righton is a city that is always alive: you can feel life happening. Energy surges through the city, through the cabs watching over the streets, through the forever young people on the streets, in bars, cafes and clubs. Everyone is sociable or appears to be so; everywhere is throbbing with life. And beauty is everywhere too, in the nearby downlands to the glistening sea, to the young people enjoying the city. And Shana Grice was a beautiful young woman who deserved to continue enjoying this city and all that life has to give. Reporting the local news for our channel, I was at Lewes Crown Court last week and heard the court recording of Shana. The judge said to everyone in the court: “hear the clear tones of the confident and vibrant young woman”. It was hard to reconcile that this young woman would no longer enjoy the life that she should have had. Going out for the weekend, for dinner with her true love on Friday night, then all the fun of a family wedding on the Saturday. Above all else, the statements from friends and family showed that Shana valued family life and that she is loved. Everyone was so happy to see Shana because she's so much fun, she lights up a room with her presence. With her family she's always kind, caring and respectful and she especially loves spending time with her grandparents. Now the present tense tragically changes to the past and life lost.
“ Shana deserved to continue enjoying this city and all that life has to give ” Shana had always been popular. Throughout her childhood she had made friends easily and she was never grumpy. She was quiet at school, never caused trouble and was a credit to her family. She was just naturally affectionate, just the nicest person you could ever meet and everyone loved Shana and she cared about everyone. She had always loved life and was so enthusiastic. At the front of the selfies with her friends, Shana inspired laughter for all the right reasons. No wonder she had so many friends on Facebook. Her friend Joann said of Shana: "the most beautiful person I ever had the pleasure of calling my friend, my dance partner and my surrogate sister”. And when she went to work she did her job thoughtfully and carefully, and her colleagues knew they could rely on her. Shana never got to have that perfect weekend. I do not want to remember the name of the person who killed Shana Grice. He should be dead to us. I never met Shana Grice but my thoughts are with her family and friends. An ordinary, yet extraordinary girl and an amazingly loved woman with a fabulous family, a cool caring boyfriend and so many friends. We will never forget her. @latestbrighton @latestbill

hile I was still in Cuba, I received a text from my French lodger asking if it would be OK for several of her friends to stay in my house for the weekend. Being as I was in Cuba at the time, I couldn't have cared less if the entire population of France was residing on the sofa in my absence. In fact, they'd probably make the place look more glamourous. I replied that it would be fine, to which I received a rapid thanks, with the unwanted adjunct that the kitchen sink was blocked. Fortunately, The Big Daughter and her boyfriend moved back into Landlady Towers while I was in Cuba, so I was able to call her from my Cuban mobile and ask her to use the plunger to unblock the sink. I was in the middle of describing what the plunger looks like – i.e., for the uninformed, a stick with a black rubber bowl on the end of it – when The Big Daughter interrupted me with “durrrr, you mean it looks like a plunger mum?”.
“ I was in the middle of describing what the plunger looks like... ” I cannot believe that The Big Daughter knows her way around a sink plunger, because barely two years ago, she would have surely been trying to apply mascara with it, so little did she admit to knowing about the machinations of the real world beyond Landlady Towers. She and her boyfriend have probably learned a lot in their last two years in the cut throat private rental market. It's not nice out there. In spite of their leaving their rental flat spotless, the agent is charging them £20 per wall for those that 'need repainting'. I'm assuming that, for that price, the walls will be painted in gold leaf, because trust me, their flat was tiny. As a landlady of more than 20 years, I accept that my tenants are actually going to live in the flat and therefore am not going to charge them for a bit of wear and tear. Trust me, in the past I've had electricity phobics yanking out all the sockets and handwriting complex religious passages over the skirting boards, so a bit of wear and tear is nothing. But I guess we all have to make money somehow. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

2 his week I have decided to become highbrow and publicise something great that is about to happen at the Brighton Museum. From 8 April till 8 October this year please make the time to pop and see a free exhibition entitled: ‘Constable and Brighton’, where approximately 150 works of this fabulous painter will be on display. It explores his work done in and around Brighton, when he stayed with his family between 1824 and 1828. Now why am I getting serious? Well, I have watched with awe the work that has gone into this project and hurdle jumped, to produce this event. I was approached by my friend Shan Lancaster for assistance with regards to my collection of local maps of Brighton and its environs (strange word but that's what it says on the maps!) to help look at John Constable’s walks and routes he may have taken when searching his subjects – which included lots of windmills. I was also interested by the fact that he resided in Sillwood

