Dear Property Professionals, Purplebricks have got almost 4% of the market in Brighton & Hove (source: Zoopla). Their unashamed aim is to replace LOCAL property agents with one global brand – theirs! And just as the local taxi companies are fighting Uber, and the local hospitality market is fighting Airbnb, the local property industry is fighting back. But we need to do more. Agents obviously have to work as hard as possible to build on the trust that people do have in local agents and the residents of Brighton & Hove have been placing that trust in agents to sell or rent their homes for over 100 years! Latest Homes continues to back local agents, and will always do because we believe in this city. So... agents need the public to know their names and to trust their names. If we are to counter globalisation we have to come together... localisation. That means LOCAL people need to know the names of trusted LOCAL agents and they need to know your company name before anyone looks at any property portal or online agent. We will spearhead this campaign for you. Latest Homes is not just a magazine anymore. It is print, online, TV, social media and is both local and national. Advertise your company name in LATEST HOMES magazine. Brighton’s most popular magazine with 100,000 readers in print and online and enjoy the following benefits: FREE FREE FREE

Your company name on all our social media platforms, 65,000 followers Your company name and your listings on latesthomes.co.uk, the free portal for all Brighton & Sussex agents. We are challenging Rightmove, Zoopla and OnTheMarket Your company name on local TV channels across the whole of the UK

The next step is to contact us to be part of this campaign – vendors and landlords need to know your name, not “you know who” from outside our city. Latest Homes has the means and determination to get your company names known to hundreds of thousands of readers, online visitors, social media users and television viewers across both Brighton and the rest of the UK. We want to hear from you. Kind regards,

Let’s put Kemp Town on the signs

M

adeira Terraces currently look derelict. I think this is symbolic however, of the powers that be’s long term disinterest in Kemp Town generally. Come on Warren and Simon, do something about it! I love Brighton. I actually love Hove too. I like every little bit of it. In my time I’ve loved living near Preston Circus and seeing so many great films at Brighton’s wonderful cinema, The Duke of York’s. I love going to the beach – okay, I know, it’s pebbles, I still love it. I love living where I am now, in between Kemp Town, Whitehawk and Roedean. But what don’t I like? I don’t like the fact that when you come into Brighton, whether it be by car, bus or train, all the signs direct tourists and would be residents to west of the Brighton Pier. Most of the money in Brighton in the last decade has been spent west of the pier. The Cultural Quarter with The Dome and The Royal Pavilion is world class, the Lanes and the North Laine are amazing. The pedestrianisation of New Road by the Theatre Royal is also great and all the clubs that have been developed over the last 20 years in between the piers have made Brighton CelebCity and ClubCity. However, east of the pier has not seen the same investment.

I believe you’re supposed to declare a vested interest, so I’d better tell you that Latest Musicbar is in Kemp Town but I also have a vested interest in promoting Brighton. I’m not biased or setting one part of the city against another, I just want to promote all our great bits. There are so many signs when you come into Brighton – that’s great. But how hard is it to add the words ‘Kemp Town Village’ or just ‘Kemp Town’ as often as you see the words ‘Cultural Quarter’, ‘Royal Pavilion’ or ‘Brighton Centre’? And of course Kemp Town is principally known for its diversity – the LGBT+ scene and most of the Pride weekend takes place around The Village. Signs for Kemp Town Village would help. Our city TV station and live music and party venue is situated in Kemp Town. Over 500 band videos have been made there, and artists like The Kooks, Jo Harman, Newton Faulkner and the great Amy Winehouse have all played there. The Catalyst Club and Club Scientifique are in Kemp Town. BIMM, one of the UK’s main music colleges, started in Kemp Town. ACT, the main stage school, is there. So Kemp Town is also quite cultural, maybe not a quarter but what about the Cultural Eighth? So this is what I am calling for: Signs and pedestrianisation. Kemp Town’s always been on the map. Let’s put it on the signs. @latestbrighton @latestbill

I

am relieved that the clocks went forward a few weeks ago. Not only does it signify that our lovely Brighton summer is on its way, but it also means that I do not have to change my clocks. I swear I’ve been meaning to change all the clocks in my house since they went back last October, but I’ve not quite got round to it. This is mainly because in order to do so, I’d have to balance precariously on a chair. Besides, one eventually gets used to almost having a coronary arrest in the morning when looking at the clock and thinking you’re an hour late for work.

