ou might have noticed that that’s not me (Bill) in the column photograph again! Clearly Brighton is a cosmopolitan city, which I argued last week, since I’ve heard that locals enjoyed reading our Belgian intern/language school student Linh’s column in the previous issue. We had such a good response that I’ve let her take over this week too.... “Brighton is really well known for its Pier, quirky fashion and starving seagulls. Although, one huge event is just around the corner: Brighton Festival! We are all hopping up and down with impatience for that bunch of events going through Brighton town. Mayor Pete West “Brighton is welcoming artists from all around the world who are enthusiastic and passionate about what they do. Of course, one festival is certainly not enough... that is the reason why two of Brighton festival are being set up in May. “There is the Brighton Fringe which offers all sorts of shows and events. Ranging from comedy to dance and including music or family picnics, there is going to be something for everyone. Furthermore, Brighton Fringe is collaborating with Amsterdam fringe this year. What an opportunity for a Dutch learning speaker to become, at least, bilingual and to discover Netherlands’ lifestyle.
“ Art is everything, life, happiness, what you
can share, what you can see and make others see ”
“As far as the other festival is concerned, the Dome and other places are going to get busy. There is going to be more and more entertainment for the enjoyment of young and old alike! With a lovely theme this year: ‘Everyday Epic’, Brighton Festival should turn every aesthete out. “Art is everything, life, happiness, what you can share, what you can see and make others see. Art is being interpreted with different points of view and the opportunity to share those thoughts is coming very soon. So, start thinking about if food is art or not, get your nicest picnic napkin out and be ready for the Brighton biggest event of the year!” @latestbrighton @latestbill

Dear Property Professionals, Purplebricks have got almost 4% of the market in Brighton & Hove (source: Zoopla). Their unashamed aim is to replace LOCAL property agents with one global brand – theirs! And just as the local taxi companies are fighting Uber, and the local hospitality market is fighting Airbnb, the local property industry is fighting back. But we need to do more. Agents obviously have to work as hard as possible to build on the trust that people do have in local agents and the residents of Brighton & Hove have been placing that trust in agents to sell or rent their homes for over 100 years! Latest Homes continues to back local agents, and will always do because we believe in this city. So... agents need the public to know their names and to trust their names. If we are to counter globalisation we have to come together... localisation. That means LOCAL people need to know the names of trusted LOCAL agents and they need to know your company name before anyone looks at any property portal or online agent. We will spearhead this campaign for you. Latest Homes is not just a magazine anymore. It is print, online, TV, social media and is both local and national. Advertise your company name in LATEST HOMES magazine. Brighton’s most popular magazine with 100,000 readers in print and online and enjoy the following benefits: FREE FREE FREE
Your company name on all our social media platforms, 65,000 followers Your company name and your listings on latesthomes.co.uk, the free portal for all Brighton & Sussex agents. We are challenging Rightmove, Zoopla and OnTheMarket Your company name on local TV channels across the whole of the UK
The next step is to contact us to be part of this campaign – vendors and landlords need to know your name, not “you know who” from outside our city. Latest Homes has the means and determination to get your company names known to hundreds of thousands of readers, online visitors, social media users and television viewers across both Brighton and the rest of the UK. We want to hear from you. Kind regards,
Bill Smith CEO Latest Homes

PROJECT
BRIGHTON > Open to Everyone: On the Fringe or at the centre of the action? By Julian Caddy, Brighton Fringe's Managing Director
A
lready England’s largest arts festival for many years, Brighton Fringe continues its inexorable rise. For the first time in its history, it will this year extend to more than 1,000 events, some 4,500 performances, in 155 venues all across the city. Last year, there were over 535,000 attendances, which, for a city with a population of under 280,000 is an impressive feat. Over the past five years, it has grown by more than 150%. The scale is difficult to comprehend, but why is it growing and why is it relevant?
“ One third of the programme comes from Brighton and Hove itself, as do at least 60% of the audiences too ”
This year’s theme “Open to Everyone” reflects the core value of what the Fringe is. Unlike Brighton Festival, which is a completely separate event, taking place around the same time as Brighton Fringe, it is openaccess, meaning that anyone can take part. You therefore have the unique situation where community choirs, school theatre productions, upandcoming comedians and everything in between, are listed alongside professional, nationally and internationallyacclaimed work. And you experience it on a scale not seen in the UK outside Edinburgh. We do not curate the programme centrally, rather individuals and organisations choose to be part of it. It grows or shrinks depending on the number of people wanting to take part So it is never “too big” relative to that understanding. It is in fact the ultimate democratisation of art: the notion of the arts being for everyone, as it attracts the broadest cross section of participants from all ages, backgrounds and experiences. Elixir performing at Fringe City 2016 (c) James Bellorini
As an audience member it can be quite bewildering though. It takes work to look through the brochure. The great positive flip side is that prices remain affordable, with an average ticket costing around £8.50 and over half the programme with tickets at £5 or less and more than 200 events completely free. It means that you are able to take in so much more and you are freer to experiment and explore. You might see some shows that need more work but you'll also see some that are lifechangingly good, that for me is the most exciting thing about Brighton Fringe. Much of the work takes place in unusual or popup spaces, even in people’s homes, to smaller audience sizes than you might be used to. You are also often there at the earlier stages of a creative process than you might normally see work. It might be a bit rough around the edges at times, but the excitement you get from experiencing something new and so transient is one that can stay with you for the rest of your life. What has happened with Brighton Fringe has been an extraordinary organic growth of largely smallscale performance and visual art, driven by both the creativity of the artists and the appetite of their audiences. Also, whilst there may now be over 100 pieces of work from international companies, there remains one third of the programme that comes from Brighton and Hove itself, as do at least 60% of the audiences too. This is something that we can be incredibly proud of as a city and as a region, and long may it continue. Visit www.brightonfringe.org for listings, events run from 5 May to 4 June

