ven though I've done it for the last few years, it's still a shock to return from Havana and realise it's bloody Christmas. Returning from a place where people relish the simple pleasures of life to the greedy, technology­obsessed, capitalist UK is never a pleasant transition and I always spend the first week back home being unreasonably angry. Luckily, I did all my Christmas shopping in New York in October, so didn't need to be angry in Churchill Square, which is a blessing, I suppose....

“ The eight days of mourning forced us to buy moonshine ” Now that Fidel is dead, capitalism, which has slowly been seeping into the threadbare fabric of Havana is sure to increase. I for one was relieved when he died, as we were in a nightclub in Havana on our sixth night out in a row. I'd spent the previous five nights twerking with The Cuban Boyfriend in a rather inelegant manner, not to mention being Havana Club's top consumer, so was a pale, weedy facsimile of my usual self. When the news came that he'd died, the nightclub closed and we all had to go home, which had me metaphorically punching the air with joy. Moreover, the following eight days of mourning prohibited music and alcohol, forcing us to buy moonshine and dance in my friend N's flat in Central Havana, a much cheaper and less publicly embarrassing option. The Big Daughter, ever ready with her rapier­ like wit sent me a message saying that the Cuban government had banned music and alcohol because they'd heard I'd been twerking in Varadero and wanted it to never ever happen again. She added that she'd never been more relieved not to be in the same country as me while the twerking was happening. This is very much a case of kettle screaming at teapot, as The Big Daughter has been known to twerk (albeit in a much more attractive manner) on more occasions than I care to remember. At least I do it in a country where no one knows me.... 8 | LATEST HOMES

A

s a Brightonian I am still amazed at what we have in our city and what we have made of places that when built could never have imagined being used for what they are now (phew sorry about the long sentence but taking two attempts at English 'O' level and preferring to talk on the phone tells you my journalistic abilities are restricted). Anyway I digress

“ Who would have thought it in the gentle world of the Victorians? ” As you may know I like my music... not so much old as vintage (means the same but don't tell the trendy shops that). The first picture is Duponts Riding School in the 1880s where one could learn to canter and trot with the best, and the next photo is (I think) taken from the same vantage point in the same building of The Blockheads (unfortunately minus the late great Ian Dury but nevertheless fantastic) performing at The Old Market in Hove, superbly renovated by The Stomp group. The third picture is the entrance to the Madeira Lift which is accessed through the Concorde 2 bar and venue where playing just before Xmas I saw Slade (two of the originals now aged 70!) but again a fantastic performance, everything you wanted to hear and a justifiable reason to play THE Xmas song! The moral of this article: who would have thought it in the gentle world of the Victorians that these buildings would be used for such raucous occasions? Will find some more next week! P.S. > Caroline of Brunswick Proprietor Cliff Barnes on what the threatened pub offers to the community, and his plan to save it

B

righton’s Caroline of Brunswick is a pub of two halves. Downstairs, it is the city’s last remaining pub to cater primarily for the members of the rock, goth, punk and alternative scenes, following changes in recent years to the target markets of the Hobgoblin and the Hare & Hounds, and the closure of several rock­ friendly nightclubs. Meanwhile, upstairs the live venue has developed into a world­ famous comedy club, where it’s not uncommon to find big names like Romesh Ranganathan, Seann Walsh and Zoe Lyons running in material for their latest shows. I’ve run the pub since the summer of 2006, the Caroline’s future is now threatened by the expiry of its current lease, and a change in the business model of the building’s owner, Punch Taverns. Punch are getting out of the leasing game, and are planning to directly manage hundreds of their premises, under their Falcon Pubs chain, which includes the Champs brand of American­themed sports bars.

