “ What changes would you like to see? ” As an example of what has come out of the campaign over the last 6 months we have identified many empty properties and rundown buildings that have the potential to be regenerated and boost the local economy, working on some ourselves and putting developers in touch with others. Locals have highlighted the need for better bins to promote recycling to our visitors and residents to help keep our city and parks clean. We also have been supporting a need for the Brighton & Hove ‘Rooftop Revolution’. Pushing for these roof tops to be used to support solar and wind energy plants and for the multiple benefits of living roofs to be seen as the preferred alternative to a stark concrete top. Some of our original Bright50 images were from the top of Sussex Heights where we realised the poor utilisation of the citiy’s roofscape and its lack of aesthetic appeal, suggesting solar panels, living roofs and rooftop gardens. W

ith the buzzword being ‘compliance’ in almost all industries, residential landlords seem to be bearing the brunt of constant new legislation and cost. Along with a myriad of essential documents the landlord must provide for tenants and the recent implementation of the 3 per cent Stamp Duty levy on investment properties and second homes, landlords are feeling the pinch. However, with interest rates at an all­time low the lure of being a landlord is still an attractive investment decision for those of us planning retirement and who don’t trust their assets in the hands of the bankers or investors.

“ The first time that mandatory

implementation of the recommendations within the EPC report have to be carried out ” Along with gas safety certificates, an inventory, tenancy agreement, deposit protection, ‘How to Rent’ guide and possession notices, an Energy Performance Certificate (EPC) is an essential part of the pack. EPCs were introduced in September 2007 and with their 10th anniversary soon approaching many landlords out there will be due for a renewal. So if you are a landlord it may be worth digging out your copy or checking the national register (www.epcregister.com) now as April 1st 2018 will see the 12 | LATEST HOMES

‘Minimum Energy Efficiency Standard’ or MEES come into effect. MEES was passed in March 2015 and will make it unlawful for landlords to grant a new lease of properties that have an energy rating below E (an E rating scores 39­54 out of 100 points). It will be the first time that mandatory implementation of the recommendations within the EPC report have to be carried out. Exemptions can possibly be registered but these will be re­evaluated every five years and there is no guarantee of renewal. With this in mind, asset value of properties that are an F or G rating, or even a low E rating may see a reduction in value as lenders will be considering rentability of the property when making their future lending decisions. Furthermore, resale value could be affected should a landlord consider selling a property with a low energy efficiency rating. Listed buildings which appear on the National Heritage List for England are exempt from EPCs as energy efficiency improvement measures would be prohibited. However, EPCs are required for buildings within conservation areas but certain recommendations can be omitted by the domestic energy assessor who is creating the EPC. There are small and inexpensive measures that can be carried out should your own EPC not meet the E rating or above. Local assessors like Claire Sherwood can offer an Energy Compliance Plan whereby your property can undergo a new assessment. Following the assessment, a consultancy service is provided to advise landlords on the lowest cost retrofit measures to bring your property up to the necessary standards required for rental. The new EPC will then be lodged once the improvements have been made and the property reaches the required rating.