“ He ought to consider building a shed in the garden to accommodate his hoarding habit ”

In Scandinavia, The Cuban Boyfriend is an hour ahead anyway, giving him an hour headstart to buy bric a brac and old bicycles without any prohibitive intervention from me. My house is slowly filling up with old bicycle bits and chequered trousers (another favourite and not infrequent purchase), not to mention the ‘man cave’ suitcases full of ‘bargain’ rollerblades and car wing mirrors that sit idly in his bedroom in Havana. I tactfully suggested that he travel to Brighton with hand luggage only, which curtails his ability to bring stuff and leave it in my house, yet unfortunately means that when he buys more items, he can’t take them home either, so has to leave them in my house. There seems to be no satisfactory solution, although I’ve told him that if he’s planning to spend more time here he ought to consider building a shed in the garden to accommodate his hoarding habit. I haven’t set foot in the garden for over a year and it has become something of a mythical place full of tramps, foxes and old Tennents cans, so a Steptoestyle hoarders’ shed should fit in quite nicely. On the plus side, it is quite handy to have a man who can mend bicycles around the place. I cycle almost every day and often go out on the Downs for the whole day to enjoy a bit of solitude. Recently, I’ve noticed a propensity of badlydriven foodmule mobiles carrying huge square boxes of takeaways, presumably to people who are so idle that they can’t be bothered to haul themselves off the sofa and get it themselves. Shameful! How apt that the logo on the bikebox puts me in mind of a V sign. And not for victory either. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

A

few weeks ago a lady came into the shop and asked me if I could sell a large framed poster for her, as it was too large for her house and she wanted to donate the money to the communityowned hall that is the Exeter Street Hall in Brighton. Now I had heard about the Hall having been bought by the local residents to be used as a hub for local events and hired using the money for its upkeep. The lady and I came to a deal... I would not take my usual share of the sale price if she could book me (and Robert Jeeves the postcard man) to present an evening at the hall on The Prestonville Area and the roads surrounding it which were relevant to the locals who use it. So we turn up at 6.15pm where volunteers were busy getting the table and chairs out and opening the bar (yes, a jolly good one as well). My heart sank slightly when I was told they had no idea how many people would be attending as it was £3 on the door on the night, but it had been on Twitter and Facebook so hopefully SOMEONE would come!

“ Well blow me down, 100 chairs later and standing room only ” Well blow me down, 100 chairs later and standing room only, Robert and I did what parents would know from their kids as a "Show and Tell" on local history and postcards and maps – 80 per cent of which was just about their area. I understand we went down well and all were entertained and went away knowing things they never knew before! I was extremely impressed with the fantastic enthusiasm and work the volunteers do with the Exeter Street Hall, so good luck to them and long may it prosper. If anyone out there would like a talk on their area or a general view of the city, Robert and I have very reasonable rates. Brightonandhovestuff@gmail.com 28 Western Rd, Hove, BN3 1AF

CUPBOARD LOVE Andrew Kay looks at beautifully designed and built kitchens from DMB Solutions

W

ith regularity I meet up with James Powell, the man behind DMB Solutions, and it’s always a pleasure to talk to him about where his business is, the current developments they are making and projects that they are working on. Over the years I have made site visits to see what they do and I have always been impressed by the quality of the work and the standard of design ideas that they create. I am often invited to see projects done on a grand scale, and it’s hardly surprising, after all any company will surely want to show off their best and most exacting work. Over the years DMB Solutions have invited me to see a wide range of the works they have undertaken, from the small scale with tight fixed budgets to the large and luxurious. It has become clear to me that no matter what the scale of the job, they will still invest the same amount of care and attention into delivering the best design solution and build quality possible. That said, DMB do focus on larger restoration, renovation and new build projects and are unlikely to pop round to build a set of shelves or a wardrobe. Their latest move is to offer a full kitchen design and build service. Until now they have been happy to work with clients and existing kitchen companies, but for some have felt that they could actually incorporate that service using their existing skills and in doing so offer clients a higher standard of kitchen for a far more competitive price. James explains that many of the higher specification materials and appliances can be sourced by them directly from the manufacturers and here excellent savings can be made. It means that DMB Kitchens can make you a bespoke kitchen to the very highest standard as part of their overall design and build service. Of course, as a serious foodie, I wanted to see exactly what he meant. I love to cook but sadly for me have never had the kitchen of my dreams. Having seen the kitchen in the pictures on this page I now have serious kitchen envy. It was so beautifully thought out and designed. The finishes were not only beautiful but extremely practical and the space – well it was a very large space – but it had been so cleverly utilised that I was hard pressed to find any fault.