Road in a house owned by the sister of Thomas Kemp (he of Kemp Town and the Temple, which is now the girls school in Montpelier Road). So massive local interest and some amazing paintings which have come from collections all over the world to our little old town. I have included an example of his Brighton work [1], but obviously there is nothing like seeing the real thing. Shan has produced and edited a lovely book [2] to go with the exhibition (which I have for sale in my shop at 28 Western Road Hove at only £25) which will inform and teach you more about this great artist. ollowing our highly successful inaugural year, the Brighton and Hove Property Consortium are ready to get back in the saddle for the Brighton2Paris Charity Cycle Ride 2017 sponsored by Oakley Property & The Hyde Group. This year’s event is once again supporting the Mayor’s 27 chosen charities and in addition, the ABF Soldiers’ Charity. The cycle ride will depart from Brighton’s seafront on Thursday 4th May and return on Monday 8th May 2017. Over the course of the five days, the cycle team will travel via Newhaven, Dieppe, Paris, Versailles, Evreux, and Lisieux to arrive in Ouistreham on the Normandy coast on Sunday 7th. We are being joined by supporters, well wishers and military veterans including the ‘Chelsea Pensioners’ who will be waving us off from Newhaven.
“ We hope that residents and visitors come along to enjoy the family entertainment in New Road ”
Whilst in France we will be flying the flag to promote Brighton & Hove as a major tourist and cultural destination. We will be welcomed by both the Mayors of Dieppe and Ouistreham together with their diplomats to promote the links between our two countries. The cycle route passes through the beautiful French countryside and although some of the terrain is fairly tough, there will be downhill sprints to ease the pain. Jon Orrell of the Hemsley Orrell Partnership commented: “I’m really excited that we will visit the DDay Landing sites in Ouistreham and I have arranged a memorial reception and celebration for our arrival.” Monday 8th May will see the cyclists cross the finish line in New Road, Brighton as part of the Brighton Fringe Festival’s Charity & Community Fun Day. The Brighton & Hove Property Consortium has collaborated with the festival to create this dedicated event to mark the end of the cycle ride. 6 | LATEST HOMES

Colin Brace of the Brighton & Hove Property Consortium: “The property community already contributes so much to the city’s economy by way of employment opportunities, apprenticeships and much needed housing. This is an ideal opportunity for our members to give something back directly to those who need of our help. We are pleased that this event has grown to become one of the major events on the city’s fundraising calendar. We hope that residents and visitors come along to enjoy the family entertainment in New Road on Monday 8th May. The Mayor of Brighton & Hove, Pete West is cycling the entire route on a tandem cycle. A giant outdoor screen will televise the Mayor launching the Fringe Festival fireworks at St Peter’s Church in Brighton by way of a live video link from the base of The Eiffel Tower in Paris on Thursday 4th May. Chris Oakley of Oakley Property and Tom Shaw of The Hyde Group: “We jumped at the chance to be the main sponsors of the Brighton2Paris Charity Cycle Ride for a second year running as the event supports the Mayor’s Charities, so it gives us the opportunity to give to a really worthwhile range of causes which do great work in our local community. The event is particularly relevant to us as part of the Brighton & Hove Property Consortium. It gives us the chance to ride alongside some likeminded property people for what is a great fun event, but also means that the property industry, as both a major player and beneficiary of the Brighton & Hove economy, is giving something back to the community which supports it." Mike Oliver of Mike Oliver Associates: “I am delighted to be a sponsor for the Brighton2Paris Charity Cycle Ride 2017. While promoting cycling and fitness at such a fun event, we are supporting the Mayor’s charities and the ABF Soldiers’ Charity – all truly worthy causes. I am excited to be a part of such a communityoriented event and I’m sure there will be great camaraderie for all of the 150 miles.” The event will be raising money for the Mayor’s 27 selected charities as well as the ABF Soldiers’ Charity. We have set up a JustTextDonate number via JustGiving (Text ‘BAHP67 £3’ to 70070) and have a JustGiving team event page: www.justgiving.com/crowdfunding/BAHPC2017