very Easter holiday, The Small Daughter and I usually indulge in what has become known as our Easter Eggstravaganza. This normally means a longhaul flight to spend 10 days somewhere rather exotic, a 10 day period which brings us neatly to the point where we really start to get on each other’s nerves. It is always nice to return to Landlady Towers and lock ourselves in separate bedrooms at the end of it all. This year, maybe Easter crept up on us too quickly, but I failed to book anything exotic, which is a good thing, being as I now only have two lodgers rather than four, and the new bathroom flooring I’ve chosen (with the help of The Two Daughters) is going to cost more than a longhaul flight to Australia. Shocking, but I decided a few years ago that, when I need to replace something in the house I’m going to do it in the best possible quality so that I never have to do it again.
“ The new bathroom flooring I’ve chosen is going to cost more than a longhaul flight to Australia ” Feeling rather guilty for my lack of longhaul mothering, I booked a twoday spa break near Arundel for The Small Daughter and I. At the age of 15, The Small Daughter was more than happy to indulge in a couple of daysworth of facials and massages. Well, she was happy with this shorthaul arrangement until photos from previous years’ holidays flashed up on my Kindle, showing us on a beach in the Seychelles and standing next to a giant Buddha in Kamakura in Japan. Oops. Another reason why I can’t go too far afield this year is because I’ve decided to have a big house party at Landlady Towers over the Easter weekend, which neatly coincides with my birthday. There are many things I need to prepare for the party, not to mention mentally preparing myself for the inevitable bombsite that will be sure to present itself the following day. This year promises to be messier than most as The Big Son is bringing his mobile cocktail bar and freeforall cocktails, plus my friends, so it’s not necessarily a great partnership. The Cuban Boyfriend is insisting on bringing his very loud speaker from Scandinavia, as he believes my soundsystem to be inferior. I think it’s just a ruse in order for him to check a bag into the hold as we’re travelling to Turkey the week after and I’m convinced he wants to fill my Turkish house with his bricabrac as well. f you thought the advertising budgets for new films was a bit crazy these days well let me tell you, in 1970 it seems it was even crazier! A lovely chap came into the shop and gave me a few of his photos he had lying around and, as is becoming a bit of the norm, he didn't want anything for them but just said; “your shop will find a home for them rather than them getting chucked away.” Now this is being said to me on a weekly basis and I sincerely thank all those people who love the idea of what I am trying to do in the shop.
“ For some reason there is a car half way up the building which has 007 on it ” So back to the cinemas... 1970, and the Odeon on West Street was showing the Spaghetti Westerns, but for some reason there is a car half way up the building which has 007 on it. Now I'm sure I stand to be corrected, but is possibly an advert for a stock car race in 'On Her Majesty's Secret Service' (I am happy to be corrected)? The other huge piece of advertising is on the Regent Cinema Queens Road for the film 'Battle of Britain', where a large and small model of a spitfire plane were attached! What an effort and how good it looks. So if you have anything else like this, I and countless others would love to see it. Brightonandhovestuff@gmail.com 28 Western Rd, Hove, BN3 1AF