6 | LATEST HOMES

In the end I merely dismissed their chosen toaster as one that despite being a style icon, I find to be less than easy or efficient. James laughed, I was picking a tiny hole and one that was hardly his decision. Over a coffee we talked about the design and consultation process. He is very committed to the idea that a good design is one that satisfies the needs and dreams of each individual client. Whilst as a team they are often able to make suggestions that will improve on a customer’s wishes, at the end of the day they want that customer to be happy. He is, though, keen to offer within a budget the best and most innovative solutions that are currently on the market, as I was to see. The kitchen I saw, whilst being a sleek and minimal masterpiece, was a technological marvel with the majority of the state of the art facilities directly controllable from a smartphone. This included extraction, heating, music and media and a multitude of other modern technologies. James clearly loves to utilise new developments and this was a triumph of new technologies. Wonderful stuff, but did it work as a kitchen? Well I could see that it clearly did, and a family kitchen too with areas for dining, relaxing and entertaining built into the overall project. It was all I could do to stop myself popping on an apron, raiding the huge refrigerator and preparing dinner. James and his Company, DMB Solutions, have always impressed me, and the clients that over the years I have met and interviewed have always been equally impressed. He takes pride in his workforce, all of whom are employed full time by the company, and he is proud of the excellent work that they do. The new move into bespoke kitchens is a logical progression for the firm and one that will offer future clients the opportunity to have the kitchen of their dreams built by a company that comes with the very highest reputation. POWER OF PRESENTATION > 10 things guaranteed to put your buyer off!

I

n a competitive property market sellers can’t afford to put off buyers by offering an unappealing home, so avoiding the issues that most commonly encourage people to look elsewhere is a must. Joanne Darroch, senior branch manager at Leaders in Brighton and Hove, says: “Many sellers are unaware that the way they present their property has a tremendous impact on how well received it is by those looking to buy. “Looking to avoid the most common mistakes and rectifying issues before they reach the eyes of buyers is the best way to achieve a quick sale at a great price.”

“ Keep things clean, modern and functional ” Joanne has picked out 10 things that are sure to put off buyers and make it more difficult to sell: 1) Bad smells Smells from pets, smoking, dirt and spillages can harm your chance of selling. 2) Poor kerb appeal First impressions are critical. 3) A lack of photos You only have a moment to catch people’s eye as they scroll through listings so fantastic pictures that show your home at its best are essential.

So keep things clean, modern and functional.

PROJECT

Electric bus on Route 50

BRIGHTON

Euro 6 clean bus

> Bus operator explores cleanest fuel option for city

B

us operator Brighton & Hove Buses is currently trialling an electric bus on its number 50 route through the heart of the city in a bid to explore the right fuel options for the city in the short, medium and long term. The performance of the small singledeck electric bus – known as a StreetAir and on loan from bus manufacturer Wrightbus based in N. Ireland – will be measured against the city’s topography, size of operation, frequency of service and passenger volumes. Brighton & Hove Buses Managing Director Martin Harris said: “We are committed to the greenest energy for our operation so we’re really excited to see how the electric vehicle copes with the city and our customers’ needs.