Therefore, at the end of November 2016, I launched a campaign to mark the beginning of ‘12 Months to Save the Caz’: a campaign that was joined by over 1,000 people within its first 48 hours, and gained the support of local MP and Green Party co­leader Caroline Lucas on the very first morning. Part of the campaign is to get the pub recognised as an Asset of Community Value by Brighton & Hove City Council, with the hope

that gaining such status would help to persuade Punch Taverns that the Caroline is no ordinary pub, and that to try and turn it into an ordinary pub would be a project that is doomed to fail. Ms Lucas had a meeting with Punch in December, and it is looking hopeful that they will relent, and allow the Caroline to continue operating in the same style, where I would become Punch’s tenant rather than its leaseholder, as per their new business model. Andy Slee from Punch has conceded that “it is clear that there is significant feeling locally about keeping the Caroline of Brunswick trading in the style it currently operates”, and that “it is a brave company that goes against local public opinion when developing a pub”. Of the comedy venue above the bar, he said that he was “especially taken with stories of those who are now famous returning to the pub to recognise the role it played in their early career”. Local records show that a pub has stood on the site since the 1820s: originally named the Star of Brunswick, it was a popular student bar in the 1990s under the name Leek & Winkle, although it struggled in the early 21st century after rebranding as The Leek when it was given a trendy orange and blue colour scheme. My wife Debora Parr and I relaunched the pub under its current moniker immediately after Halloween 2006, when it had become clear that it had developed an “alternative” clientele under our ownership. Appropriately enough, the pub is now named after a social outcast with a Brighton connection: she was married to the Prince Regent (later King George IV of Brighton Pavilion fame), and found herself refused entry to their daughter’s wedding on her husband’s orders. Today, the Caroline of Brunswick is proud to provide a safe space for the outcasts of Brighton who find themselves with nowhere else to drink! carolineofbrunswick.co.uk

SECRETS OF AUCTION REVEALED > The speed, transparency and efficiency of the auction sale

R

ocket science it is not. However, plain and extremely simple it indeed is! When a property is offered for sale by auction, the first thing we do as auctioneers is to write to our client’s solicitor requesting a full legal pack which is likely to comprise of the following documents: • Office Copy Entries (Title Register) • Title Plan • Replies to pre­contract enquiries • Local search • Planning permissions & building regulation consents • Any relevant notices • Special and general conditions of sale • Any other relevant documentation • Copy of lease • Leasehold management replies to enquiries

The cost of the preparation of the above legal pack is repaid back to the seller by the purchaser upon completion in addition to the selling price! Once received, this information is collated by us and placed within our legal pack download facility that is incorporated on our website, whereupon having viewed the property in question, the intending purchaser is able to go online, download each and every document within the legal pack and send it straight to their solicitor for approval. With the approval received, the buyer will then contact us to make a pre­auction offer whereupon in the event such an offer is accepted and once our client’s consent has been obtained, the buyer is able to immediately attend our offices with their 10% deposit, sign an auction contract and exchange there and then! The same principle applies to the day of the auction itself, the only difference being that the highest bidder wins with the successful bidder’s due diligence already having been undertaken in exactly the same way. As we only tend to deal with cash purchasers who are not involved in any chains, we are very easily able to orchestrate this method of sale whereupon as a result of this, we never have to encounter: • A single abortive sale • Breakdown of chains (there aren’t any!) • ‘Bad surveys’ or ‘down valuations’ by building society/bank valuers • Renegotiation of the price as the price agreed is the final selling price • Any delays whatsoever as once an offer is accepted, contracts are exchanged immediately with completion normally 28 days later • Anything other than full market prices being achieved

Block viewings are held twice the week for half an hour per visit during what is a very intense and concentrated marketing period leading up to the day of the auction at pre­arranged times that are strictly adhered to, thus causing the minimum amount of disruption to whoever is living in the properties, tenants in particular. On the day of the auction with your due diligence fully completed and your 10% deposit to hand, a very simple auction registration form is completed whereupon you will receive a paddle which includes your personal bidding number. You will also receive an addendum which is a very important document as this includes any last minute changes to the property you are interested in buying. You are now ready to bid for your property and in the event you are the highest bidder, and assuming that the reserve has been reached, the auctioneer will announce “going once, going twice, for the third and final time, sold” and bring down his or her hammer and it is at this point you are legally committed to purchase the property, normally 28 days later. Therefore it is vital you have the funds available to complete the purchase at this time. The process is taking as long as 6 to 8 months in some areas. And, of course, all this time landlords are paying their mortgage but not receiving rent. With rents continuing to rise, and landlords increasing rents to cover increasing costs, more tenants may struggle to meet their monthly rental payment.
