e have little doubt that most of us will be happy to see the back of 2016, a year filled with extraordinary news. So many talented people have passed away, if there is a heaven then they are having simply the best rock gig ever right now. The political scene has been even stranger and rockier. Whether you voted for or against Brexit the outcome has left the country in a state of flux and challenged democracy and all who believe in it. Across the pond, well what can one say. President Elect Trump is in and only time will tell how he navigates the unfamiliar channels of American Governance. One has to hope that he has some experts on hand who do know what they are doing. A world in a state of confusion always breeds a sense of unrest but we the public are the ones who must weather that unrest. How do we do that? We can start by taking control of our own situation. The experts and pundits have much to say about the property market postBrexit and they are so so divided, prices will fall, prices will rise and prices will stay level they say. The only truth that we can see is that there is fear and a lot of fence sitting. We can also see that when you've gotta go you've gotta go! Moving on a whim is perhaps less likely but moving out of necessity remains and the necessity is born of a need, a new location required form work, more space for a growing family, less for a reduced family… those factors remain and sitting on your hand in fear is not going to remove them. We often suggest that you get a move on, and wishing these pages and on our Latest TV show Latest Homes Live we actively try to help make that move is easy as possible. he Hove Business Association – with funding from Brighton and Hove City Council – has installed Christmas lights on George Street, Hove, for the first time in a decade. The event marks a new era for the association, under the guidance of recentlyelected Chair, Victoria Mason. Speaking on behalf of the association, Victoria said, “I’m delighted that we have been able to use ongoing funding from the council to bring a touch of Christmas magic to Hove once again.

ife is currently a little cramped at Landlady Towers. Not only do I have four lodgers, I am also helping out a couple of friends in need of a place to stay for various reasons. One friend has been waiting for three months trying to complete on the purchase of his first flat. Three months is an unreasonable amount of time to wait for anything, in my opinion, but it would appear that in spite of modern technology, conveyancing solicitors still proceed at the pace of a lame sloth. My friend, who's just started a parttime job in Churchill Square, needs a place to stay on Wednesday, Thursday and Friday nights, and has been sofa surfing in an indefinite manner. Landlady Towers is his last resort – I think it's the last resort of many people – but luckily, The Small Daughter stays with her father from Wednesday to Saturday, so he can have her room. It currently smells of old feet, but any port in a storm.
“ The problem is that he needs to hide his cats from the landlord ” Billeting my other friend is slightly more complicated, in that he only needs somewhere to stay for a few days while his landlord renovates his flat. The problem is that he need to hide his cats from the landlord, as pets are a definite no no. Even though I would go as far as to say that I actively dislike cats, I can see that they're not the easiest creatures to hide as they do pretty much what they like, so against my better judgement, I'm willing to help out. One cat horror story that is etched on my mind is that of an old friend of mine who had a lovely flat in Notting Hill. In the ‘80s, a little down on his uppers, he decided to let out his spare room and placed an advert firmly specifying that pets were not allowed. A very attractive potential tenant turned up to view the room and with a combination of charm and womanly wiles, convinced my friend that she and her 'well behaved' cat would be the ideal housemates. Being a bloke, my friend fell for it. Of course on moving day, the first thing the cat did when released from his cat container was deposit a large, liquid turd on my friend's feather pillow. I do believe that there's no such thing as a well behaved cat. 6 | LATEST HOMES

hristmas is coming and I open the shop fulltime during December, which is all well and good as long as I have some new and eyecatching stock to entice the discerning purchaser into the premises to spend their hardearned cash. So to my delight a dear friend and client of mine gave me these two Theatre Royal posters which I have had mounted and am now displaying in prime position in the window. The first poster is 150 years old and is advertising an amateur production in celebration of the then proprietor Mr H Nye Chart, who was a well known local celeb and ran an extremely good theatre. The interesting thing about this is appearances from members of the Attree family, who were the original owners of Brighton's Queens Park and the original villa, who were heavily involved in the formation and success of the town during and after the Prince Regent’s tenure. And also the name still remains as undertakers in the city today. The second poster is from 1881 and offers six nights of performances from George Rignold who had just returned from a tour of America and Australia, which was some travelling feat in those days. Two other points from this poster is that at the top it states that the theatre was also an Opera House, as at the bottom of the

FEES BAD NEWS FOR LANDLORDS? Ahmed Khalil discusses Letting Agents’ Fees
I
n his Autumn Statement Chancellor Phillip Hammond announced that letting agents’ fees can no longer be charged to tenants. As it stands tenants can be charged fees for administrative work that includes taking up references and making credit or immigration checks. The unspoken assumption that these fees should be passed on to landlords instead makes this another piece of bad news for the letting sector. David Cox, the managing director of the Association of Residential Letting Agents, referred to the ban as yet another “draconian measure” that represents “the fourth assault on the sector in just over a year.” Yet amidst all the bad news I’d like to bring some good. There is a way you can be a landlord and not have to suffer the slings and arrows of outrageous policy changes. There is a scheme that offers you guaranteed rent, ongoing maintenance and charges you no fees at all. I’ll tell you more about exactly how you can let with confidence and without risk in a moment. But, first, let’s just take a look at those “draconian measures”. Bad news for landlords Phillip Hammond introduced his crowdpleasing gesture of a ban on letting agents’ fees levied on tenants in England as one that would help 4.3 million people save, on average, £337 each. Yet landlords fear that the cost of these savings will simply be passed on to them. And this is not the only threat to the profit they can make from their properties. It is no wonder that landlords are already feeling bruised by recent changes. • In April 2016 an extra three per cent stamp duty for second home buyers was introduced. • From 2017 tax perks for landlords are being scaled back, with mortgage interest relief on rental properties reduced to the basic rate of income tax. • The Autumn Statement promised a review into incorporation and the tax paid as a result, which many commentators suggest is directed at landlords who have set up companies for their buy tolet properties as a way of avoiding some of the forthcoming restrictions on mortgage interest tax relief. • The Bank of England is set to make it harder for buytolet investors to take out a mortgage. Is there any good news at all for landlords? Many landlords have found that there is a way to rent their properties without paying any fees, suffering from void periods and without having to worry about maintenance.