“ Let’s not forget that any public transport journey is greener ” "We do anticipate 'electric' forming part of a multipronged strategy for a sustainable transport system for the future. Right now we’re exploring exactly what those fuel options are.” The number 50 bus route, which runs from Churchill Square to Hollingdean every 1215 minutes, was selected for its hills, its relatively short fivemile route, passenger volumes and proximity to Lewes Road depot in case of breakdowns. Passenger volumes in Brighton & Hove are the largest outside London and as such the bus operator’s busy routes mostly require double decks. But electric double decks are still in development. Also operating days are long, services are frequent and the streets are hilly. Martin added: “A fullsize single deck can do 120 miles a day but the electric bus single deck StreetAir can only do 5060 miles a day. These are the sort of things we have to seriously consider.” LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

@BrightonHoveBus The operator is also looking into the infrastructure needed for a full electric operation such as the current electricity supply capabilities of their depots and the work and costs required to convert each one so they’re compliant. Brighton & Hove Buses is committed to increasing zero emissions capabilities and improving the efficiency of engines and reducing the carbon impact of fuel. Recently the Society for Motor Manufacturers and Traders has been calling for faster takeup of cleaner diesel buses in London to help clean up air pollution. Brighton & Hove Buses has already invested millions in state oftheart highest standard Euro 6 clean buses – at a cost of £200,000 each – which reduces NOx emissions by a staggering 99 per cent. Currently Brighton & Hove Buses has 48 of these buses on the road but by this autumn there will be 82 of them in operation. The majority of these buses will have stop start technology which reduces fuel consumption and emissions. What’s more the company has converted 86 of its other buses to lower emission technology and has phased out all higher emission older standard Euro 3 vehicles. And Brighton & Hove Buses is consistently ahead of the city’s lower emission targets. Martin said: “Let’s not forget that any public transport journey is greener. Buses reduce congestion and noise. They’re also more convenient, less stressful and improve many people’s mobility. “A healthy bus operation is vital for continued economic growth as it’s a great support to business. It helps to make labour markets efficient and workforces mobile.” www.buses.co.uk

RIGHT SEQUENCE > Jason Howes to drive Fox & Sons Land & New Homes growth

J

ason Howes, Regional Director for Land & New Homes at Barnard Marcus, has extended his role to spearhead the growth of Fox & Sons Land & New Homes division in Sussex. Barnard Marcus and Fox & Sons are both part of the Sequence UK network and in his new position, Jason is charged with developing both the business and team to become a driving force for land and new homes in Sussex. Jason also retains his current role at Barnard Marcus.

“ Jason will be extending his substantial expertise to replicate this success ” Jason, who has over 25 years’ estate agency experience, has grown and developed the Barnard Marcus Land & New Homes division to become amongst the most successful within the Sequence network. Since joining the business in 2008 with two full time and two part time staff, Jason now manages a team of 21 and has increased Barnard Marcus’ profits fivefold. Currently, Barnard Marcus Land & New Homes is instructed on more than 50 sole agency new homes sites and, in his new role, Jason will be extending his substantial expertise to replicate this success in Sussex under the Fox & Sons brand.

“I’m thrilled to have the opportunity to contribute to Fox & Sons’ growing success and in a position that complements my current role at Barnard Marcus,” says Jason. “Sussex is a strong market and we see more and more buyers coming out of London seeking a higher standard of living in this locality. We will be looking to increase our developer client list to service this demand and with the aim of providing the most complete and comprehensive land and new homes package for even more developer customers. This includes assisting those developers that may be seeking offmarket land opportunities – small, medium and large – another specialism of ours.” Sequence Land & New Homes offers a unique service that blends specialist new homes sales management via dedicated new homes departments with powerful sales teams across a national network of branches. Jason’s appointment will now incorporate 26 Fox & Sons branches locally in Sussex under his ‘patch’ which already consists of 43 Barnard Marcus branches in London. “In order to provide the best service possible for our customers, I am looking to grow the Fox & Sons team with immediate effect,” Jason continues. “We are looking for excellent team members to join us as we look to expand and invite applications from interested parties.” For further information, please visit www.sequencehome.co.uk