We’ve been doing it for many years and we intend to stick to what we excel at. We don’t sell houses. We don’t lease commercial spaces. We’re not distracted by rental opportunities elsewhere. F E A T U R E COMFORT > Bold basements & stunning staircases with QED Structures and Mohsin Cooper Architects Who are you and what do you do? We are Mohsin Cooper Architects & QED Structures and we share office space in Hove. We are RIBA Chartered Architects and Chartered Structural Engineers and work together on a wide range of projects for clients in Brighton & Hove, the South East and London.
“ We work with homeowners on a
wide range of high quality projects ”
What sort of projects do you work on? We work with homeowners on a wide range of high quality projects, such as extensions, refurbishments and new builds. We have recently completed this beautiful basement conversion to a Victorian Villa in Hove (pictured). We work on everything from Listed Building refurbishments to contemporary new dwellings.
A large area of the ground floor was opened up to create a stunning open plan dining/kitchen space with the feature spiral stair. What was unique about the project? We designed the staircase to be a stunning spiral feature stair, which unlocked space in the remainder of the basement for bedrooms and bathrooms. The stair was modelled in 3D software by us and constructed by a metalwork fabricator, then over clad on site with limestone. The client, Emma MillsSheffield also advised on interior design. Who should I contact if I want to discuss a potential project?
What were the main challenges of the Hove basement project? This project created an extra floor of accommodation, doubling the size of the dwelling by underpinning the existing structural walls and introducing new light wells to new bedrooms.

sale by auction is the only method of sale where the seller is, via their auctioneer, actively able to seek higher offers at all times during marketing, a procedure that is accepted by purchasers as being ‘par for the course’. It is for this reason that over the past 18 months we have been able to achieve prices that have exceeded expectation by considerable amounts.
“ Efficient, transparent and to use that word again, immediate! ” Our clients have not only been delighted with the amounts received but also the speed in which contracts have been exchanged and by this I mean immediately! You see when I advise a client I have a buyer for their property, my definition of a buyer is someone who has the cash, does not require a mortgage or survey, is not involved in a chain and able to immediately sign an auction contract.. The auction method of sale be it, before, during or after the auction is not rocket science but instead extremely efficient, transparent and to use that word again, immediate! We do all of the work in advance, have all of the legal documentation cleverly stored on our bespoke website ready for a purchaser and/or their solicitor to download. 14 | LATEST HOMES