ew ideas could generate more income needed for the ageing Hove Library building through extra library facilities, and better use of available space. A marketing exercise by Brighton & Hove City Council has started to advertise potential new public and commercial spaces in Hove Library through Chartered Surveyors Carr & Priddle. The extra cash this could create would be used to help safeguard the future of the building as a public library. Councillor Alan Robins, Chair of the Economic Development & Culture Committee said: “We need to explore how to generate more income to help cover the rising costs of Hove Library. The ideas put forward so far not only generate income, but also give a new lease of life for Hove Library with extra facilities for the community.”
“ We need to explore how to generate more income to help cover the rising costs of Hove Library ”
A public exhibition of ideas was held at Hove Library earlier in the year. 72 per cent of comments at the exhibition were in support of the pilot project to host a new study space for British and Irish Modern Music Institute (BIMM) students. The idea of a new café integrated into the main library area, where library users would be able to browse, read, and relax in

comfort, was supported by 67 per cent of people who gave comments. 77 per cent also supported the idea of developing the basement area, currently not in public use, into a new commercial space such as an office, nursery or café. The council has said that they are open to any ideas if they are appropriate and suitable for the building, and do not disrupt from its primary use as a public library. All the proposed ideas have received cross party support through the joint working group for Hove Library. RECORD COLLECTOR > Auction department that really do hold the sales record!
D
espite an article suggesting auction records were recently broken by the sale of a single property in Hove for the amount of £2,100,000, Parsons Son & Basley are very proud to be able to confirm that it is in fact themselves who are the ‘record holders’ of such a feat as during 2011, their very own auction department sold a single property in Norfolk Terrace, Brighton for the amount of £5,700,000, some £3,600,000 more than the article had suggested! The property, which was sold to a London investment company, consisted of 106 units and comprised of 84 bedsits, 19 studios and a 2 bedroom annex within the grounds and at the time produced a yearly income of just under £635,000.
“ Sold a single property in Norfolk
Terrace, Brighton for the amount of £5,700,000 ”
Auctioneer Simon Caplin believes this particular sale represents the highest amount any auction department in Brighton & Hove have ever achieved for a single residential investment. “Properties such as this are very much a one off as it is not often buyers will 16 | LATEST HOMES
be able to collect such a high rent each year literally under one roof,” explained Simon who thinks it will take a very special building indeed to eclipse the record price his department were able to achieve, however he says he is more than happy to accept the challenge! WHAT ONE
THING PLACES
LANDLORDS’
INVESTMENTS
AT GREAT RISK? Times of change
T
here is one thing that can be guaranteed to impact on the property market, and to ripple through in ever widening circles to the rental market. It’s not unemployment, it’s not rising house prices and it’s not new legislation. It is a climate of doubt and uncertainty. One thing that you can be certain of is that an atmosphere of uncertainty can make being a landlord a tough job. Worse than this, it can put your investments and returns in a very risky position.
Brexit and an uncertain future As Theresa May fleshes out the details of how the U.K. will leave the European Union things do not seem to be getting any clearer for the markets. If anything the finer the detail, the worse it gets. The cloud of uncertainty as to exactly what each new detail may mean just seems to thicken. During the transition there is going to be a lot of uncertainty. And this uncertainty will invariably destabilise the housing market and make even the safest of landlords’ investments a potential risk. How could this uncertainty affect the property market? The truth is that, if only we knew exactly how the property market may be affected there wouldn’t be a problem. We’d be able to plan and react accordingly. But we don’t know, and it is this ignorance that creates the disruptive ripples. Likely candidates to be hit can, however, fairly confidently be identified. They include falling transaction levels, stagnating rents, subdued tenant demand and restricted affordability.
you at the end of the five years in the same condition as we receive it. You have five years of rent in your bank and you have barely had to lift a finger for it. So, if you don’t want to run the risk that the forthcoming period of uncertainty poses, we can help you guarantee your rent. For more information about rent without risk in a period of uncertainty contact Ahmed Khalil on 01273 573960, visit Khalil Properties at 124 Lewes Road, Brighton BN2 3LG or find us online at www.khalilproperties.co.uk.
Is there rent without risk in a period of uncertainty? There is a way, however, that landlords in Brighton can sidestep the Brexit doubt and its repercussions. It’s called Khalil’s Rent Guarantee Scheme, and it holds true to its promise to pay you rent every single month regardless of the social or economic consequences of the Brexit process on the housing market. Unlike the complicated extrication process from the European Union, this scheme is beautifully simple. We lease your property from you for five years and we start paying you rent that month. We don’t wait to find tenants first. What’s more, we guarantee to continually pay you rent throughout. We will pay on time and we will pay regardless of whether the property is occupied or void. During this period we handle all tenant relationships and the daily maintenance of your property. We return your property to 18 | LATEST HOMES