FRESH START > A great turnaround for the residents of Freshbrook Road in Lancing

C

ausing years of torment for the residents of Freshbrook Road, Lancing, a once infamous ‘Cannabis Café’ that sat just a short distance from the village centre has been demolished and in its place sits a magnificent development of contemporary ‘advanced energy’ saving family homes, transforming the once renowned eyesore and now offering luxury living for modern families. Tim Loughton, local Member of Parliament and who was instrumental in the closure of the previous building commented: “It is great to see the transformation of the site having been notorious for hosting the ‘Cannabis Café’ which caused much misery for local residents. Now an impressive terrace of state of the art environmentally friendly houses, I congratulate the developers on the quality of the project”. Lancing has become widely renowned in recent years as an excellent area along the South Coast for investment, with excellent local shopping facilities together with a library, health centre and railway station that provides regular direct services to London Victoria, Gatwick Airport and Portsmouth. Brighton City Centre is just 15 miles to the east, whilst Worthing is a mere four miles to the West. Brighton & Hove Albion have heavily invested in the locality with its 'Premier League Status' training facility and the area also boasts a plethora of family features including the Widewater Lagoon Nature Reserve, popular beachfront and green with newly established 'Perch' restaurant and gymnasium, together with superb Downland walks upon the National Heritage South Downs. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

“ Offered with a wealth of features ” The private gated development is perfectly located within the heart of the village centre and provides easy commuting to both London and Brighton with the mainline station just a few hundred yards away. The properties are offered with a wealth of features including three/four double bedrooms, luxury kitchens with integrated appliances, luxury bathrooms with high spec fitments and showers, bedrooms with feature glass ‘Juliette’ balconies, underfloor heating to bathrooms, solar powered hot water systems, energy saving triple glazing, smart meters and gardens with water reharvesting systems. Enjoying some panoramic views towards the South Downs and Lancing College, two of the properties are already spoken for and therefore to avoid disappointment, call Michael Jones on 01903 522000 to register your interest today.

THREE COMPLEX

CHALLENGES

FACING LANDLORDS

IN 2017 – AND ONE SIMPLE SOLUTION Khalil’s Simple Solution

D

espite the fact that the Chancellor only mentioned housing once in his recent Budget speech, anyone investing rental properties knows that it remains very much the elephant in the room. The next tax year will be a crucial one for landlords, with many changes announced in the Housing White Paper starting to hit. Let’s take a look at three of these – and then reveal a simple solution to the complexities and risks that landlords face. 1. Taxation and Section 24 Section 24 of the Finance (No.2) Act 2015 starts in the 201718 tax year. It will gradually reduce landlords’ opportunities to offset their mortgage interest costs against their rental profits when calculating tax payable. Simply put: landlords are to be taxed on their income, not their actual profit. Sole trader landlords will inevitably feel the full force of this, reliant as they are on mortgage finance for house purchases. 2. The Housing and Planning Act This Bill introduces complex new regulations that will affect all landlords. This type of onerous legislation makes compliance a potential nightmare for landlords struggling to keep up with understanding, let alone meeting, the new demands. Thankfully the Residential Landlords Association have created a fantastic overview of these changes that you can watch here: youtu.be/BBUmwiNBcSw

periods eating into your profits, it can seem like the odds are stacked against you. Many landlords want an easier way to manage their investments. And our Rent Guarantee Scheme offers just this. It takes away the hassles of finding and managing tenants, the trouble of dealing with daytoday maintenance issues and the endless worries over legal changes. Quite simply we lease your property for five years and guarantee you rent every month whether the property is occupied or not. We deal with compliance and with your tenants, returning your investment to you in exactly the same condition as we received it in. This is rent without worry and letting without void periods. It’s the solution to your year ahead. For more information about rent without risk through our Rent Guarantee Scheme contact Ahmed Khalil on 07984015669 or 01273 573960, emailing ahmed@khalilproperties.co.uk or visiting us at Khalil Properties (124 Lewes Road, Brighton BN2 3LG) or finding us online at www.khalilproperties.co.uk.

3. Implementation of the PRA The Prudential Regulation Authority’s recommendations are now in full effect. They require that landlords seeking to borrow face stricter due diligence and a higher “stress test” for calculating how much they can borrow. This means landlords will probably have to put up significantly larger deposits. I estimate that the average deposit for Brighton will need to be as high as 40%. Is there such a thing as guaranteed rent in the year ahead? As landlords’ lives get more complex by the minute it can seem easy to forget that when you started to invest in property you thought it would be a simple way to earn money. With risks ever higher, legislation more complex and void 20 | LATEST HOMES