Recently, I received a viewing request for one of our properties in West Sussex from a gentleman who did not live locally but had been in the vicinity the weekend prior and had seen the property from the outside. He had downloaded the entire contents of the legal pack and was happy with all of the documentation provided so I arranged to meet him at the house. Due to the geographical distance between the property and where he lived he asked what would be the procedure in the event he wanted to make an offer? I simply said that if he wished to email me his money laundering documents I would bring the formal contracts with me to the viewing ready for him to sign once he had transferred the 10% deposit. I headed off to the viewing with my client fully briefed and waiting for my call following the viewing. After the viewing, the buyer (as good as his word) made an offer on the basis he would exchange contracts there and then. As you would expect, some negotiating for the owner was necessary however, once the price was finally agreed, the deposit was transferred, contracts signed and exchanged whereupon completion took place 28 days later. Job done as they say, efficiently, quickly with absolutely no delays hassle, aggravation or uncertainty incurred by either party. Now this is how to sell a property, is it not?! CEILING LANTERNS > A modern roofing product that brightens up your home with natural daylight
D
MB Solutions would like to tell you about an interesting and modern roofing product: the Ceiling Lantern. DMB handle the entire project: including survey, drawings, planning, design and build. Imaginative design and professional expertise can transform your home into an airy new living space, full of life and light. It is fitted with rain sensor technology and climate control features, which provide excellent thermal performance. This ensures comfortable all yearround use and lower heating and air conditioning bills! This product opens and closes electronically via a remote to ensure it can be controlled with ease. It is fitted with triple glazing, which ensures the property remains comfortable and warm whilst we are still experiencing these chilly evenings.
“ Opens and closes electronically via a remote ” Ultimately, as the lantern is fitted with a choice of hidden rafter or rod ties, it ensures you have the luxury and flexibility to create the exact roofing design you want! Pilkington Activ Blue glass can also be fitted. This holds selfcleaning properties that are located on the external pane of glass. This makes it ideal to be fitted in hardtoreach places that are difficult to clean. The slimline technology also ensures the lantern is structurally sound. What a great product!
As shown in the photo, the ceiling lantern enables natural daylight to illuminate your property – whilst providing uninterrupted aerial views from your home. The lantern itself not only looks good but it also has many interesting dynamic components. DMB Solutions, 48 Borough St, Hove, BN1 3BG 01273 777459, www.dmbsolutions.co.uk
F I V E S TA R > Five factors landlords must consider before picking the perfect investment property
B
uying to let has never been so popular, with high tenant demand and rising rents providing investors with an opportunity to enjoy a regular and reliable extra income. Allison Thompson, managing director at property specialist Leaders, says: “Despite the tax changes for landlords due to come into effect on 1 April, recent research shows buytolet is still the best investment option in terms of overall return. “Rental demand is at an alltime high and experts predict that up to a quarter of all households in the UK will be renting by 2025, so it is no surprise that investors remain extremely keen on property. But that is not to say every home presents a lucrative investment opportunity, so prospective landlords must do their homework to ensure a property will deliver the return they are looking for.” Allison has identified five factors every landlord should look for in a property before buying to let. 1) Local employment opportunities Quality tenants will be attracted to homes either close to or with easy access to their places of work. So consider where big businesses are based or areas with a number of local employers and look to buy there. 2) Excellent transport links Proximity to a rail station or the motorway network will make a home more appealing to people who need to travel for work, family or social commitments. Avoid those remote areas that are notoriously difficult to reach. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7
“ Prospective landlords must do their homework ” 3) Quality of housing With tenants staying in one place for longer, they typically look for quality properties that can be a home to be proud of. Therefore properties which are maintained to a high standard will achieve higher rents and benefit from longer tenancies. 4) Attractive local amenities Areas with plenty to offer will naturally appeal to tenants. Look for homes that are close to shops, pubs, restaurants, schools and entertainment facilities, all of which can draw people to an area. 5) Meeting local demand Working out who you are aiming to let to and buying a property to suit is a must. If you want to take advantage of a large local student population, investing in a house with four or five bedrooms is a shrewd move. Similarly, if a town is popular with young professionals, buying a stylish apartment is wise. Get your buytolet project started today by visiting Leaders’ Property Investment Hub – a dedicated portal featuring available investment properties and, in many cases, full rental histories. www.leaders.co.uk

ARE YOU GETTING
THE BEST DEAL
FROM YOUR
LETTING
AGENT? Khalil’s Reward Schemes
I
t’s a fact: not all letting agents are the same. At Khalil’s we can make a very big difference to your experience of letting, whether you are a landlord or a tenant. Khalil’s Tenant Reward Scheme At Khalil’s we believe that good tenants deserve to be rewarded. They deserve extra services like cleaning and gardening, they should pay reduced letting fees and leave lower deposits, and, most importantly of all, they should benefit from a cash sum at the end of their tenancy if they pay their rent on time. And that is not a deal you are probably getting from your current letting agent. Go ahead, ask them why not! Khalil’s Rent Guarantee Scheme We also believe that landlords should get great returns on their investments, but their experience should be stressfree and void free. We will pay landlords rent every single month regardless of whether their property is occupied or not, and it’s totally our responsibility to maintain and fill their house or flat. And that’s not a deal you were offered by your current letting agent, is it? Maybe you too should ask them why not! Khalil’s is a letting agent that both landlords and tenants love We get such great properties to let because landlords know we will handle everything for them and pay them rent every single month of the year. And we get such good tenants to move in because we reward them, and we make finding, arranging and living in a rental property simple. Our Tenant Reward Scheme ensures rental properties are well cared for and that tenants are happy in them and encouraged to act responsibly. It costs each tenant £20 a month to join, and they must take out tenant liability insurance to signal their good intentions. We then include utility bills (including broadband) in their rent to make things easy, and offer a fortnightly cleaning and gardening service to ensure it is a pleasure to live in the property, and that it remains well looked after.

Are you getting the best deal? If you are a landlord and would like to chat about how we can guarantee your rent and take away the burden from letting your property, give us a call to find out about the difference that Khalil’s can make. If you are a tenant and would like to find out about our Tenant Reward Scheme, and benefit from cleaning services, reduced fees and a cash reward at the end of your tenancy, then speak to us (or ask us for some information you can show to your current landlord). After all, at Khalil’s we offer both landlords and tenants a very good deal. And that’s how we are different.
